When Todd first started breaking up the packed gravel driveway, he hit and pierced the main gas line. It was only 6 inches below the surface (should have been a couple feet). I wasn't home but Todd responded quickly, shut off the breaker box (to eliminate the possibility of explosion) and contacted the fire department. Once that drama was over, the rest of the drain and concrete work went smoothly.

Todd did great. He was on time, had all the appropriate equipment, and left the job clean.

I first contacted Todd in March. I spoke with him and a few other firms. He was not the cheapest, but not the most expensive either. I read the reviews on Angies and chose him despite one somewhat negative one, which I mentioned to him. Todd is a great and extensive talker and his explanations seemed reasonable as did his description of what he would do to my driveway. That included removal, adding compacted gravel, and when we asked for it, rebar, cutting a clean line at the street and creating a neat transition between the street and the driveway. When we discussed how I wanted a different color for the pathway than the driveway, he said he would do the integrated color, but that a stain might be cheaper. He did end up doing a stain, though there was no reduction in price. I took him to a driveway in my neighborhood to show him how I wanted the finished job to look and he seemed very knowledgable and told he it would be no problem.
I became uneasy when he kept delaying the start of demo because of a lack of a dump truck (an extra charge for me, not included in the original bid). Finally they started, Todd, another worker and his girlfriend. It turned out that he did not need to add the compacted gravel, but when I asked for a credit he told me that he had to haul away so much dirt that he would have charged me for that so no credit. I had foolishly thought the removal of the old driveway included hauling the debris. In the process of digging out the new driveway\path my underground sprinkler was cut. Over the years tree roots had wound around the sprinkler line, making repair difficult. Also in removing the river rock Todd removed a great deal of soil and it had to be replaced. Initially when he broke the sprinkler line, he told me it was no problem he would repair it, which I expected, because in the course of initial discussions he assured me he would leave everything looking good.
When the he tried to cut a clean line between the street and the drive, it crumbled. I'm not sure why though he told me it was because the street was old. I think it was perhaps he didn't use a saw. He seems to have a lack of proper equipment. To create a transition between the street and the driveway, Todd used cold patch asphalt, which looked dreadful. I called him and he told me that it would look better over time and that he did it as a favor to me. Also as a favor to me he brought some dirt from his home and did a poor job of replacing some concrete pavers that had been removed in the course of the work. I did myself a favor and called in a professional asphalt company who removed the bad asphalt job and did it right. I also called in my hardscape guy who fixed the pavers and filled in the areas of missing dirt.
It turned out Todd wanted to be paid for the sprinkler repair and couple buckets of dirt, I told him I wasn't happy with the price and we reached a compromise.
I was unable to be home when Todd came to seal the driveway, but I had called and told him there were marks on the driveway from when he stained the path and put in his asphalt patch. He assured me he would clean it all away. After the sealing the marks were still there. They are not terribly noticeable, but what is very noticeable is the 2 inch chunk that broke off a corner by one of the cuts. This occurred yesterday, less than a month after final completion. Todd came by to pick up the final check and took a look at it, blamed the nature of concrete and the kind of cut. I might even be to blame for gluing a piece back in place. He said he could fix it with a patch but it wouldn't look the same.
After having paid so much for this job I have to say I regret not just doing asphalt again. My driveway doesn't have the polished, professional look of the driveway I had taken him to see. Todd is a nice young man, but he hurries, doesn't pay attention to detail, blames everything else when there is a problem. I never felt that doing the best job for me and making sure I was satisfied was his top priority. It is too bad really, because I think he has the skills to be excellent.

1. I felt the job was overly rushed. Michael arrived just after 10am and had scheduled a truck to pour concrete at 11:30am. There was a lot of work to do to properly prep. Was it 100%? I'm not sure...there were some details I may have changed later. 2. Michael told the guy to bump up the PSI from 3000 to 4000, since it was a minimum load and would not cost me anything. It turns out, he was charged $210 (rather than $170) for the 4000PSI. Rather than sucking this up into his profit (which was a lot, given I paid $1025), he charged me for it. I paid him, but if I were him I wouldn't have charged my customer for this after telling them it was free. Watch out for costs that are not on the bid. 3. You have to put 2" of 3/4- compacted rock under a City sidewalk. The rock that Michael used had a large portion of dirt in it -- it just wasn't as clean as the rock I've used for other concrete work -- it was brown in color, which is a bad sign...It should have been grey in my experience with rock from Best Buy. 4. I did find a few errors. First, the edge of the sidewalk was not straight. Second, the lip of the sidewalk -- where it was thick - was not straightened. Third, there is a corner where I may have adjusted a paver had I had the time to see the problem that the paver was sticking out. 5. He cleaned up pretty well, but I did have to go over my fence twice to get all the concrete off. He said he cleaned it up, but there was clearly a lot of residue on the fence.... 6. I had to wrap the fence and the rockery pillars to protect them -- he did not perform these services. 7. I had to dispose the waste material in my normal garbage. 8. His price was high compared to other bids I had, yet I hired him because he seemed to be very detail oriented and I expected a high level of service given the cost. I think I saw some of that on site, but not as much as I would have liked. Overall, it looks good...he did a good job and had a lot of attention to potential problems, but as you can see above, it wasn't an A performance.
Response from Michael Todd Boehme Concrete
"First of all thanks for the report. I talked to the client atleast 8 times about the project around 4 months ago and gave him a price based on no rock pillars in the way and also the new black gate and fence in the way. He said that he had talked to so many contractors about this situation that he didnt remember me or any of our extensive conversations. We discussed doing the job before all the items were in the way, that I had to pour under and around, making my job twice as difficult. I explained prior to coming out to do the job that I would not be responsible for covering or cleaning those items and I would not be responsible for any splatter. Then after pouring the job and having to get rid of all the extra dirt, he handed me a rag to clean the fence and gate, which i did out of courtesy even though I told him I would not be responsible. I then told him I cleaned all the fence and gate but he would have to rinse it the next day to get rid of the greyish film on it he said yes ok. After the gate and pillars were finished I gave a bid over pictures sent and his knowledge of being an engineer which he explained to me he had way to many engineering degrees and things need to be done rite. There were many issues with the design of the fence and gate which he was uncertain how to deal with it at the time of my arrival. There was far more digging than what was told of only 2 inches. I removes around 6 inches of dirt One side had to have a step which was not discussed prior, due to the design issues of the fence Which caused digging out instead of just bringing rock. There is now a small insufficient step that is there due to the fence being installed 4 inches below concrete grade. Luckily with my experience I was able to make both sides work out and still manage to get water off concrete with minimal slope. It also didnt get the proper joint in it due to him not wanting it in the walkway, which all walkways need joints across them. The rock used was from a rock quary not a retailer, it was moist so it was dark in color not quite dry yet which you want for compaction. Best Buy gets there rock trucked in to them and sits out to be rinsed by the rain removing most of the fines for compaction ,and is very dry in dry weather ,which then has to be moistened prior to pouring the concrete. He was concerned of the rock color so I offered to pour it at 4,000 psi. instead of 3,000 psi which I thought would be the same price since it was only about 25 sq ft. There was an extra charge for concrete , I explained that to the customer. When I wrote reciept I put a question mark next to the $40.00 charge, if he would of said he didnt think it was fare I was not going to ask for it. When he paid me he explained that he had already written it in the check, I thanked him for that. There should have been a charge for all the extra dirt removed and the change in grade and step. I didnt mind I just wanted to get the job done. Thank you for your interest in my company hopefully next job all the details are worked out prior to having the concrete guy show up and have to work harder to get the same quality job done."

I found Todd on Angie’s List, sent him an email, and within hours he called me to set up an appointment for an estimate. He arrived for the estimate right on time, took some measurements, and had the estimate in about 5 minutes. When he provided the estimate, he explained what work would be performed and how long the job would take. He was also careful to explain scenarios in which the job might cost more, such as finding rebar in the concrete, or tearing out excessively thick concrete. I had a lot of questions about finishes and sealers, which Todd was happy to answer. Todd also pointed out an area where I might have water damage to my home, due to the design of my steps and foundation. This was something that was never brought to my attention from previous bids – most guys just showed up, gave a bid, and left. I was so impressed with Todd’s professionalism and knowledge, I agreed to his bid on the spot. Todd called me a few days later to schedule the tear out, and showed up right on time on the morning of the tear out. He provided me a contract and reviewed all the details, we both signed the contract, and he went to work. I found his crew to be great – nice guys, well-spoken, and they worked hard. So many times in the past I’ve encountered workers who left cigarette butts all over, swore like sailors, or who didn’t speak English, but these guys were nothing like that. I felt comfortable leaving my side door unlocked so they could use the restroom, then I headed to work. On the first day Todd and his crew removed most of the old driveway and steps. I came home from work to find a clean work area, and all their tools stored neatly out of the way. I also discovered some major water damage to the corner of my house, just as Todd had warned me about. The crew returned the following day to complete the tear out, and pour the steps. Todd had some great ideas for fixing the water-damaged area of the house, and we decided a new foundation wall would solve the problem. For a few days, we dealt with record rainfalls and had to put off the driveway pour. Todd was EXCELLENT with communication, and called frequently to assure me the driveway would be completed as soon as the weather cleared. He patiently answered all my questions. When the weather cleared, they went back to work and poured the new driveway. The pictures speak for themselves, Todd does great work at a fair price, his communication is very good, and he is a no-nonsense guy. There was no "fine print" in the contract, everything he said he'd do he did exactly as described, and the job was done quickly and professionally. I won't hesitate to contact Todd again when I need more concrete work.

Michael is an artist with concrete. Beautiful and functional work done. Both driveway and porch survived 107 degree temperatures within 2 weeks of pour and had NO cracks. Highly recommended to others and will use again.

Todd came out for an estimate of the concrete work we wanted done, measured and made his estimate on the spot. He suggested he could put the drainpipe underground for us, we agreed. They arrived, dug up most all the concrete and hauled it away on the first day. Also removed the sod. They dont haul sod, but not a problem, because the lawn installer did so later. They poured and finished the sidewalks and pads. The second day they finished digging up the driveway, graded and poured and finished. We discovered we had miscommunicated about how the drainpipe was to be installed, they came back the next day, dug it in deeper and finished up the finish work. Todd was very congenial and happy to answer my enormous amount of questions. I was very interested in the process and he didn't mind me asking all about it. He told me how to maintain the concrete and ways to prevent cracking. We are very very happy with our new concrete. It is beautiful!

Michael came out and made an estimate. A few days later, he called again, offering to reduce the price (senior discount). He completed the job all in one day without any problems. He did a good job of working around a Japanese maple and some shrubs. The bill turned out to be $95 higher than the estimate because of some unanticipated problems, but we agreed to the extra cost before he went ahead with the work.

I got 3 bids and Todd was in the middle. He was prompt with bid. When we met I had already layed out grade and design. Todd had some good ideas to add to project. It took 2 days, one to grade and the other to pour. Todd and his crew were very professional and prompt. They were clean and neat. They covered walls, fence, plants and neighbors walkway. They were great at following my design. It has been 4 months since the work was done and it looks great. No cracking or standing water. I would not hesitate to use Todd and his crew again.

Receiving the estimate and the scheduling of the project were difficult, with multiple and missed calls on both sides. My neighbors complained to me about this contractor. One neighbor took a picture of the contractor's dump truck which was used to collect the removed concrete: this was a mess: this hugh truck was driven up the hill on the public sidewalk between my rock retaining wall and my 85 year old maple trees on the parking strip. The heavy truck was left there on the public sidewalk and loaded with tons of concrete from the porch removal and upper sidewalk removal. The truck when fully loaded was then driven further up my hill on the sidewalk between the maple trees and the retaining wall to my driveway and then out onto the street. This space was too narrow for the truck to pass through. This truck was entirely too heavy to be parked on and driven up a sidewalk. This caused significant visual damage to the large above ground roots of the maple trees and who knows what damage to the public sidewalk fronting my property (for which I am responsible for upkeep and replacement)! I find this toally unacceptable and unprofessional behavior.
Response from Michael Todd Boehme Concrete
"It was small dump truck. City trucks repairing the sidewalk doing the same thing. It was loaded with 1 yard of concrete. I was trying to keep my customers cost down. Concrete would have to be carried down steps then loaded in tractor then in truck. Porch is beautiful, way better than the one poured 5 years ago which was uneven in front of door and had sagging uneven steps it was a very unsatisfactory job if i got a c that should get a F-,It had freeze damage I felt bad she had to replace because of freeze damage so I gave a great price and top quality work. Go see for yourself. And yes she was extremely difficult to contact, usually not returning my calls. Sorry your not happy. And this is the first time I have heard of this complaint, she was happy when I was paid. And there was no damage what so ever to the walkway. I have been doing this for 20+ years and I will take no chances of damaging property. One thing for sure she got a beautiful top Quality porch at a great price. Hopefully I can keep everyone happy. Some neighbors have nothing better to do than complain about the construction going on in the neighborhood. Its pretty common. If they were so concerned they should have called the city."

A greenhouse in our backyard had a foundation of concrete blocks which over many years suffered from weather deteriortion and was in bad shape. We needed to have this repaired and contacted above vendor. After discussion it was concluded that the best way to repair this was to pour a 4" concrete wall about 3" high around the foundation and add a mortar finish which could be painted later after curing. Mr. Boehme also recommended various other techniques to improve the quality and appearance of the job. The job was done in an excellent manner and they worked on a continual basis until the job was done. We are very pleased how this unique job turned out and it will allow us many more years of greenhouse use.

It went really good. He had a strip that was poured after the original concrete and it all looks very good. I was comparing his price to someone else's and I am very pleased with the price I got. I would highly recommend him. He was very friendly and straight forward. Just a pleasant experience.

I am extremely happy with Todd. I had become frustrated with weeks of trying to work with other contractors. Todd gave me a quick estimate over the phone and met me the same day for a final estimate and the job is completed within 2 business days of the first contact. Todd is a very nice down to earth person and I will definitely look to him for some future work I have planned.
