The Treadline staff was very good. They helped me find an exact replacement baseboard from a local millwork. The flooring was delivered a week early to climatize to the house. They removed a few pieces of furniture and compartmentalized the house with plastic sheet. They did a great job demolishing the existing old flooring and fixing the dinning room floor structure. The staff was particularly good at dismantling the fireplace hearth which ended up a bigger deal than anticipated. The 3/4" oak install was fascinating to watch. I lived in a small part of the house during the demo and install process. When the sanding, sealing and finishing starting, my pet and I moved to a hotel for 3 days. The final process was baseboards. They left the house neat and clean. It took approximately 9 days to accomplish. The final appearance of the floors vastly improved the quality of the house. There are some issues however: 1) During the install, it was discovered, the oak required was underestimated by 171 square feet. The estimate price had to increase. 2) Some of the oak pieces used had splits which are still apparent in the final appearance. I sent Ovi pictures of the splits during install but the info was not passed on to the installers. 3) Confusion on the project estimates. After some review we finally sorted the cost estimates. 4) The baseboards were installed piece meal lengths though longer lengths were available from the millwork. I ordered new baseboards lengths to replace 6 walls. Finally: Though there are some issues. The overall result of the new red oak floors is amazing. It has improved the quality of the house and unified the appearance. Better than I imagined. The project has reduced my need to update other areas of the house. I am pleased overall.

We are happy to hear that Mr. [Member Name Removed] was happy with his new floors. However, we want to clarify that we had bid Mr. [Member Name Removed]'s floor over 2.5 years ago, and during the 2.5 year time span, he had opted to change the scope of the project significantly. After bidding the job 2.5 years ago, Mr. [Member Name Removed] had fired several contractors that had torn up the existing flooring is some areas of the home, and left other areas. When bidding the project again 2.5 years later, Mr. [Member Name Removed] wasn't completely ready to finalize his project. Unfortunately, during this time some of the measurements and scope were changed several times, and mistakenly not transferred forward, which ended up in a 171 sq ft area being left out of the new bid. When the mistake was discovered, in the middle of the project, we notified Mr. [Member Name Removed] immediately. Rather than charge him additional for the additional materials and installation, we offered to honor the original pricing of the area (that was in the original bid from 2.5 yrs ago), which was significantly discounted from our regular pricing today. We met with Mr. [Member Name Removed] and discussed this in depth with him, and apologized for the miscommunication, and Treadline honored the original price, and the price was not increased but rather decreased. Therefore, Mr. [Member Name Removed] did not have to pay any more for additional wood provided, installed, sanded and finished. As for the 'cracks' in boards, it is important to note that wood is a natural material, and species specifics, grading and other characteristics may include some traits that are not clear to lay persons. What Mr. [Member Name Removed] is referring to is called board checks, and is standard in this grade of wood. We encourage anyone to ask about their specific grading, species and other characteristics so there is no confusion about the natural occurrences in wood products. Finally, Mr. [Member Name Removed] met with the millwork supplier and personally picked out his base board moldings, outside of Treadline. While these were order on Treadline's account, Mr. [Member Name Removed] placed the order on his own. Treadline was responsible for installation of said ordered boards only. Mr. [Member Name Removed] authorized all transitions between board lengths, and it is standard industry practice to splice boards. After all work was completed, Mr. [Member Name Removed] contacted his own millwork company and requested long length base boards on his own. Treadline performed all of the contracted work on time, and with very high quality. Mr, [Member Name Removed] was pleased with our work, according to his statements. We appreciate any communication that a customer can give us in relationship to their project. If we are not told or asked about certain aspects, we cannot assume to know how to address it. We very much appreciate Mr. [Member Name Removed]'s business and hope he enjoys his new wood floors!

It took longer than expected, but in the end, the floors are beautiful. Our wood needed an extra coat than usual, but they put on the extra coat. Then their workman got all the vents stuck, but he fixed it all. They helped with moving big furniture out and back in.

It was a big job. They were an excellent company. We were pleased that we chose them. We ended up speaking with the owner of the company quite often and he led us thru very thoroughly, when he did his estimate, the services they could provide. Several of the things that they did, they removed the old linoleum in several rooms, and got clear down to the original hardwood. Some areas, I was amazed, they could that as it was old flooring and had several layers on it. It took them a week for the whole house, upstairs and downstairs.

We used these guys yesterday for a deep clean from an Angie's List special and I must say, they did a terrific job! Very friendly and knowledgeable. Also received a quote for a refinish that we will do within the year. They thoroughly explained the process and were open to any time frame we had. Both my husband and I were here, and they were good talking to either one of us about the work they had completed as well as the refinishing job we would have them do in the future. They were not pushy or rude, but very helpful and polite. Needless to say, we were impressed and will be using them in the future.

You will be blamed if anything goes wrong. If the project goes smoothly, it's fine. I won't even bother going into the details of what happened because Treadline (Ovi, the owner) will go into great detail explaining what we did wrong and how we are to blame in their response to this review. Before deciding to work with Treadline, it would be helpful to look at all of the negative reviews. They demonstrate Treadline’s approach to dealing with unsatisfied customers. In each review Treadline indicated the customer was at fault. In two of the older reviews, Treadline states: "It is very unfortunate that [Member name removed] were unable to be honest in their review of Treadline." (12/10/2014) "Unfortunately, this gentleman is not providing correct information to other AngiesList members, and has decided to give us an F, when in reality he is completely incorrect." (08/31/2015) It is never acceptable to speak about a customer this way, no matter what the circumstance. This is incredibly unprofessional. Many of Treadline’s responses to negative reviews don’t demonstrate that customer service and customer satisfaction are valued. Not only did Treadline blame us, they sent us and our mortgage company a Notice of Right to a Lien before we even received an invoice. This seemed like a hostile action. We never gave Treadline any indication we wouldn’t pay for this work. About a month before the work began, we sent an email asking if Treadline would like a down payment and were told they didn’t require one and we’d be billed for the total at final invoice. Over the last decade, we've had more than ten contractors work on our home. A couple of those projects had hiccups, but every one of the contractors completed the project to our satisfaction no matter what the cause. I respect those contractors and would work with every one of them again. That is not the case with Treadline. We’ve never been treated in such an unprofessional manner before. I consider myself an only slightly paranoid person, but less than two weeks after working with Treadline, we received a bill from the city to repair cracks in our sidewalk that have sat unnoticed for more than ten years. It’s probably a coincidence but if it’s not, that says a lot about how Treadline treats customers who are not happy with them. If your project doesn’t go well, how do you want to be treated?

We have not received any indication that this customer had an issue with the quality of work she received from us. We provided this customer with a highly professional estimate, we started work on the day scheduled, performed the services as contracted, finished on the scheduled date and billed the customer after the work was completed as promised. This customer then sent in her prompt payment, with no indication there was any issue with our work. We are sad to hear through Angie's List that she is unhappy in any way. That is certainly not how we want to end our relationships with a valued client. As for her lien notice, we provide lien notices to all customers, for every project, as per Oregon Construction Contractors Board and Oregon Administrative Statutes. This is required to be sent out via certified mail when the contractor begins the work, or when materials are delivered to the jobsite. We utilize a 3rd party service for these notices, and sometimes the notices arrive before or after invoicing, depending up on the Postal service or when the customer signs for the certified letter. These notices are required by the State, and we are at risk for fines should we not send them out. Any professional and state law abiding contractor should have provided those notices to this customer in any project completed on their home. As a highly professional, and law abiding contractor, we will always provide our customers with documentation required by the State and provide our customers with as much information about our services and the rights they have as a homeowner. It is unfortunate that this customer saw this as 'unprofessional'. We are most disturbed by the accusation regarding her concrete repair bill. We specialize in hardwood flooring, and would have had no gain to call the city in regards to her sidewalk. However, maybe one of her other 10+ contractors that was interested in performing additional concrete services for this customer could have had something to do with it??.....we know nothing about it! We wish this customer the best with her new hardwood floors!

We were very pleased with the work Treadline Construction completed for us this past February. We scheduled to have our floors refinished while we were on vacation in Hawaii. Treadline's front office coordinator, Brittney, made sure everything ran smooth. She was wonderful to work with and made doing business with Treadline remotely extremely easy. We selected Vermont Natural Coatings PolyWhey Floor Finish in Satin from Amazon.com and Treadline happily applied the coating after using their dustless sanding system to refinish the floors. To start the initial bid we measured the room and took photos, which we forwarded to Treadline via an Angie's List message. Treadline provided a response and quote to get the ball rolling and an electronic docusign contract. Once we agreed on the services and details in the docusign contract we agreed on a schedule for the project. Overall we are happy with the work and pleased with Treadline's responsiveness to our questions after the work was completed. We would definitely like to work with Treadline for future flooring projects and will recommend Treadline to our friends and family looking for flooring contractors.

Ovi from Treadline came out to do an estimate for hardwood floor replacement at our rental property. Here's the good: They were very punctual, very responsive to phone/emails, prompt in sending an estimate, and seemed to genuinely care deeply about the quality of their finished product. I got the sense that if we worked with them, we would end up with a great floor. Here's the bad: Ovi was very condescending on numerous occasions. I was willing to deal with this because I appreciated how responsive they were. One example: during the estimate visit he informed me that if we had new hardwood floors put into our rental property, we'd need to make sure that the house always stayed at a living temperature for all of eternity. I chuckled and said something along the lines of, 'Well, this is a rental property, there's only so much control we have over our tenants and the temperature of the house'. He talked over me and lectured about how our tenants should always know that it's their responsibility to keep the house at a certain temperature and that they would be held responsible for any damage to the wood floors caused by temperature fluctuations... I let this pass and decided that if they do a great job, I can deal with our contractor being unrealistic and condescending - it seemed to come from a place of really loving the product. I called Ovi on a Friday, a few days after receiving the estimate to make sure they could still fit us in before our new tenants moved in. He said that he thought so, but he wasn't sure, it all depended on availability of the wood, but the wood must acclimate for 7 days, and basically made it sound like the most important thing was to get wood in the house asap (like yesterday!). I asked if we had to get wood from CFM (which he had recommended) or if we could get it from other stores. He said that we could get wood from other stores, it did not have to come from CFM, or we could also order wood from the Treadline showroom (this is what he said, but apparently not what he meant). With this information in mind, we went out that night and ordered wood from a different local store. I called Ovi the next day to let him know that our wood was ordered. Ovi then told me that if we had purchased our wood from another store, he would have no interest in installing it for us. I was floored (ha! no pun intended). We certainly would not have purchased our own wood if he had made it clear that we could only order wood through Treadline so that they got their markup. Getting this retail markup was much more important to Ovi than taking care of a distressed client. He quoted a ridiculous saying about not getting free peanuts when you go to the circus. At that point we were left with a hardwood order on the way, a tight deadline for getting it installed, and no installer. Bottom line: Treadline would be a great company to deal with if you're experienced at managing home remodels and have a good understanding of how these processes work. A high tolerance for condescension would also not hurt. I am new at this, and the lack of clear information I received and subsequent awful customer service proved to be potentially costly and very stressful.

As hardwood flooring specialists, we work with professional products, and choose to offer the best service and materials in our showroom. We are solicited on a daily basis to install other people's materials. Contrary to the customer’s suggestion, material mark-up is not our primary reason for choosing not to install customer provided materials. We have no interest in installing products that we are not familiar with, or that we cannot provide a warranty on. The customer was sent to CFM to choose tile materials, and instead chose a wood product and purchased it. When a customer purchases their own materials, we do not have any way to control handling of the product, or acclimation, prior to installation. It was not Ovi’s intention to be condescending to the homeowner, but instead to educate the client on the process and maintenance requirements to deter future damage. The customer contacted us in the hopes that we could fit them into our schedule at the last minute. When we sent the estimate out on Tuesday, there was potential to fit them in, but unfortunately the customer did not respond until after 3 pm on Friday. Our original discussion did not include the installation of new wood, which requires a minimum (1) week acclimation period which we require. It has always been our goal to accommodate schedules as best as we can, unfortunately this client waited too long to finalize project details. The customer is correct in assuming that she would have had a very pleasant and professional experience had we moved forward and they are more than welcome to contact us again in the future. We wish the customer the best with their project.

Excellent service. Crew arrived on time worked hard all day. Personable and respectful of property. Finished the job in three days although that meant a late last night (8p) for crew! Will be back when floor needs a spiff up.

We lived out of state, and wanted to get the floors in our new home refinished before we moved in. Ovi and the other Treadline staff were EXTREMELY patient in working with us long-distance to talk through the project and select a finish. We are thrilled with the results.
Description of Work: Refinish approximately 1,035 sq feet of original 1964 red oak floors in LR/DR, 3 BRs and hallway, and refinish original oak staircase, including treads, risers and bullnose. The stair treads contact wood paneling on both sides, so refinishing them without affecting the paneling required considerable care.

Our original plan was to replace all floors on the main floor of our house in NE Portland with all new wood flooring. When we met with Ovi, he recommended a much more cost effective and actually better alternative, which was to refinish the original 1929 top nailed white oak flooring that was already throughout the main floor except the kitchen area, and replace the kitchen flooring with new matching top nailed white oak. He also recommended staining, with Golden Oak the shade we selected. These were excellent suggestions, which we much appreciated. Ovi was very friendly and professional, and submitted a cost competitive proposal, which were the primary reasons we decided to contract with Treadline. All of the work was completed by Destry and his crew, who were all a pleasure to work with. They were on time for the planned start date, and stayed on schedule and on budget. Their workmanship was excellent, and the finished floors look fantastic.

Mr. [Member name removed] emailed in asking for ballpark pricing on his project. We provided pricing based upon the little information given. When Mr. [Member name removed] provided additional information regarding the species of wood - specifically that he has Fir wood floors, we provided him with pricing. Mr. [Member name removed] did not opt to meet with anyone at our company, in order to get an exact estimate on his project, nor did he make a phone call to discuss his project in depth. Mr. [Member name removed] wanted to take advantage of our Angies List promotional big deal at $999. However, Mr. [Member name removed] neglected to read through the specifics of the deal, and note that the deal is good for up to 450 sq ft of one room, and only includes Oak flooring. Mr. [Member name removed] stated that he had 700 sq ft of Fir flooring, and therefore his project does not qualify for the special. We highly encourage potential customers to both contact us to discuss their individual project specfics, and schedule a time for us to come out and meet with the customer so that we can give them the most accurate pricing possible. While we hope that Angies List reviews are beneficial to potential customers, reviews such as this are deconstructive to the entire process, as they provide inaccurate and information that is not valuable. That being said, the project you described does not meet the qualifications for our Angie's List special. To qualify, you must have Oak (red or white) and the area must be one large area up to 450 sq. ft. The space cannot be part of a kitchen, bath, entry hall etc., it is designed for a living or dining room. Since you mentioned you have Fir, the cost is $3.75/sq. ft. Fir is a softer wood that requires more labor and attention to detail to refinish. We certainly try to stay transparent with our pricing, I'm sorry if you don't feel that we have. The work crew were excellent. They showed up on time, were very courteous, worked hard, and were very anxious to ensure that we were satisfied with the end result. Our only disappointment was with the manner in which Ovi prepared the quote and submitted the final work order. In fairness, we did not read the work order carefully enough before we signed off on it, and so are largely at fault for the ensuing misunderstanding of what we thought we were getting, and what the order had set out. When Ovi came out to give us a quote, he broke it down by areas, and add-ons, so we could pick and choose what we wanted. We never got an opportunity to go through the final quote and choose what work we wanted performed. Instead, we got the contract that included ALL the options except for the base boards we had decided on. We had to call and advise that we had not intended to do the upper floors (and thought we had told Ovi that) , which cost us $125 to change the work order. When we realized that the base boards were not included (which we thought we had asked for), it cost us another $125 work order change. Brittany was very pleasant about our misunderstanding, and was quick to initiate the necessary changes. When working with Ovi, be very careful to see that you are both clear on the work to be performed before signing the contract. Basically he just took the original quote and "cut and pasted" it to the work order, and we did not take enough care in reading the contract, to spot the disparities. We know of one other couple who encountered the same problem over base boards with Ovi.

We are sad that [member name removed] see's his experience as less than 'professional' as he gave us a 'B' for professionalism. It is our standard policy to provide customers with 'buffet' pricing for their project estimates. Our 'buffet' pricing provides that all options are provided to the customer, and then the customer can pick and choose which options they would like to move forward on. When we provide a written estimate, we email this via doc-u-sign, which is generally the most convenient method of contact. When the customer reads through the documents, they have the opportunity to respond via email or phone with any questions, concerns or should they wish to make any changes. It is also clearly stated that it is the responsibility of the customer to understand all materials, labor or other language as stated in the documents. If anything is unclear, we would want the customer to contact us to clarify anything necessary. As [member name removed] stated, he failed to read the document, and went ahead and signed off on all work as quoted. When our crew arrived to perform the work, it was then that [member name removed] decided they no longer wanted some of the work performed. As the work was scheduled in advance, and a large crew had arrived onsite, it was a significant labor and schedule issue for our company, and per our contract a change order was issued, which has a cost associated. Treadline schedules in advance, and locks in dates/times for all projects to start on a specific date, with specific crews for their projects. When someone makes a change, the morning of the project commencement, it is not an ideal situation for anyone. We provide a number of opportunities to further discuss questions, concerns or changes prior to commencement of work. We are available by phone, email, and Angies List at all times, and are very prompt with our responses. Communication between Treadline and our customers is one of our biggest priorities, and we hope that our customers can appreciate our efforts. We wish the [member name removed] family the best with their new floors!

They were professional from the estimate to the final billing. Dave provided the estimate and explained their refinishing process in detail. We were impressed that the filler, that is used after the initial sanding off of the old finish, is applied and spread over the entire floor, not just to the obvious, individual gaps that can be seen with the naked eye. It is allowed to dry and then lightly sanded before the 2 coats of finish are applied. Treadline was the only contractor who told us they apply the filler to the entire floor. We discovered that doing this is important to the final appearance of the floor as our friends recently had their floors refinished by a different company and this was not done, resulting in gaps showing through the new Swedish finish. Adrian and Dustin came to our plex, introduced themselves and began the process of refinishing. They answered our questions as the project progressed and were friendly and professional. They worked consistently over three days and our floors now look fabulous! Although Treadline says they use a dustless system and that it would NOT be dust-free, we found very little dust on the walls or other surfaces afterwards. We provided Treadline with our email address, and they sent us the estimate, contract to sign and all billing through that method. Their contract is one of the most thorough we've ever seen a contractor use. They also provided care instructions of our newly refinished floor. All-in-all, we are very pleased with our choice of Treadline, would use them again in the future, and would recommend them to others.
Description of Work: Treadline replaced five damaged floorboards and refinished 424sf of red oak hardwood floors in our rental. The floors had not been refinished since they were originally installed in 1959.

From beginning to end, every person involved in the project was friendly, professional, responsive, knowledgeable and skilled. The results are beautiful and we couldn't be happier with the experience. It was a pleasure working with Treadline and we've already recommended them to some of our neighbors.
Description of Work: Treadline provided a free estimate. Once contracted and scheduled, which occurred in a timely manner, they removed and disposed of our old carpeting, then repaired and refinished the hardwood floors underneath.
