My problem was water coming in around a door in the finished section of my basement when it rains. The door opens to a concrete stairwell that leads up to a set of Bilco doors, then to the outside. I’ve had several water proofers give me their opinion and an estimate. Most wanted to install a French drain under my basement floor and a sump pump for $9,000+. My concerns with this is that water was not coming up from the ground, but down from the bilco doors. A.J. from A.J. Waterproofing came to look at my problem the same day I called him. He determined that rain water was coming in from the front of the bilco doors. His solution was to seal and water proof the cracks/holes/voids in the stairwell, inside and out and place a cement slab in front of and partially around the bilco doors on the outside. In addition, he installed an optional sump pump for added insurance. Total was $3,000. A.J. and his crew arrived on time, all were polite and courteous, and completed the job in one day. When the work was complete, everything was cleaned up to a cleaner state than it was before they arrived. Seriously, there was not a speck of dirt in the stairwell or in my basement…and they were all throughout my basement. My wife and I were very impressed at this. So far, no water and the stairwell has been completely dry. Overall, A.J. diagnosed the specific problem, proposed a reasonable solution, and completed work in a very professional way. At no point, did I ever feel like he was just trying to BS me. From start to finish, I felt a level of trust and comfort that is all too uncommon these days. I highly recommend A.J. Waterproofing to anyone needing this type of work.

Description of Work: My basement was flooded and I was looking to get it waterproofed and a sump pump installed. AJ showed up on time and gave me a rundown of the work to be performed. He spent extra time walking around my home and back yard trying to find where the water was coming from. The ground was not saturated enough to cause all the water coming in. After talking with my neighbor, we found that the unoccupied home next to my neighbor had a broken main in the back yard that was running under the home next to me and into my cellar. Since my neighbor had a key to the unoccupied home, AJ went in with her and shut off the main. That stopped the water from filling up my cellar. Since we have not had a cellar problem for the last 5 years, he said that we probably would not need to get the cellar waterproofed at this time. No pressure and a stand-up guy. I would tell anyone who is looking to have this work done to give AJ a look.

We had years of chronic wet basement problems. French drain that had been installed 40 years ago was no longer functional. We had several contractors in to provide estimates to excavate basement perimeter, replace conduit in trench, and install a sump pump. Estimates were all over the place, from $5000 to $21,000. Finally selected AJ Waterproofing based on price (not the lowest but one of the most reasonable), previous reviews, videos, and AJ's explanation of what was necessary and what wasn't. AJ did not try to upsell us, took the time to explain exactly what would be done, guaranteed his work. The crew arrived on time, were polite and had clean work habits. In fact, when they discovered the drain in basement washtub was clogged, one guy took the drain apart, cleared the debris, and put it back together just as a courtesy. Work was completed on time, as promised. I would not hesitate to recommend AJ and team.

After living in this house for over 45 years we started to get water in the front corner of the basement. We called AJ Waterproofing and Carolyn took the time making suggestions about some of the things that might be the cause of our water problem but none of them seemed to be the cause. AJ came out to assess the situation and determined that there was a leak in the water supply line outside the house. While waiting for the water company to verify this we called a couple of water proofing companies. They both gave us the “high water table, water pressure, and the need for a French drain story.” The water company later verified that there was a leak in the pipe feeding our house water from the main in the street. Result: AJ was correct and he didn’t give us a sales pitch on how we needed a French drain. In a field full of companies wanting to keep their people working – usually at the expense of their customers - AJ is a breath of fresh air.

Everything went mostly smoothly. His team came on time, finished the job in one day, and left the place clean. AJ is a great guy, but I must warn you that he sometimes has a bit of a temper and he speaks from the heart: there was a small incident involving the building inspector, accompanied by disagreements over whether the pipes should be wrapped up in some piece of fabric or not. Otherwise, so far I'm happy with the result. Thank you AJ!

This work took place in my parents' basement, which is filled with decades' worth of stuff. We'd always had water in the basement after heavy rains. Sometimes it was just a matter of a damp floor or a puddle in one corner, but other times there was so much standing water that they could fill and empty a large Shop Vac more than once. After years of my parents coping with the water themselves, we are preparing to sell the home, and we knew that buyers might be scared away by a damp/wet basement. So I researched local basement waterproofing companies on Angie's List, and after obtaining two quotes from highly regarded companies, we decided to hire AJ. On the appointed day, AJ and crew arrived on time and immediately got to work moving items away from the walls. They wrapped the items in the center and the stairway leading up to the main floor of the house to prevent dust intrusion. They temporarily installed fans to blow out dust while using the jackhammer. They chiseled out a trench, neatly channeled around two water tanks next to the wall, hauled out the broken concrete, and drilled holes in the cinderblock foundation for the water to drain into the trench. They set the perforated PVC drain pipe and backfilled with crushed stone, installed a membrane on the wall to direct any other water into the trench, installed a sump pump, and installed plumbing to discharge water to the outside of the home. All of this took several hours. I didn't watch every step of the process, but they called me downstairs to show me their progress after having sprayed down the walls with an antimicrobial substance. At that point they were in the process of backfilling over the crushed stone bed with concrete. The concrete work was neatly done and the crew cleaned up all the plastic sheeting they had used. It seemed to me that the crew worked efficiently together. There didn't seem to be any lag time because there were always multiple tasks being completed at the same time. I think that's how the entire job could be completed in one day. It's a relief to finally have this problem addressed and I feel confident that this basement will not have water intrusion problems anymore.

I have a garage that is partially underground and gets damp, musty and has standing puddles on the floor when it rains. AJ came out and spent a good amount of time with my contractor and I on the day that he came out to look at the situation in my garage. He told us several different methods for dealing with the issues. I decided to go with an interior french drain and sump pump as it was less expensive then exterior excavation. He also even told my contractor about a material that we could use on the block walls, DYI instead of hiring his company to completely waterproof the walls to save additional money. His wife provided us with a clearly written estimate via email after AJ's review of the building. After talking with 2 other companies and getting their estimates I decided to go with AJ Waterproofing. We scheduled the work and AJ and his crew showed up on time and worked neatly and diligently to install the french drain, sump pump and also another grated drain that runs along the front of the garage to catch water when I hose down the interior. Every thing that they did was very nicely done - clean straight lines, no dirt or rubble remaining around the job site. At the end they hosed and scrubbed both the floor and even applied an anti-microbial to the walls.

I had a long-standing problem with water in my basement. A couple of times a year when it would rain very hard I would get water in one corner of my basement. AJ provided me with a thorough and very professional assessment of the potential problems and I chose him over several other contractors based on his knowledge, straight-forward approach, and strong online reviews. AJ and his team did an outstanding job installing/repairing our French drain, installing new sump pumps, and repairing holes in the exterior wall. They arrived when they said they would and completed the job in one day as promised. The quality of the work was excellent. And what really impressed me was that they went to great lengths to isolate and protect both the other parts of the basement and all of the items in the basement from the areas where they were working. As another reviewer mentioned, they cleaned up so well that it was if they were never there. AJ also followed-up to make sure everything was OK. AJ was very professional, thorough and most important really cared about my home and wanted to make sure the job was done well. He worked with my schedule and budget to get the job done while maintaining everything to his high standards. As for the work, him and his crew worked efficiently and briskly and were all very pleasant individuals. I kept a close eye on the work and all my questions were answered in a polite manner and were properly addressed. I would definitely recommend AJ to anyone that needs waterproofing done.
Description of Work: Our family room exterior was waterproofed. Plants were removed, and a trench was dug out around the three sides of the room. Following, the brick was scrubbed clean and a water proof material was laid over it and down over the footing. Next, a wire mesh was placed over the waterproofing and cemented to make sure it stayed in place and nothing got behind it. Then the dirt was placed back in and compacted every few inches until everything was placed back. They also repaired some holes in the wall along the way and addressed a faulty gutter downspout. The downspout was tested and everything was left clean before they left.

AJ and crew were fantastic. He explained the issues thoroughly and provide me with a couple of options on how to fix the problems. As the worked progressed throughout the day, he explained what they were doing and gave recommendations for what else I could do (myself) to prevent further issues with the exterior grading. His crew were neat and clean, putting down sheets and plastic for where they were walking in the house and cleaned-up the basement and exterior. They replaced the sump pump, and sealed-up several areas inside the basement. They worked quickly and courteously. They also left some extra grass seed to fill-in patches where the ground was regraded. He emphasized keeping the water out in the first place by sealing up several areas on the exterior, and also channeling the rain water away from the poorly graded areas into more manageable places on my property. His estimates were based on keeping the water out and controlling it, while other estimates I received from other companies were emphasizing costly french drain systems that did not seem to address the root cause of the issue. Several of the estimates from other companies didn't even address the issues on the exterior of the house, while AJ was thorough in taking a look at the exterior and interior. All in all, he seems like a reputable business owner that takes pride in his work, and I was very comfortable with the work that was done. I would recommend him for other jobs for water proofing and basement work.
Description of Work: AJ was able to assess the situation with water coming in over the sill plate around my basement due to inconsistent grading around the exterior of the house, as well as water leaking in through a window well when there was heavy rain. Our sump pump was broken and he replaced that too. He provided me with several options and estimates, and explained all the work that was going to be performed. He and his crew regraded the exterior where this issues were, removed cracked and broken siding, cleaned-up the sill plate and area around the foundation, then sealed it thoroughly. He was able to fix the issue around the window well, as well as another crack in the foundation on the interior wall in the basement. He gave recommendations for keeping the water out and controlling it.

Description of Work: Years ago my basement was waterproofed, a sump pump and French drain added. My handyman, thinking he was helping me by plugging a hole in the wall, inadvertently closed my French drain with loose cement. On Monday morning, after a night of rain, I found my normally dry basement covered with a coating of water. Not knowing what to do and unable to find the name of the original waterproofing company, I went on line and found AJ Waterproofing. Feeling overwhelmed and teary, I called and spoke with Caroline, AJ's wife, who assured me I had come to the right place. She said she'd send her son, but soon called back and said AJ was in the neighborhood and would stop in. AJ arrived in about a half hour and said, yes, the French drain had been blocked. He removed the soft cement from the hole and completely cleaned up. It took about an hour. Then he went outside and looked at my downspout, suggesting that it be lengthened. He added a temporary piece to the downspout until I can get the correct piece added.

I knew the basement leaked occasionally when I bought the house. I found AJ on Angieslist and called him to do the job. He kindly gave me some good advice (grading, down spouts, etc) and pointed out that if I didn't have an active leak, I didn't need his services! Six months later, a big storm had about 1/2" of water on the floor. I e-mailed him pictures around noon on Thursday. He called around 6pm on Thursday night and said he'd be there at 9am and would install French drain and a sump pump for about $4,000. At 9am on the dot, he and his crew arrived. They shoveled the snow, laid plywood down over the grass, and got to work. To my absolute amazement, they were done by noon. I did stop by once to check on the work and they were working incredibly hard. This is not a DIY project unless you have a lot of tools and a lot of labor. I could really not believe the care they took with the home. Plastic went up over doors to block dust, drop cloths down on the floors, plastic over all of my belongings in the basement. House, inside and out, were spotless when I got back there at noon. AJ did the entire deal on a handshake alone. A few days later, a contract and invoice showed up for exactly what he quoted me on the phone. Without a doubt, this is the single best experience I have ever had with a contractor. AJ should give lessons to other contractors!!! Best of all, after another day of heavy rains today, the basement is completely dry.

After reading some of the reviews on AL and getting other quotes from contractors, I decided to see what AJ Waterproofing was all about. I did my research and they were described as a small family operated and locally owned business. I called to make an appt and I met up with AJ the following day to go over my issues with the crawlspace. He was upfront, very detailed and extremely knowledgeable about basements and crawlspaces. After a day or two of contemplating, I decided to go with my gut and hire AJ. The work was actually a 3 part job: replacing the rotted wood, waterproofing the outside foundation and installing a French drain in the crawlspace. His crew came out, did the job and I was extremely satisfied. There was a ton of manual labor with this project and his entire crew (including his son) exemplified great work ethic, respectfulness and professionalism. I am pleased that I went with the locally owned business. AJ is a down to earth guy one can count on. His responsiveness is unparalleled. Description of Work: Had a water issue in crawlspace; waterproof outside foundation and installed French drain
Our original issue was that our basement walls were almost always wet to the touch from the bottom up about 3 or 4 feet, and when it rained really heavily, the sump pump ran every couple of minutes for weeks afterwards. The walls are hollow concrete blocks, and I found out after AJ Waterproofing's work began, that they were filled with water up to a height of several feet. I waited 21 months to write this review, and the work has stood the test of time and lots of rain. Immediately after the work was done that Spring, we got 2 inches of rain in 24 hours, and I still had a much drier (almost completely dry) basement. With the amount of water that is constantly coming into the walls from the outside, I would have never imagined that our basement could be this dry. AJ was a great guy, he met with me immediately since he was in the area and he brought his son Anthony. He is a very high-energy, confident guy who knows basement issues very well. He sold me on what they were going to do, how much it was going to cost and that they were going to do the job the very next day, sealing the deal with a firm handshake. He and his crew, including Anthony and 2 or 3 other guys showed up exactly on time the next day. They put some covering on our floors from the front door to the basement door to protect it. Down in the basement, (I tried to moved most items out of the way myself before they arrived) they quickly moved what they needed to move into the center of the basement and away from the perimeter and covered the items in plastic. They did their best to seal the gap under the basement door and began jackhammering the concrete slab about 12-16" away from the wall and using buckets to remove the debris out the very small basement window and around the house to the truck, minimizing the need to walk through the house and open the basement door. This was a very loud, very labor-intensive and big job, and all of their guys are very hard-working and experienced. AJ told me that he always uses the same crew and doesn't use sub-contractors like some of his competition, and that is the reason. It took several hours to clear all that slab out of the way and some of the very hard concrete from the footer that over-flowed too far into the interior of the basement under the slab during the construction of our house back in the 80s. According to AJ, that footer created a lot of extra work for them which I can absolutely imagine. They began drilling 3 holes into the bottom of each bottom block in the basement all the way around. The water inside the wall came out like an open garden hose for about a minute straight from almost every hole that was drilled. AJ called me down to show me this and I'm glad he did. He even has video of it that he showed me in case I missed it by the time I came downstairs. The sump pump was running non-stop and the area where the sump pump discharges outside looked like a river. Once they were done with that, they put black plastic corrugated pipe down with clean-outs near the other 3 corners away from the sump, and they began bringing in clean drainage stone with the buckets through the small window to fill around the pipe and on top of it. They placed a black plastic "splash guard" I guess you would call it over the holes that were drilled in order to direct any water coming out of the hole down into the stone then into the pipe, which gradually graded down lower and lower as it got closer to the sump. Then they poured cement over the stone from the edge of the slab that had been jack-hammered up to the black plastic splash guard. The edge of the old concrete was somewhat slanted, so that when the new cement was smoothed over it, it was nicely blended with the old and I assume less likely to crack and separate from the old. They did a really nice job, it looked very clean when they were done, and they even replaced the check valve and some of the PVC in the sump pump discharge pipe which was not something that they agreed to do up front. When I asked about the extra work due to the footer and the PVC work, the original price agreed upon was still the final price. They also scrubbed the existing white efflorescence and mold off my walls when they were done. AJ even gave me advice on how to paint the walls and what to use. He talked me out of using the muriatic acid that had been sitting around and instead suggested a much less dangerous white vinegar if I have the efflorescence again before I get around to painting. After they left, I let the walls and the new work dry for several days and then I painted with his advice in mind. It looks great and they are still dry ALWAYS. He also gave me advice on modifying the downspouts, grading, and sump pump outlet outside to help reduce what makes it to the foundation, which I did. The builder failed to seal the outside of the walls and back-filled all the way around the foundation with large rocks so there will always be water filtering in even with the changes outside. The changes outside made it much better, but AJ Waterproofing's work inside ensured that it is immediately removed from the basement and discharged. Unlike before their work, when it gradually and never really fully discharged for weeks. I am very very happy that I went with these guys. They are a small, family-owned and operated, local business just as they describe themselves and they do great work. Thank you!

Great job and great crew. Basement looks wonderful now with newly pained walls and floors. New windows put in and leveled window sills as they used to slant down. AJ was very informative when he came out and his crew was very professional and thorough. I feel very secure that AJ has waterproofed the basement and feel that the HVAC system will now be secure if storms like Sandy.come through again. I also that the value has increased due to waterproofing the basement. I recommend AJ Waterproofing highly for those who want a well done job.

AJ's responsiveness and work ethic is slim to none. We are so fortunate to have found him and our basement is on it's way to remidation.
Description of Work: AJ and crew took out all of our mold in our basement as well as all of the water.
AJ Waterproofing explained in detail what he could see as our problem and gave a fair, affordable estimate on making those repairs. Workers arrived on time. First thing they began to seal off parts of our house and make a path to the basement all completely in plastic that they taped. The complete job took 9 hours and was very labor intensive. The men were very respectful to us and to our home. The plastic had totally protected our home and there was no dust anywhere. The finished job was amazing and has definitely improved the value of our home and fixed our water issue. Before leaving they even scrubbed our driveway cleaner than it had been when they arrived. As a side note....our first estimate from a well-advertised large waterproofing company was a bullying and pressuring 2 hour ordeal with the price going from "six figures" to $64K....then to $21K and finally to $13K but only if we signed all the documents before he left our home. So grateful that we found a good, local company, AJ Waterprooding, who was honest. Would highly recommend AJ Waterproofing.
