Maureen Ingelsby was our agent for selling our home in May 2012. She sold our home in 10 days. She is extremely hard working and knowledgeable about how to attract buyers and negotiate sales. She gave excellent advice to help us get our home ready for sale, price it correctly and show it successfully. She marketed exhaustively utilizing still photos and video online, through direct mail and email and her very well written description of the home. She was the most prepared of the agents we interviewed and was a pleasure to work with. She was very attentive to us as sellers, responding quickly to phone calls and emails. She was a pleasure to work with. I have the highest respect for her. She was also our agent for buying a home. She was very attentive to our needs as buyers and helped us to meet all the deadlines for obtaining a mortgage and purchasing the new home. She assisted at both settlements for buying and selling. I highly recommend her.

She set up the home warranty that was being offered on the house. Update>>> Our contract required that the pool be covered in the home warranty. However, Maureen knew it was not going to "cover the pool" but only cover select pieces of the pool "equipment". The sellers knew there was a leak in the pool and didn't disclose that fact. Not lying about the warranty and repairing the leak would have been a priority of an honest person.
Description of Work: She was responsible for selling the house that we bought. In her May, 2012 response, she lies when she says that the home warranty was provided to me and my husband before settlement. It absolutely WAS NOT, and I've got emails that indicate that we didn't have a copy of the actual warranty until AFTER settlement. I am a pain-in-the-butt about details, and my husband and I were just given info AT the settlement table about having to pay a deductible before any covered repair. My husband was on active duty at the time, was late for the settlement because of military obligations that day, and tired by the time he arrived. Had we had that warranty before settlement, there is no way I would have agreed to a requirement that the buyer pay a deductible before a repair would be covered. I would have insisted that the seller agree to pay the deductible. However, knowing how tired my husband was, I didn't press such an issue at the settlement table. I know Maureen is a productive agent, but I don't appreciate the lying and manipulating that was done in our case, so I would only consider hiring her to sell real estate for me if she agreed in writing to behave in an honest manner.

As this client said, I was the seller's agent on this property. She did in fact have buyer's representation that provided her real estate services for her purchase. The seller provided the warranty. The warranty only covers "components and parts" --equipment. There is no warranty over and above that. She received this warranty information before closing and at closing as well. When her buyer's agent called to tell me she was having a problem, I immediately touched base with my direct contact at the warranty company. It was to my understanding that they went above and beyond what was specified in the warranty, trying to assist her.
