This company did the home inspection for the house I just purchased. The inspection was completed on 10/28/2020. In the inspection, all parts about the roof were listed as "acceptable" or "acceptable plus observation." It was noted that it should be budgeted to replace the roof in five to ten years. On 12/13/2020 I gained possession of the house. On 12/15/2020 I found a leak in the roof. I had not even had keys for three full days. I immediately had a contractor and roofer come out. They informed me that the roof never should have passed inspection and the entire thing needs to be replaced. There is no chance of a repair being the solution. The roof was put on incorrectly when it was done in 2008 and the patchwork that was recently completed to "fix" a leak was also done wrong. Since then I have had a total of three roofers, two contractors, and an insurance adjuster all come and say the exact same thing, plus point out other areas along the eaves of the house that the inspector should have caught. Each and every professional who has looked at the roof has confirmed that it not only needs to be replaced, but if patched, it would not last the winter. The insurance inspector went into the attic and took pictures of the long term damage and currently soaked plywood with mold. All of the photos in the inspection report conveniently leave out those areas. It is obvious that the inspector saw it and chose not to report it. I have attempted to contact Premier Home Inspections, but they refuse to talk to or work with me. I never would have bought a house that needed this type of repair within the first year, let alone week of owning. This is an issue that could have easily been caught, but instead it is costing me more than I could have imagined in the first couple of weeks of owning my first home. If you want an honest and fair inspection for all parties, do not use this company. They have completely ruined what could have been a very successful first home purchase

My last home inspection from a different company lasted 3-4 hours. He inspected the interior/ exterior, crawled under the house, and in the attic. This is what I was expecting with this home inspection. It lasted closer to 2 hours. I was told the furnace was in "acceptable" condition, as was the whole heating system. Since closing, I had not had a working furnace a single day. I had to have an HVAC service guy out, who then tells me that not only does this furnace not work, but it has been leaking gas for SOME TIME. How was that missed? So I am shelling out replacement cost for a brand new furnace and I haven't even moved in. Mind you it is now getting into freezing temperatures and I have a young child. I finally get the furnace in and it is working beautifully. Then I notice heat isn't coming in through two of the vents. I pull the vents out and the ducting is not even attached to the house! It is just floating around down there! Again, how was this missed? HVAC service guy is coming back out and I am terrified at what else he might find down there. Zero support from this inspection company. It has been throwing hands up in the air and saying "not liable. not liable". You are throwing your money away if you use this inspection company. I did not get what I thought I was paying for.

Bob and Shelley at Premier Home Inspection were fantastic! First off, Bob did a thorough, detailed inspection for a very fair price. I was very pleased that the standard inspection service included the pest and dry rot report and that I didn't have to pay another fee for that as I would have with many if not most other inspectors. The price was reasonable even without that so I really felt like I was getting my money's worth. I received my report with photos that day. What really set them apart for me is the OUTSTANDING customer service I received. Buying a home is a complex and stressful process and my lender was really putting me through the ringer on some repairs that were required for the loan which made a stressful process into a nerve wracking ordeal. To make a long story short, I was required to have Bob do a re-inspection after the repairs were finished but ended up having to reschedule the re-inspection at the last minute 4 or 5 times! Shelley was absolutely gracious and understanding EVERY SINGLE TIME. They could have charged me a cancellation fee every time that happened and I would have had no choice but to pay it because I had no control over any of it. I'm very impressed with the service I received and would recommend Premier Home Inspection to anyone!
