Do not hire him if you are in Center City Philadelphia. He will not count any of your square footage below grade. Even if the rooms have an egress. He reduced my 2 bedroom/2 and 1/2 baths to 1 bedroom and 1 and 1/2 baths.

Prompt response and was able to setup for next day. Very professional and didn’t rush through, answered all my questions. Would not hesitate to hire again. Also gave recommendations on a few issues, very knowledgeable.

His appraisal was way Off! I bought my house for $289,990 in 2006 as new construction. Had my basement finished, added a deck, fence and expanded my drive way from two car garage to 4 car garage. His final appraisal was $290,000?- are you kidding!!! My house went up 10 dollars only in 14 years. Never hire this guy, He does Not know his trade.

my condo is 789 sf. he insisted it was 920 st. He measured said from outside walls not inside wall. I have lived here for over 20 years and all condo&s same lay out as mine all the same 789 sf. He also Did not agree with value of condo by only 5k. He would not change the square footage of my unit. I would expect he would of at least done that.

Dans work is exceptional. He was very thorough, offered recommendations for remediation and was timely in providing the report. I would highly recommend him for the quality of his work as it is excellent.

Owner came to my house to the appraisal his web site promises a 24 hour appraisal. I was told 4 days. Danny came on an a Monday and said I would have it Friday. I called for the appraisal Friday morning after sending an e mail on Thursday, I was told by his admin person that he did not promise it for Friday. I received it Saturday and it was low. I have e mailed him and he has not responded in a week nor did he respond to the first e mail. If want a smug firm to do your appraisal hire this one.

I requested a quote on a Sunday. Dan Fleischmann contacted me immediately with a quote. Called Monday and set-up an appointment for Thursday. He promised a 48 hour turnaround for the appraisal report. Received a full real estate appraisal by Tuesday. Was very pleased with his service.

Used 2/3 comps from homes much older than our house (1980's and 1990's our home was built in 2001), yet claims one of the factors he used was age of home, clearly did not research the area very well. We were shocked w the # he came up with given that our home was the builder's model for this development filled with many extras including $100, 000 in landscaping extras, underground sprinkler and crown molding, new appliances, new gas furnace . seems like he went out of his way to come up with the lowest number possible.
