He was very thorough. He showed us areas that were minor problems & explained what to repair to prevent further damage or complications. He went through the entire home, indoors & out, & explained everything. He also mentioned the age of furnace, water heater & appliances & told life expectancies of each. It was a great help to us. He did the inspection on a previous home we were interested in & my daughter was impressed with the completeness of the inspection. That is the reason we hired ComfortSpec.

My inspection went phenomenally well from beging to end . The inspector was there early and went straight to work. He pointed out major and minor issue to me , which was all detailied later in a nice report book for me to keep. The inspector also educated me on all things ,answer my question concisly with patients. I highly recommend this company

I selected ComfortSpec based on referral and the purpose of the inspection was to be absolutely certain that this home purchase was for a home that was built properly and worth the investment. We had seen the home before the inspection and everything looked great. The expectation going into this inspection was that everything was going to go smoothly as we prepared to purchase this home. The home was built in 2006 and had an overall clean and well maintained appearance. On 5/20/2016, Mark Adams was selected to perform the inspection based on his skills, qualifications and experience. Mark took a deeper look into the home beyond my review that revealed several items that I didn't notice. The items Mark noted were across a broad spectrum from "things to look out for and address in the coming years" to "items that indicated major and immediate concerns". Mark was focused, precise and methodical as he went through the home. During the process his explanation of observations was great and supported by a written report with images upon completion. Although the results of the inspection caused me to change my mind in purchasing the home, the inspection was exactly what I ordered and exceeded my expectations. The home inspection point is key to knowing what you're getting into before you own the problems or concerns as the new home owner. I walked away from the inspection knowing the money spent for this professional analysis was money well spent. In perspective to the costs of repairs over the long term of owning this home the cost of inspection was insignificant. I'm better off knowing in advance while there's an opportunity to walk away. It went very well, from the time i called for a quote to the time I received the report. The young lady answering the phone was polite and helpful, I always was able to speak to a person and get answers to all my questions. I was sent timely emails reminding me of the inspection, never any annoying or unnecessary email promotions. Received all reports in a timely manner. There was one concerned about a test preformed on the home which was not noted on the report, I called the company explained my concern they contacted the inspector and he corrected the report immediately and it was resent to me the following day. The inspector was on time and thorough walked me through all aspects of the inspection took pictures of all thing that need to be addressed in the home small or big, answered all questions was professional polite and friendly. Comfortspec offers many other extras with the home inspection and I was completely satisfied with the level of service provided and would definitely recommend them to anyone.

This company was as professional and customer service oriented as they come. When I made my appointment on the phone the woman was so nice and explained everything to me in detail. It's such a breath of fresh air to have someone on the phone not rush you off or act like you are interrupting them. As far as the home inspection, from the moment I met TJ he was very professional. He was on time, but yet apologized for being a little tardy. He had a great personality and joked around a lot, which put me at ease since this is my first home purchase. TJ was very thorough and walked me through everything he was inspecting and what he found/didn't find. The report was detailed and had everything he had mentioned during the inspection. There were no surprises.

Our experience with ComfortSpec Home Inspection Services was first rate. Krista and Kayla were very professional and responsive in answering questions and getting the appointment set up for us. T.J. was prompt, respectful of the home owner and his property, and very knowledgeable. He thoroughly checked everything out and explained how many features worked and explained things we should watch for. ComfortSpec provided us with a comprehensive manual explaining the tests, worksheets we could use as well as estimated costs of regularly needed services and a directory of recommended providers. The manual explained in detail what would be covered in the home inspection and explained what radon is and why it's important to get it tested. T.J. took care to wear protective foot ware in the home and was careful to shut all doors, turn off lights and leave everything as he found it. He had the home inspection report to us the same day and I expect the other results shortly.

Every facet of inspection was performed thoroughly & professionally by Brian Burke. He explained every part of the process fully & encouraged ant & all questions. He offered many suggestions on improvements etc for after we acquired our house. He left "no stone overturned".

Our experience with ComfortSpec was great from start to finish, and beyond! The women on the phone and on email are so knowledgeable to conscientious. They were ready and able to answer all our questions promptly; we didn't go through this inspection alone. Our inspector, TJ, was extremely knowledgeable about every aspect of the house. In fact, he commented on how great a shape the house was in, and it made us feel better about our purchase. (Let's get real; the inspection process is made to point out flaws in your house, sometimes causing buyer's remorse.) TJ was so funny and friendly too! After our Radon test came back, our inspection report had the information for me to call the DEP and get answers directly from the Radon Department. This information helped me fight to have the sellers include a radon mitigation system in our purchase, saving us hundreds of dollars! ComfortSpec also gave us a list of radon mitigation companies so I could get an estimate and expert advice before presenting the solution to the sellers. On top of the amazing service and great price, we are still reaping the benefits of choosing ComfortSpec by using the discounts, free memberships, concierge services, etc. that were all included in the inspection! The inspector was professional and knowledgeable.

First of all, ComfortSpec is absolutely amazing from beginning to end. From the first moment I called to make the appointment, I was given the utmost attention. They explain everything and what each service they provide is for. We even had a problem where the seller's agent did not respond and did not tell us it was not them who had to have the utilities on, so when the inspector came the first time he could not do the job. Well, ComfortSpec was extremely understanding to the situation and what happened. We rescheduled and had the inspection done. We were not present for the inspection. After we got the inspection report, I was not worried at all that we were not there to watch or ask questions, why you may ask. Well because the report is chock full of pictures that the inspector took in order to see where the problems he found lay. They even go so far as to pinpoint where in the picture to look for said problem, if you don't have the eyes of an amazing inspector. Also, they give you recommendations on the issues that were found, so that way you are not wondering or worrying about how to fix it or where to go to fix the problems that were found. I cannot recommend ComfortSpec enough for giving the peace of mind that even if you cannot be present for the inspection that they will go above and beyond and take care of you like a good family. I am recommending them to everyone I know who is planning on moving to PA to use them as their home inspection company.

My husband Sam and I are purchasing our first home and when it was time to get a home inspection, our agent recommended ComfortSpec. I also google'd a few other companies and was just calling around to get prices and availability. ComfortSpec was my first call and I ended up scheduling with them right away because they offered so many great services and bonuses and the price was great! I spoke with Krista when scheduling our appointment and she was so helpful. I had no idea what I needed and she took her time and explained everything to me, which I appreciated so much! When our inspection day rolled around we got to the home about 10 minutes early, only to find that our inspector, TJ was already there. He had already done a brief walk through of the house and tested some appliances and had some information for us as soon as we got there which was awesome. About 20 minutes into our inspection the electricity went out due to a storm and didn't come back on for the remainder of the appointment. It didn't stop TJ from putting on his head lamp and heading to the basement to inspect! He was so helpful and knowledgeable about everything and informed us on everything he was seeing (the good, the bad, and the ugly). We received our inspection later that evening and our radon test results two days after that. Everything was laid out very clearly and there were pictures to accompany all of the information. I would definitely recommend ComfortSpec to anyone looking for a home inspection!

They called to make sure house was available to inspect, they followed up with me. They were on-time and thorough. They thought of things that I didn't like giving us a book of room layouts so when we measured had diagrams, it was awesome! We ended up not getting the house they inspected because seller not moving on repairs so we will using Comfort Spec again very shortly for our next house. The inspection was delivered in a day. I can't say enough positive things about this experience and I am a type A person but they were on it before I got to it or thought about it!

The inspection went well, the inspector checked every inched of the house in side and in the attic. Inspector check every plug and outlet, the ceiling the floors, bathroom, bedrooms, he explained everything to me. When I set up the appointments the girls in the office were very helpful, they answered all my questions and when I left a message they call me back right away. My overall experience was great.

Our inspector, Marc, was exactly on time for the inspection. He was very friendly and explained exactly what tasks and test he would perform. He pointed things out to us that we would probably want to take car of in the future once were settled and what needed to be addressed right away. He showed us all the main shut off valves in case of emergency and how the HVAC system worked so we did not waste money when we were not using the home. Marc examined every inch of all the outside space including the deck and deck foundations. He took his time and left nothing out. By the time I arrived home to my main house my report was ready for review. This is the first home I have ever has with a septic system and Marc explained how the system works to keep us safe. The inspection was very helpful and worth every penny.

Comfort Spec did a fantastic job from start to finish. Krista set up my appointment quickly and efficiently. TJ, who did the inspection was extremely thorough. The company gives you a ring bound booklet that offers a lot of information. TJ walked me through each phase of inspection and explained everything. He pointed out everything, took pictures and marked the pictures with arrows to show exactly what he was explaining in the report. My water test came back failed and I called Krista to ask for a recommendation for remediation. She took care of it. Between her and Jen, I didn't have to lift a finger. They arranged everything for me and all I had to do was wait for the results which they email promptly. Thanks to them, my home purchase was more smooth than I could have ever expected.

I showed up early and the guys were already there getting ready. They provided me an overview on how the two hour process would work, engaged me and asked what questions I had and any areas of particular focus I wanted of them. Whenever they found something that would make it to their report they talked me through what they saw and made sure I understood. It wasn't just "going to be in the report". They worked to make sure I understood every aspect of my inspection.

The inspection was thorough and very informative. Jason and rich provided lots information on what was wrong and what was needed. It is always helpful to also understand the "why". They did an excellent job in providing all the necessary information and were very attentive to our questions and accommodating to our lack of knowledge. They made us feel very comfortable. Comfort spec was completely professional and courteous. The guys was patient, friendly,informative and answered any of my questions.They bringing to our attention things we hadn't thought of. They had an extensive knowledge of all the systems that ran our home, heating and central air unit and propane. It went AWESOME! This was actually our second time using this company. In the fall of 2015 we used them for another home we put in an offer on and their report saved us from purchasing a money pit. They were so thorough and professional, we had a great experience. We even requested our same inspector, TJ who was amazing. Ask for him, he was great.

Our inspector Marc was exceptional. He was not only on time but early. He came armed with a towel to wipe his feet on and shoe covers incase of inclement weather. He was highly knowledgeable and very friendly. He took the time to go over anything and everything we asked him about and left no stone unturned. The report was emailed to us the same night so no waiting around which was great. Overall we were highly satisfied with both the inspector and the service the company provides for the cost. Wish we knew about this company when we bought our first house 7 years ago and now that we do we know exactly who to recommend or call anytime the topic of home inspection comes up. The inspector, Jason, was there early and already working. Was very friendly and willing to communicate every step. The report provided after was thorough, providing pictures for things highlighted, making it easy to understand.

Extremely thorough investigation and report with great follow up

I am still waiting for the bank to finish some repairs and then comfort specs will return for an additional inspection. There is an additional smaller fee, however, it is well worth it for the peace of mind. I COMPLETELY TRUST THEIR REPORTS.
