The work went smoothly, according to schedule, the workers were competent, polite, and did a fine job of replacing rotted panels and painting them to match the rest of the house.

Initial response and mitigation, removal of debris and such was prompt and professional. We were very pleased. However, there was significant delay and miscommunication with the specific people working with us to restore. After multiple attempts, in person and in writing, to clarify with those personnel, we arranged an appointment with Larry, the general manager. He understood the issues and immediately helped us to begin anew with an excellent and experienced contractor, and cancelled labor charges related to the restoration part of the project. Though there was delay (damage was about Halloween 2016, and final completion end of August, 2017), the response of Larry/Kennedy when the matter was brought to his attention, and the skill and open personality of the second contractor left us with a very good feeling, as well as a beautiful restoration of our kitchen.
Description of Work: There was a water heater leak, which ruined surrounding kitchen walls and cabinetry. Homeowners insurance paid for all except the policy deductible and a few things we added, "since they were there."

k restoration blamed the insurance company for the delay in an email and also said he's just two busy to do the work. This is while my family was displaced from our home for two months. They even notified us of this by email and refused to discuss it on the phone. They even held my paperwork I trusted them with after their emails so long that I had to get another set from the insurance company and bank. Also most insurance companies give you 180 days to make the repairs. Any good contractor would know that and would be quick to respond to the customers need. This was a whole house fire. K restorations' inaction put my family out of their home for 2-3 extra months and put us at a financial risk of not getting the the house complete within 180 days of recovering a cash settlement. The new contractor knew the ends and outs of this process and was able to secure an extension. K restoration also admits to not having the computer software needed to work with the insurance company when arguing for costs and repairs. They promised that he he a work around. I do not believe this is true. I realized this was a very valuable tool to have when iwatched the next contractor deal with the insurance company. lesson learned. k restoration would not admit when they were over their heads. never give k restoration your contract papers and insurance quotes without making copies and having competitors bid at the same time as well as offer you what services they have (estimator's program) and what skills/expirenice they have dealing with similar situations as yours. k restoration does not communicate or return phone calls from numbers they know they have customers with issues with but would answer when I called 30 seconds later with a friends phome. This happened several times. k restoration has no regards to the needs of their customers who are displaced by a disaster and further pour salt in thief wounds by saying they are working with you while doing nothing. For instance at the end of this when I called from my friends phone and caught them avoiding me he said he would send the paper work back as well as copies of his estimates and communications with the insurance company to prove he was having problems with the insurance company. All I received was the original contract paperwork and the insurance company's estimate which is what I gave them in the first place. I called the insurance company who records all phone calls and emails and the adjusters manager had no record of contact from k restoration.

We had Kennedy Restoration out to inspect an area in our bathroom where we had a leak in the ceiling. We had contacted several companies and based on the information provided and their courteous office staff - only had Kennedy come out. They were the most responsive and professional - and offered a free courtesy inspection. One of their competitors actually said to me over the phone when I asked about a free evaluation - that if they are coming to your house for any reason they expect to get paid. Although no work was performed by Kennedy - we have every confidence that they are the best choice for us if we need work done in the future.

Kennedy was great. We had a fire at one of our rentals and they handled the restoration work. They were Johnny-on-the-Spot quick to respond and put my tenants and I at ease by explaining things and helped us understand the process by working through our various insurance companies. To me it seemed confusing but they obviously have been doing this for years and know what to do and how to do it! I only wish my insurance company would have been as good to work with as Kennedy was! They really understand the human aspect of things I worked mostly with Ed, who educated me and kept me calm during the post-fire trauma.
Description of Work: Smoke damage cleanup, new carpet, new siding, new garage door, and fixed a leak they found while rebuilding the garage. Poured new concrete, and probably a lot more things than I knew about.

I contacted Kennedy Restoration after getting a bid from another company based on a friend's recommendation which wasn't to my satisfaction and seemed to not be qualified for the job scope. Kennedy Restoration met me at the house, answered all of my questions and took all of my requests and provided me with a comprehensive bid. Nathan S. was my estimator and was very thorough and seamlessly worked with my insurance company. Kennedy Restoration handled the mold remediation and coordinated all efforts with my roofing company. I would highly recommend them in the future.

On July 4th my daughter had a fire in her home which causes extensive damage. The fire investigator recommended calling BoardUp to secure the house by covering all open entries and roof openings. Chris Whelan arrived as the fire crews were winding down. He was briefed by the fire investigator and my daughter. Chris explained his duties and stated he would stay all night to ensure there were no "flare-ups" and available by phone if there were any questions/requests. The following morning, we met Chris at the house. Chris asked if there were any items he could try to retrieve and was asked to find the laptop. He was successful in finding it and carefully wrapped it so the smoke smell would not get into our vehicle. He also explained how the smoke can damage electronics and make them unusable after a period of time. (For information, we were able to backup all the files on the computer.) Later that afternoon, we had to call Chris and wake him up after being up all night as I forgot the combination to the lock. From the first minute Chris arrived at the house throughout the entire 3 days Chris was friendly, thoughtful, sensitive, understanding and listened with focus to my daughter and her needs. My daughter lost her two loved cats in the fire. On Saturday she called and asked Chris if he would retrieve them for her to take to the crematorium. This reflects Chris's caring and compassion nature for her to have the trust in him for this special task. Chris even transported the pets to the crematorium so again the smoke smell did not get into vehicle. When a disaster happens, you want someone with Chris's skills and abilities to arrive on scene. He added no stress to the situation and in fact, I am sure he helped decreased the stress level.

After a major house fire your whole world gets turned upside down .. don't make the mistake of thinking these guys care!! As Part of Safeco Innovations program this contractor's guarantees are very specific including; 1st contact in 24 hrs and an onsite estimate within 48 hours. They looked very good on the BBB website... and their own Facebook page. Unfortunately they wasted a whole lot of my time by taking 24 days to get an estimate to me. I was exhausted; dealing with a major life crisis (the fire), and caring for my two dogs who required close monitoring after they were rescued from my burning home by a firemen who kindly brought them out even though he did not think they were still breathing. I had taken time off work and the clock was ticking ... I really needed to get rolling on the huge task of remediation and restoration of both the contents of my entire home and the structure, and so I really wanted to like these guys. I 1st spoke to Nick from Kennedy on Wednesday June 4th, the onsite estimate was set for Thursday June 5th at 10:30 AM .... but they never showed up, and they never called or emailed. I called Nick on his cell phone the following Monday after not hearing from him for several business days. He was very friendly and cheerful but oddly, unapologetic. He said he was in the field but was heading back to the office and would call me back in 20 minutes, I waited an hour then called him again. And again he was cheerful, friendly and completely unapologetic. He did not even offer to follow up himself, he just gave me Matthew's phone number and said I needed to call him.... adding that this was the guy he gave the assignment to after speaking to me on the 4th. When I spoke to Matthew he requested a further delay, to allow him to get the insurance company structural estimate, instead of doing one from scratch. It is a 36 page document that took the adjuster several lengthy onsite visits (maybe 6 hours total) plus a good bit of data entry time to produce; so I agreed to save us both time. He showed up on time (yes, I was late). He spent about an hour in the house then said he would have the written estimate to me in "5 days". I never heard from him again .....until the day AFTER I posted this review about how much of my time they wasted. I posted this review on June27th and on June 28th (the emails are date stamped by yahoo) I got 2 emails from Matthew with the estimates. Then on July 10th he posted one of the emails in his reply as proof that he contacted me. I can't say if he saw this review before he sent me the estimates, I only care about the 24 days of my life that I took off work to deal with a huge crisis and this company completely wasted. I can't get them back and I can't take more time off work. It has compounded an already terribly difficult situation. In my original review I stated that I did not know how long the person I dealt with had been with the company or if the person was going through a crisis themselves, one hopes there are extenuating circumstances when things like this happen. Unfortunately in light of his reply, I need to point out that even if it was his business to comment on the state of communications between myself and my insurance adjuster, Mr. Steimle has absolutely no first hand knowledge of such matters, nor would they impact his ability to fulfill his obligations. It is deeply disappointing to see someone in a position of responsibility at Kennedy, come to Angie's list and post what is (at best) irrelevant gossip in an attempt to impeach a review by someone who had the misfortune of trying to hire his company to fulfill contracts worth over $130,000.00. I understand that Mr. Steimle is trying to deflect some of the responsibility for his failures onto me, but I never said that other vendors had not gotten back to me with bids; in fact I made it perfectly clear that I only wanted Kennedy to bid the job if they could breakdown the cost by type of "contents". I told him up front that I was looking for more detail than there was in the bid I got from the first (and only other) vendor I contacted. But again, either way this has no bearing on Mr. Steimle's failure to meet his obligations.
Description of Work: After a major house fire this company completely wasted a whole lot of my time. Very friendly even cheerful, then failed to follow up as promised on everything from appointments to providing written estimate.

I am more than a little shocked and disappointed that we failed to meet expectations on this loss. I am the Sales Manager here and I personally dealt with this loss. I ask for transparency and integrity from my staff and I will incorporate both in this reply. [member name removed] is accurate in that the initial CALL to make the appointment was dropped. We received first notice of the loss on the 4th of June, almost a full month from the date of the fire. My FIRST contact with the customer was a phone call from her asking why we missed an appointment the day before. We not only did not HAVE an appointment, we had not even made contact yet, which was completely on us. I personally scheduled an appt and showed up to it early. Nobody was home but that is normal after a house fire. I waited 30 minutes PAST our appt time and still a no show on her part so I called her. She thought the appt was for later (?) but apologized and said she could come quickly, so I waited. When she finally arrived, I found her to be pleasant enough, which is one of the reasons I was so shocked to read this review. I walked the house, got my notes, and came back outside to chat with her. When I asked why she had waited so long to talk with anybody about the repairs, she confirmed that she did indeed have a lot going on in her personal life, and the other people that had seen the loss were not responding with bids. I was not aware until then that she had been calling multiple contractors for bids. I explained that I would get back with her in a week or so with a review of the insurance bid and that I would reach an agreement with her insurance carrier on a preliminary estimate which I have indeed done. I responded to her with this e-mail: Good Morning! Just wanted to get word back to you on the bidding – I apologize for the delay in response- we’ve just been pounded these last two weeks! I reviewed ******’s estimate and I agree with it – the only change I have asked for is that I would need some further demolition time to deal with the debris in the yard, and to get the plaster ( VERY heavy ) out of the structure. I also asked for the right to rebid once the house is empty, ( so we can see it a little better ) and to have an electrician provide a bid on the electrical. Code is also wide open at this time. I will also send you a rough bid on contents next. ( WHICH I SENT 30 MINUTES LATER ) I’m slaved to the price list that the insurance company provides, so it should be pretty similar to anything else you have received. I’ll be on vacation next week, but e-mail with any questions, I’ll be in and out of coverage but will be checking my e-mails when I am in coverage. We discovered we had a leak under the master bedroom shower on the upper floor of our condo and our HOA contacted a firm to track the damage from the upper floor to the basement with damage on all three levels. We then used Angie's List and a recommendation from a coworker to get estimates for repairs of sheetrock, flooring, etc. Ed of Kennedy was the Best! The other contractors came through, used the adjuster's information and gave us nice, low estimates to supposedly get our place back to normal. It is only 5 years old so in pretty good shape. Ed used the info, but added many items that the adjuster had missed--like the basement! He then negotiated with our insurance company to include the missed items and gave us information on what was happening in the process. At that point we decided that the long desired kitchen remodel should be included in the whole repair. So Ed recommended a kitchen cabinet design and supply vendor who was also Fantastic (I LOVE MY KITCHEN!!!) When we signed the contract for the whole job, Luke was assigned as our foreman. He was also Great. Always available for questions, with answers! He kept everything on track and was the first to notice that the new laminate flooring wasn't quite right. There were some manufacturing defects. This was where Kennedy turned Awesome. They worked for over a month with supplier, manufacturer, and installers to come up with a solution. Finally, the manufacturer would not accept any fault so Kennedy and our flooring supplier replaced all of the laminate on our main floor with another product of our choice. It is wonderful. The process took a long time--mostly due to the flooring issue, but overall I would do it again. But, not without Kennedy Restoration. After all this started, my husband and I remembered that Kennedy had done a water damage repair project for us about 20 years and two houses ago--also a very positive experience. Overall, the project is a complete success and I cannot say enough about the fact that Kennedy and Ed and Luke were a very large part of the positive. Thanks to them and to Angie's List.

I had not gone through any remodeling or insurance losses, so I didn't know what to expect. Kennedy was usually timely. There were delays due to the asbestos, the insurance adjuster's unavailablility, and a few other reasons. One man's truck was in the shop for a few days. They were usually in touch, and let me know when they would be there each day. Sometimes the subcontractors were late, or early. The team that did the demo didn't leave info for the team that put everything back, so I got asked questions about the curve of the countertop, for example. Cleanup was usually excellent. Workers were all pleasant.
Description of Work: Kennedy came out and looked at damage in kitchen. They discussed the extent of work with my insurance adjuster. They tore out the kitchen floor, removed a peninsula, and dried out any remaining moisture. This included asbestos abatement, since an older layer of flooring had asbestos. They put in new flooring, replaced the cabinets, put new laminate on the cabinets. They installed a new dishwasher. They packed up the cabinets that needed to be moved, and they moved the appliances out, and back in. I probably didn't ask enough questions at the beginning. The work took longer than I expected, but they said it went quickly.

I am pretty surprised that Kennedy Restoration has a "B" rating on Angie's List because I know of several people who have used this company and everyone was completely satisfied with their work. My insurance company was also thrilled that I had contacted Kennedy for assistance with my problem. In fact, my insurance company and Kennedy were in constant communication regarding the project and everyone kept me in the loop. Would have no hesitation to recommend this company to people who face the unfortunate situation of having to have restoration work done.
Description of Work: I took a walk one day, leaving the water going full blast in a tub in my laundry room. Needless to say, when I returned I had a very flooded laundry room and the water had already penetrated walls and floors around the laundry room. I contacted Kennedry Restoration (not because I had ever heard of the company or had to use such a company but I liked their name). After the fact I read Angie's List reviews about the company and was thrilled that they offered a generous coupon off of the insurance deductible. Kennedy responded very quickly for my SOS call and dealt with the immediate problem right away. I then worked with Matthew and Luke and was very happy with how both of these gentlemen handled the restoration. Kennedy has a reputation for being careful and thorough and I greatly appreciate this. My husband and I were out of the country when they did the restoration work and Luke, via email, kept me apprised of everything that was going on.

My experience with Kennedy Restoration of Portland began with a fire that started around 12:30AM in Mt Angel Oregon . At 1:30 AM while the firefighters were still extinguishing the fire, two guys from Kennedy Restoration showed up offering their services. When the insurance adjuster arrived he advised using Kennedy’s services(he seemed very cozy with Kennedy). I signed an emergency work authorization to Mitigate Fire damage/secure building. After the Fire Marshall released the property a senior estimator from Kennedy walked through the property and told us he estimated the cost between $20,000 and $30,000 for the work they needed to do. At the beginning Kennedy made many representations and promises that they conveniently did not put in writing. Kennedy also started the job next door (not my property) that also sustained extensive damage from the fire(the people next door ended up terminating Kennedy) When the building was stabilized, I received a bill from Kennedy for $71,727.93, with very little documentation or detail on the work they performed. Kennedy’s estimator was called on why the bill was so much higher than the original estimate and he replied “we stand behind the bill 100%”. Further documentation on the bill was requested on 3 occasions, but none was ever provided. I started going through the bill and noticed I was charged for many of the items used on the property next door, including dumpsters, supplies, fencing, etc. I requested the billing for that project but was also ignored. I called Kennedy’s general manager and he also denied wrong-doing, and said he would investigate, but never responded. In an effort to determine how much I was over-charged I had 3 separate companies specializing in fire/disaster restoration come in and analyze the project and give me the price they would have charged to do the work Kennedy performed and they averaged 50% less than what Kennedy billed me. I had to get an attorney involved to get Kennedy to finally admit they had overcharged me but they only admitted to a little (what could be proven). I filed a complaint with the CCB, and they claimed it needed to go through the court system due to the type of complaint. I filed a civil suit against Kennedy for “Fraudulent Overbilling for services” and had my day in court last month, Kennedy further admitted in court to over-charging. Even though I prevailed in court and got a judgment against Kennedy Restoration, it was small compared to the thousands I spent getting them to acknowledge they had over-billed, in the end my attorney stated, “you signed a blank check, and Kennedy filled it out for nearly 3 times the original estimate without any accountability” In conclusion I gave Kennedy an “A” rating in responsiveness, because they nearly beat the fire trucks, which seems very predatory, and an “F” in every other category. I had several other issues with this company on the job they performed, but time and space is limited. I would run from this company, but if you are required to use them, GET A CONTRACT IN WRITING, spelling out the estimate and detailing the work to be performed. They get amnesia and lie to cover when you try to pin them down on the original estimate they gave.

Response from Kennedy Restoration
In response to the member’s poor rating of our Company we would like to respond to his description and hope to offer further insight. The member’s building and an adjoining building received damage resulting from a fire and subsequent water damage. We were hired by the member to secure his building and mitigate the water damage. We were also hired by the adjoining building Owner and provided similar services and we were paid. This Owner wanted to make major remodeling changes to their building and the type of retrofitting they were wanting we knew we were not the right company for their needs and we cancelled the remaining portion of their contract and we were paid in full. The member claims we gave him a reserve of 20 to 30k for mitigation to his building. We had our lead commercial estimator with over 25 years of experience on site. Our estimator on several occasions stated that we had set a 75k reserve. Most insurance companies set reserves and ask the onsite contractor what we feel our cost will be. We would not short change a reserve period, it makes us look like we do not know what we are doing and with over 62 years of fire and water experience we know our reputation is always on the line. Furthermore, we had never met the Adjustor assigned to the member’s claim or ever since then. In addition we have to provide very detailed invoices with accompanying receipts to support our bills. The member was given his own set of copies of invoices and bill that was submitted to his insurance carrier. The member’s insurance carrier in several e-mails authorized our bill and requested the funds from the insurance carrier to be released to pay our bill. We tried many times to satisfy the member’s request for explanation. However, we would not give him a copy of bill for work we did for the other customer, we feel that is proprietary information and cannot share that information. We did make one mistake on our bill and we offered that to the member as soon as the mistake was realized. He refused to accept and felt the need to sue us. I found them on Angie's List and they were fantastic with everything. I would tell others to call them immediately if you have have water or fire damage. They take care of the situation and make it tolerable, they were so fantastic.
Description of Work: Kennedy Restoration took care of some water damage. They dried everything out, took away all the beyond repair materials, they helped me work with the insurance company to get our settlement and they were fantastic about it. They redid all the flooring which included tile and carpet. They installed sheet rock, painting and appraised what we needed.

They were really good, kind, and upfront with what I would need. Even there subs were great to work with. They were recommended to me and they have been really good with the whole insurance claim process.

The work was wonderful. Nobody would ever know any work needed to be done in the past. They were great to work with, quick, and really good with follow up.
Description of Work: They had to rebuild a ceiling in a closet as it had caved in.

Project was very successful! We left for 2 weeks to have the job complete. We came home to a beautifully repaired home! We have used Kennedy Restoration twice and will use them again if needed.
Description of Work: Installed dryers to dry out hard wood floors and checked them daily for progress. Removed damaged drywall and replaced drywall, painted repaired wall/ceiling to match existing room. Removed damaged hardwood floors and installed new hardwood floors. Put up plastic barrier to contain the dust in the damaged part of the home. Provided a contact person that was available 24/7.
