It went well. They were true to the estimate and timing. I was impressed by their careful attention to the dust-control and debris removal. They are very neat workers; we were only minimally inconvenienced. A huge plus when remodeling is going on.

It was perfect. It could not have been better. He communicated very clearly, very professional, showed up on time, and everything was top notch. One of the challenges he had was to match our wood siding and he was able to do this. I will continue to work with him as other projects come up.
Description of Work: He did a complete room remodel. When we purchased the house, the roof started to leak and destroyed the room. We had to make some structural changes based on our needs. He came in and expanded the bathroom, lowered a glass door, and did the rest of the remodel work. He subcontracted out the plumbing and electric. He installed a new window in the room as well.

I had a small amount of time to renovate and sell a rental home. Susu gave me a bid for window install. The windows arrived within 2 weeks, and the windows were installed within 1 week after that. The windows & installation were about 1/2 of what a "big box" store was charging at the time, and I was getting a much better vinyl window. Susu also reglazed the large picture window in the front (due to cost, the large picture window was not replaced, but reglazed). He did a wonderful job and got the job done quickly, and cleaned up after he was finished. The new windows were a selling point for the home to sell, as it made the home much more energy effecient & attractive to prospective buyers. Great job! **tried to post pictures, but A.L. rejected due to size of photo... sorry!
Description of Work: Kensetsu installed approx 15 single hung windows. Susu (owner) removed the old double hung windows (most were painted shut) & screens & reglazed the large picture window in the front of the house.

He was often late and took a long time to complete the job. He failed to allow for the tile lip and the new cabinet's drawer catches. He let the water drip when installing the faucet, and it left drip marks under the sink in the cabinet. He made screw holes on the side of the new cabinet where they are visible and did not repair. He did not seal the tile grout. Above items were noticed long after he completed the job. Poor installation of the shower door caused water to leak, which he repaired. He cut the top piece too short. He was supposed to come back and repair this but never did.
Description of Work: He installed a new vanity cabinet, tile countertop, tile floor, and shower door in a small second bathroom.

WHILE I ADMIT THE SHOWER'S TOP PIECE NEEDED ATTENTION, I WAS COMPLETELY UNAWARE OF THE OTHER ITEMS LISTED IN THIS ANGIE'S LIST REPORT. I REFERRED BACK TO OUR WORK PROPOSAL AND INVOICE FROM 2005, AND REALIZED THE WORK MENTIONED IN THIS REPORT WAS FROM MAY TO JULY OF 2005. IF MY MEMORY SERVES ME CORRECT, THERE WAS NO COMPLETION OR DEADLINE DATE GIVEN (AND NONE MENTIONED ON THE CONTRACT). AT THAT TIME, I HAD COMPLETE ACCESS TO THE HOME WITHOUT COMPROMISING CUSTOMER'S WORK SCHEDULE. I ALSO RECALL THAT CUSTOMER NEVER EXPRESSED A DEADLINE DATE OR COMPLAINT OVER TIMELINE. I ALSO VERIFIED I DID SEAL THE GROUT ON BOTH THE FLOOR AND COUNTERTOP AREA. PLEASE NOTE, GROUT SEALER NEEDS TO BE RE-APPLIED EVERY 6 MONTHS FOR IT TO CONTINUE TO BE AFFECTIVE. THERE WAS ADDITIONAL WORK PERFORMED AT THE HOME IN QUESTION, WHERE THE AMOUNT FOR THE MATERIALS AND LABOR WERE "WITHELD" BY HOMEOWNER UNTIL THE SHOWER SITUATION WAS REPAIRED/CORRECTED. THE AMOUNT OF THIS INVOICE WAS $200 (FOR EXHAUST FAN & IT'S INSTALLATION). I WAS NEVER PAID FOR THE WORK UNDER THIS SEPARATE CONTRACT ($200). I ALSO PERFORMED OTHER WORK FOR CUSTOMER AT RENTAL HOME IN NEARBY LAKE OSWEGO. THIS WORK PERFORMED (INCLUDED TILING AN ENTRY WAY & MISC. WORK TO GET THE HOUSE READY FOR SALE) WAS IN OCTOBER OF 2005, PER MY INVOICE (NEARLY 5 MONTHS LATER). I WAS OVER-ACCOMMODATING WITH HER TIGHT SCHEDULE (TO GET THIS HOUSE ON MARKET ASAP) AND WORKED NIGHTS/WEEKENDS TO GET THE JOB DONE. THIS CUSTOMER DID USE MY SERVICES AGAIN, WHICH IS CONTRARY TO HER ANGIE'S LIST REPORT FROM OCTOBER 1, 2008. I ALSO INSTALLED AN OUTDOOR LIGHT FIXTURE AT NO EXTRA CHARGE AT THE HOME MENTIONED IN THIS REPORT. I RECENTLY RAN INTO THIS CUSTOMER AT A LOCAL TILE STORE (ABOUT 1 MONTH AGO). SHE WAS PLEASANT, AND MENTIONED NOTHING ABOUT HER COMPLAINTS OR CONCERNS OVER MY WORK. I FIND IT VERY SUSPICIOUS THAT SHE IS NOW REPORTING MY COMPANY ON ANGIE'S LIST AS NEGATIVE, ESPECIALLY SINCE THE OTHER ITEMS (OTHER THAN THE SHOWER'S TOP PIECE) WERE NOT KNOWN TO ME UNTIL NOW. WHY, AFTER 3+ YEARS, IS THIS REPORT SHOWING ON THIS LISTING? TYPICALLY, 1 YEAR WARRANTY IS GIVEN TO WORKMANSHIP DEFECTS. THE WITHHOLDING OF THE $200 FOR EXHAUST FAN INSTALLATION IS MORE THAN ENOUGH TO CURE THE SHOWER'S TOP PIECE INSTALLATION. AND, SINCE I WAS UNAWARE OF THESE OTHER CONCERNS UNTIL NOW, I FEEL THIS IS AN UNFAIR REPORT, ESPECIALLY CONCERNING THE TIMELINE INVOLVED. PLEASE RE-REVIEW THIS REPORT, AND EITHER ALTER OR REMOVE IT ALTOGETHER. SINCE THE WORK WAS DONE OVER 3 YEARS AGO, THE TIME STAMP OF THIS REPORT LEADS OTHER CUSTOMERS TO BELIEVE THE WORK WAS COMPLETED IN 2008. RESPECTFULLY, SUSUMU MIGAKI.
The kitchen layout was designed the cabinets were ordered. Pricing for national name brand cabinetry was really good (KraftMaid). Kensetsu's dealer beat the 'orange' home improvement chain's price for the cabinets, and some upgrades were included in the price (the chain would have charged for the upgrades). Plumber and electricians were consulted for movement of water heater and laundry area. Once cabinets were ordered and in manufacturing stage, the kitchen was gutted. Under the 2 layers of linoleum, we discovered the original fir flooring. All flooring and subfloor had to be removed, so we decided to try to salvage the wood flooring (saved some $$ too). I worked with the contractor to removed the floor boards. After the kitchen was gutted, plumber, electricians came to demo old plumbing and electrical wiring. The house had 2 electrical panels, which were condensed into 1 panel in the laundry area (much more aesthetic that where the box was located previously), along with some very scary wiring in the kitchen area. Old, failing plumbing pipes (both water and drain) were replaced with new Wersbo flex piping and insulated. Kensetsu ran new floor joists and blocking where the old joists had sagged and had slightly rotted. Once electrical and plumbing initial inspections passed, the kitchen would be 'rebuilt'. Please note, in all the construction and demo time, I was only without power for a part of a day and didn't have hot water (due to relocation of water heater) for 1 full day. I expected to be in a hotel for at least 1 week, while this process was ongoing, but only one time, had to stay with friends for laundry and shower! I felt this was amazing, due to the nature of this remodel. Once kitchen and laundry drywall was complete, Kensetsu and I worked together to re-lay the fir flooring. Once the floor was laid, they were refinished (and look beautiful!) The electrician and plumber came to hook up the laundry area and the hot water heater, so I would be without. The cabinet installers came shortly after to install cabinets. Their pricing was very reasonable, again, compared with the large home improvement chains, and had over 20 years carpentry experience. Once cabinets were installed, the granite contractor came to fabricate and install slab countertops. The plumber and electrician both came back in a timely manner to 'finish' out the remaining items. Cork floor was laid in the laundry area. This project took approx 8 weeks, but was worth every day! I love my new kitchen and have peace of mind knowing that there is new support under that area. All of the contractors (plumber, electrician and Kensetsu) know each other and work well together. They seemed to have a good rapport and coordinate well. All inspections passed with flying colors. There were a couple items that needed attention after the fact & all contractors involved had follow thru. With any project, there will always be items that need follow up.
Description of Work: My home needed a kitchen remodel (had to gut down to studs & floor boards). Water heater was in kitchen, relocated to tankless, exterior unit. Cabinets were from 1950's, metal, and had rusted and discolored over the years. The existing cabinetry, walls, ceiling and flooring had to be removed (along with the adjacent laundry area). This was a full blown remodel/rework. All plumbing was updated, new electrical wiring and panel installed, some appliances moved/relocated. New cabinets, countertop, sink, lights, paint, drywall, venting, windows, some new appliances and flooring.

I have a 1920's home. The bathroom was gutted by Susu. Bathroom had 2 layers of plywood subfloor and linoleum sheet flooring to be removed (along with 80 years of improper construction methods!). Subfloor under bathtub was rotten, along with some "illegal" floor joist scabbing and floor unevenness. The bathtub had to be supported from crawlspace and floor joists firmed up with post & pier. New floor joists were scabbed in properly to add extra support. New subfloor was installed, along with new hexagon tile. Matching tile installed in shower stall, with accent pieces. All drywall was repaired and new vanity was installed. New plumbing lines were run by Susu's plumber. New vanity was installed, as well as new plumbing fixtures. Looks wonderful! He is currently working on my kitchen remodel, and has done many other jobs for my rental homes (windows, vapor barrier, tear-out, install of wood fence, etc).
