While aware of all the requirements for the project, including budget, Kraft proposed a project cost in excess of 200% of my stated budget. Furthermore, Kraft gave no justification for this excessive amount nor any options or suggestions how to reduce the amount to something approaching my budget. Additionally, unlike all other general contractors and design/build firms I have worked with over the years, Kraft did not provide any breakdown how it arrived at its construction cost projection. Basically, this left me with a "take it or leave it" proposal. At no time prior to presenting me with its excessive costs, did Kraft let me know that the costs were looking to exceed my budget.
Description of Work: Kraft consulted during the period I and my architect were designing a home remodeling project with the intent that Kraft would be the project's general contractor. Kraft was consulted by me and my architect on matters involving materials, building codes and project budget & costs. Kraft charged an hourly rate for its time working on this project during the design phase.

Mr. [member name removed] did inform us of his budget in the preliminary meeting. We told him that his budget was too low to perform the desired work. We could not tell him how low his budget was until we had an actual design to price. Mr. [member name removed] directly hired an Architect to perform the design work. The Architect never consulted Kraft during the design phase to talk about pricing. When we looked at the design for the first time we again told Mr. [member name removed] that his budget was too low to perform the work proposed. He did not want to make any changes at that time and directed us to price out the plan as designed. When the final price came in over his budget, as previously stated, Mr. [member name removed] asked for suggestions to bring the price down. I told him we could do that by reducing the scope of work. He was not interested in that option. The bottom line is this: Mr [member name removed] hired an Architect to come up with a design without consulting the General Contractor for price input. The Architect's design was priced out by Kraft and came in over budget as previously stated. If Mr. [member name removed] was unable to reduce the scope of work in any way than Kraft could not reduce the price. You can't perform twice the work for half the money. Kraft was more than willing to discuss "value engineering" cost savings but not if Mr. [member name removed] was unwilling to make any changes to the already over designed architectural plan.

They gave me the best advice ever during the build. It looks like it was built in 1900, but it is a much newer construction. This crew did incredibly good work. He is well worth what you pay for the service.

The company is exceptionally professional from start to finish. We did not go with the cheapest bid we received, and we received the service we paid for. The project was delivered early, and it is absolutely lovely. Everyone involved in Kraft Construction with whom we came into contact was accessible, knowledgeable, pleasant, and accommodating. We especially enjoyed our project manager, Sean. We encountered a slight difficulty with the painting done in the downstairs bath, a room that wasn't resheetrocked. Mr. Kraft ensured our concerns were addressed. It was a top-of-the-line job overall.
Description of Work: Kraft Construction was the contractor on our remodel of our 1912 house's upstairs bath and stairwell. They also installed a kitchen exhaust fan and proper baseboard in the downstairs bath and kitchen. Both bathrooms, the stairwell, and an upstairs bath and bedroom were painted. A main closet was rebuilt, and doors were installed on a stair landing and in a second bedroom. An exhaust fan was installed in the upper floor, and a skylight was rebuilt and replaced.
