Sam was hired to inspect a townhouse we are in the process of purchasing. He showed up exactly on time. He was very gracious in tolerating my presence as I shadowed him during the entire inspection process. I like to ensure the job is done properly, to the best of my ability to do so, and to see what issues the home inspector uncovers. He was extremely thorough in his inspection. He checked all the electrical outlets, verified the working GFI's, exercised all appliances - washing machine, dryer, over, microwave, etc. - to ensure they were working properly. Climbed into the attic to inspect the water heater (first time I saw a water heater in the attic) and the furnace. Removed the furnace cover to verify proper functioning of the furnace; discovered some issues with the water heater. He removed the cover for the electrical panel which contains the circuit breakers, and for each breaker he verified that the wire size was appropriate for the amperage of the breaker; I have not seen a home inspector do this before. Went into the crawl space and covered the crawl space from one end to the other; I was there with him to verify this was done. We discussed some drainage issues I had concerns over; he verified the proper functioning of the sump pump. The inspection required about 3 hours - for a townhouse, not a stand-alone home. There was no wasted time on Sam's part; he was busy for that entire 3 hour period. Our realtor made the statement to us, in private, that she felt the inspection had taken too much time; I believe she was anxious to go to another appointment. However, this struck me as a rather strange comment to make; shouldn't a home inspection be thorough and complete, rather than be tied to a specific amount of time? Am very pleased and appreciative of the inspection performed by Sam. He is highly recommended.
