Upon my initial contact with this consumer she told me she had been in contact with other contractors from out of the area and was looking for somebody more local. We arranged a time to meet and look at her barn doors. After arriving and being on site evaluating her barn doors, I asked her what the opinion was of the other contractors she had spoke with re-guarding being able to re-use the existing track because it looked salvageable to me. She replied, " I have not spoken to any other contractors." I thought this odd as she had told me prior of her contact with another contractor from the Portland area and how the extra travel distance would probably factor into the bill because it would with me. After taking my measurements we began to discuss material options. I was asking if she preferred wood, aluminum, or galvanized metal. She told me we had already talk about using metal as the cost would be comparable to wood with less maintenance. I believe she was referring to that other contractor with whom she said she had no contact. This now made two inconsistencies in less than thirty minutes. At this point I now viewed her as a possible contractual liability and felt it best to not continue any further with my bidding process. I thanked her for her time, bid her a good day, and advised her I didn't feel I could help with her project. I wish her the best with her barn doors.

Description of Work: Replaced deck flooring with Trex. Sadly the price quoted was basedd on a sales price and the finished product was $200. more due to Sale expiring. Job was finished in a timely manner and one year later we are still satisfied with the results/

Removal job was difficult because tile floor had been installed after the original dishwasher was installed. He was able to get the old dishwasher out of a very tight spot without damaging either the counter or the floor. Job went very well. New dishwasher install was neat and correct.

As the owner of a real estate investment company I have dealt with literally dozens of contractors and I can honestly say that I have never had a more horrible experience as we had with Happy Construction and James and Brad Solliday. The only time that Happy Construction was concerned at all about the contact they signed with us was the day it was signed. After that Jim Solliday lied, denied, and failed to complete the work (including never replacing two windows that they broke) and had absolutely no regard for the deadline that was written into our contract with them. Two weeks after the completion date that was in our contract, Happy Construction was fired from the job, we filed a complaint with the CCB and after what had to be an embarrassing (for happy construction) on-site investigation by the CCB we settled with Happy Construction for $4000 that they are to pay us over the next several months. Had we proceeded to small claims court we could have easily gotten the statutory maximum of $7500 but we decided to not go through the hassle and the time involved as it would, in the long run, end up costing us even more. I can not express enough my dissatisfaction with Happy Construction and James and Brad Solliday. It is because they refereed me to Angie's List when we were interviewing contractors that I feel the need to pass on this information. Those people that have had smaller jobs seem to have been happy with their work but as far as I am concerned the lack of professionalism and total lack of anything that resembles honest, ethical practices puts me in a position where I feel I need to WARN my fellow consumers.
Description of Work: Happy construction was hired by my partner and myself, we operate a real estate investment company, to do a complete remodel on an investment home that we purchased. It was to involve hiring sub contractors, finishing the basement, completely remodel and refinish most every surface in the home.

In this world of Hucksters, con-artists, liars and thieves, this pair of light footed domestic partners are the best I have ever seen. The biggest mistake that was made here is that I naively trusted in these people and was duped into signing a 23 page contract of theirs. I actually feel the CCB settlement was a win for us because the initial request was for almost $20,000 and the actual finding ended up at $4,000. The mediator dismissed over 20 complaints and caught them in several lies. One of the most blatant accusations was that we had stolen an old fuel barrel, sold the water compromised fuel and sold the tank for scrap. It was later proven that their UNLICENSED plumber/electrician/mechanic/uncle had actually disposed of aforementioned tank and probably illegally because it was hazardous material. Another item was that we had not applied caulking to any of the interior trim and that they had done it themselves. Again, it was later proven that they were lying and we had caulked ALL the trim. I could go on and on with a point by point response but do not wish to boor the reader. Suffice to say that the only point we lost was an unsigned, undated "amendment" to their so called "contract" wherein we were obligated to pay for new appliances throughout the house. Don't you wish your contractor would buy you all new appliances? So..after all these years of doing business in a professional, expedient and workmanlike manner we one day woke up and decided to rip off our customer and then lie to the CCB about it? I think not. Wake up. You can pay this website their fee for the sole purpose of bashing our company but our many years of honesty and integrity in this community will stand head and shoulders above your disingenuous accusations. Contractors and Consumers beware of Max Dog LLC. And by the way, did Calif. become weary of your business dealings and that is why you are now recently re-located in Oregon? Again, I would like to warn other Contractors DO NOT DO BUSINESS WITH MAX DOG LLC. They are very savvy when it comes to manipulating the system and next time this could be you! I really wish this HAD gone to small claims because I fell very comfortable stating that they would have ended up with even less. In view of the fact that we have literally hundreds of satisfied customers and have been doing business in this community for many years we will continue to do so with all the professionalism and expediency our customers are used to seeing from Happy Construction LLC. Can the same be expected of a new company trying to step up on the coat-tails of an established local firm? Hard to tell but any relationship that starts with a lie, end with a lie soon thereafter.

I have discussed major projects with Jim Solliday of Happy Construction over a couple of appointments. Although I am not ready to complete them at this time-I am planning on using him and his company when I decide to move forward. The projects discussed were building a garage, a deck, and installing a front door. The approximate estimates seemed like a great deal, and he showed me some of the work he had done for others in past, and it all looked great.
Description of Work: Jim Solliday with Happy Construction completed two closet shelving and racks systems. The space of the closets were odd and small. I asked him to do what he could with some specifics requested. He worked magic on the closets. I can't believe what a fantastic job he did. He put up a number of shelves and hangers, and got the most space possible. In addition it was nice that I was working with the owner of a small family run business. He was always friendly, and positive-just cool guy. He did the job for a great price, and took care of getting everything that was needed. I asked him to have it done quickly and he did. I will be using him for some major construction projects in the very near future.

The barn was structurally a pole barn with truss roof, but with two rooms and one other wall framed and sided so they could be insulated, and a concrete sort of stem wall for exterior and interior walls but gravel infill in the rooms, and a 20' open space on one wall where a kit greenhouse was later attached (with the foundation requirements specificed by the greenhouse manufacturer and built by Happy and their sub). It was a complicated project with a million details, each of which I cared about. Jim was extremely proactive in understanding what we wanted, in spite of it being so unusual and with so much detail, and working out how to actually build it, and very responsive and easy to reach. He gave us good advice but was okay if we didn't take it (for example, type of siding). They dealt with the county for the permits, which was not simple since since construction is so unusual. When we finalized the deal, they got started very quickly and worked diligently, in spite of the very wet spring and sometimes deep mud. They were unfailingly friendly and polite and pleasant to work with, always willing to make any adjustments we wanted or correct any mistakes we noticed. They subbed the foundation and gutters (both excellent) but otherwise as I recall did everything themselves. There were any number of complicated problems that turned up during construction, but they managed to solve them all satisfactorally. They didn't make excessive mess or noise during construction, and cleaned up well and promptly at the end. The resulting barn is very solid and well built, exactly as we had envisioned it, and we love it! And visitors and other workers like the painter have commented on how well built it is. The nits: communications between Happy Construction and various other contractors (electricans, plumbers, etc., that we contracted with separately) didn't always seem to take place, I had to get involved; but it worked out. Some work isn't finish quality, which is basically okay since it's a barn. Towards the very end of the work, they started on some other project and we didn't see them so often, and I think some details suffered there. They did resolve issues that we brought up, and I believe they'd do their best to make good on any issues even now, so it's mostly on us for not saying anything. I highly recommend them and would use them again any time.
Description of Work: They built a custom 24x36 barn for us, our own design; a sort of hybrid pole structure with framing, with specific rooms and an integrated greenhouse. The greenhouse was not part of their bid; their bid also did not include electrical, plumbing, insulation, painting, nor some of the earth moving required after construction.

Overall,he was professional,honest,and hard working.
Description of Work: Our home was built in the 50's,it has a small enclosed front porch with brick around the lower half,we were in the process of removing shingles ,when we discovered the frame and beams had serious dry rot.We contacted several contractors and decided on Jim Solliday of Happy Construction. He came out and inspected our porch and gave us a proposal. We accepted and he started on the day promised. He tore down the damaged areas,shored up the porch and replaced all the damaged wood and even reused our old windows.He has an amazing attitude,his work was exceptional from start to finish.

They made me happy. There were several problems due to the job but once they got into it, they were perfect. They did a great job and they cleaned up the mess. They were friendly and happy. It was a real pleasure working with them. The price was reasonable. The owner came out to measure the things initially and he came out to inspect the job at the end to see whether it was good.

Jim was an absolute joy to work with. He was as excited about about doing the work as I was to get it done. It started with the outside front porch, and after he completed that job I had decided to have him do as much of the house remodel as possible because I liked his work and attitude so much. He helped me to decide how and what to do in my house as this is the first project(remodel) I had ever taken on. I appreciated his patience and his ability to communicate a lot. It was obvious he knew what he was talking about and his work was terrific. So basically from start to finish he was the contractor and he was great every step of the way.
Description of Work: Jim Solliday with Happy Construction did a complete interior remodel. Brought all structural bearing up to code. The structure of the house had been changed but didn't meet code. He did all floors-laminate/vinyl. He did tile on kitchen counters and on the wall in the bathroom. The only thing he didn't do was the kitchen cabinets because they were special order, the plumbing and the electricity. He did superb and beautiful trim for all windows and doors. Everything was top notch.

Jim's great. There were definitely some strange occurrences during this project and some miscommunication on occasion, but in general Jim's professional, responsive and does great work! I highly recommend Jim to anyone looking for great quality and good pricing.

This project took all summer. The contractor's brother, Brad, and one or two assistants, were there every day, including when the temperatures were over 100 degrees. Happy Construction was the general contractor, but so was I, in that I got the plans from the architect, filed for the initial building permit, hired the HVAC person to heat the new room, and bought all the windows and doors and cabinets myself. Their bid was $32,000 and there were some add-ons as we went, but mostly we stuck with the original agreement and the result is really pleasing. Brad was always very polite and agreeable, and when there were one or two minor things that needed to be changed, he fixed them. I tried to economize on the job by buying the windows on sale from Home Depot, getting a laminate countertop, and buying the cabinets from Ikea. They hired subs for the foundation and sheetrock. The kitchen vinyl floor and laminate countertop was done by the installer from the store where I bought them. Happy Construction did a very good job. Brad is a bit of a perfectionist, which is not a bad thing when he is building your house. I would hire them again.
Description of Work: They added a room and deck to the back of my house. In addition, I got the whole house re-sided and insulated, got a new roof on my house and garage, had the kitchen remodeled including all new cabinets, new floor, countertop, and pantry. The price I am stating here included all of that, plus a new electrical panel box, the building permit, and the architect's plans. The painting was not included.

They framed it and had to take it out because it wasn?t right. They put the drywall up and had to come and take it down because the people they hired didn?t do it right. They broke a bath tub and they ruined the floor. They put down the floor that we had requested and they didn?t stick it properly and it bubbled up. They had to replace the floor. There was another issue and he said that he didn?t know how to fix that. It was a night mare from beginning to end. The only thing that they took responsibility and paid for is the floor. Even the molding under the vanity is just one unfinished piece. They wouldn?t show up on time and they wouldn?t inform if they weren?t coming. They were pathetic. I was billed for many of things that weren't used or even opened. They gave us a low bid and later it ended with a lot more extra charges. They didn't clean up after themselves. They cut out the carpet more than I had requested and the threshold is left open now. I wouldn't use them again in future.

It is unfortunate that some people cannot be pleased no matter what you do. We did a great job on her bathroom remodel. We gave her a fair price and did the work well. When we left the job no one ever said anything about having any problems with the work we had done. In response to the aforementioned items: The bathtub was broken initially by the plumber that she hired. We removed the broken tub and installed a new one for the home owner free of charge. The flooring bubbled because of improper flooring substrate purchased by the home owner. The homeowner was informed that the flooring wouldn't work well with that particular type of substrate, but they insisted that we use it anyway. When the flooring bubbled, as they were told it would, we took the floor up, purchased the correct sub floor material, and new flooring out of our own pocket, and installed them free of charge. The framing was fine and was never changed, so I have no idea what she means by that. It is true that the drywall had some issues, so I, as the company owner, went in and removed all the drywall, re-installed, mudded and taped it personally. The homeowner went in with bright work light, scrutinized every square inch of the drywall, and said she thought it was beautiful and thanked me for re-doing it. The molding under the cabinet is called a kickplate and was to be installed by the cabinet maker, who was hired by the homeowner, not us. As far as us not showing up, we paid due diligence to that job as we do every job, and stuck with it until it was complete. Our bid was a labor only bid, so any of the materials not utilized were purchased by the homeowner, and not included in our materials list. I have absolutely no idea what she is talking about with the bid changing amounts. It started as a 1750.00 bid and that is exactly what she paid us. We are very clean, and organized when we do our jobs, and when we left the bathroom was in absolute turn key condition. Honestly I really liked these people a lot, and worked well with them throughout the project. I am utterly shocked with this report because when I left the job they seemed very pleased. I do not have any idea where this all came from. It would of been nice of the homeowners to inform us that they had issues with our work, but they didn't do that.

Jim gave us an estimate in late June and told us he could start on July 20th, and followed through perfectly. He arrived promptly that first morning and removed the existing deck, stairs and landings that day. The continuing work occurred during an unusual heat wave, but he still worked long days and finished in about two weeks. Though other jobs eventually took some of his time, he arrived early and worked late and/or weekends to finish on time. The result was perfect, surpassing our expectations.
Description of Work: The existing dilapidated front porch and approaching steps and landings were removed, and replaced with concrete steps and a two level deck and appropriate hand rails.

Excellent in every way. He even came back to fix something that had been missed by the painters.
Description of Work: He took me to 2 remodeled homes he had worked on and let me see them and talk with the owners prior to hiring him. He helped me order the materials on line. He kept to the schedule. He built an under deck system so that I have a dry space under my upper deck, he added a drainage system to the system. He helped me find an electrician and a painter who could finish their work before Christmas. He kept in contact and responded to calls quickly. He told me about some other small inexpensive needs for my home and approved them with me before doing them. He is very nice and respectful and he has good ideas for how to improve the home that I had not thought of. He is top notch and I have several other projects lined up with him that he is going to do in the next year.

GOOD. CHEAP. FAST. Great price. Beautiful work. Completed fast. It's always nice to have a professional come in because I had no idea what I was doing. I took over a total remodel for my parents, and was completely overwhelmed. A friend of mine raved about this guy(Jim Solliday from Happy Construction) and said I should call him to get a bid on the deck, and any other remodel jobs I needed. I figured I'd start with the deck, and then if that went well I'd look into using him for other jobs(if the price was right). On our first meeting he was really helpful and explained that the deck couldn't be built until the old sidewalk was removed and a new one put in. He said he would give me a good deal on that so he could get started on the deck, if I chose to go with him. I showed him a deck on another house that looked like the style, and build I wanted. He was totally patient, and willing to spend time helping me figure out what I wanted. After some communication I finally decided what I wanted, and he gave me a bid on both jobs. I was adamant about not wanting the price to change, and wanting to know exactly how long the job would take. He did a full write up and stated that it would be exactly as we agreed upon in the contract as long as I didn't make any major changes. That seemed fair, and I felt comforted that it was in writing. The bids seemed good but I had no idea what it should cost, or what a good deal was. I had 2 other bids done for each of the jobs-deck and sidewalk and he came in significantly lower than all of them. He started work on a Monday, and was done by Thursday evening. He called me a couple of times during his 4 days of work offering me the opportunity to see what he had done thus far. Each time I came to see his work the area was completely clean and well organized(actually he cleaned up messes that I I should of cleaned). Besides the work being beautiful, the price being good, and it being done quickly-his personality and professionalism were great too. He obviously really loves what he does, and has a great attitude. My neighbors even commented on how hard he worked and how friendly he was. I think he ended up getting a couple more jobs through them!
Description of Work: Jim built complete deck 15' X 5' with 2 sets of stairs and custom hand rails, as we discussed. He also removed old sidewalk, and poured new concrete for the new sidewalk (shown in photos below). He ended up doing more inside after completion of the deck, i.e. structural, and is set to do drywall, and all the trim work because I was so happy with the deck and sidewalk.
