Services we offer

First, I meet with you to find out what your needs are, either as a homebuyer or a homeseller. Once I know what you need, I develop a plan specific to getting your goals accomplished. This includes market analyses, having you talk to a lender to see what you can afford, finding and pre-viewing properties that you might like, picking the best values, and showing them to you. When you decide to buy a house, I write the offer for you, present it to the seller, and I negotiate on your behalf.

I had a really good agent. She had a really good understanding of what sort of house I had in mind, she found houses that matched that, and she took me to see a list of houses. I came in from out of town and it was pretty important that she knew what I liked so we didn?t waste a lot of time. I bought a house site unseen but she was really good. I?ve bought a few houses and this is the best agent I?ve worked with.

AIMEE VIRNIG is AN OUTSTANDING REAL ESTATE AGENT and her team at Windermere Cronin and Caplan (Lloyd Center) backed her in this great work. She was a joy to work with. She was always prepared. She was enormously accommodating to our schedules. She knew when she needed to press us for an answer/decision and when to let us think on a matter. She is so naturally curious and so well-connected in the community that she has great knowledge beyond strict real estate issues, though she is disciplined and thoughtful about saying when she is speaking formally as a Realtor and less formally as an observer of remodeling and construction, inspections, tax issues, zoning questions, financing, etc. Aimee has great comfort with electronic marketing. Perhaps the most compelling quality that Aimee brought into our very difficult decision to move ahead with this was her willingness to walk away from the transaction if we wanted to do so. She was obviously and palpably more interested in helping us do what was right for us than what was right for her. This consideration for our needs over her own was repeatedly made clear in so many ways. In summary, if you buy a house or sell a house with Aimee, you will get someone who 1) knows the market, 2) works very hard on YOUR behalf, 3) will find the way to make the deal happen on YOUR terms or not at all (as directed by you), and 4) is a very fun-loving and warm person.
Description of Work: AIMEE VIRNIG is an OUTSTANDING REAL ESTATE AGENT. She was recommended to us by our financial advisor as my wife and I sought to complete a long held dream: buy a very particular home/property in close-in SE Portland. Since the property was identified and we knew the current owners and selling agent well, Aimee initially was willing to assist gratis as a consultant. Later, as we got to know her, we realized that her services would be invaluable as a formal buyer's agent and so we hired her for this. She helped us: 1) price a difficult-to-price home that never went on the market, 2) negotiate the price with the seller and their agent, 3) get excellent inspectors (general, sewer, tank-locate, and radon) all at very reasonable price and get a bid for electrical repairs, all of which increased our confidence in the quality of the house and formed the basis of a negotiated repair addendum, 4) handle an adverse appraisal that required renegotiation with seller, 5) coordinate a long experience with our mortgage company/lender, 6) handle all the details that came up with the title company, 7) attend the closing, and 8) handle very responsively, creatively, thoughtfully a million tiny details that came up along the way.
