Kinetic Properties (KP) came to me by way of a referral based on the mostly the former property management company that Tobin Johnson ran. A quick review of the reviews of the former company revealed only one new one that was from a vendor regarding payment. Upon the initial interview I asked Tobin if he was bonded and he said yes. However upon further investigation this has a proven to be false. I asked him to provide me with proof which he never did. He gave me little to no introduction to the accounting system. My referral stated that Tobin had been the owner of the “old company” and that there was some vague ( and a little unsettling) reason that he had owned the company but had split with his employees and partner (s) to form “new” company keeping the same name. The “new” company appears to be a part time job for Tobin because although property management can be full time 24 hours, they are only open four days a week Monday to Thursday. Closed on Friday. I when I tried to contacted the company in June 2018, just before signing the contract phones were rarely answered and when they were it was by a person who had little or no authority or knowledge of the business. She appears to just relay messages. She said Tobin took a week or two off and left an assistant to handle all calls but she could not answer any questions. Later most of the time if someone did answer the phone it was Tobin Relayed messages with were not returned as well as emails. During the first month of his management I met Tobin out at my Eight- Plex apartments and introduced him to all tenants. He took no notes, however I notice he later listed my property’s 8 Plex units with a square footage as 900 sf when they are 1040 sf each, which I told him. After two months I noticed that he was only was collecting rent from 6 units instead of 8, neglecting 2 units. According to one tenant he tried to contact the company multiple time but his calls were not answered or returned. When I told Tobin he offered no explanation. I had to serve the delinquent tenant the first 3 day notice to Pay or Quit. Upon repeated requests for a paper copy of the 3 day notice to Pay or Quit after he eventually served a second notice he responded with an illegible copy by email which my attorney said was not usable. Because of delays the delinquent tenant was allowed stay in the unit almost 4 most rent free and I had to evict the tenant which should have been Tobin’s job. When my bookkeeper and I questioned erroneous charges on the rental statement they went unanswered until after repeated emails. The inquiry among other things involve one tenant who wrote a NSF check which was not caught until the end of the month. He took his management fee from the NSF check and the follow up check. A long time tenant called for repairs which went unanswered until they called me. I called KP and got an answering machine which was not answered until days later. When I confronted Tobin regarding the request from the tenant he denied having received the call or my repeated calls. Tobin response was that the handyman Manny was out sick a could not do the repairs. Manual (Manny) called me and said he was sick and that he was not licensed to do electrical work. However without my knowledge and approval, this admitted un- licensed person did electrical work and charged me $300+. My repeated emails regarding this charge, other charges, and un-authorize work to date have not been answered. In my opinion Tobin appeared to be well over his head and in my opinion totally incompetent. Tobin decided to cancel the contract to my delight. In my estimation Kinetic Properties/Tobin Johnson exhibited gross negligence, a lack integrity and dishonest without transparency. In our estimation his incompetence has cost our company over $5,000 in lost rent and legal fees. Our company considers this lost as a cost of doing business, though it is hoped that our experience will be help others avoid this misfortune. 11/2019
