Living in Harrisburg's historic district can be tough, especially when it comes to updating the exterior of your home. I live in a 3-story brick row home with 6 windows along the front facade. The windows are all in pretty bad shape, but the first floor was especially bad. Knowing that the replacement windows had to be wood, I knew it would cost a pretty penny. I went to four different suppliers and Wise Property Management provided the best quote in both price and services covered (repaint interior/exterior, etc.). Chris Wise has a great team, it took a while for the custom windows to come in from the supplier but once they did, they were installed quickly and professionally. Along the way, we decided to add additional repairs to the exterior door trim and the quote the add the extra work was more than fair. I know contractors sometimes lure you in with a low estimate and then charge higher rates for additional work, but not this time. The original scope was completed as quoted and the additional work was our choice, being that the team was already here, the additional costs were very low. I would definitely hire Wise Property Management again in the future.

Chris responded promptly to my call. She provided an estimate quickly and the final price was unchanged. George did the dry wall and painting. He did a phenomenal job. I was very pleased and am planning to have 2 more projects done by them.

The Wise team removed all of the old shingles and stripped the roof down to the wood. The team discovered rotted wood and layers upon layers of old shingles. Apparently, previous repairers had simply added additional layers(five in some places) when called upon to repair the roof. The team replaced all of the rotted wood and installed a brand new roof. It took them two weeks. The team arrived on time each day and cleaned up before leaving. Chris Wise contacted me each time that the team discovered a problem and discussed my options and obtained approvals for work that had not been in the original contract. The team did a fabulous job! While discussing the roof, Chris Wise learned that our hot water heater had died. We had obtained an estimate from our heating company to replace the heater, but the company was not responding to us in a prompt manner. She had one of her people come over, determine what was needed, and the heater was replaced in hours at a savings. I can enthusiastically recommend the Wise Property Management for for future roofing needs and other needs as well.

Chris was recommended to me by my realtor for the painting of a new home I purchased. I met with her and we walked through my home discussing the paint that needed done. At that time, she seemed very professional and honest. A few days later she emailed me the quote. I had gotten another quote from a different painter and both of theirs were very similar. I decided to go with Chris because I planned on using her for future projects I needed done in my home. She subcontracted the work out and they started to paint my home. After the second day of painting, I started to notice issues. Her team did not sand the walls prior to painting so there was bumps all over the walls. Most of the dents and dings in the walls were not patched up prior to painting. The patch work that was completed was done poorly. There were drip marks too. After her team completed two coats of paint, many of the walls still had the previous color showing through. Chris wanted to charge me for another coat of paint, which I refused. She also claimed they did sand the walls and the drip marks were from the previous owner's paint job. The reason my home needed a third coat of paint is because her team did not use primer on the walls before they painted. They took shortcuts everywhere they could. She blamed my color choices as to why I needed a third coat of paint. After addressing all of my issues with Chris, she refused to paint the third coat without additional payment. The only thing she conceded to was redoing the hallway area and part of the master bedroom. However, when I inspected the work, they did not even complete the total hallway, just a section. They also did lousy patchwork in this small section. It looks rushed and sloppy. They did not repaint any part of the master bedroom. After her team was "done," I photographed all of the subpar work. There are drip marks on the trim, dings and bumps on the walls, paint spilled from the walls onto the trim, and the previous color showing through on most of the walls. The top of the trim on all the doorways is painted the wall color instead of the trim color. There was paint spilled on my bathroom floor that was not cleaned up. I am so thoroughly disappointed with their work. I ended up only paying her for part of the original total due to the terrible work. She agreed to the amount and admitted that the work was bad and apologized. I would not recommend them for painting services and will not be using them again for any work I need done in my home.

Wise was recommended to me by a friend. I gave them a call and set up an appointment for one of their representatives to come by. Turns out the representative was the owner. She was very professional and personable. I felt like I was being treated like a person and not just a number or source of revenue. She had someone come by and look at the roof, and sent me a written proposal complete with the total price. The work was done on time and it was done quite well. The roof is no longer leaking and it looks very nice. I highly recommend Wise and would use them again for any other needs to my home, as they are not limited to roofing.

Overall it was excellent. The workers were punctual, professional and worked fast. They also went above and beyond and installed a small piece of trim that I was going to do when they finished, for no extra cost. They cleaned up after their work was completed. Chris Wise (the owner) worked with me and was very helpful in suggesting fixes within my price range. Also, I had an unexpected last minute additional work and they were able to come over and quickly finish it.
Description of Work: Basement: Remove the damaged middle section of plywood (approx 32" x 48" x 1/2") and dispose of it. Then re-attach the furring strips to the concrete wall, some of them might have to be changed. Install new plywood and the trim on the lower right side of the window. Replace the door stop on the lower side of the doorway that leads to the adjoining room, and replace the door stop on the exterior door. Shim out the door striker plate so that it catches better. Do that drywall patch. Sister on a 2 x 8 x approx 20" piece to the floor joist in the ceiling of the basement, then add a gussett where the scab has to be U-cut. In the entrance to the basement from the stairs, we'll add a piece of drywall to the header, and remove the plastic corner bead that is there now. Install new metal corner bead and mud a couple different coats to gain a more finished entrance to the room. We'll sand that smooth. In front room, skim coat the two joints in the ceiling, then skim coat the bumpy wall, and knock out the two bumps in the ceiling by the corner and tr-tape/mud those. Room will be left in ready to prime/paint condition. Also, replace bottom parts of door to outside shed, and fill in a piece of trim on back door.
