Not well. Our home received considerable damage caused by the tenants. The property manager had repeatedly told us the house was fine and in good condition. There were large holes in the walls, food on the ceilings, all appliances were damaged, hardwood floors and carpeting had permanent stains that professionals could not remove. Several lights were broken, damaged, or removed by tenant. Outside area had lots of garbage and toys left behind. No yard work had been done. Kitchen counter tops had been used as a cutting board - not a good thing if you wanted to keep the counter tops. Faucets were broken. Furniture that was owned by us was removed illegally by the tenant. Some was returned when the tenant was questioned. Majority of curtains and rods were removed from the premises - all owned by the landlord. A civil suit had been filed against the tenant and we won the law suit for the thousands of dollars of damage. The tenants had many more people living in the home than were approved on the lease, yet the property manager did nothing about this lease violation. We trusted this company based upon recommendations by friends, yet we had a VERY disappointing experience. If you want to rent your home and retain your property value DO NOT use this company. I have hundreds of pictures to reflect all the damages caused by the tenants. The list above are just a few of them to give you an idea of how disrespectful the tenants were and how lax the property manager was in performing her job for us. We were paying customers, yet we did not receive the services agreed upon in our lease. We realize that there is "normal wear and tear" items that will occur by anyone living in a home, but this was so over the top, it was amazing to see just how much damage could be done to a home in two years. One of the key issues was the fact that many more people were living in the house, yet the property manager made no attempt to confirm the overflow of people, nor hold the tenants accountable for not following the lease requirement to request in writing from the landlord for additional people to live on the premises. We would not have approved the request, therefore safe guarding the risk of extreme damages. Recommendation to anyone renting a home with the services of a property manager. Request to inspect the home on a regular basis. Trust but verify with your own eyes. Unfortunately, we were living out of the country and trusted the property manager and believed her emails and conversations. A very sad experience, yet a learning one too for our family. I have proof of all the above mentioned damages and the paperwork validating the lawsuit outcome.
