We do not put fiberglass insulation in crawlspaces. Science shows that fiberglass that is open to the elements, such as in a crawlspace, absorbs the water, causing it to hold moisture against the wood, leading to mold and mildew. We will not install this as it causes home integrity issues in the long run.

The installation of the line involved digging through difficult soil, rocks, and tree roots in constant rain. Two very professional employees left wet and cold after a job well done! Bravo!!
Description of Work: Disconnected two gutter drain lines from a dry well. Installed a 90 ft drain line to the street curb and connected the gutter drains to the new system.

I LOVE IT. I would definately recommend them to anyone who has water issues.
Description of Work: Our crawlspace could get up to a foot of water during the wet season. I called John's Waterproofing and Sarah ANSWERED the phone. I know, a real person answering the phone!?!?!? Who knew. The next day I got a nice package in the mail explaining what problems water in a crawlspace can pose. Robyn came out a few days later and gave me a free no obligation evaluation. The next week, Delfino and Juan from Johns Waterproofing buried a drainage system next to the interior walls to catch any water that gets inside. That water is now directed to a sealed pump with a battery back-up. But they didn’t stop there. John’s Waterproofing then encapsulated the crawlspace with a thick plastic liner, similar to a pool liner, on the walls, pillars and dirt floor completely sealing it from the earth. Energy efficient and dry. I can even store items down there without fear of it getting wet or dirty.

They did a great job and were very efficient. At my request they came back twice to explain the situation to me because it was a very expensive one and required quite a bit of expertise so they explained it in detail til I understood. They had a crew come when it was time and they did an amazing job.
Description of Work: John's Waterproofing Company did basement waterproofing for me. Some of this was outside and some was in the crawlspace. They had to dig deep down to the base of the house and install drains.

They provided a good service. We had water issues under the house, so they came in and did an estimate and told us what was going on. We got three other bids but they were the lowest of them. They were able to respond quickly and did very professional job.

I called with issue Wednesday night, and received a call back first thing Thursday morning. Scheduled service person to come late morning (after he finished his first appointment). Service person showed up just before noon and worked for about 2.5 hours cleaning, removing old pump, putting in new pump and checking the weep drain around the perimeter of the crawl space. Oh, and he replaced the moisture sensor with a dry one once the water level was low enough to close up the sump well. All in a space that was too short to sit upright. I don't know what they pay these guys, but it isn't enough!
Description of Work: Replaced sump pump, cleaned sump well, checked footing drain lines along inside of foundation that feed the sump well.

This is pretty much explained above.
Description of Work: Called up John's for an estimate, they were mid range in price so I went ahead with them. They gave me a start date for three weeks later and said it would be a two day job. The crew showed up on the first day and told me they could only do half the job as they had no material to do the walls and windows and had no idea when they would get it. (they had three weeks to get the material rounded up but didn't). Unfortunatly once they had given me thier start date I then scheduled the plumber, electrition, sheetrock crew, and painter around them. Now with this delay I had to cancel and start over with everyone. The crew showed up a week later and got some of the wall work done, then came back after another week went by and finished the walls. This same day a window guy of thiers come out and measured the windows (here we are three weeks into a two day job and they are just now measuring for the windows). A week after that the windows were done and cleanup was completed. I did a walk through with the sales guy and we noticed the walls they installed were never sealed at the top, a major mistake. So the crew had to come back out and do that. I paid the bill and thought everything was going to be complete. Then just today I was painting the outside of the windows they had put in and noticed none of the windows had been caulked so rain water could just seep into my walls causing damage. You would think a "water proofing" company would understand this. At this point I have no idea what else I'm going to find that they didn't do right and I've lost all confidence in them as contractors. Being a contractor my self I understand how mistakes can occur, but this is beyond exceptable. Thier management mishandled ordering materials, thier crews made numerous mistakes, the communication to me was very poor. It just leaves feeling they really didn't care that much about doing it right. Only person there that was helpfull was the office gal.

When the salesman came to my home to give me an estimate- he wasn't prepared, he had only his cell phone for a light for looking into crawlspace of "pitch black"- He was out of samples of materials to show me- When I told him my son actually recommended them he had just completed this same project he told me that he could take off $700.00 and give me a pump without an alarm- as I am elderly, single female and on limited budget. I didn't have my son's estimate at this time but since he recommended them and had good experience I paid cash for my services on this day and scheduled install. when I spoke to my son, he was so surprised to say that he had the EXACT same services done in his crawl space and had more square feet of pipe system, everything was same and he had alarm on pump, same pump also and they charged me $1500.00 more than his services- even after he "so called" adjusted the price $700.00. Otherwise I'd have been overcharged $2200.00!! When I tried to contact John's Waterproofing to discuss being over charged as I was- they never answered. When installers came to home they didn't deal with estimates or costs and to contact company. I really feel they took full advantage of an elderly woman and they refused to adjust costs or contact me. They were responsive and punctual because they want your money and business. Don't use them. I'm very disappointed and feel this is not a trustworthy company - or atleast if you are a female seeking service.
Description of Work: Installed 162' perforated pipe system around perimeter of crawl space and installed smart pump. Installed 6mil vapor barrier.

They were extremely responsive. They tried to come up with as many possible solutions as their crew had experience with. I didn’t choose them as I felt they didn’t have the right solution, but they gave it a good try. They returned calls and came out multiple times. However, they price was too high and I didn’t feel they had the experience.

I sent an email on a Saturday night and had a response via phone first thing Monday morning. They promptly scheduled someone to come out and review my situation. Stan took the time to explain all the options, hit the different price point and left after a no pressure presentation after preparing a quote. While the services are very expensive, they are worth the expense. On install day, Logan and his crew showed up on time and ready to go. After about a 10 minute introduction and walk around they got right to work. They were very careful and covered all the areas they could to minimize dust and debris. I avoided the basement while they were completing the work, but once it was done, other than the new product on my walls and the fresh concrete around the perimeter of my basement, you could barely tell they were there. I have an 80 year old house and am amazed that the "musty" smell, the damp cold and the leaks are gone! Thank you!
Description of Work: They removed perimeter concrete, installed a water channeling system on the walls and in the floor, installed a sump pump and ran appropriate lines. Went over exterior items that could help to improve the problems, replaced the concrete, cleaned up debris.

They said the biggest thing was to fix our gutter to get the water away from our house. If we fixed this, they said we would not need to do anything else. This was not their job and they could have sold me on something else but they did not.

we bought the angie's list big deal for this company $250 for $500 worth of basement waterproofing services. We have one basement window and corner wall that was leaking at the window and the wall was slightly crumbling. Outside we had a downspout that was disconnected and going into the soil in that corner until this year and we believe that this led to the problems. Lenny came out and gave us a bid on waterproofing the basement that would place '55 water guard with super sump discharge through the downspout and possible additional upsells to do the whole basement and cover walls with bright wall for just over $7,000! for just the '55 of water guard we could get the cost down to about $3,200. John's also does downspout extensions and discharge lines, but we were not given a quote on just that. We dug out our window wells and worked on the exterior drainage of our property through the spring and called earlier this month about getting a quote on just downspout extensions as we have this $250 "big deal" that we bought and wanted to make use of it. We were never contacted again. The "deal" just expired, and I can't say that I am too pleased. I am sad that I lost out on $250, but I feel that this company does not fallow through on something small where they can't UPSELL you into thousands and thousands of dollars, and I am unsure if we really needed much of what they were trying to sell us.

When I bought my 1930 Craftman's style house, the previous owners warned the basement would flood. Not only did it flood, but the sump pump was woefully inadequate and when the power cut out one wet winter day, the water in the basement was almost ankle deep. I contacted John's Waterproofing because they advertised they sell "waterproofing solutions" meaning waterproofing a basement may take more than just a sump. The first representative to come to the house was a new hire, Jamal, who described how to waterproof basements and explained how their systems work. He answered all my questions well and his explanations were easy to understand. I was sold on their solution mostly on the fact they provide a lifetime, transferable warranty. Between receiving the quote and agreeing to award the work, Jamal had decided to pursue a different carrer. John's Waterproofing sent Mike to work with me. Mike was very professional and he also re-evaluated the quote. He promised the quote would not go up, but wanted to ensure the system quoted would keep my basement dry since I was planning to remodel it. Mike had more experience than Jamal and went into much greater detail about how the waterpoofing system would work. When I expressed doubt the system could keep up with the amount of water my basement takes on. Mike suggested they install the system as quoted now, observe it for one winter, and if it is not able to keep up, they would come and install ancilliary gutters, free of charge. We agreed. As it turns out,t he ancilliary gutters were not required. That first winter was one of the wettest in a decade and the basement stayed dry. The follow summer, John's Waterproofing came back to install the flooring and wall system to effecively seal the basement for all water intrusion. John's Waterproofing installed the gutter system quickly and with high quality. They kept the cement patch work even with the floor, installed the sump under the stairs to be out of the way, and even smoothed out a rough spot in the floor. Thus far the system has worked flawlessly for four years and has enabled me to do a full remodel of the basement. During the remodel, the gutter system was going to have to be dug up and replaced to enable the basement bathroom. Mike came back out to the house for free to consult with the contractors I had doing the underground plumbing to ensure they re-install the gutters correctly.
Description of Work: John's Waterproofing provided two services: 1. Provided french drains to the interior of the basement with a sump and sump pump. 2. Provided waterproof, vapor proof floor tiles and vapor barrier and insulate concrete walls.

John came out and helped me diagnose a basement leak problem. He not only pinpointed the issue, but advised me on a fairly straightforward fix that didn't require his company's services. He then called a few weeks later to check on the status. That's a remarkable level of customer service, professionalism, and attention to detail. The estimator came and prepared a 1 page sketch and 1 page write-up quote of offered services. He also provided Basement Systems brochures for me to read. He came on time and took about 2 hours, just as planned. After reviewing other bids, I selected John's. Only John's provided a sketch. The other bids, however, were more descriptive. While John's bid was on the higher side, I liked their Basement Systems products - UltraSump with its backup redundancy and the WaterGuard design. The products are excellent, in my opinion. The write-up was hard to read and a bit incomplete, so by email I got clarification of what work would be done. I also had to ask for and received the performance warranty information. Yes, John's guarantees their work, which is very good, and may explain why their bids may be higher than other contractors. The 3 man crew arrived on time at 8:30 AM and was done by 5:30 PM. They were not aware of the emails, so I had to explain to them what I was paying for. I was amazed that they were able to get the work done in a day - they worked fast! (I have a MS degree in Civil Engineering and was a construction estimator and scheduler during part of my career.) Nonetheless, the work was "done" and they cleaned up afterwards, just as they committed. It took them about 27 manhours. They even did some "extra" work for me, putting some fallen fiberglass insulation back in place, for no extra charge. They were a good crew. I liked working with them. About a week later, we had really heavy, sustained rain. It tested their installation - the WaterGuard took on water and weeped onto the floor. The embankment they dug out failed, sliding into the drainage area - the angle of repose was too high and the earth too saturated. They should have removed the earth (more work), not piling it up on the embankment (easier, riskier). The UltraSump had water coming into it from above the vapor barrier, but still worked fine. The next day I called John's and the following day, their quality inspector came and determined that they needed to remedy the failures. John's guarantees their work. The following day, the same crew arrived at 8 am. They redid portions of the WaterGuard that didn't drain right. They redid the WaterGuard draining into the crawlspace which had filled with mud. They removed about 0.5 cubic yards of mud from the crawlspace, redid the perimeter drain where it had failed, cleaned up the UltraSump, and replaced the vapor barrier that had gotten soiled. The work took about 4 hours. In summary, they did what they should have done in the first place - about 1.5 days, or 40 manhours. What did I learn? John's guarantees their work - you get what you pay for. Their products are good. Make sure explanations and sketches of work are clear, and that the crew fully understands what they are to do. Be cautious when a crew tries to get 1.5 days of work done in a day. How do you know? It takes experience, and I was "lucky" - this was a really wet winter and the "test" was right after they did the original work. In a perverse way, nature was on my side.
Description of Work: In a crawlspace: 1) remove collapsed mud, digging to below interior slab elevation; 2) install perimeter drain; 3) retain embankment where needed; 4) install UltraSump, replacing existing ring, reusing existing new Zoeller M53; 5) install 6 mil vapor barrier; 6) install PVC drain to street. In basement room: 1) install WaterGuard drainage system into floor slab; 2) drain WaterGuard into crawlspace

It was excellent. They did most of it in one day. They were very professional and very clean. They made sure that nothing was damaged. They broke up a lot of the concrete so there was a lot of dust and they made sure they ventilated the basement. They didn't get any dust in the house. They took a lot of time to show me how to operate the sump pump and the dehumidifier. We don’t know if it was a lot or a little to pay.
Description of Work: We used John's Waterproofing to waterproof our basement. They put in a drainage channel around the perimeter of the basement and they put in a sump pump with a battery backup. They put in an air dehumidifier and put up whitewall sheeting on the walls.

the crew showed up on the appointed date and on time. They spent and entire day completing the task. They covered everything between the outside and the crawl space door in the house. Kept everything clean and when they were completed the crawl space was so neat that you can walk on it in socks if you so desired. They explained how the system worked. A few days later we recieived a follow up call to make sure all went well. The crew who completed the job were hard working they didnt even have a lunch brreak.
Description of Work: installed drain pipe in crawl space and put in new sump pump and put new waterproof covering in entire crawl space and sealed it off.

Called John's to come out and inspect our basement in November before the heavy rains we've had recently. Had noticed some efflorescence in spots along the basement walls and with a nearly 100 year old house, I couldn't say I was surprised to find it. The sales rep, Sean, sent a kit of materials to read about dry basement techniques in the mail ahead of time, along with a personalized confirmation letter of the date and time of our appointment. I was very impressed. On the day of the appointment, Sean and I discussed the full set of options to waterproof the basement, including sump pumps, vapor barriers, etc. The total cost was outside of what I was ready to pull the trigger on at that time, so Sean was able to give me a 2nd quote for some downspout issues I was concerned about. All in all, he was very knowledgable, friendly and great to work with. John's set an appointment with us, then had to reschedule. Not a big deal for us, as we can work from home. The new date was two weeks out and it just so happened that it poured for several days straight during the wait. Well, the basement had some water in several spots, which I was able to vacuum up, but was anxious to have John's come and get our downspouts dealt with. John's came on 12/16 and I showed the fellow around the house to where the downspouts had been pooling water. I asked if he could add another downspout to the job and he was happy to oblige. He measured out the distance and added it to my quote, then got to work. He was here from about 11 to 3 and did a great job. The downspouts are all tied into 3" pipe and leads water away from my house and out to the street. We've had some good rains and I've not seen any water in the basement, so I'm happy so far. All in all, I would recommend John's to anyone who needs drainage issues around their home.
Description of Work: Problem: poor drainage from 3 poorly maintained downspouts. John's dug graded trenches along the sides of the house to tie the downspouts into drainage pipe that leads to the street. Trenches were lined with landscape cloth, then capped on the street end with landscaping fittings.

During the estimate phase they did a great job of explaining what they planned to do and why they were going to do it. They did a good job of making sure we got exactly what we needed. They were flexible when scheduling the work to accommodate our vacation schedule. The price was higher than other estimates but John's waterproofing had a much better warranty so we hired them to do the work. The crew arrived exactly when they said they would and worked efficiently enough to get everything done in 1 day. They laid plastic sheeting everywhere to prevent the dust from spreading to the rest of the house. The finished product looks good except some of the concrete they re-poured wasn't perfectly smooth but flooring is going over it so it doesn't really matter. We've had a lot of rain since the work was done and our basement floor has remained dry. Pro: Great customer service, punctual and efficient work crews, and an excellent warranty. Cons: Price
Description of Work: My basement was flooding during any substantial rain. Water was coming in between the floor and wall joints. John's waterproofing installed a water guard system to drain the water away from the basement.

The crew from John's Waterproofing arrived a few minutes early, covered the items in my basement with plastic sheets, and began jack-hammering a trench on the interior perimeter of the basement. In two locations, they dug under existing walls. They then installed a drain and a sump pump. They also put drains in several spots in my yard, which made the yard look better than it did before. The crew (Manual, Octavio, and Jeff) was done in one day, rather than the day-and-a-half that I expected. All were total professionals--efficient, skilled, and pleasant. On Monday night, the rain started, and there have been storms every day. I am very, very happy with the work done by John's Waterproofing and, for the first time in 12 years, my basement is completely DRY during rainstorms.

With all of the grade A feedback, Joh's had a clear advantage over the competition in getting our business. I will be installing french drains and a curtain drain surrounding the basement in our 95 year old home. I've had many successful Angie's list experiences in multiple cities. Not sure what happened after that...... The rep. came out in reasonable time. He wanted advice, so he brought his boss - Robin - back the next week. Seemed like a normal contractor meeting (I've remodeled eight homes thus far, so not my first meeting, and I've never owned a home that I did not add french drains). The only negative statement I made was that labor rates the rep. had quoted - just under $80/ seemed extremely high - appears to be the rep's misquote. Then it took 3 weeks for the rep to get quotes to me - he new I was on a time schedule, but with plenty of time to cover reasonable delays. The bid had very little information in it, one sentence per category that did not give any confidence that the rep. new what the job involved. Example - French drain - 40 feet long - no depth, width, lining, gravel, pipe to be used - many people have different definitions of a french drain - I just wanted his and mine to match. He said he would work with Robin to get a more explanatory bid put together. Five weeks have gone by now.... Because of my time frame and immediate need, I gave him a verbal go ahead on the 40 foot french drain. Nothing happened with the improved bid or scheduling for a week. That's when I called Robin the sales manager. He took the rep. off the account and said he would meet me the next wednesday. No show. We talked on the phone Thursday - and he apologized, he thought the meeting was another time. Robin said he would call the next Monday - he called Tuesday. I said let's talk Monday after the Thanksgiving Holiday because I was traveling. The only reason I stayed in talks with him is I still thought John's was the best on Angie's list. It's now Friday after Thanksgiving. Has Robin called? No. So, I'm not sure why all of this happened, but I'm disappointed that I did not get the grade A experience that all the other clients appeared to have received. Holding out for John's has now put us into the rainy season, a significant mistake on my part.

They were good, quick and responsive. They did great work.
Description of Work: They installed plastic sheeting for water vapor and installed a sump pump. They also dug a French drain around the perimeter of the crawl space. They did everything they could to waterproof the crawl space.

They ripped up the carpet and tore out a bunch of things in my basement. The water basin still isn’t installed correctly. My carpet is unable to go back down because of the work I had them do. They weren’t even able to install the Watergaurd near my cement steps which is why I called them. This process went on for months. I would have never had this installed if they would’ve told me they couldn’t address my problem. There are still issues on my stairway.
Description of Work: Water was coming in through the cement stairs, so John’s Waterproofing came over to install a “Watergaurd”.

They were very polite and did great work. They gave us a lifetime warranty. While they were cutting the concrete they broke the sprinkler system. They offered to repair it, but since we weren’t using it we told them not to worry about it.
Description of Work: They waterproofed our basement, added a sump pump and redirected some of the downspouts away from the house and towards a French drain they installed in our front yard. A month or so after they completed this we had a major storm and all the houses in our neighborhood had basements that flooded, but ours did not.
