We bought a house with a fairly significant dip on the 1st floor and cracks along the foundation of Bilco doors into the basement. Before we even bought the house, Mark Grimaldi came out to provide us with an estimate (free of charge) on what it would cost to make the house structurally sound. His estimate made us comfortable with moving forward on purchasing the house and we scheduled his crew to come out the week after settlement. Our settlement date was pushed back a week and Mark was still able to accommodate our revised timeline and finish all work within a week of closing on the house. Beyond the flexible timeline, the work that was done was fantastic. The floors are now level and structurally sound and the foundation of the Bilco doors have been repaired. Mark and his team even plastered the cracks in the interior walls and rehung door frames that shifted as a result of jacking up the floors (even though this wasn't included in the estimate). We would recommend Grimaldi Contractors to anyone in need of similar structural repairs. Additionally, we plan to have Grimaldi Contractors replace our roofing and point our chimney within the next couple of weeks. We'll update with a new review once that work is completed - but if the first job was any indication it'll be a positive experience.

He also removed an old drain pipe and added a new one through the yard to a stone item, so I wouldn't have the rot issue again when water comes down the roof. They were wonderful. All I can say is WOW! I have gotten so many compliments. Mark is the nicest guy to work with. He and his son keep in good contact with each other on how the project is going. He redid a wall that was leaning and pulling away from the oil pipe. He put in a new stucco/cement area for the steps next to the pillar (they made sure to always support the roof during this process). I think whatever he has done will last a life-time. I believe I got monies worth.

Mr. Gramaldi was on time for the appointment and his professional assessment was that I needed a structural engineer to assess the house to determine the soundness of the structure and make recommendations. Mr. Grimaldi contacted Franklin Engineering and referred me to them. I appreciated Mr. Gramaldi's professional approach. His recommendation to a structural engineer was done in order to insure any proposed work would resolve the problems in an effective, practical and economical way.

I got three quotes for the business. Grimaldi was the middle price at $2500, but he seemed the most knowlegeable. A couple weeks after I recieved his quote, I told him I wanted him to get started. Between the contractor's own delays and weather threatening, the start date was delayed by about 6 more weeks. But throughout, Mark was always very responsive and kept me in the loop to try to get the project started. When they finally did start, the project was done within a week, with the guys having to come 3 days. The final result looks great. The masonry work seems very solid. The one negative thing was that the some unpercieved issues came up, including having to put in insulation and the secondary support beam, which increased the final total to $4000. I feel like I got my money's worth, but it was definitely more than I originally intended to spend.
Description of Work: I live in an old brownstone in center city philadelphia. At some point an addition had been built onto the original structure, but no foundation had been built under it. The whole addition needed a foundation built and to be pushed up back into place. Grimaldi contractors built a concrete footer the legnth of the building, pushed everything up onto a cinder block wall on top of the footer, put a second support beam in the middle of the addition, and built a masonary wall around the entire bottom of the addition. The building was raised about 2.5 inches and new insulation was put under the house.

For all aspects of this job, Grimaldi Contractors exceeded my expectations. The senior Mark came to my home and looked at the work that was required. Because of the poor condition of the wood, he rearranged his work schedule to suit my needs and started the work within 2 weeks.His staff of 4 (including 2 of his sons) took 3 days to complete all the work, and on each day they arrived either on time or early. They were polite, professional, and competent. They paid attentions to details such that the work when finished was perfect. The electrical work, masonry work as well as the carpentry work was all completed in an exceptional manner. I mean all T's were crossed and I's dotted. In additional, they did additional small repairs to other beams that were not affected nor included in the proposal to make them more secure. Each day they cleaned up after themselves to such a degree that one would have thought they were finished the job, including neatly putting tools and supplies to the side, sweeping, vacuuming the work areas as well as the living areas where they had to walk through to reach the basement. And when finished the job, it was literally perfect.I cannot recommend them enough nor more highly to others who would need their services. Grimaldi Contractors, in my opinion and experience went above and beyond to make sure my job was done to my satisfaction....and to theirs. These guys have standards and work ethics which I haven't seen in years.I will definitely be using them again in the fall when I want to do some renovation work in my kitchen.
Description of Work: Mark Grimaldi and his crew repaired/replaced 7 floor beams for the 1st floor of my home which had old termite damage. 1 double beam had to be replaced with a new beam, 3 window beams had to be replaced because of old termite damage. 5 other beams had to be sistered to make them more secure. Also electrical work was needed to re-route wires that went through the old damaged beams as well as masonry work to install a post and finish out the areas where the new beams went into the brick walls.

We contacted Mark because of positive reviews on Angie's List. I had actually been looking for structural engineers, but saw his name come up, and since he was the first person to contact me, we set up an appointment. I'm glad we did. Mark and his team ended up helping us not just with the floor issue (which involved jacking the floor up from below and putting in a totally new joist, plus a lot of other sister joists and braces), but helping us preserve the floorboards in that room, removing the unsupported chimney (and patching the hole on the roof), and fixing the stairs. (We would have had them do more stuff, but we were running out of money.) All of that work was done extremely professionally, and Mark was on hand in person to check things out each day (and kept us updated on the progress). He also switched around his own workers to accommodate our tight schedule (we needed to have the floor before we moved in!). But Mark did a lot more for us than these official services, including attending a visit with a structural engineer (franklin engineering, which has been mentioned in other reports) and coordinating the ensuing reports, helping us determine what a mysterious box-out was on our deck, and connecting us to many other contractors to ask questions about other things around the house, from our AC system to the tree in our front sidewalk. He was extremely generous with his time and always available for any questions. Also, when it turned out that one of our radiators had developed a leak as a result of the jacking, he came out that very evening in person to investigate the problem and drain the water heater, and had his team on hand to fix it first thing the next morning to fix it - which was a huge and much appreciated relief. You probably could find other cheaper contractors, but if you're looking for professionalism, attention to detail, high quality work and an overall pleasant experience, I don't think you could do better than Mark and his guys. We highly recommend them.
Description of Work: My husband and I recently bought an 1862 home in the Art Museum area of Philadelphia. It was in great shape, except for the third floor back room, which was covered in 35-year-old green shag carpet and appeared to slope a bit toward the back. The home inspector didn't think this was a big deal, but when we pulled up the carpet and the plywood underneath, we discovered that the entire floor was seriously sagging, due to the fact that an old staircase had been removed, but the floor joists hadn't been properly attached to the wall where the hole for the stairs had been. Whoops. What's more, whereas the blueprints from the 70s indicated that a chimney had been removed on the second floor, it still very much existed on the third floor, with no visible supports of any kind. After a few days of having people actually stand on that area of the house without the plywood to distribute the weight, we could actually see a crack on the ceiling below. Not a good situation. We also needed our stair balusters secured, since they had grown loose, and had lots of questions about other potential repairs and renovations around the house.

Description of Work: Currently doing work for us. We had an old brick stucco wall repaired and capped. In addition, we had 2 concrete balconies repaired. Rico's crew did the concrete work for us, and the work is very good. We are currently waiting to have water proofing of the work completed (weather related delays). Their price was in line with other quotes that we received. Main complaint is that they show up pretty much when they show up (they actually came a day early, so not a real problem, but was a bit of a surprise that morning). It is also a bit confusing as to who is coming when. Rico and his crew are very polite. The guys doing the waterproofing, look a bit rough.

Mark and his crew were truly a godsend to us. Two of the joists under our first floor had extensive termite damage. A previous contractor had done a hack job installing sister joists, and in less than two years our first floor had sunk several inches. From our very fist contact with Mark we had a wonderful experience. He clearly explained the work that needed to be done (replacing the joists rather than sistering them) and the risks that needed to be weighed if we decided to raise the floor to its previous height. They started the job within a week. Everyone with Grimaldi's was professional and friendly. They were very careful to make sure that all work was done in a way that was satisfactory to us, and stayed within the quoted (very reasonable) price despite unanticipated challenges. Mark kept us up to date on the progress of the work throughout the project. The craftsmanship was excellent in every aspect of their work. In our experience with Mark, we definitely saw that his first priority was making sure that our needs and preferences were taken care of even when it came at the expense of his bottom line. We strongly recommend Grimaldi's. Mark and all the workers showed such integrity, competency, and professionalism.

Superb experience - highly professional. I would have no hesitation of using Mark Grimaldi again. It's a family company. Mark (Snr) came out looked at the project and recommended a structural engineer. The structural engineer did a thorough survey of the issue and gave us a report to work from. Mark and his crew used the engineers 'blue print' to follow the job through to successful completion. At the end of the job Mark Grimaldi sent in a cleaning crew to return the house to a spick and span state. Excellent. A true professional who takes his craft, expertise and customer service really seriously and delivers.
Description of Work: The job was complex and needed an experienced builder. We own a 100 y/o house and decided that we will need a new kitchen but structural work needed to be completed beforehand. Not surprisingly the floors on the first floor were not straight and on inspection it was obvious that the main beams in the basement were warped and split - they needed replacing with steel and the house needed jacking up. We strongly recommend Mark Grimaldi for any structural reinforcement work you have. We were impressed with Mark's structural knowledge and willingness to take a look at the big picture of our home's structural needs rather than simply give a cursory glance. He gave us his estimate quickly, and was willing to adjust elements of it without increasing the bid when we decided on a thicker beam and other small enhancements (based on a structural engineer's recommendation). Mark's bid was in the middle of 4 that we received. We felt most comfortable with Mark and were willing to pay a premium for what we felt would be good work. Even so, Mark did adjust his bid down somewhat to help make our decision easier. He was also able to work us into his schedule within a week of us accepting his bid. They cut the concrete pad and poured the footing one day, and came back a few days later to install the beam. Everything was done very well, and to the specs provided by our structural engineer. They were professional and cleaned up after themselves. Mark came out a last time to take out a temporary support and inspect the work to be sure we were happy with it. The only very minor complaint about Mark we could have had is that after the first bid, he didn't always respond very quickly if we called or emailed. We were taking our own time making decisions, so that was no problem for us, but perhaps could be if someone was in a real hurry or impatient.
Description of Work: Installed 18' Parallam PSL beam in basement. They installed a steel post at one end and pocketed the beam into a concrete block wall on the other. For the post, they cut a 2' x 2' hole in the 4 inch concrete pad, dug down and poured a 12 inch footing.

The job that was done was excellent. A professional contractor who lives nearby observed their work and said that they did a really good job. He asked for their name. My only complaint was that we were told that they would start the job about two weeks earlier then they actually did. It was not communicated why there was a delay. The price was about 2000 more than the price that the structural engineer estimated.

I called Mark Grimaldi Contractors after they were recommended to my by the Structural Engineer, Joe Graci of Franklin Engineering. After I received a preliminary report from the structural engineer, I forwarded it to Mark for review. Within a few days, Mark called me to set up a time to come out to look over the situation and meet with me. Mark knew exactly what to do! His company has worked on many projects of this type and he made me feel very confident that his company could remedy the situation correctly and within a reasonable time and price. Within the next several days the workers arrived at the time they were scheduled to arrive. They explained to me exactly what they hoped to accomplish each day. They began working to install a temporary support structure on both sides of the damaged beam. By the end of day one, the temporary support was in place! The new "lam" beam was to be installed on day two. Unfortunately, when they went to pick up the laminated beam from the lumber yard the following morning, they noticed that the beam was damaged. Mark said that another beam was to be delivered to the lumber yard by the following morning , and it was. By the end of day three, the new beam was in place, and the following day the steel supports on either end were installed and cemented in! Now, where there was an old sagging beam, I have a flush beam the allows for about an additional 10 inches of ceiling height and really opens up the entire kitchen/dining space (and is safe, and structurally sound, which is the most important thing!) The guys were very professional, and worked very well together as a team. They put up plastic sheeting each day to contain the dust and cleaned up every day at the end of the day. They explained each day what they hoped to accomplish. They were terrific! I highly recommend them!
Description of Work: I wanted to get my kitchen remodeled, but had a sagging beam in my kitchen/dining area that needed to be corrected first. Mark Grimaldi Contractors was recommended to me by the Structural Engineer, Joe Graci of Franklin Engineering. (A report will be submitted for Franklin separately). Mark and his team worked from the report submitted by the engineer to put up a temporary support system so the old beam could be removed, then installed a new laminated beam (approx. 16 ft. long) with steel supports on either end. In addition, a masonry expert from his team did some repairs on a stone wall in my basement to ensure the strength of the beam and supports. They did a fantastic job!
I purchased a house in May of 2010. Two weeks after closing, a pipe burst in the bath room. Grimaldi's was already on board to do some painting and minor repairs. Because the damage occurred when I was out of town, the project grew exponentially. Mark and his team provided detailed reports and estimates in a prompt and reassuring manner. The repairs were carried out promptly. As we had to rewire the house (old knob and tube wiring, ) I don't think I could have coped without Grimaldi's. My 135 year old house is now better than new: it's a positive show place. The masonry repairs that Grimaldi's did did not leak this August-and Philadelphia had 13 inches of rain before Hurricane Irene came calling. It is always an adventure restoring old houses and for that task I cannot recommend Grimaldi's too highly. Mark and his team have a fine eye for period restoration.
Description of Work: Mark and his crew restored my house. We had a water damage episode. They traced leaks in the wall, repaired the exterior wall and painted the exterior. They painted the inside of the house, rebuilt my built in china cabinet and repainted the cabinet's interior. The crew sister blocked two beams, sheet rocked and insulated all the ceilings, repaired the framing on the front wall and insulated and sheet rocked the front wall. The crew also replaced the flooring in my kitchen, breakfast room and bath. They then painted the interior. In addition, they powerwashed, brick pointed, replaced the window and door lintels and redid the stucco on my previous house, All this was done to my specifications, and I was consulted when anything new came up (like the door lintel.) Mark and his team were on time, stuck to budget and provided me with specific descriptions of the problems and solutions as they occurred.
Upon the inspection of our home prior to purchasing it four years ago, the inspector noted that sagging in the foyer and in other locations of the home was extraordinary, even for a house of its age (103 years old). When my wife and I decided to make serious alterations to the home when we could pay for it, we felt it necessary to properly examine the structural soundness. After a structural engineer surveyed the house and provided a report on his findings, I contacted Grimaldi Contractors to review the report, visit my home, and provide a cost estimate. I compared the individual items on the estimate I received from Grimaldi to other estimates by various local contractors. Grimaldi was generally cheaper and I liked the way Mark Grimaldi presented himself and the work of his company and employees. I also reviewed the limited number of reports on Angie's List and was satisfied with the comments of others. After conferring with my wife, I gave Grimaldi Contractors approval to start work as soon as possible. Two crews generally performed the work on my home: one crew that completed the demo and structural work; and one the other that completed the concrete work - parging the basement walls. Both groups were very professional, courteous, and hard-working. Mark was as well, visiting and calling me on a regular basis to update me on progress of the work. I would have rated the overall experience and professionalism at "A" instead of "B" had the necessary permits been acquired from the township. For whatever reason I did not inquire as to whether they were needed. Ultimately, they were acquired after a township building inspector stopped work. Consequently, the duration of the project was extended greatly. As frustrating as my experience was, Mark took full responsibility of the situation and continually updated me on the permitting process by phone or in person. He repeatedly assured me that he and his staff were doing everything they could to get what the township was requiring for the permits. Phone calls I made to township officials confirmed what he told me. When the permit was issued he moved his men as quickly as possible to accomplish the work that remained as fast as possible. Within a day or town the concrete work was complete. A few days later the structural work and punch list items I identified and discussed with Mark were finished and finished well. In the end, I am very satisfied with the work completed. The concrete walls are beautiful (as concrete walls go). Care and workmanship are evidently of the highest quality. Neighbors and friends who have seen the work agree. The house as a whole seems much more stable and structurally sound. I jump up and down and run freely with my daughter without fear of implosion. In a follow-up inspection by the structural engineer, he stated that the posts were the proper size, installed in the proper location, and would likely remain long after the house were gone. Overall, I was very satisfied with the results of the work performed by Grimaldi Contractors. I would not hesitate to contact them in the future for structural, concrete, or other work on my home. Given my new found knowledge of the permitting process, I suggest contacting your local municipality to determine whether permits are necessary for the work proposed and ensuring that the contractor gets them. I now understand the permitting process and the local officials are there to advocate for the homeowner, however competent and trustworthy a contractor may be.

I just bought a house and am waiting on some wiring to be finished and then they are going to do some plastering, painting and papering. They show up on time; actually a little bit early. They are really hard working and don't stop working until 5 pm. They were very nice and very considerate of the house. They always phoned ahead to make sure I was awake or someone was home. They are really, really great guys. Their estimate was one of the lower ones I got. They have also done work on my parent’s house and my church. They are really good.
Description of Work: I used Grimaldi Contractors to repoint the front of my house and they replaced the lentils above the windows and doors in the front and recemented the back. They also powerwashed the whole thing and it looks lovely.

We could not be happier with the project. Since the project is being done inside our house, and involved cutting through stone, there was the potential for massive dirt in the house. The team that worked on the project: 1 - were very friendly 2 - showed up on time each day 3 - were great about cleaning up after themselves, and even brought a fan to exhaust the dust while they were working, which was a huge plus (they also thought to remove the window screen, which is something I always forget to do!)
Description of Work: We own a very old farm house, which has had numerous additions/changes made over the years. We have been attempting to "put the house back together" as much as we can. Our latest project involved removing an old stone wall, and supporting the span with a series of steel beams which are sistered into the original structure.

They did a great job. They are pretty flexible. He has some really good people who work for him. His carpenters and masons are very good. They redid our stucco and relaid our sidewalk. They don't sit around. They came in and worked nonstop until it was done. Everyone was really friendly and very hard working.
