He sub contracted the work. He catered to me whatever I wanted. I changed colors and it was not a problem. I wanted a special insulation and he agreed. The woodwork was given special attention and the historical society gave me an award for my beautiful home.

Kunsman Roofing & Siding gave me a estimate that was very basic, but was also the least cost. Our insurance estimate was very detailed. I wanted to make sure that both estimates were for the exact same work. Mr. Kunsman said he would personally come out and discuss the details with me before they started the work. Because we heard good things about the company, we signed the contract and took their word that they would adher to our verbal agreement about that meeting.. The meeting never took place. There seemed to be a lack of communication between the workers and the main office. The work crew showed up unexpectedly one day to start work. A little scary to hear people walking on your roof when you weren't expecting them. They dropped off a large load of materials in our driveway, blocking the entrance to our garage. They then didn't come back to work for several days. I had to call the office to have someone move the materials so we could have use of our garage. They just had to move the materials back a few feet. Not sure why they didn't put the materials back there initially. The workers were very nice and helpful. Gary, who was the lead for the siding work, was extremely knowledgeable and helpful. They did a nice job with both the roof and siding. Time will tell if the work will hold up to the elements. If we didn't have all of the issues upfront with the non-detailed estimate and the lack of communication between office and workers, we would have rated them higher. The price was right and the end result was what we wanted.
Description of Work: Alan Kunsman Roofing & Siding Inc. came out and replaced the roof and the siding.

They did a very good job. They re-worked the whole thing, so that I had a smoother entryway. Since then, they have put another sealer over it. I also asked them to check my roof. They are very reliable. We have also had them re-roof my church, and they did an excellent job. Their prices are very reasonable, and they are careful in the work they do. They come back and make it right, if we need them to.

We thought the repair was good until we started to have slow leak which ran down the sides of the drain pipe and along the pipe to the other end of the roof wall where it made its way through and stained the ceiling in my kitchen and family room - we telephoned Kunsman, they sent someone out who told my husband the water came from the other end and it was not their fault. However, we had 2 other repair / roofer companies up and they showed us CLEARLY how the water seeped through...the drain pipe fitting was not properly sealed...in fact the worker sealed it 3 different ways because clearly he was not used to this type of work....he used glue, roofing cement and finally nails.....these nails were rusted out when we pulled up the tar paper coating. Also, the drain pipe was blocked which caused more water back up which eventually came into my house. The blockage was due to the fact the heat cable (which is clearly shown on their invoice) WAS NOT PUT THROUGH PROPERLY IT BUNCHED UP AND CAUSED A BLOCKAGE...in other words, the worker did not put this cable in properly. We telephoned Kunsman again for another 8 to 10 days before they sent 2 people out, one of them being the person who originally did the job. Of course, this person would not admit to doing anything wrong as it may cost him his job. These 2 people from Kunsman were extremely rude to my husband and the other roofer/repair man I had here....we were trying to work with Kunsman and share the responsibility but they WERE ADAMANT IT WAS NOT THEIR FAULT......EVEN THOUGH OUR OTHER REPAIR MAN WAS SHOWING THEM HOW THIS OCCURRED.....MY QUESTION IS WHEN DID THE ALAN KUNSMAN ROOFING COMPANY IN FREEMANSBURG BECOME THE ONLY AUTHORITY ON ROOFING ISSUES????????? I think there are other roofers whose opinion and experience should also count. As a result of this damage.....caused by faulty repair by Kunsman employee.....we have had to spend $1700.00 to fix the roof again. We did not expect Kunsman to pay the $1700.00 but we did expect a refund of the $765.00 we paid for a faulty job. Their response was to send us a quote for $4,000.00 for a rubber roof guaranteed for only 2 years - other roof companies guarantee this for at least 10 years OR a patch job for which they wanted $500.00 with no guarantee why would anyone use this company and waste $500.00 for a no guarantee job....when their guarantee jobs are not FULLY COVERED???? CONCLUSION: if you are planning on having roofing repair, do not USE KUNSMAN from Freemansburg... we are retired and our dollars have to be spent wisely, we feel Kunsman should have refunded the $765.00 since we had to spend $1700.00 to fix their FAULTY REPAIR. Kunsman had no respect for former clients.......THEY ARE NOT THE ONLY COMPANY FAMILIAR WITH ROOFING REPAIR...BUT THEY SEEM TO THINK BECAUSE THEY HAVE BEEN IN BUSINESS A LONG TIME THEY CAN GET AWAY WITH ANYTHING.....
Description of Work: A drain pipe was replaced on the roof with a PVC drain and a heat cable was installed this was supposed to be guaranteed for 2 years.....

Response from Alan Kunsman Roofing & Siding Inc
We cannot resolve this issue with them because they hired another roofing company who tore apart the roofing material from around the drain. They then raised the drain above the roof line thus prohibiting water flowing into the drain. The other roofing company disturbed the work done by us on the drain and we feel they should be responsible to correct this situation. I have enclosed all correspondence and photographs pertinent to this situation. Christopher Yerger-Estimator-Project Manager

Overall my wife and I were very satisfied with the work Kunsman did. All work was completed as stated in the contract and as I mentioned above, some additional unexpected repairs were made to a window frame within the wall. But when the damage was discovered, they immediately brought me up to the roof and explained what needed to be done and gave me options with the additional cost being minimal and inconsequential. The work started on Monday 6/6 and was completed in full Wednesday 6/8 before noon. They cleaned up everything and there were no signs that anyone had been there. The two gentlemen who did the work were very good and very conscientious and respectful of our neighbors. In fact our neighbor let them use their fire esacape for access to the roof which they were very appreciative of. My only nit-pic is after we signed and mailed the contract back, I hadn't heard anything for a week maybe two as to when they would come and start working, at least give us an idea if an actual date cannot be nailed down. I figured maybe July or late June because they were probably set back in other projects due to all the rain we'd been having. So I e-mailed the project manager Chris Yerger early Friday morning 6/3 inquiring as to when they would be scheduling us. He called immediately and to my surprise said he planned on coming Monday 6/6. As it turned out, it all worked out fine, but I had to get to city hall in Allentown to obtain a permit that day (Friday) and I would have liked a little more notice. They did not know if we would be away on vacation or who if anyone would be at home and I certainly wanted to be home should any problems arise, as one did, for which they would need my approval or at the very least let me know more needed to be done. All in all, though, I would certainly recommend Alan Kunsman Roofing. They met our needs at a reasonable price and Chris was very upfront about the work that was to be done and the men doing the work were highly professional. I would certainly recommend them and use them again.
Description of Work: Covered existing flat roof with a rubber roof and repaired mansard wall (removing old slate tile, making any necessary repairs, and replacing slate with asphalt roofing material). They als had to do some repairs with a window frame within the wal which was capped and there was no way of knowing what was under there until they started work.

The siding work, which was a very small part of the cost, went well; the roof, which costs thousands of dollars, is an embarrassment.
Description of Work: When a tree damaged the front part of my home, including one section of the slate roof, I hired this company to complete the roof repair as well as the siding repair. In fact, I chose the company because of the proposed siding repair because this siding is no longer available and I did not want to change materials. The roof was repaired when I was away from home, and when I returned, I was shocked to find that the new slate was a different color and different size from the slate on the rest of my roof. It looks awful. When I phoned Mr. Kunsman and asked him why he used slate that was not the same color or size, I was told that that material was all that was available. Although unhappy, I assumed I had no recourse, but the roof has been a source of unhappiness ever since. This experience was 3 years ago; however, I recently obtained estimates for roof maintenance on the rest of the roof (obviously from other roofers), and the material that Mr. Kunsman used has finally been identified as Vermont slate. I went back to the contract, which clearly says that Pennsylvania gray slate was to be used. Not only did he ruin my roof (one of my neighbors even asked if that was "real slate" on my roof), but he explicitly violated and failed to fulfill the contract. This company is supposed to be a reputable and ethical company and do the work it promises. I was never asked if using a different slate was acceptable; it was a total surprise to me. Obviously, I didn't know what kind of slate was used, nor did I realize that he had not fulfilled the contract by not using Pennsylvania gray slate. Further, you have to wonder why anyone, especially a reputable roofing company, would have used slate that was noticeably different in size and color from what was on the roof already. I had waited 2 months; I could have waited longer to get the proper slate for this very expensive repair. The lack of ethics of this company still shocks me. This is not a company that can be trusted, no matter what it implies. I believe that Mr. Kunsman took advantage of my ignorance and trust and left me with a very regrettable experience that perhaps others can learn from.

The job went well. I like the fact that there are different thicknesses of steel that we can use for gutters. They used better quality steel. I found two companies that used higher quality metal for the gutters, and Alan Kunsman Roofing & Siding had the lower price of the two. They did a good job in one day and cleaned up everything.

Ours is the middle of 3 homes and was built in 1918. Of the other two, one was built in 1917 and the other one was built in 1919. The couple in the house built in 1919 had Alan Kunsman and company come out about 5 years ago and do the same job because our walls on the first floor are two-bricks thick. In this era of interesting prices for heating oil, you realize that having walls that are 2-bricks thick is not entirely a good way to go. I saw what he had done and we thought it would be a good thing to do it as well. The neighbor spoke very highly of Kunsman, so we had Alan come up. He looked at the job next door and remembered doing it. His crew was excellent. I have no complaints about them at all. They did excellent work. They were here when they said they were going to be here. They were on time. They did their work and did it well. We have some very old fencing that we were going to replace and some of it nearly attaches to the house. They were very careful with that, which I was very happy about. Even though it was old fencing, we didn't want it all torn apart. They really did an excellent job working around that for us. I have absolutely no complaints at all about anything they did. They were very good. It was a high price, but we were dealing with very high quality of material. At the same time, we had someone come and do work on our chimney. As he was coming in to take a look he looked over at the brick siding that we had and he said that it was really good work. When my wife told him that it was siding, he couldn't believe it. You realize that it is high quality siding when even a fellow that works with brick is fooled into thinking that the siding is actually brick. It was an excellent job.

Alan Kunsman came out, gave complete estimate for all services. A couple of weeks later (as agreed upon) the roof guys came out. They were courteous, and clean, and quick. They put tarps up to protect the windows and porch from falling debris. They were quick; they didn't stand around. When they were finished, there was not one piece of anything in the yard. The roof looks... well, it looks like a roof. Nothing sticking up. Nice neat rows. Nothing out of the ordinary. The only thing is, communication with any of the workers was almost impossible unless you're fluent in spanish, or polish. None of them were fluent in english. I had no concerns, however, so it wasn't a problem. Less than a week later, two guys came to do the siding. They removed the damaged aluminum siding, and replaced with vinyl (as stated in the contract). They started at the bottom, and worked up. They worked very well, and with good detail, working around the deck where it attaches to the side of the house. The thing is, they "framed" the kitchen window in a 4" white vinyl square. I tried to ask why they did this, when the original siding was right up against the window. Problem was, again, the language barrier. Either he wasn't understanding the question, or I wasn't understanding the answer, or both. I called Alan Kunsman, explained the problem. He told me to tell the worker to call the office, which I did. The worker called the office on his cell. Talked for a bit. Then they left. The next day, when I got home from work, they had framed out the upstairs windows in white vinyl as well. I called the next morning to try to get an explanation, and was told that due to the windows being vinyl replacement windows, they were not installed correctly before we bought the house, and that the white vinyl "frame" around the windows alleviated this problem. So, our home is the only one in the development with white frames around the windows. It looks ok, I guess, and all of the other workmanship is top notch, so we're going to leave it at this point. Still, hard to believe that they weren't able to put the siding against the window frames like every other house in the community seems to be able to do. On a side note, the contract stated the the we, the owners, were responsible for obtaining the neccesary pertmits from our community for the construction. I went to the borough office, filled out the necessary paperwork, paid my $75, and was told the borough office would call when the permit was ready. A few days after they called, I went to pick it up, but was told that someone from Alan Kunsman had already picked it up. When we got our first bill for the construction, they included a $75 dollar charge for the construction permit. This was mildly annoying, but when we submitted our payment (less $75), I included a copy of my cancelled check for the permit, and it was not a problem. In conclusion, the workmanship is excellent, but communication was an issue. This was an insurance replacement job for hail damage. Update - I should have added this info before, but had forgotten: As other homes in our neighborhood have had siding replaced, I have noticed that many other townhouses also have their windows "framed" with white vinyl like ours. I guess it's not such a unique thing after all.

Chimney work was excellent, performed by contractor. Roof replacement was much less satisfactory. Subcontractors were hired to do the work without notification to me that this would be the case. There appeared to be no communication between the subcontractors and the contractor. As a result they were unaware of details of the project that had been discussed with the contractor leading to much confusion and frustration.

Our gutters were blown off our roof courtesy of a windstorm. I called Alan Kunsman because he is located not even a mile away from our home. He came out the next day, provided a written estimate and we gave the go-ahead. Two days later when the gutter came in from the manufacturer, it was installed. We haven't had any problems with it and we no longer have to climb a ladder to clean out the gutters in the Fall, which is something I wasn't looking forward to as I get older. Price was exactly what the quote came out to be and Alan is a great person to deal with.

We called AK and he called me back the same afternoon with a price quote and scope of job. That was a Wednesday. Thursday, we stopped by his office to give him a deposit from the insurance company and choose shingles. Saturday, when they came to replace the roof, they were quick and efficient and above all, professional. They did a great job in 1 day replacing the entire roof. His crew were professional and worked the entire time they were at the house. I would utilize AK in a heartbeat for any future issues.
Description of Work: We had s ome damage due to storm activity. First, our gutter in the back of the house was halfway torn off. We contacted AK and he promptly replaced the gutter. Secondly, there was a bad windstorm in October of 2006 that knocked many shingles off our roof. Upon inspection by our insurance agent, it was determined that the roof was in need of replacement.
