We hired StoneForest, LLC to replace a roof. Upon completion, we visited our rental property at the aforementioned address. After inspecting the work and after in-depth discussion with our tenants, it came to our attention that the job you performed is not complete. While StoneForest performed work on the roof, additional damage was caused to in the process of the work performed. I requested that Stonehurst address the following issues: - Both skylights (one in the kitchen and one in the bathroom) were damaged where the interior drywall meets the skylight. Request all damage be repaired. - The exhaust fan from the bathroom that vent flows into the attic was not reconnected and the vent itself appears to be damaged and their is leaking from the roof. Request the vent is replaced and connected (back through the roof and the leak be repaired) - All the gutters had gutter guards prior to the start of your work. Request all gutter guards be re-attached and that the gutters be cleared prior to the re-attachment. The clearing request is due to the build-up of leaves and debris that would not be present if the gutter guards were replaced. - The right side, rear of the house is missing a gutter. Request that the gutter be replaced and attached as we discussed last year. - The tenants advised that nails were left around the property. Request that all debris be removed. - Apparently, a tarp was not placed on the roof during your previous work. A rainstorm occurred prior to completion. Due to the rain, the ceiling and walls in the living room are moldy. Request that the walls and ceiling be repaired. We have had correspondence with David Reeves to date has not returned to complete and address the above aforementioned issues. We had to hire another contractor to repair the leak around the vent, replace the vent and repair the damage around both skylights as the damage was significant.

Response from StoneForest LLC
[removed member name], We most sincerely appreciate your business and always work to complete jobs in a professional and timely manner. While I appreciate you have concerns with the completion of the job, I believe some are perhaps ill informed. Please allow me to address your concerns in the order they were presented. Every effort was made to preserve the integrity of all interior structures and finishes. As the skylights were both mounted to rotten roof decking and were leaking around the area flashing, it was required we remove them for installation of new roof decking. Some small amounts of damage where the drywall was fastened to the skylights themselves is to be expected. Interior repairs were not within the scope of work presented in the bid. Recall that you were, at the time, quite concerned with the expense of a new roof and every effort was made to keep the cost of repairs down to your satisfaction. If you would like I can come to the property to re-spackle and paint the skylight chimneys. Every effort was made to preserve the integrity of all interior structures and finishes. Upon completion of the decking installation and at the time we were installing the shingles, the flexible duct work connecting the bathroom exhaust fan to the exterior roof vent was in fact connected to the new roof vent we installed. Other than this we did not touch or handle the bathroom vent fan in any way. The fan itself and the majority of the ducting were laying underneath the insulation in between it and the drywall ceiling. If the fan is not connected to the ducting on the fan side I do not know. If the fan has ceased to function in the intervening months I am certain it NOT due to any of the roofing work we performed. We are not responsible for normal wear and tear on fixtures we did not install or service. The gutters did in fact have gutter guards of a sort on them. The gutter guards were warped, damaged and in extremely poor condition when we arrived. The gutters were at that time full of sticks, leaves and other debris. We cleaned out the gutters before and after roof installation as a professional courtesy. The gutter guards were in such poor condition themselves that re-installation was impossible. We did not install new gutter guards as they were not within the scope of work presented in the bid and every effort was made to keep the cost of repairs low to your satisfaction. All gutters were secure and in place at the time roofing was completed. I suspect the large ice dams that were allowed to build on the roof this last winter may have torn it off. We are not responsible for normal wear and tear on fixtures we did not install or service. Every effort was made to keep the property free and clear of debris as well as to clean up any spillage that may have occurred. At the time of demolition of the old roof, tarps were placed on the ground to catch and contain falling debris and transport it to the dumpster. After the work was completed the ground was "swept' with a magnetic sweeper pickup tool. This is a long horizontally orientated magnet on a handle. This was done in order to pick up as many remaining stray nails as possible. Unfortunately in the roofing process it is impossible to capture and account for every stray nail. Every effort was made to keep the property clean and free of construction debris. Several rainstorms occurred prior to completion of the work. The entire roof was covered with a tarp every evening when we left and uncovered again in the morning when we began work. As you may recall I was initially called in to the property to remedy interior mold issues in October of 2012. At the time I made several unsuccessful attempts to contact your tenants. The contact numbers they had provided to the property management company were no longer in service. I was contacted again in December of 2012 and again the contact number was disconnected. In the spring of 2013 I was able to finally get a hold of Ms. Pirez, at the time she indicated the mold issue was not very important to her and would be unavailable for me gain entry to affect any repairs. It was not until June of 2013 that Ms. Pirez indicated she was willing to allow us access to the property to estimate repairs. It was at that time that we discovered you had a bad roof and the mold issues were a result of persistent and prolonged water penetration of the structure. Once my company received a deposit to start repairs we began as soon as the proper permits were approved. Additional damage occurred this winter due to the heavy snowfall, persistent cold temperatures, and improper maintenance of the existing structure. In short, large ice dams were allowed to accumulate on the roof and work their way up under the shingles, above the properly installed and inspected, code compliant ice and weather shield to cause additional damage to your property. The roofing work I performed passed three separate inspections from Coolbaugh Township via their independent inspection company. All work within the scope of the bid was completed and paid for. Interior work was addressed in a separate bid and was not acted upon. I do not feel that any of the problems associated with your property are in any way related to the quality of the work we performed. StoneForest prides itself on quality work but we can not be held responsible for poor maintenance and lack of care by others. Sincerely, David J. Reeves
