Jim was great, from start to finish. Even while on vacation, he handled an emergency repair required to close on our house. Because of the complexity of our project - complete remodel of a 110 year old house that was in need of an overhaul - we needed a contractor who was flexible, creative, and trustworthy. We had planned to move into the house 4-5 months after closing. We needed to complete a lot of work in a short amount of time, and the full scope of work couldn't be determined until we opened some walls. Jim was great at managing the project and the subcontractors to get us in the house on time. At one point, I think he had the electrician, plumber, HVAC and carpenters working in the house at the same time and managed to keep them working efficiently and out of each other's way. He always understood completing the project on time was the most important goal, and kept shared schedules up to date to reassure us. Although we started with a budget, we expanded the project along the way. Jim always made sure we understood the cost implications of our decisions, but also pointed out the long-term cost savings of doing repairs and improvements up front. Looking back on the project, we are happy with all the decisions we made. Overall, based on the rule of thumb that remodels cost twice as much and take twice as long as the original estimate, Jim surpassed our expectations and we considered the project a huge success. On time and on budget. They were most accommodating in taking on a remodel while allowing us to continue to operate the entire time. They were more than willing to coordinate several aspects of the job that were beyond their scope, which allowed everything to stay on track. The quality of the work and workmanship was excellent. I rehired them this year to do another $80,000 project.

Fantastic. Jim and his crew were very professional, on time and did a perfect job. The job was finished on time and came in under budget! I highly recommend him.
Description of Work: We had a fireplace removed from our bedroom and replaced by a sliding glass door. We also had the room painted and they added a concrete path and fences.

I spent about $3100 for two procedures that they did. I loved everything about them. They were very attentive from the start of the job all the way through the end of the job. They were good in their communication. They were good at explaining all the procedures they were going to do. They were on time and on budget. They were highly recommended. I have recommended them to others as well. They were super professional. I think their price could have been better. I will use them again in the future.

As one can tell from the description of the project, this was a huge, many-pronged affair. It grew with time, partly because of what was discovered as we went along, partly because I added additional elements. Jim orchestrated the many aspects efficiently and effectively. When elements of the project didn't work out as planned or expected...the some of the windows had to be redone up to 4xs, the hardwood floor 2xs, the rain pouring into the garage problem--Jim kept the subcontractors until all issues were resolved--they absorbed the extra costs involved in redoing the jobs. He stuck with me until all problems were satisfactorily resolved--with a positive attitude. He was always willing to work with me on my concerns. Not all subs would I use again, but Jim as the contractor I would. He was timely, communicated well. Was flexible, honest, capably allayed my concerns and stuck with me to the end. I do so like the final product. I am loving my remodeled house!
Description of Work: Complete house remodel (house had already been torn down to studs). A couple of walls removed/changed. Change to gas heating; added ac (contractor did not do this but had to incorporate these changes in the remodel); electrical updated w/ new breaker box, wiring, ceiling lighting, outlets. Exterior trim painted. Tile roof repaired. Leak damage repaired. Repair of roof due to removal of fireplace. Additional ceiling vents added. Insulation added. Interior: all painted, included trim; kitchen totally remodeled and footprint changed slightly. Floor to ceiling wood burning fireplace removed. 2nd fireplace changed to gas. Sunken living room raised. RV pad re-poured. Drains added. Water into garage rectified. Fence repaired.

I feel we were duped, and it was a very expensive lesson to learn. Jim told us one price and came back with something entirely different. Even when we removed the tile work ($6000), the cost was still much higher than his verbal quote. Then we find out the pump proposed wasn't required or the size/type even necessary, which makes me question his integrity. For anyone considering any type of work where a contractor is involved, please check this list to see if the contractor is listed. And if the contractor tells you something is required, check the code, go to your county planning offices and ask them. So much angst could have been prevented if I had researched the proposal sooner. Now we have a bill in front of us, charging us additional money for altering the plan, which we requested, but only because we could not afford to pay $10000 for a pump. These costs were a direct result of his statement and it makes me angry that I have to pay them.
Description of Work: We never went beyond the planning stages. I DO NOT recommend this contractor. Their proposal was TWICE as much as their verbal quote and they would not give us a proposal until we agreed to pay them a certain amount of money. In their proposal they had a charge of $10000 to install a mascerator sewage pump ($4000 for the pump, $4250 for installation and about $2000 for his mark-up). They said the county required this size/type of pump. We were stunned, we did not anticipate a pump being necessary, much less one that would cost $10000! I found what I thought would be an acceptable alternative, and Jim Bruce said he would talk to the inspector about it. I later found out he didn't talk to the inspector, at least about our issue anyway, as the pump I found was all the county required. I mentioned it to another contractor and he told me the requirement was a less expensive ejector pump, similar to what I found. He said he charges about $1200 for the pump.

FIRST: THIS DISPUTE IS ONGOING, AND THE MEMBER HAS NOT PAID FOR THE DESIGN SERVICES AGREED TO IN A SIGNED DESIGN CONTRACT. SECOND: I CONTEND THAT A MACERATING PUMP IS REQUIRED. IN FACT, THE PLUMBING CODE DISALLOWS THE ADDITION THAT WAS UNDER DESIGN BECAUSE THE EXISTING SEWER LINE (TO THE MAIN) IS ONLY 3" AND ANY KIND OF PUMP PLACES TOO MUCH DEMAND ON THAT SMALL OF A LINE. THE HEAD PLUMBING INSPECTOR FOR THE COUNTY MADE AN EXCEPTION BY ALLOWING THE USE OF A MACERATING PUMP (WHICH GRINDS THINGS UP VERY FINELY), SO THAT THE LINE WOULD NOT REQUIRE UPSIZING (THE LINE IS 175 FEET TO THE MAIN AND WOULD HAVE BEEN MUCH MORE EXPENSIVE THAN A MACERATING PUMP.) THESE FACTS ARE WHAT I AM USING TO JUSTIFY PAYMENT FROM THE MEMBER IN OUR ONGOING DISPUTE. THIRD: I AM NOT IN THE BUSINESS OF DUPING ANYONE. I LIVE OR DIE BY MY REPUTATION AND INTEGRITY. THIS JOB WAS COMPLEX. THAT IS ALL THE MORE REASON TO DESIGN IT PRECISELY. I DO NOT DO SUCH DETAILED WORK WITHOUT COMPENSATION. INDEED, THE CONSTRUCTION BUDGET DID INCREASE SIGNIFICANTLY OVER MY ORIGINAL "GUESSTIMATE." WE THEN WENT ON TO DESIGN AN ADDITION WITHOUT THE PUMP (DIFFERENT PART OF THE HOUSE.) SUBSEQUENTLY, THE MEMBER DECIDED NOT TO PROCEED AT ALL... AND THE HOUSE REMAINS UNTOUCHED. FOURTH: AS A CONCESSION TO THE MEMBER, I DROPPED MY DESIGN FEE FOR THE DESIGN AGREEMENT AND CHARGED ONLY MY OUT-OF-POCKET COSTS. I DID THIS IN LATE APRIL, 2007. THIS OBVIOUSLY PROVOKED AN ANGRY RESPONSE. DO I DESERVE AN "F" FOR THIS?

WE FOUND HIM BECAUSE HE HAS TAKEN A CLASS AND IS CERTIFIED FOR ADA AND WORKING WITH THE OLDER POPULATION. HE HAS BEEN INCREDIBLY PATIENCE AND VERY OPEN AND UP FRONT ABOUT THE COST. MY MOTHER HAS CALLED HIM DAILY AND HE HAS BEEN FINE, HE HAS BEEN SUPER CONSCIENTIOUS AND FOLLOWS UP EVERY TIME HE HAS A SUBCONTRACTOR TO MAKE SURE THEY ARE DOING A GOOD JOB. HE RETURNS PHONE CALLS AND EVEN OFFERED TO COME TO THE HOUSE AND TALK TO MY MOTHER PERSONALLY BECAUSE SHE WAS UPSET ABOUT HOW LONG THE PROJECT IS TAKING, BECAUSE SHE WANTS TO BE IN HER OWN HOME ALREADY. I WOULD EVEN RECOMMEND HIM TO BUILD A WHOLE HOUSE.
