Moved into apartment on 4/01/24. The apartment was not cleaned before we moved in. It was the most noticeable in the kitchen and both bathrooms. We had no hot water for 3-4 days. The heaters in the bedrooms do not work after an hour turned on. Management will not replace them, but sent me a bill for $235 for the useless electrician from Frahler Electric Co that came to "check them". There was a huge bug in the closet. A dead bee in the room and you could tell the carpet was washed, but not vacuumed. The washer is a Maytag with autosensing that does not even cover the clothes with water (clothes are dry and in the "washing" cycle). My previous landlord professionally cleans their apartment and has an inspector inspect the apartment between tenants Elmonica Court. I never had an issue with them addressing any maintenance request and was never charged for anything. I even got the security deposit back.

Hired them 8 years ago to manage our rental. Recently discovered they did not perform any of the agreed upon yearly visits to the home to assess the state of the exterior or interior; did not do safety checks; nor did they assess the home when tenants moved in or out (as agreed), in fact, they did not view the property AT ALL during the duration of their time "managing" our rental. Completely unethical and unprofessional. Mistreated our tenants as well. Unresponsive to emails, overcharged us for services we didn't agree to, and "forgot" to raise the rent when we asked them to, costing us thousands. When we pointed out they had violated the terms of our contract, they terminated us as clients and sent hostile emails. Neither our rental manager nor the company owner responded to our concerns despite repeated emails. Watch out, these folks are scam artists who prey upon busy, distracted families, collect their fee, and spend their time golfing.
Description of Work: Rental management: in theory, this meant regular inspections of the home, compliance with safety and regulatory expectations for landlords, respond to tenants, collect rent.

When I first contacted McNeeley real estate, I met with Kristie, she was GREAT. Always kept in contact with me, if something needed attention, she would contact me and let me know. She left the company and Mark was assigned my PM. I had issues getting ahold of him as he is often out of the office. Calls and emails would often go unanswered (spoke with him the first time in 6 months yesterday). When my tenants moved out, I had to replace carpet - all of this came out of MY pocket, nothing out of the deposit despite the fact that there was CAT URINE in AT LEAST one place (probably a few more based on the smell). They DID give me the cost of the carpet cleaning toward the new carpet...a few hundred to cover a few THOUSAND. THEN, the cleaning company they hired did a LOUSY job...they didn't even sweep or mop the hardwoods, the floorboards were dusty, the window sills had black soot all over them, the grout around the bathroom sink was moldy, the shower had barely been cleaned, the white kitchen sink was brown, there was dirt and dust under the oven, the toilets were dirty, there were HUGE dust bunnies under and behind the washer and dryer, the garage floor was filthy as they hadn't bothered sweeping, the bathroom door and walls had some sort of sticky substance on it (hair spray?)...they seem to have gone in and just sprayed some air freshener and cleaned the bathroom mirrors (not even very well). Mark was unresponsive to my emails until the 4th or 5th email. He contaced the company but they wouldn't do anything other than go back and re-clean...I had already spent my free time to clean it myself. I also didn't want them going back in and destroying the fresh paint and new carpet. My tenant moved in mid-August, everything calmed down a bit, still wasn't happy, but had a tenant so I figured move forward...had some additional quesitons but sent them through the bookkeeper (the only reason I'm still a client at the moment), she was able to address most of my concerns. Fast forward to NOW...they charged me $117 for a contractor going out to the condo to open a damper in the garage. This was an item that had come up in the past but due to changes in personnel it was not properly documented. Unfortunately, they failed to contact me prior to sending a contractor out, they have admitted this was an oversight and it will not happen again. A 2-minute phone call could have saved $117, I knew EXACTLY what the problem was and I could have even gone over and fixed it myself for FREE. Mark called and apologized and is refunding the contractors fees in full. Also, a new PM is being assigned to my account. Since the issues I have had all stem from lack of communication, I am hoping this will help and will continue using them. The company has addressed my concerns and has worked to make things right, I respect that and am giving them another shot.
Description of Work: I have been using Jim McNeeley as my management company for the past ~2 years since I turned my condo in a rental home (out of necessity). I pay a monthly managment fee of 7.5% of the rent and initial lease up fees of $500, lease renewals of $150. Between lease up fees and monthly management fees, I've paid this company between 2,500 and 3,000.

Property managemnt team was so un professional!!! They find ways to get you out of a home even when paying rent. We were # 25 in 6 years forced to move out. They file false reports and try to find ways to get you out

I would just recommend that nobody use this company to manage a property for them.
Description of Work: They managed a rental property for us for over a year. They charged 7.5% of the rent per month plus many fees which were pretty high for finding renters, signing leases, etc.
