We have had quite a few inspections on homes in our lives (yes, retired!) and never really felt they were worth the money. So many things were missed! However, we now have renewed faith in this profession after our experience with Greg Sanberg from In Depth Home Inspections LLC. We did not even consider getting an inspection on a brand new built home but our realtor convinced us it would be worth the cost and really was necessary as sub-contractors can miss or overlook things even on new construction. Greg Sanberg from In Depth Home Inspection LLC did such a great job! Never have we had such an extremely thorough and professional inspection with photos of every item listed! Though our home is new construction, he caught some issues on the roof that needed addressed as well as some other items which we have brought to the attention of our builder. It went exceptionally well. At the first place, he found between 20 and 30k repairs needed saving me from buying an unsafe money pit. At the second place, he went above and beyond with the inspection, was courteous, professional, punctual, responsiv and patient as I had to do things long-distance, returning home on the day of the inspection.

My experience with Greg at home inspection was not good. I'm sure he does a thorough job because he told me so many times!! I was asking for his services as an individual and not through a realtor. He was rude and lacked any kind of customer service. He kept repeating how HIS time was valuable, as if mine was not. Due to his rudeness and lack of professionalism I chose NOT to use his services. He is not the only game in town.

We had this house built about eleven months ago. We have resolved many "new house" issues with our builder. However, neither me nor my husband climb on roofs, and into attics or crawl spaces anymore. That is where Greg came in. He did an inspection of the whole house, especially focusing on those areas that we could not see. He is also very knowledgeable about building codes, and found some things that we would not have known to look for. In all, we are very happy with the results of the inspection. We enjoyed working with him and would recommend him to anyone.

After looking at Angie's List I contacted three local companies. Greg not only responded quickly he was very open, honest, and communicative in his response. He let me know up front what parts of the inspection he wouldn't be able to handle (well) and what he would give us as an end product. He was very patient with me in connecting over the phone when my schedule was very hectic. He showed up early and did a great job. The pipes were frozen the day he came so he couldn't do that part of the inspection and I wish we had paid him the small fee to come back out and complete it but we chose not to. The report was emailed to us quickly and then he provided us with a CD with the pictures for our records. We would recommend him and would use him again. The realtor felt the report was excessive, but this is the same realtor who checked the plumbing after it thawed and told us it was fine. While he was inspecting the home he warned us about the way the pipes were run in the attic and as soon as the pipes thawed, they burst. The sellers had to replace them and repair the damage. During the inspection, he found problems that he didn't have the official expertise to clear and recommended we get the appropriate experts to look at it, such as an electrician for the patch panels and a structural engineer to evaluate the cuts in the garage rafters. The VA inspector independently agreed that the rafters needed to be repaired and an electrician fixed the electrical issues before the VA inspection was done. We had to replace the pressure relief valve within 30 minutes of taking possession and turning on the water heater, then last week we had to replace the water heater, which is why it would have been better if we had brought Greg back in to inspect the water system; I'm certain he would have identified the problems and it would have been on the seller to fix it instead of us.

We had three (3) choices for inspection. We chose "In Depth". Report and effort to complete it (snow!) were very professional and concise. We got our moneys worth.

This company came highly recommended to us from trusted friends Greg thoroughly inspected our home and had the latest technology to ensure accuracy. It took about 3 hours. My husband and I appreciated how informative and personable he was. He has lots of experience and was very prompt in getting us the report. I would definitely recommend using him. He knows his stuff. Also, he does radon testing and we opted to do this as well. Prices are reasonable and it was well worth the money.

3Greg is very professional. He knows homes WELL and truly understands what he's looking for and what he sees. Thanks to him, we got the sellers (Freddie Mac) to put on a new roof before closing - the appraiser didn't say a thing about the roof, but Greg said it had no life left. Thank goodness he could see that. What I liked most was how much time to took sitting down and talking us through the whole thing. He answered all my questions - most of them before I even asked them. He has a funny sense of humor and loves to drink Coke.

Greg was not only punctual the day of the appointment, but even came out the weekend prior to do some preliminary work reviewing the exterior of the house since home was vacant. He was extremely thorough during the inspection and, as noted in other reviews, he provided a very detailed report with pictures of everything. I delayed writing a review so I could see first hand some of the findings that were not readily viewable and found his report accurate in each detail. His rates are very reasonable and I would not hesitate to recommend his services to family and friends.

Prompt, highly professional, great communication before, during and following the inspection. Inspecting and recording findings took about 3 hours. He then reviewed his results with me for about 45 minutes, and made sure I understood the findings, and the parameters of the inspection, completely. Results were then emailed the same day. The complete CD came the following day. Super fast! I'm very impressed with Greg and would recommend him to anyone.

It went great! Greg is very knowledgeable and thorough. He explains well and answered questions. I felt he was genuine and truthful. His work is presented timely and the follow through it good.

I e-mailed Greg about my concerns with my newly installed roof and skylight and he contacted me the following morning by phone. I explained that I needed for him to examine my roof and skylight to determine if they were installed correctly, Greg went to examine my roof and skylight about a half hour later on the same day! Even better, after giving me his opinion, he said he wouldn't charge me for his time or advice and offered some suggestions on how I should approach my roofer to fix some of the roofing defects! What a refreshing change! A true professional with integrity and construction code knowledge. Would highly recommend In Depth Home Inspection to anyone out there needing home inspection services!

It was really reasonable. He was very thorough. Our tenants are very knowledgeable and they thought he was excellent too. When we spoke with him on the phone before and after he gave us lots of feedback. He was not in a rush to get us off the phone.

Fast. He responded within a couple of hours to our first e-mail, even though it was a week-end. He was there within a few days of our e-mail; put us into an early slot when he had a cancellation. Went over everything with us on the spot after he had spent about four hours exploring every accessible nook and cranny of the structure. Had a CD to us, with comprehensive report and dozens of pictures, within a few days. Friendly. Easy to visit with. Fully comprehensive. From pointing out doors with door-stop needs, to dryrotted window frames, to an area of dryrot he found while crawling under the house, he pointed out lots of valuable items, giving us a list of concerns to address in our remodeling efforts. Fair. His price was his standard price, well worth it. Just being able to avoid crawling underneath and climbing into the attic, having his copious photographs instead was nearly invaluable.

I set the appointment up for my dad who is 80 years old. He wanted the inspection to see if there were any repairs that need to be done.

Originally, I had I had contacted an inspector that my realtor had recommended. This, to me, is an inherent conflict of interest, but like so many people, I decided to go against my instincts and use this man. I was concerned, however, when there was no paperwork to complete and when I asked if he was part of the home inspector's associations, the woman on the phone said "yes, he's been doing this for years!" Not a great answer. So, instead, I signed up for an Angie's list account and found Greg. Greg answered my call immediately and sent me all the paperwork he needed to get started. Good sign. The paperwork consisted of a thorough contract, and some other forms. He also included a very concise per-inspection checklist - which he uses to get started on his work before he even arrives at the property. This checklist also helped us communicate to the realtor that all utilities needed to be on and accessible so that his inspection was complete. Very good sign. I did not get the pleasure of meeting him in person, as I was far away from the subject property at the time of inspection. But I sent my sister in my stead, and he went over the entire report with her. She asked lots of questions and he spent the time needed to thoroughly answer them. My report was detailed and concise - and he looked at EVERYTHING. He followed up with mailing me a disc full of photos, which is very helpful when you are not nearby. In short, hire this guy. He's exactly the kind of person you want in your corner when judging the safety and soundness of you home.

He arrived on time and did his work, and on his hi tech lap top computer, he added the photos he took, and his write-up about each area, and made a CD w/ photos for us on the spot! Then also e-mailed a complete report within hours of leaving us. Incredibly efficient inspector.

Gave me free advice over the phone and directed me to a specialist instead of taking on the job himself for my specific issue, even though he could have done it and made a buck. Good guy Greg.
