Services we offer
Waterproof Basements and Crawl Spaces using Basement Systems products, Air Sanitizing, Air Purifying, & Mold Proofing.
Services we don't offer
We do not put fiberglass insulation in crawlspaces. Science shows that fiberglass that is open to the elements, such as in a crawlspace, absorbs the water, causing it to hold moisture against the wood, leading to mold and mildew. We will not install this as it causes home integrity issues in the long run.
It went well. I'm generally happy with the service. There were three workers. They worked for about five or six hours. They cleaned up after themselves.
Description of Work: They changed the existing water vapor and they installed a new sub pump.

Sales: I wasn't present for the initial consultation but my Wife told me it went well. Ben explained in detail the work that needed to be done and was courteous, professional and prompt. He was also available to answer a couple questions that I had over the phone which he did well. Might have over-sold us a bit on the De-humidifier, but I chalk it up to piece of mind so it doesn't bother me. A more cost-conscious consumer might raise an eyebrow. Service: The installation crew was super courteous, professional and prompt. I appreciated that they kept in communication with me over the entire process and whenever there was a question involved they always got my input. They covered most of my stuff in the basement with plastic which I appreciated because there ended up being a lot of dust on the job. I also appreciate that they didn't waste any time, and worked very hard to get the job done in the shortest time possible. I had two issues (one minor, one not so) that kept me from giving an A for quality.... 1) The job left my basement pretty messy. It was covered in a layer of dust that I would have appreciated them cleaning up. Also, while I understood that they couldn't put my dryer back it would have been nice if they could have forewarned me because it was weird seeing it left out in the middle of the basement. 2) While attempting to cover the wall with the thermo-dry material, they ended up pulling out a bunch of sockets that I believe were somehow grounded in the wall? While putting the dyers back I noticed sparks coming out of the sockets and now I am going to have to call an electrician. I don't remember if I was informed about this before-hand, but I feel like for safety concerns there needed to be more emphasis. Other then these issues the overall job was excellent. I feel very confident now that I won't have any more water problems in my basement which was the goal. The friendly service was definitely a plus.
How did it go?? It went great! John's Waterproofing is top flight. They installed my sump pump several years back. The price was excellent and the install was problem free. We have the pump serviced every year in November before the rain starts. The service guy we use is Kaleb. NICE GUY!I am in a wheelchair so I need other eyes to check the crawl space and give everything a look over. I have all the confidence in the world in John's. They never take a shortcut. This time (as always) I had Kaleb install a section of pipe to the discharge line. No problem, no charge. I am so grateful for all they do. If I ever did have a problem John's waterproofing is a phone call away. On time, no fuss, super nice people, great price. Good Luck, Tom S. Tigard, Oregon

We should have done our homework on their website before having them come out to give us an estimate on what it would cost to rid us of water under the house. If we were building a brand new home, we would definitely have purchased their waterproofing product. But, our house is 16 yo and we just wanted the water gone with no additional cost. After getting an initial quote of $22k and mentioning we still had kids to put through college, the quote was changed to eliminate the bells and whistles and modified to $7.2k. Still higher than we wanted to pay. Again, our fault for not doing our homework on what we wanted done. Johns Waterproofing was the first estimator to come out, and we learned a lot from our experience and tons of information Mike provided. He answered our questions thoroughly, and we would use them again if we built another new home.
Description of Work: Provided us a quote to remove water from our crawl space.

After we had a big shower pipe leak go undetected under our home (until we had a plumber inspect and fix it) my husband hired John's Waterproofing to replace the barrier, add a sump system in case another pipe were to ever break and go undetected. We also decided add in gutter drainage as an additional precaution. Our only crawl space access is a small door in the floor of a back bedroom so we were concerned about how they were going to be taking out 1300 sq feet of old wet dirty plastic barrier sheeting. The crew arrived promptly and went right to work putting up PROTECTION on every wall and the floor of the back bedroom, and then the floors and walls of the hallway and living room so they could take all the dirty/damaged barrier sheeting outside without getting our freshly painted walls and our brand new carpeting dirty. I was impressed. Then, the crew split up to complete both the outside repairs and the crawl space clean-up and sump pump installation simultaneously. They were GREAT guys and I really enjoyed their sense of humor and willingness to explain everything they were doing in great detail. They were also very skilled, quick and professional. Gracious even, refusing all offers of beverages on a hot day. They tested everything out when done and then I was given instruction on the use of the sump pump and the things that it does and could/would do. He was very easy to understand. They hauled ALL the bad barrier and debris away without added cost. When they were gone, there was nothing for me to clean up or wipe down inside or out. I looked in the crawlspace and was SO RELIEVED!!! What a HUGE DIFFERENCE!!! I am so glad we hired John's. I wish I could show before and after photos.
Description of Work: IN THE CRAWL SPACE: Removed ALL the old, wrinkled up, dirty (and in some places wet) water barrier; removed all the old debris under the house as well and smoothed out the dirt flooring in the crawl space. Added a complete sump pump system. Added a brand new barrier system that went all the way up the side walls. OUTSIDE: Added under ground piping to bring the rain water from the gutters to the back of our property and then replaced all the grass and dirt that had been displaced.

We were given extra details as to how to continue to keep moisture out of the basement. Great recommendations!
Description of Work: John's Waterproofing gave us piece of mind that our basement no longer had any water issues.
The representative showed us, with his manuals and drawings and then in the area of interest, how his company would have to install one of two very expensive proprietary wall "shields" all around the perimeter of the basement (even on the opposite side from where the water was leaking and pooling) while at the same time removing a good part of the concrete flooring to install a French drain leading to a sump pump in a far corner. Not only was the scope of the work extremely invasive and lengthy but far more costly than we had budgeted for. Fortunately, we received some very good advice to explore another option and in the end that advice paid off 3 times over - however, that advice notwithstanding, we would not have used John's for two reasons: the first was that we asked the representative if his was the ONLY way to procure water abatement in the basement and he said yes and tried very hard to sell and sign a contract for the work ON THAT DAY without giving us time to think about it. Secondly, we simply did not have the money necessary for 'John's' work in the budget-it far exceeded our allowance for this problem. We would have had to seek an alternative anyway. As it was, the alternative we sought was NON-invasive, a guaranteed fix and 1/4 of the price.
Description of Work: A representative came to the house to examine the leaking/standing water in the basement. He immediately concocted a complicated, invasive $10K "fix" that, in the end, wouldn't guarantee the basement would remain completely dry. He was dressed professionally and pleasant enough to speak to.

I don't think they took out the dirt from placing the sump pump so I'm not sure that a drainage issue wasn't created. Once the curtain drain around the perimeter is in, that probably won't be an issue but for right now I did still have some standing water under the house. It has been dissipating much faster with the sump pump installed.

I could not pay him until the house was sold and he was wonderful about it and waited 4 weeks to be paid. Such a nice man. I will remember him and will use him at our currant house if we ever need him. pp

I called John's because I found that I have 2 layers of vapor barrier under my house. An employee of John's came out to inspect the crawl space which he did very quickly and didn't go completely through the area. His reason was that there was "alot of water and I can't tell how deep it is". He then told me at length of how important a 'dry crawl space' is and all of the health hazards that can occur (as well as mold) - he tried to scare me. Conveniently, his camera batteries ran out before the inspection. He recommended trenches, a sump-pump and new vapor barrier. His quote was about $4900.00. I then called another company for an estimate - I was lucky enough to get a very honest gentleman out to complete an inspection and estimate. He spent about three times as much time under the house as John's employee. There is very little water under the house and DOES NOT require the elaborate drainage that John's recommends - he told me many companies will do the dishonest 'up sale'. He did take pictures and showed me the areas with water, they were small and only about 1/4 inch. They will dissipate when it stops raining. I will most assuredly use this company to replace the vapor barrier.
Description of Work: Inspected the basement and left an estimate.

Since the install, there's not been a single drop of water, or any evidence of moisture there (the cracks used to turn black before water appeared). They have an outstanding book/brochure that they'll send you first, that explains causes of water intrusion and common solutions, and shows how their solutions are best applied to resolving these issues. I'm very pleased with the results.

Johns Waterproofing did a fantastic job of cleaning up my crawl space, from the presentation to the final touches. Everyone at Johns Waterproofing wants to see your issues resolved, and when they’re done, they want you to be happy with what they did. They are willing to guarantee their work, and when you accept all of their recommendations, your project may qualify for a transferable warrantee as well. We have a spring under our guest room, and our original builder didn’t adequately provide for that. The work he did was deteriorating at a rapid rate, until one day we were forced to confront the issue again. Not only did they remove all of our original builders “make-shift work around” debris, but they actually, permanently fixed the issue to a point where they were willing to warrantee the project “forever”, allowing us to transfer their warrantee to any new owner, should we ever decide to sell our house. I accepted all of their recommendations, and not only did they resolve all of my crawl space issues, my electric and gas bills have been significantly reduced as a result of the things they did in my new, clean space. We couldn’t be happier with Johns Waterproofing, and their crews. Each and every member of Johns Waterproofing we came in contact with was very hard working, personable, and professional. We had two crews working in our crawl space and every single person was concerned about how they protected our house above the crawl space as well. They put plastic sheeting up on all the walls and floors, and cleaned up every day before they left. I can’t say enough good things about the work force at Johns Waterproofing. I was impressed with everyone. Would I recommend them to my friends and family? You bet I would, and that recommendation would come with my highest rating as well. I hope this helps you decide to choose Johns Waterproofing for your basement or crawl space issues. I really believe, you’ll be as happy as I was with my project. They did a great job for me, and from what I read in previous reviews, my results weren’t an accident. These guys know what they’re doing. Jim
Description of Work: They removed all the previously installed remediation remedies, and floor insulation. They built a new drain system, routing all water to a sump pump, and created an exit system for the water. They also installed an air dehydration system routed that water to the new sump pump, and also pumped that water to the exterior of the crawl space. Finally, they sealed and insulated the crawl space protecting it from all exterior influences. They created a clean space in my crawl space.

They removed the moldy insulation from crawl space, installed perforated pipe system and sump pump in crawl space, in stalled 3 smart jacks and new vapor barrier. I don't understand the Angie's List pricing system in the review. I gave it an A but what I mean to say is that the price is high.
