Jay Kushner came out to our home, took a few measurements and promised to provide an electronic report of beams and column sizes to be used because of load bearing wall removal. He DID NOT provide these promised documents, DOES NOT return phone calls. It has nearly been one month since "service date" and has cashed our check and disappeared. This guy is a scammer and should NOT be trusted!

Mrs. Member phoned our office on 5-9-16 at 4:33 pm leaving a message that she was interested in removing walls for a kitchen remodel. I phoned back on 5-12-16 (6:12 pm) and on 5-25-16 (4:47 pm) that this was my last callback. Mrs. Member phoned again on 6-3-16 at 2:30 pm. And we had a conversation. She wanted to remove a 6 foot hallway wall and a 12 foot kitchen wall on the first floor of a two story house. I said that the service I could offer her is a verbal consultation - nothing written - for 550. (The fee consists of our regular 450 fee for a verbal structural consultation plus 100 for travel time to Gaston, OR which adds two hours roundtrip travel outside of our metro service area) I emphasized the verbal nature of the consultation: the first step being a feasibility of what can be done to remove the walls; next: step pricing the engineering work required to make calculations and drawings., finally design for permit. Nothing in writing on the initial visit. We set an appointment for June 9 late in the afternoon to accommodate Mr. Member's work schedule. On arrival I met Mr. Member. His wife had made all the arrangements to this point. He showed me two load-bearing walls meeting at a right angle at a corner of his kitchen. He wants to remove both of these walls to open the kitchen to the large living room. The second floor of the dwelling is supported by these two wall. The two walls targeted for removal support a substantial combined second floor load and roof load (plus wind and snow loadings) I told him that this was feasible but there had to be a large column at the corner of the kitchen walls to support a beam at it's middle with a new, large foundation under it in the crawlspace. Mrs. Member reacted vociferously and loudly that she "couldn't live" with a column in the middle of the sweeping counter that she envisions for that corner. She insisted that the engineering design not include the column so that she would have an uninterrupted opening of 21 feet beneath the second floor and roof. We then talked about the depth a glu-laminated beam would need to span the distance the Members required. It would protrude below the ceiling approximately 5" with a center column or approximately 11" without the center column. I also mentioned a steel beam which was too much money for them. Mr. Member now wanted the beams to "disappear" into the second floor joists which is a common carpentry technique but requires a lot of temporary steel shoring to accommodate. The beams are deeper than the joists though and would protrude down below the ceiling or up through the second floor . PROFESSIONAL OPINION I gave them my professional opinion that supporting the floors above with new beams meeting at a center column is feasible and makes practical sense. But extending the beam length without a column is technically feasible but dumb and very costly. I noticed during this discussion that neither of the homeowners was taking notes on anything being said. But I was making notes. I sat at the dining room table for about 20 minutes taking measurements of the existing walls and making contemporaneous notes for my own use. I make notes on all verbal consultations as my professional notes of what transpired Mr. Member buried himself in the flat screen watching moto-cross. After the beam discussion Mrs. Member disappeared into a back room and did not reappear until I was making my departure. I made no promises or commitments to provide documents of any sort. I finished my notes and was packing to leave when Mr. Member said that he had some other questions upstairs. I told him I was here for as long as he had questions. First he wanted to know if he could take out walls at the reversing stairs to the second floor. I told him he could not take out the walls that form the stairwell. He could remove the dividing wall between the flights to the level of the stair treads. We went upstairs and he asked me which walls under the roof are bearing walls because he wanted to "blow out" a hallway wall. After some investigation into the roof I showed him what could be removed and what must stay. Again, The Member did not write any notes on what I told him. Would he know today what walls must stay? He might think he does, but it is doubtful he'll get it right. Then Mr. Member uttered the dangerous sentence: "My buddies and I are going to do the work ourselves. We just want you to show us what to do." Mrs. Member called me three times Monday 6-27, Wednesday 6-29, and Thursday 6-30 wanting to speak with me. Coincidentally I had oral surgery in that week and could not talk through my numb tongue. I emailed them. They did not like my email. I said that in my opinion their long-beam plan is a home decor fantasy not in touch with the realities of physics. Get real, Members, it's a early 1970s 2x4 tract house not a banquet hall. The Members received everything I agreed to supply. Site visit and verbal assessment of feasibility; sound prudent advice. If they did not like what they heard they should adjust their plans. Another homeowner would just call a different engineer for a second opinion and move on.

We hired Jay to come to our home to help address concerns with various cracks that were appearing throughout our home. Jay was very professional and polite. He didn't mind having me follow him around the house while he inspected everything. The good news is that Jay didn't believe we have any kind of major structural issues. Jay did a very thorough job and was generous with his time. He showed an understanding of the evolution of house design, i.e. that our house was designed in the 60s and had the problems of a house of that age and in this location. He also clearly understood the properties of the region and soil where our house was sited. He listened well and clearly understood that we cared about costs. He gave us multiple options for making the necessary repairs at different price points and offered suggestions for ways we could accomplish them ourselves if we desired. He noticed additional potential problems and gave us a sense of how they should be prioritized. All of this gave us hope that we could accomplish the needed repairs within our budget. It was money well spent.

Jay is excellent. It took him approximately 5 minutes to diagnose the source cause for cracking in our basement wall. It took me less than that to realize that he is a very intelligent person and extremely qualified in his line of work. Jay easily laid out a variety of courses of action for our foundation cracking, including ballpark estimates on the costs associated with each. He also pointed out how the previous owner had attempted to remediate the cracking and why it was not the correct approach given the nature of these particular cracks (specifically, the previous owner had treated for water damages when the source problem was tree roots that were growing into the basement wall). Jay also walked the rest of the house and pointed out other structural issues without me prompting him to do so. He didn't do this in a condescending or discouraging way; rather, he stated the facts and was able to articulate simple and cost-effective strategies to remediate the issues. In one case, he actually pulled out graph paper and drew exactly how to fix a beam that had been cut and where to go for the most cost-effective and reliable materials. He probably saved me $500-600 in doing so. A few days after the inspection, he called me to tell me about a free seminar that was being held in Portland that was relevant to something I was dealing with in my business ventures; he didn't have to do that, but I was very appreciative of his thoughtfulness in doing so. I would highly recommend Jay to anyone with structural issues in their home; he is a true professional and goes above and beyond the call of duty. Thanks, Jay!

Subject: Angie's list Because we were concerned about the safety of our garage floor, we did some research and found out that the expert to call is an engineering consultant. I then went to Angie's List and read all the reviews. Seismic Technologies stood out with the most and the best reviews. I called and made an appointment in less than a week . The engineer's name was Jay Kushner. Jay was wonderful! He took his fancy tools and his many years of experience and did a thorough inspection. He listened patiently about our concerns of possible compromise of our garage floor. He examined a crack in the floor and explained that it was due to a tree outside. He used a laser and measured the floor and said it was rising rather than falling. He checked the foundation surrounding the garage and found no structural damage to the foundation. He advised us to do nothing and assured us that the floor would continue to be structurally sound. He even sat around the kitchen table after and once again answered all of our questions and concerns. We found him to be a very pleasant, honest and trustworthy person. Obviously, Seismic Technologies was more focused on the scientific evaluation than on trying to drum up foundation work. Jays' experience and credentials were excellent as was the quality of his work. We recommend Seismic Technologies. The money we paid was well worth it. I would advise anyone who is looking for peace of mind to contact him.

I contacted him to see if he would provide a structural assessment on a house. He was shockingly rude and condescending right from the start. I barely got the words out to explain what we needed and see if that was the type of service he might provide. Instead of just saying he wasn't interested or didn't have time, I received a lecture on the superiority of engineers and what idiots the rest of humans in general are. It was a very odd experience. Unfortunately, it was something we experienced with a few other engineers, too. Luckily we found some nice and professional ones who had actually learned customer service skills and were pleasant and helpful. We'll work with those good ones on all future projects and stay clear of the unprofessional ones like this person was. I saw the response from him below after I'd posted the information above. Apparently he has a pattern of being rude to people because the person he's referring to below is not me. I am female, not male, and the scenario he describes below is not even close to our scenario. So obviously if you want someone who will behave in a professional, polite manner, this is not the engineer to contact!

I must confess that I was rude to the Member. But not from the start as he claims. I’m disappointed in myself for not being more of a gentleman but I don’t feel apologetic. Here are the facts: A gentleman phoned and told me that he was doing a major renovation of his house. (emphasis on major). He would not tell me his name or property address. He had drawn the architectural design and made engineering calculations and drawings. He has a contractor ready to start work. He needs a permit for the renovation but an engineer’s stamp is required. The Member wanted me to review his engineering, confirm the calculations and apply my professional engineering stamp to his work, for a small fee. Our state’s licensing rules prohibit engineers and architects from applying a professional stamp to another person’s work (unless the person is a direct employee.) There is a $5000 fine for the first infraction. So I turned him down. He was offended. The Member must be a very proud man; intelligent, self-reliant, but frustrated that he does not have a state-issued piece of paper that would certify his abilities. It’s a sad day in society when a man who believes in himself is restrained from fulfilling his dreams on his own property through controls enforced by the Oregon Administrative State. I sympathize with the Member and his frustrations; But I was unequivocally clear in turning away his dream house business. Apparently, other engineering professionals have disappointed him in the same way.

Worth every penny. We purchased our house a little over a year ago. At the time of inspection, there were some issues with the chimney and the fireplace/firebox that were addressed and fixed by the owner before we finalized our purchase. Several weeks ago, we noticed new cracks and issues with the fireplace and some cracks in drywall on either side of the fireplace. We called the company who had done work several years ago to stabilize the chimney for the previous owner. They came to our home, assessed the situation, and then delivered a subtle yet pointed sales pitch based a bit on fear. We wanted a structural engineer to visit our home to review the fireplace, the chimney, the cracks in some of the drywall, etc. and give us an unbiased opinion. We saw Jay's high rating, and we liked his witty, logical replies to the few less-than-stellar reviews. He made very valid points. We noted that NO ONE seemed to take issue with his knowledge or work ethic. Jay was also recommended to us by two realtors who have used him to inspect foundations, etc. for buyers. Jay was on time. He was friendly, had a warm sense of humor and was very easy to understand. He spent 3 hours examining our property, looking at the crawlspace and chimney/firebox, taking measurements and answering every one of my 6,547 questions with great patience. His knowledge about the Portland area and our neighborhood in particular was very impressive. He noted that the "fix" suggested by the other company would not likely be a suitable one over time based on the jacks they would use and the type of soil in our neighborhood. He gave us some very practical advice, and when we asked (only when we asked), he referred us to some tradesman who could help us with some necessary projects. We have two large, rather obnoxious dog who, although crated during Jay's visit, barked at him with ferocious intensity any time he walked by them. Jay was very kind to them and didn't seem bothered at all. Based on this visit, we are considering hiring Jay to do some seismic retrofitting on our house.

I am a 66 year-old woman in escrow for a lovely home precariously perched on a hill above a creek. The generic "home inspection" by another professional raised questions that needed a greater level of expertise. I have no skills or experience in sorting out such issues, and found this foreign content area intimidating. I nervously committed to Jay's fee, without really knowing what I was asking for. Now that it's all over, I can shout IT WAS A BARGAIN! Jay did a thorough examination, pinpointed the issues, and provided clear, concise suggestions for correction. The Member wanted a foundation assessment before starting a major renovation of her house. The Member unfortunately owns a house with a decaying foundation. Three walls and half the basement are finished rooms. Only the north wall is accessible. The north basement wall is adjacent to a driveway which drained toward it for decades. The Member recently spent $20K on a beautiful new concrete driveway but the wall is still decaying. You bet I tapped on the interior wall. That is a method of listening for delamination of the plaster finish and identifying a fracture line. This wall has one and I showed her where it is. Then I used an electronic level to measure the extent of rotation of the wall outward (0.5 degrees at corners, 1.5% in the middle). Adding additional renovation loads to that wall would probably not calculate with an acceptable margin of safety. Additional loading could lead to a rotational collapse and would certainly doom the wall to failure during a seismic event. The Member asked me about replacing the wall and I estimated some "ballpark" prices that contractors might charge. I showed her three methods of replacement/ buttressing for the north wall. The discussion continued to the possibility of lowering the basement floor to make a code-legal rental unit in the basement. She could lower the entire basement or just the unfinshed half. She seemed interested in everything I was saying and had intelligent questions. But her adorable little dog was totally out of control and our talk could only continue while the Member held the cute fluffy canine tightly in her arms. The Member appeared to be satisfied with the consultation and stated so as I was leaving her home. I don't know why she suddenly lashed out with an F rating three months later. If she had forgotten the consultation results she could have just phoned me. I make notes on all my consults and help my customers make their own notes during out time together. The noisy adorably-groomed snappy little dog may have been a distraction to the Member.

After reading all the positive reviews on Angie's List, I decided to have Jay inspect my foundation as we had noticed some new drywall cracks. It was very easy to contact and schedule the work and the quoted price was reasonable. I was very impressed with Jay's depth of knowledge. He is very personable and explains everything in an easy to understand way which is always appreciated. Jay was able to eliminate our concerns about the foundation and in fact we worked our way up and determined the new cracks are more likely the result of a heavier roof installed a few years ago and do not present any structural concerns. I would not hesitate a second to recommend Jay.

Jay was great. He is friendly, personable and very knowledgeable. I was able to walk with him while he looked at various parts of the house and he answered all of my questions. I learned a lot about my house and know what to look for in the future in what to be concerned about. It was worth the fees to have peace of mind.

Bad service. Look elsewhere. This is the first negative review I have ever posted. I called to discuss getting an estimate. I gave the person on the phone the details that I had about my foundation and what needed done. He was surly from the moment he answered the phone and continued past surly to the point of condescension and plain rudeness by the end of the conversation. Perhaps I called at a bad time for him but I don't think anyone should ever treat a potential customer the way I've just been treated. Just plain awful.

I am sorry that the Member has expectations that skilled people will donate their time to her for free. The Member paid us nothing, although she states that she paid $200. She phoned asking for a free bid on foundation work. I asked her if she has plans or designs to bid on. She does not, and she described extensive failing foundations in her basement and crawlspace. I informed her that we do not do free estimates when the Owner does not provide professional plans for all the contractors to bid on. The member expected us to design the remedy to save her house foundation and give it to her free with a price to do the work. I told her the fee to examine the foundation problems and make a repair proposal is $275. She was shocked that she could not get a free estimate. Beyond shocked…..She was angry. She felt completely entitled to receive something for free just for phoning us. She threatened to write a bad report about me on Angie's List, which she has done. What else does the Member want for free? Free popcorn? Free toppings with a medium pizza? Free credit for the first 6 months? A Free ride? Free healthcare, of course. It’s a free country, isn’t it? The Member may as well just break into my house and steal something. What she wants from a “free” estimate is to break into someone’s set of skills and steal their knowledge and their precious time. She wouldn’t try that with her dentist, doctor, or beauty salon.. She is the perfect consumer target for a contractor who will give her a “free estimate” and proceed to sell her an expensive, un-necessary job. But then she could claim she had been ‘victimized’- and demand a free lawyer.

Jay showed at the appointed time and he had booties on the second he walked into the house. I showed him where the entrance to the attic was and he jumped into his suit and mask and climbed up in the attic. He spent quite a while up there so we were kind of scared it was major. When he came down and got out of his outfit he showed us pictures of what he saw up there, we were lucky here. He said that nothing was structurally wrong and we can have the ceiling repaired, he did however tell us that one of the cracks may come back because it is not supported, he showed us with a laser where that was. One thing that stood out with Jay was the fact that he remembered our names and used them when he was talking to us.
Description of Work: It really was a pleasure working with Jay. He was right on time and very clean. He took photos and sat with us to make sure that we understood what was going on in our attic, fortunately there was nothing structurally wrong with the house. He also confirmed that the man that repaired the roof did a good job. He even spent time showing us what caused the cracks in the ceiling.

We hired Jay to inspect our basement, after a skim coat on our basement walls had started to flake off. Jay gave us a clear, easy-to-understand outline of our alternatives, and recommended the least expensive (a $250 dehumidifier!) for at least the next few years. He gave us a recipe for a skim coat that would stick better to the basement walls than the coat that had been applied ten years ago, and was now coming off in large chunks. We have basement walls from the year 1910, and he told us that we will need to have some significant work done on them - eventually - and he told us how to watch for signs that things were getting more urgent, and what our options would be when we reached that point. We've lived in our old home for over ten years and we intend to retire here. One day, we will do the major repair work but it was a relief to know that a) it didn't need to be done right away, and b) it won't cost as much as we were afraid that it would when we do get it done. One more thing: I had reservations about calling Jay because of the negative reviews here - but please don't let them dissuade you from calling him if: 1) you recognize that Jay's expertise is worth paying for - in fact, from that perspective, he's a great value - and 2) you're not looking for a quick fix.

Jay walked us through the home and took the time to measure and describe the symptom, cause and solution for every structural issue of this fine but very old home. He went into detail on the architectural history of these older homes, describing strengths and weaknesses-- going above and beyond the call for the structural advice we required. He was patient and took his time with considerate responses to all of our questions that were on our level--so to speak-- and we learned a great deal. When you hire someone with Jay's experience, you are paying for skill and expertise. But the added value of our time with Jay was meeting an authentic, talented person and the peace of mind that came from the information he gave us. The verbal inspection is well worth it. If needed, we would definitely call on his services again in the future.

This company is a total RIPOFF. I have gotten dozens of quotes in the last 2 months for a major remodel which included earthquake retrofit and foundation repair. None of the dozens of companies I have gotten quotes from charged me for them. This company, Jay Kushner owner, was going to charge me: $99 for the earthquake retrofit and $275 for the foundation repair quote I call that a RIPOFF! I am surprised anyone would use him!

The Member phoned and left an urgent message. I returned the call 25 minutes later. She said that she was interested in an earthquake retrofit. Her tone was quite abrupt. She asked if we did free estimates. I said that we have a REFUNDABLE estimating fee of $99 to come to her basement/crawlspace and give her a quote on earthquake retrofits. If she contracted with us for the work the fee would be refunded to her. She then asked if I would also take a look at two fractures in her basement walls while I was there to determine what needed to be done to fix them. I replied that she was asking for an engineer’s structural consultation and the fee was $275 for the verbal consult - not refundable. I would also provide a written quote for the retrofit work as part of that fee. She started a tirade about having renovated her house and always gotten free estimates. Then she hung up. Well, what can one do? Time is precious. A store of knowledge about something useful - for example, blood chemistry, pie baking, auto mechanics, or concrete foundations takes years to develop. Should one feel entitled to a free check-up from a dentist? My dentist charges for that. Doesn't yours? I won't give away my time or knowledge for free. It pays our bills. I wonder what else the Member expects to receive for free: free pizza? free leaf removal? free electricity? free healthcare?

Jay was very professional and direct on the phone and professional, direct and pleasant in person. We wanted a thorough and unbiased inspection of the foundation and that is what we received. Initially we wanted to go with a structural engineer that didn't do repair work to avoid conflict of interests. Even though Seismic Tech. does do repair work, they had such good reviews on Angie's List, we decided to go with him anyways. But I was on the lookout for the pitch.. luckily it never came. Jay did not try to sell us anything and advocated for DIY. We felt his price was fair for the extent of the information we received. He offered the option of a verbal report for 275$ or a written report for a couple hundred more. Since we are not selling anytime soon and just wanted the info for our own benefit, we chose the verbal report. Jay was thorough, patient with questions, and a clear communicator. We did not feel rushed and showed him all the problem areas. He actually gave us the opportunity to ask ALL of the questions we had, which were many, being first-time home-owners. We recently purchased 1927 small cottage with worries about the foundation. It has a skim coating and parts of the foundation were covered and obstructed during our initial home inspection. After buying the home we noticed significant hollow-sounding areas, crumbling and cracking, although fortunately no moisture yet. Jay reassured us that the extent was not currently risking the structure of the house, backing this up with reasons why. His reasoning made sense to us. He also consulted on options for reinforcing structures for earthquake preparedness, and how to replace a rotted basement window set in rotted concrete, including tools, potential cost, and recipe - all the while keeping in mind what is reasonable for a young couple in our first starter home.
