Dan was thorough and professional me being a first-time home buyer will take his recommendation seriously

Our inspector was friendly and arrived on time. He seemed knowledgeable but although we walked through whole house with him he didn't talk to us about everything that he ended up putting in the report (even though we constantly asked him questions and pointed out things that concerned us) and missed things that we talked about by not putting them in the report (which, yes he added later when we pointed that out). The most annoying thing was that he didn't come prepared to examine the roof and told us it was too high and steep for him to go on. I understand that being a liability issue but he also only examined part of the roof from afar with binoculars and didn't believe my husband and me when we told him the other part was asphalt, insisting that it was all slate (part of the roof is definitely asphalt, which was confirmed later by another inspector from the company). We were so unhappy about all of this that our realtor contacted the company about it. It was great that they then sent someone out with a drone to examine the roof, but why isn't a drone just standard procedure if you know you can't go on the roof?!? And if they hadn't gone out with a drone we would have missed the damaged slate shingles that the seller ended up fixing for us. He also said there was termite damage that later a termite professional (paid for by the seller) negated, but I have no idea who to believe as I don't have much confidence in the inspector. In the end I feel that I can't trust what the inspector told us and I often wonder if he missed anything else that he should have found. Comfortspec is very responsive and friendly and apparently you get a lot for your money, but I guess you get what you pay for.

Inspection had a few hiccups and we discovered some serious issues with the stove upon the house officially becoming ours. I was upset with comfortspec at first, but they are willing to provide a warranty claim on the repair of the stove and ended up doing the right thing in this situation.

All of the major issues, including some I was not aware of, were addressed. They also price match and offer many free services that set them apart.

We were very pleased at Dan's performance. He was professional, friendly, and thorough. Dan listened to our questions and concerns, and addressed them all.

It went extremely well. Dan the inspector went through everything with me up right away when an item presented itself. Even if the thing he brought up wasn't such a big deal but, it was still brought to my attention to make sure that I was aware of any issues going into the purchase of the home. Very honest and offered his own opinion on items based of his experience prior to being a home inspector. Inspection Report is very detailed, photos were helpful to understand the inspection, and the inspector answered all of our question, and is knowledgeable, and expert at his job-----------friendly and honest as well!

The inspector was thorough and friendly. He was informative and trustworthy. He made an otherwise stressful process easy. He was considerate of our time constraints, accommodating our needs by being prompt and flexible. The report was available for review with a day.

The Comfort Spec Inspector, Joe Warmkessel, was a highly professional person with extensive knowledge of what to look for and how to respond to two worried customers. Joe did a thorough job and was in the home for approximately 2 hours or more. He patiently explained what he was doing and then took the time to answer our many questions. If Joe is an example the kind of person who works at Comfort Spec, then anyone using this firm will be well pleased.
