Pillar to Post is slow to address issues and doesn’t follow up when they say they will. In addition, their 3d walkthroughs are sub par and I received inaccurate measurements in my floor plans. I cannot recommend.

Tom did a thorough job and was very patient with our questions. He did not mind us being there during the inspection and showed us what he was doing and why. On the whole we were very satisfied!! Update: A few days after we moved in, I noticed a couple of floorboards in front of the dishwasher were disjointed. Concerned that there might be leakage, I used a moisture measuring device on the floorboards and realized there was high amount of moisture beneath the floor boards. More so near the refrigerator than the dishwasher. I called Tom and informed him of the issue. I would like to say that ours is a condo with no crawl space and there was no sign during the inspection that there was anything wrong with the floorboards. Tom was very helpful. He not only answered all my questions promptly but also offered advise on what I needed to do. He also paid a coutsey visit to look at the floorboards and confirmed that the fridge was the culprit. I was just impressed with his dedication and strong willingness to help even though he didn't have to.

We were impressed with the team of gentlemen who performed our inspection. The team lead was Jeff. He was very experienced and knowledgeable. We paid an additional fee to have two big outbuildings/shops inspected as well as the home. The inspection was quite extensive and the crew was there most of the afternoon. They efficiently inspected the areas and didn't care if we tagged along to look. They communicated information throughout the process and were friendly. Once the inspection was complete they prepared a report and then briefed us on the findings. The report was assembled in a binder with tabs and included pictures. Honestly, its the best inspection report I've ever seen! This was our first time using Pillar to Post and I highly recommend this company to anyone in need of a home inspection. Trustworthy, reliable, professional and knowledgeable.

You wrote a review for Pillar To Post Home Inspectors 3 weeks ago 1.0 star rating 12/26/2017 I'm pretty upset that this inspection company sells exorbitantly expensive inspection packages, and then misses incredibly obvious things. Portland's housing boom makes everyone very busy, I get it. But they seem to be exploiting it for the prices without the deliverable. i paid almost $600 for their 'upgraded' package. My report initially didn't even reference the use of infrared on the walls. They added it after* the fact, when I called and complained about it. All I have is their word that it was done, and them amending their report to say they didn't find anything. This upgraded package also included a 'comprehensive' rodent inspection. That also yielded "nothing." Well seeing as how I moved in and found a huge rodent problem, I don't know how they found nothing. There are droppings everywhere under the stove, in drawers, on top of the fridge, behind the fridge, the bedroom, etc. And some of them were old droppings. And my exterminator already found multiple obvious holes in the house where the mice are coming in from outside, with droppings in and around these holes. My contractor found mesh in the crawl space that was intended to keep them out, so this was a pre-existing problem way before I moved in. I spoke w/ the owner and got the same excuses about how their inspection is only a 'snapshot' of the house at the time they looked at it, and blah blah blah. However, the holes were always there, way before I moved in. And these were gaps they missed as potentials of a rodent problem during the winter season, since Pdx has an obvious rodent issue. Just because there were no visible droppings at the time, doesn't mean the gaps and visible holes in the house could not be identified. Also-- they missed the obvious water dispenser/ice dispenser as well. The line had been cut right off, and sprays water into the wall when I try to operate it. The tech who came to see that says that since its a clean cut (not rodent chews or anything), it was always there. Since a fridge and water dispenser is something that would be used daily, its pretty concerning they also missed that. Now I losthundreds of dollars in extermination costs, etc. I can only imagine what else these guys missed for the $600 package they sell.

Missed that our garage door was missing a spring that caused it to fail. This was not a small component, it was huge and right on top of the door. And the door was jerking as it went up and down, so I'm very surprised that he missed that as a professional inspector. His clean bill of health on that door led me to think that it was operating normally until it failed. Spoke to the supervisor after I filed a complain and his feedback was they just run the door and see that it goes up and down. Their failure to spot this cost me close to $600 as the door pulled itself apart. All they could say was that their report was very detailed and that they do thousands of inspections a year and sometimes they miss something. Now I'm wondering what else they missed and what it is going to cost me. Would not use them again. I had looked them up in Yelp and there was an inspector who was highly praised in the other reviews but I did not get him. I now notice all those glowing reviews are old. I'm guessing that the organization has grown so big that you can no longer guarantee that you will get an A player for your inspection. Next time I'll find a company that hasn't grown so large that customer satisfaction is no longer a priority.

Called and spoke to one of their employees about having water/air testing done in my home. He said he would have the owner Chris Livingston get back to me ASAP, as I mentioned we are concerned that something in the house is sickening us. Did not hear back. After two days I called back and left another message, which was also not returned.

Chris is the consummate professional. before I arrived, he had inspected the exterior of the home and identified some areas that needed fixing. He was very detail oriented and systematic. He called me over when he thought something might interest me. He came with a fully operational printer and completed a very thorough written report that he posted in a notebook. I recommend Chris to anyone requiring said services.

Seemed okay at the time but after moving in I found multiple problems that the inspector should have seen, according to others in the know. Also, the inspector arrive about 20-30 minutes early and began his inspection without me and my realtor being there (the owner was there working on the house and let him in). I would not hire Pillar to Post again for that reason alone and because I have received better inspections from others in the past.

jeff Barnd was on time. He allowed me to accompany hin as he inspected the house. He started on the roof andfound a couple of problems and took pictures. He did a through outside inspection, crawled under the house, Inspected the garage and up into the area over the garage. He did a compete inside inspection of all the inside, all the electrical including the panel, watere s/upply with hot water tank, made sure all facuets worked. He answered all my questions as we coverd every thing. At the conclusion he printed out a report with the pictures and detailed information about all he saw and all the problem areas. He explained the serious ness of each.I felt he did an execellent job of inspection.

My realtor gave me a list of home inspectors and Pillar to Post was among those she had used most recently and felt most confident in. She called and set up the appointment. Due to current demand (many sales recently), we had to wait 1.5-2 weeks to get an appointment. Chris arrived early and inspected the exterior while awaiting us to arrive. Unfortunately, he did startle the elderly seller who hadn't answered the door when he knocked repeatedly to let her know he was there. Upon our arrival we went in the house and he began the inspection. I think it took about 2 hours or so... maybe longer. Chris had the ability to present us with a typed report and black & white photos immediately, which he provided in a binder along with home maintenance tips, etc. He reviewed the report in detail, answered questions, and spent a great deal of time on areas with significant issues which included multiple issues with the crawlspace and moisture. Afterwards he e-mailed us the report with color photos and responded to several questions we had. Due to his findings on the inspection, I terminated the purchase agreement. His thorough inspection saved me the headache of owning a home with costly problems.

Structural components he inspected were the foundation, floors and floor structure, walls and wall structure, columns or piers, ceilings and ceiling structures, roof and roof structure. On the exterior and site he inspected the wall cladding, flashings, and trim, entryway doors and all windows, garage door opener, deck, steps, eaves, fascias, vegetation, grading, drainage, driveways, walkway. His inspection also included electrical, plumbing, heating, air conditioning, insulation and ventilation, interior surfaces, basic operation of built-in kitchen appliances.

Chris had inspected another house we had made an offer on and we ended up terminating that offer. We were in a time crunch and my realtor called him and was able to get him in within the week. Chris was scheduled to begin the inspection at 9am, but due to the seller?s problems getting ready in the morning (she had recently had a stroke), we weren't scheduled to show up until 10am. By the time we arrived, Chris was almost done with the inspection as he had arrived much earlier than 9am. Upon walking into the house, Chris immediately said that this house is looking much better than the other one. He finished writing up his report on his computer, printed it out with black & white photos and presented it to my realtor and me. He went through areas of concern as well as minor areas that he recommended be taken care of.... he offered solutions for several of the issues. That same day he e-mailed me the complete report with color photos. On Monday he e-mailed me the radon test results, complete with hour by hour details. He promptly answered several questions I e-mailed him.

Chris Livingston, the owner of Pillar to Post, did our inspection. He was on time, pleasant, polite, helpful, professional-perfect. He was patient as we hung around and asked questions. He brought a camera, binoculars, laptop, printer and all kinds of tools to do the inspection. When he was finished going over the house, he immediately wrote and printed his report, and presented it, with photos, in a binder for us to keep. He had our list of what the house sellers were supposed to have repaired and went over it, comparing it with the earlier report, when he did the reinspection. Again, a professional, very helpful job.
Description of Work: We hired Pillar to Post to inspect a house we are going to buy, then rehired for a reinspection after some repair work was done to it.

I was disappointed in my experience with this company. For the price I paid I expected a higher level of expertise in evaluating the condition of my home. Too much of the inspection was spent marking up their very neat booklet, which details things in each room like the walls are sheetrock, the doors wood & hinged etc. These are not things I want to spend $100 per hour to document, beside there were several errors on these items. When I called P to P, I specifically requested Chris Livingston to do the job. He had been recommended by a co-worker. Another inspector was sent out instead without clearing it with me first. I also felt that some problems I know of in the house should have been noted. P to P is very clear in the contract you sign before the inspection that it is a visual inspection only. Perhaps my expectations for results were too high from watching the home inspection program on HGTV. P to P was good at getting back to me on questions I had about the report.
Description of Work: Home inspection to get my home prepared for possible sale. I was especially concerned with the shifting in my house, that has increased in the last few years causing many cracks in my walls, sticking doors, cracks in the garage floor. I hoped to get information on possible causes and what it might take to solve the problem, P to P's response was I should hire a contractor to evaluate. I find it usually is wise to get information before hiring someone with a financial interest in the solving the problem.

Unfortunately we are not specialists in foundation and structural movement. Sometimes the cause is very evident and we can tell the client what is going on. Other time we are only able to find the effect of movement but not the cause and in those cases we recommend further evaluation by a specialist. We always strive to send out the inspector requested especially in cases where the customer says "it has to be this person" but in this case no request was made so we're sorry the person you were hoping to get was not there. We've actually be involved in filming for HGTV and I can tell you what you see in those shows is most definitely not a good representation of what a real life home inspection involves. Many times the shoot is an entire day in one house vs reality when 2-3 hours is the norm, Home inspectors usually get a pretty good laugh out of what is said and emphasised on TV shows about home inspections.

Certified Home Inspector Jayson arrived early to examine the exterior of the house and found several items which I had not observed in my first three walk-throughs. He had no problem with my "tagging along" and asking questions. He was very thorough, professional, and clean. For example, he removed his shoes inside so as not to track mud and he returned all personal items to their original place if he had to move them. In addition, he helped make some suggestions regarding repairs and things to discuss with either a "handy man" or contractor. The only issue was he had some computer problems and was unable to print out my report at the end of the inspection. He promised to get it to me that evening, and true to his word, I received a .pdf in my email that night.
Description of Work: Performed whole-house and pest/dry-rot inspection of existing 1920s home for buyer. This is the second time that I have used Pillar to Post, although I had different inspectors each time. At the end of the inspection, Pillar to Post provides a binder of information including the home inspection, fall/spring home checklist, envelopes for home expenses, brochure to provide baseline estimates for repairs/construction, and Home Depot's Home Improvement 1-2-3 CD ROM.

Jason was extremely thorough, professional and friendly. He checked everything I could think of in the house and did it quickly. He answered all our questions and provided a detailed report including photos of all the issues he encountered. Jason showed up at the house to inspect the exterior before I arrived at the house so he was at least 15 minutes early, undoubtedly much more since he had already completed the exterior inspection by the time I arrived. I would highly recommend this company to anyone. The only downside is that they charged $400 for the inspection which seems to be the high-end of what inspections for this size house would cost. Still I feel that was $400 well spent!
