Dan seemed to be thorough. He spent about 3 hours doing the inspection. He literally raved about the place saying it was made so well and there were no major issues. We've now been living in the home and doing renovations for the past two month. There were major issues that Dan completely missed. We found them, our contractors found them... they were obvious and any inspector would find these issues. Basically everything done in the house to convert it from a garage to a living space was done poorly and not to code. The first completely visible issue was our crumbling back wall of the home. Dan did not look at the back wall because he could not get access. He did not ask for access nor did he stick his head to the back window to look at the wall. Multiple windows and sliding glass doors were simply installed poor, non-secured and even backwards! No notes about those in the inspections. The garage is not usable for a car due to the exposed insulation and non-fireproof sheetrock walls. The list goes on. We negotiated the selling price and settled for very little return based on Dan's report. We have probably now spent 10 to 20x what Dan found in repairs alone. Sorry, nice guy, but I would not recommend him to do this work if you really want to know what's up with the home you are thinking of purchasing.
Description of Work: Dan was recommended by our real estate agent for our inspection. He inspected a converted garage loft we eventually bought.

Overall we are very pleased with Dan Pressman Home Inspections and would use him in the future. Additionally we would recommend using his service to ensure that you are buying the home that you expect you are purchasing.
Description of Work: Dan did our inspection on Memorial Day to accommodate our schedule and a time constraint with our vacation. He did not charge additional for working on a holiday. He arrived early, explained the process to us and encouraged us to follow him around the home so that he could explain the various systems of the home. His inspection was very thorough and he really took his time on a hot day. We are purchasing a home with a slate roof and he spent significant time on the roof with me explaining all I need to know about care and maintenance and how to interpret his comments with the final inspection report. Dan was recommended by our realtor (Eichler & Moffley) and we are very pleased with the inspection and final report. We received the report within 48 hours of the inspection. We would recommend Dan if you plan to purchase a home and want a thorough inspection.

Mr. Pressman told me he did a full inspection. We discussed the roof in depth and he told me that the roof was in great shape and would last me for another 10 to 15 years. He told me overall there were only minor problems with the house. After I closed and moved in I began having extensive water problems from the roof leaking. I have had 4 roofing companies come out and look at the roof problems and all 4 roofing companies have told me the roof is not only damaged but was put on by unskilled labor and needs total replacement. 3 of the 4 roofing companies asked my why I did not have a home inspection and when I told them I did and my home inspector told me the roof was in good shape they all asked if he was new to the business or blind. The 4th roofing company was brought out by Mr. Pressman who initially agreed to pay for a new roof. That company also told Mr. Pressman he made a major error. However Mr. Pressman after agreeing to pay for a new roof recinded his offer and then after admitting he made a mistake, denied making a mistake and will no pay for a new roof. Not only did Mr. Pressman miss the roof problems, he also missed major water damage in the bedroom that has the most water problems from the bad roof. Mr. Pressman also missed obvious mold in the garage ceiling, which a mold inspector pointed out to me. To fix all the problems Mr. Pressman missed will cost me between $15,000 to $25,000. I would never recommend this man, who my realtor Jeannie Polizzi of Coldwell Banker referred to me.

Response from PRESSMAN HOME INSPECTIONS
In response to my client's complaint; everything that happened with the water penetration occurred at least three months after my inspection (June 2010). Everything her roofers saw happened between the time of inspection and their observations three months later (September 2010). In her complaint letter to you she states that I brought out my own roofer and he said that I made a major error. This is not true. The roofer never said anything about me making any kind of major mistake, which is not his job. I brought him out to determine the overall condition of the roof and cost of repairing or replacing the roof, if needed, not to put blame on anyone. During my inspection I saw an installed roof/wall flashing detail that was not there when I went back out to look at the roof after being notified by my client. None of her roofers saw the flashing detail that I did, and if I observed the present condition, at the time of my inspection, we would not even be conversing with Angie's List. I would have noted the roof to be defective and called for further evaluation and any needed repairs. Roofs are always a major concern for me at every inspection. In addition, there were no signs of any roof leak at time of the inspection; there were no water stains at any of the interior wall or ceiling surfaces, which I always look for and test with an electronic moisture meter when going room to room during my inspection The roof is over 10 years old and the previous owner never had a problem with the roof. As stated in the report, conditions sometimes change between the day of the inspection and day of settlement. It also notes that further observations of ceiling surfaces for any water stains is recommended prior to settlement. The member stated in her complaint issued to you, that after she moved in she starting having water penetration issues, when in fact I have a written comment in an email she sent to me and her realtor stating that she and the realtor(s} observed a water stain on the ceiling below the missing roof flashing detail during the pre-settlement walk through of the home, yet she took no action at that critical time - but says I was negligent with my inspection. When I went out to look at the roof she repeated over and over, and I quote, "If I knew there was a problem with the roof, I never would have bought the home". Yet that is exactly what she did. As stated above the roof leak occurred after my inspection but before settlement and this issue should have been addressed at the settlement table, not four months later, which is when I was first contacted about this problem. In an effort to help my client I recommended she contact a public adjuster so that she may file a comprehensive claim to her home owners insurance which would take care of all her concerns with the water intrusion issues at no cost to her. She gratefully accepted my recommendation. When following up with a phone call a couple of days after my visit to see how things went with the public adjuster, the member’s response was, and again I quote, "Do you think I would hire a profit oriented company to commit fraud to my insurance company?" She then abruptly hung up on me without any further communication. I tried to call her back several times and she would not take or respond to my calls. As with all my clients, I responded immediately to her concerns and tried to be fair and honest. I am not afraid to admit I made a mistake or even missed something. However in this case I feel no negligence or culpability but feel the member is trying to blame someone else for her negligence in handling this matter. I have performed thousands of home inspections in the greater Philadelphia area over the past 12 years and I have never been sued or called out for missing a roof issue. The only retribution to the member I am willing to make as a gesture of good faith is to return her home inspection fee, along with my sincere empathy for her problem. Unfortunately in the home inspection industry you cannot predict exactly when something will break or a problem occur. Our inspection is built on a very short time span (2-3 hours). Trying to determine how the home will wear over the following months or years would require a crystal ball. With regard to the mold she said I missed - a Mold Inspection is not part of and specifically excluded from a Home Inspection, as noted in the inspection Agreement signed by the member.
