We do not put fiberglass insulation in crawlspaces. Science shows that fiberglass that is open to the elements, such as in a crawlspace, absorbs the water, causing it to hold moisture against the wood, leading to mold and mildew. We will not install this as it causes home integrity issues in the long run.

Love theses guys and this company. They are fast, professional and they do exactly what they say they're going to do. They recommended we contract with a company that installs dehumidifiers to keep the basement dry, and we did go with their recommendation. Very happy with the results.
Description of Work: Waterproofed out basement which was seeping water. Added a vapor barrier that is beautiful and white and keeps the crawl space clean and tidy, and no weird smell coming from that crawl space any more!

We did not hire John's Waterproofing. This company, like a few others in the country, are wanting to go into dirt crawlspaces, and make them almost like a room you could live in. They send out their 100 page book showing you how a crawlspace should be. The cost to do this is astronomical! We told them we just needed the water coming in through the foundation to be taken down to the lowpoint drain. By the way, John's Waterproofing told us that what they do does not stop the water from coming in. They just manage the water once it is in. Their management seems to always need a sump pump. The fellow who did our bid kept saying, "you need a sump because I don't know if your drain tube works." Well, if it didn't work we would have a huge pool of water that we don't have. He sent us a handwritten bid that wasn't very detailed with several abbreviations we didn't know what they meant. He also would not give us a warranty if we didn't put in a sump. We had two other companies who do crawlspace drainage come out and niether one of them recommended a sump and their typed bids were very clear and detailed with exactly what was going to be done. We also hired one of those companies who did the work for several thousand dollars cheaper, and gave us a warranty. That company also identified where we needed to regrade some of the dirt, so the water would flow better-John's never said anything about that.
Description of Work: Provide a bid to install new perforated tube to replace current one and trench it in to lowpoint drain. Replace vapor barrier in both crawl spaces.

We had dampness issues and small leakage problems during the rainy season that caused mildewing in our older home. They came in and jackhammered into the floor around the perimeter and installed a gutter drainage system to the sump pump. They performed the work quickly and without much mess. We are very happy with the result. The basement is now dry and odor free and the crumbling walls are covered, which makes our unfinished basement more appealing. We highly recommend this company.

Two very different experiences. The services men that came and did the work and the office staff were wonderful, professional, prompt and experts in their field. The salesman Michael (who was our direct contact and go between for several months) was unprofessional, difficult to get ahold of, slow to respond and horrible to work with. For the install and office crew: Everything was prompt, clean and beautifully installed. When we had some questions about the install with a new concrete slab we were laying, the install crew were responsive and awesome. The office staff, even as we were having problems with Michael, were great. Responsive, professional, empathetic and did their best to assist us. Michael the salesman was fine for the initial estimate. Came out as scheduled and gave us an estimate quickly. Our initial quote included having John's Waterproofing demolish the concrete around the edge and then repour it after the drain was installed. We later decided to pull out our entire concrete slab and repour. This would require much less work of John's. We were able to get the company to agree to a lesser fee as there was less manual labor involved. It was difficult to get ahold of michael to discuss this. Once a lower price was finally agreed upon, I asked him to send us a copy of the updated contract that reflected the new price. It quite literally took us 1 month and over 8 emails and phone calls to get it. When he finally sent the email, the contract was not attached. We reached out and asked him to resend the email with the attachment. He was very condescending stating he did attach it and to just look for it. For whatever reason, the attachment did not come through in the email, I was not "blaming" him simply asking him to resend. Finally he did, with much exacerbation. After the system was installed, before the concrete poured, our concrete layer had a concern about one of the drains. No big deal, we just needed one of the service men out to come look and it and explain something. Michael was again very rude, difficult to get a hold of and resistant to help us. We finally called the office and they promptly got a great service tech out to answer our question and adjust the drain a bit. Lastly, prior to the install, we paid half of the work on a credit card (this benefits us over a check as we get points for using a credit card). When it came time to pay the remaining balance, Michael told us we had to pay with a check becuase of "the discount" we received. This was never discussed as a term of negotiations prior to this moment (after the work was done) and their website clearly stated they accept credit cards. It took us several calls and discussions (with Michael being difficult and rude) to be allowed to pay in the credit card. I feel for John's Waterproofing as Michael lost a future customer or referrals due to the poor dealings with Michael. John's Waterproofing was not the cheapest route we could have gone, but we decided to go with them as they have been around a long time and we wanted great service. I am left with such a bitter taste in my mouth after months of difficult dealings with Michael, I'd be hard pressed to go back with the company.

Great. John's Waterproofing was punctual, polite, and professional. They completed the job in one day. The crew cleaned the worksite and left nothing more than a beautiful sealed basement.
Description of Work: Fixed a problem basement that had been damp and wet for years. During a good rain the basement would seep water. The problelm is fixed and we couldn't be happier.

The whole job took one day and great care was taken not to track anything onto the carpet - access to crawl space is from a carpeted closet in the master bedroom. It seems to be working well. We haven't been under the house but are aware that the sump pump is working from time to time. This is the second job that John's Waterproofing has done for us. In our previous home, they installed an inside perimeter drain in our daylight basement. It was a more complex job and cost about the same which can probably be explained by when it was done. We sold that house a short time later. John's transferable warranty was a factor in the quick sale. We are not aware of any problems.

This was done for my wife's house which she tried to sell when we got married. After renting she was prepared to put the house on the market when a referral from a friend resulted in an offer. The inspection revealed some water issues in the crawlspace, not unusual in this part of the state. I went down to look and verify the issue. The inspection service recommended John's service which made me somewhat skeptical but the Angie's list reviews were positive. When their agent came to inspect and discuss remediation I was more impressed. They were able to schedule the work in a time frame favorable to closing. They arrived on time and did an excellent job of keeping the house clean and cleaning up afterwards. I went down into the crawlspace and saw that new plastic had been put down but wasn't going to peel up the plastic to verify the trenching and placement of drain pipe (sock covered flexible drain pipe). I saw the wiring for the sump pumps and the alarms but again did not peel away the black plastic to verify installation. It is difficult to rate this work in comparison to above grade work where a better inspection is possible. It appears they did what they said they would and the situation is improved. I am not one to inflated ratings. This is difficult work and "adequate" is really fair praise. I would consider them for our current home some time in the future.

The damp, musty smell from our crawl space was was worse in the winter when the crawlspace had some standing water in it. There was a French drain installed by the builder but did not remove all the water in the winter and even in the summer, the dirt floor was always damp. We talked with a couple contractors but John's was the only one who's solution made sense to us. It costs a lot of money and the "sticker shock" was beyond our expectations, but we felt the solution - if it works as predicted - would be worth it (too early to tell since it has only been a little over a month installed.) John's responded very quickly to our inquiry and immediately sent us a book written by the creator of the system they use. It was was a great educational tool and helped us understand the causes of our problem and the likely options to fix it. The person who came to our place did a check of the crawl space and took pictures and humidity readings and presented his solution as well as the price proposal. We negotiated a bit on the price and the cash discount helped lessen the impact of the total amount. Work was scheduled to start within a few weeks. The work team showed up on time, neatly dressed and immediately started working. They completely shielded our entry and hallways to the back bedroom where the crawlspace access was located. This barrier stayed up during the entire process but they did take it partially down at the end of each day for ease of our access. Work proceeded at a rapid pace as all the old floor insulation was removed along with the plastic sheeting on the dirt floor of the crawlspace. They also removed all debris from the crawlspace, leveled the surface and created channels for water to run to the sump pit. They inserted new waterproof barriers under all the support posts and then sealed the foundation vents with plastic covers and sealing compound. They modified one of the vent covers to accomodate the dryer vent in that location. Then they placed drains along the base of each foundation wall that will direct water to the sump pit. The foundation walls were insulated and sealed at the top and then the heavy guage material was placed on the dirt floor and sealed with heavy duty tape to create a seamless barrier between the always-damp ground and the crawl space environment. The sump and back-up along with alarms was installed and the pump was connected through the foundation to drain into the strorm water runnoff ditch in front of our home. The dehumidifier was the last bit of installation and followed by a complete and thorough clean up of everything. The work was completed on the estimated schedule and we were absolutely delighted with the entier team. They were always punctual, professional and easily accomodated the "little things" that always come up during any job. While the overall effectiveness of the project has yrt to be determined with this next winter at the coast, we have no reason at this point to doubt that it's success and every reason to be very happy with John's Waterproofing.

We bought the house new in 2002 and began smelling a musty odor a couple years ago. It got worse over time and we decided to either sell the house or fix the problem. Our inspector told us that there were puddles in our crawlspace, and there's this area where the water seemed to have been there for extended amount of time that needed to be taken care of. We decided to contact John's waterproofing because we had a friend who just hired them to waterproof their crawlspace and was quite happy with their work. Jack came to look at our crawlspace and gave suggestions. He was very professional but the estimate we received just didn't seem reasonable to us. His estimate came in around $8300 while my friend's job only cost her $3000. Our house is about 2800 sq ft and my friend's about 2200, and Jack did say that we would need two pumps installed. We thought maybe it's the pump that's costing us a lot more, but my friend said they ended up not having to install the pump suggested in their original quote and they only got couple hundred dollars back. In the end, we feel that the difference came from this Basement System Jack suggested which involved the pumps, a dehumidifier, sealing the entire crawlspace etc. My friend said the person they talked to did not mention anything like that. We supposed the System would make things ideal but it's really too expensive, so we asked Jack if there's any alternatives, but he only offered the option to pay over several installments. We ended up hiring another drainage specialist because we asked our inspector his thought on how much it should cost to fix this, and he said something between $2500 and $5000, which made us feel $8300 was perhaps not worth it.

The job was handled in less than a full day. The workers were friendly, courteous, and educational in explaining the process in detail. They left the bathroom as clean as it was when they arrived.
Description of Work: I've been dealing with small leaks in my basement for the past two years, and it's been a frustrating experience. Until my contractor recommended John's Waterproofing. In fact, I a rep from the company had been to my house several years ago and why I didn't engage their services is still a mystery to me. The time had come for me to restore a bathroom in my basement and I had to address the water issues once and for all. John's Waterproofing solved my problems once and for all. They installed a sump-pump and ran a drain on the inside floor next to the wall of the east side of my home. Any water accumulating in the sump-pump would be sucked into the drain and through the pipe to the back of my garden, some 30 feet away from my house. They put a water-proof liner on the interior wall facing the outside. That wall has a lot of hydrostatic pressure from a dog-run installed by the previous owner. The ground in the winter and spring rains acts as a sponge and the water is always on the lookout for a place to drain and my basement has been that place. It is no more. The only disagreement was the company's recommendation for a very expensive ($1,700.00) de-humidifier. The humidity in my basement was registering a disturbingly high 50% plus. In that environment, I'm surprised no mold developed. I purchased a large de-humidifier which has kept the basement at a more dry 35% humidity, and it is working fine, and cost far less. The real test will, of course, come in a more rainy season than the winter of 2013, but I'm confident that John's Waterproofing has solved my problems with encroaching water, and now with the new bathroom installed, there's a fan to cope with the additional moisture in the bathroom. The digging of the pipe line, the installation of the sump-pump and the hanging of the water-proof curtain on the interior wall took the better part of one day. The installers did a clean and relatively quiet job. They were great about explaining what they were doing, and I'm completely satisfied. If you have water issues in your basement (and in Portland, this is very common), call John's Waterproofing.

The quoting process was a little cumbersome. The sales guy came to our house to do measurements and look around. He provided us with a quote that day before he left. He emailed it out and then shortly therefore emailed again saying they had the wrong pricing in the software. It increased the bid by over $1000. This was annoying of course, but did not end up being a deal breaker for me. We worked around some additional discounts, including an Angie's List membership coupon to get the price down a little to offset. The experience with the sale guy was ok, he was responsive and answered my questions but he was a little flippant. The scheduling of the job was easy and the office followed up several times to confirm everything and make sure the date was still good and to inform us of the time window they would arrive. It was initially estimated as a two day job. You have to provide about 4 feet of work space for them so we had to move everything in our basement back to the middle and disconnect and drain a hot water heater that was installed in the corner of the basement right where the main water problem was. They sent a 3-man crew to do the job. They were on time and all very nice and respectful. They got to work immediately after walking around the job area. They was no time wasting or sitting around. They put up plastic sheeting to protect your things from the dust and everything from the job. Within about 20 minutes of arriving they were jackhammering the concrete. We left for awhile during this since the sound is obviously not something you want to sit around in your house listening to. Don't leave dogs at home when this is happening. The team was very efficient and was able to complete the job in one day. We hadn't decided on the final location for the sump drain line and they were very quick to identify the best location and drilled a hole in the concrete block wall to run the plastic pipe out to a spot where they installed a drain where the water gets pushed out by the pump pressure. The pump was tested, worked great and was quite. It sits in a plastic bucket like device so it's easy to open and gain access for maintenance, etc. The crew did a great job cleaning up and for something as messy as this job I was surprised as how good a condition they left everything. The floor will have to be mopped because of the cement dust that gets wet and adheres to the floor but that's not a surprise and is not a big deal. Most of it can be swept up a couple days later when everything has dried out. Because the job only took the 1 day, I called the office and their finance person corrected my balance due since John's charges a per day trip charge on top of the job materials and labor. I was pleased that it was so easy and I was able to write the check for the right amount and give it to the guys when they left so we didn't have to do an adjustment later. They do charge sales tax for Washington residents so don't think you'd be getting out of the 8% if you live over here (they do a decent amount of work in Clark County I was surprised to find out). I have very high standards, so while my ratings are not all A's that should not be considered a failure on John's part. It's just that to me an A is the top of the line and not just better than average but better than nearly anyone out there. I was satisfied with the experience and the job, especially the quality. My rating of a C is that I felt the price was fair, but in reality this is the type of specialty work that you won't be getting a lot of quotes on and therefore don't really know what the "market" is for a job like this. It also reflects the quoting mishap. So, yes, a C but again I felt it was fair and reasonable. It's possible it could be better than that but I don't have a good reference point.
Description of Work: We have a home built in 1949 with a daylight basement, located on a river. We bought this house in 2010 and every wet season since we've had water in the basement when we get extended rain and the water table is up and saturated. The basement did not flood, but water would seep in at the joint between the wall and the floor. This was at minimum a nuisance of a damp mildew smell and having the vacuum and towel up water for several days at a time. At worst, we would not be able to fully finish off the basement to our desired state until we addressed the water problem. We finally decided to find how we could address this problem. Between Google and Angie's List research I came up with John's Waterproofing as the most likely capable to do the job. The specific job they quoted and performed was to install WaterGuard which is a proprietary system for which John's is an authorized installer. The basics of the job is that they cut the concrete floor between the wall and about 6 inches out from the wall. They go all around the perimeter. I only had 3 sides addressed as my 4th side has a bunch of built-in custom shelves that would have been a pain to take out and try to rebuild + I wasn't seeing issues with water on the side away from the river. After cutting the concrete they dig it out to form a trench. They then install a plastic gutter like track (except not open on the top) called WaterGuard in the trench. This has holes in one side and as water flows under the wall it will go directly into the WaterGuard. Water creates a lot of pressure and instead of trying to redo the wall/foundation, it gives the water a place to go that then channels it to a sump pump that they install in a low spot in the floor. The tracks all flow to the sump pump. They put little access hatches every so often so you could run water into the system to flush it if you needed to. The backside of the WaterGuard extends up from the level of the floor creating a little lip and on the backside has some small plastic risers so that it doesn't sit against the wall exactly flush - it is a small gap and not a visual problem at all. You don't really notice it. They pack gravel all around it and then patch over with new cement to complete the job making it smooth with the rest of the floor. Next winter we'll find out if our basement water problem is a thing of the past.

Our yard has a low area that tends to be very wet. We wanted to see what our options were for collecting and diverting water away from the house. This company had a very professional presentation, but the solutions seemed to be more complicated and expensive than we thought were necessary. Our crawl space is dry, yet they really wanted us to purchase and install a very expensive sealed system for that area. We ended up working with a landscaper instead. He installed a simple french drain in the wettest part of the yard which has completely handled the problem. Rather than spend many thousands of dollars, we spent a couple of hundred.

Went well. Their fix involves jack hammers on concrete but we had no dust problems. They showed up on time, worked a full day and a half cutting a trench at the foot of the basement wall and installing the pump to move water out of the basement. Cleanup was thorough and complete.
Description of Work: We had a chronically leaking basement, drips from two of four walls. We got bids for a fix. John's was convincing as to real cause and prevention (coating is temporary, given the nature of concrete basement walls). They installed the system to catch any seeping water and get it out of the basement. Through a particularly soggy December we had not a drop of water on the basement floor.

The crew showed up in the morning and started by laying plastic over the floor from the door to the crawlspace access. They trenched around the inside of the foundation and laid plastic drain tile in the trench that terminated in a sump well they installed. A sump pump was installed. New plastic was laid over the floor of the crawl space. When they were done, they cleaned up everything and left the house as clean as they found it. They were not cheap, but they didn't do "cheap" work. Great people.

We do not put fiberglass insulation in crawlspaces. Science shows that fiberglass that is open to the elements, such as in a crawlspace, absorbs the water, causing it to hold moisture against the wood, leading to mold and mildew. We will not install this as it causes home integrity issues in the long run.
