Hawthorne Plumbing is a locally owned and operated plumbing shop located in Portland, Oregon. Hawthorne Plumbing appreciates all the great customers we have had the pleasure to work with over the years. When we started on Angie's List we were really excited about the internet bringing truth and fairness to the consumer. Unfortunately Angie's List has become, ( or maybe always was ) an entity that consumers should avoid. I just signed off on a class action settlement against Angie's List http://wishtv.com/2016/08/25/angies-list-agrees-to-pay-1-4-settlement-from-class-action-lawsuit/ I came here this morning to officially distance myself from them. Yuck. I've hated Angie's List ever since the day they asked me to send them ALL OF MY CUSTOMER'S CONTACT INFORMATION three of four years ago. Why? So they could solicit reviews and improve my ratings in the hopes I would spend money on their adds. Gross. But I'm still here, buried deep within the pages of great plumbers who have an A rating but refuse to pay for a first page listing. I don't share my customer's information with Angie's List, and I do not support their corrupt business model. I'm here if you're looking for a plumber. That's it. Rant over.

Great! Joel was very responsive, communicative, and on time with bids and service. Since neither of these two issues was a true emergency, I was pleased he was able to come and make repairs within a few days of each call. The sink project required some demolition; i.e., holes in the wall under the sink and behind the wall-mount faucet. These were patched to my satisfaction with thick plywood under the sink and a chrome plate behind the new faucet. He also replaced at no charge the kitchen drain trap which was inadvertently damaged during demolition. Everything was completed cleanly and efficiently, and he took time to explain each step to me, make suggestions, and answer questions.
Description of Work: Our old house recently decided to stage a "plumbing-palooza" so I had to call Hawthorne Plumbing owner Joel Tienstra twice in two weeks to deal with two unrelated issues. The first problem was a slow leak in the basement from worn-out galvanized riser pipes to the kitchen sink faucet. Joel installed new copper hot and cold riser pipes with individual shut-off valves from the the basement up to the faucet. He then installed a new wall-mount faucet which I had purchased previously. Two days later water began backing up into the basement laundry trays from upstairs sinks and tub, unrelated to the previous work. I called Joel, and once again he was able to fit me in within a couple of days. After determining the clog was merely in the sink/tub/laundry drain pipe and not in the sewer line, he cleared the line with a power snake. He also cut out a section of the old drain pipe and added a 2" clean-out port for future drain cleaning.

Great. Love Joel. Honest, skilled, careful, clean. Price quoted was fair and he didn't accept payment until his second visit to put in faucet and finish repairs. (had to order faucet and wait a few days for it to arrive) Easy to work with, very conscientious. I now trust our kitchen plumbing for the first time in 22 years. I would and will hire Joel again, no hesitation.
Description of Work: Old kitchen sink piping was a mess. old faucet unable to be repaired. New pipes and fittings, new faucet purchased based on Joel's recommendation.

We lost hot water in our stand-up shower. I have some plumbing experience so I tried adjusting the hot water stop, but I could not figure out the problem. I was worried because replacing the whole value would have required ripping into the tile due to the way it had been installed. I contacted a couple of plumbers to get quotes and ended up settling on Hawthorne Plumbing. The owner Joel got back to me within an hour or so of reaching out. We set up a time for him to come and and look. Joel did a great job assessing the problem and giving me options. The valve was old, but he figured out it was a Delta and the valve cartridge could be replaced. Unfortunately it was very tricking getting to the value. Joel gave me clear options: he could take a shot at getting the old cartridge out, but there was a chance that he would have to chip into the tile. Alternatively we could cleanly cut new access holes and replace the whole mess. I told him to try and get to the value without replacing the whole valve system. In the end Joel was able to get the old value cartridge out with no tile damage. He drove down to the supply store and picked up a replacement. The whole thing was done in 90 mins. I would definitely use Hawthorne Plumbing again and would highly recommend to others.

He was great - responsive to phone call, direct, clear communication. Arrived as promised. Let me know that the broken drain pipe - in a 100 year old house - could reflect a bigger problem once he started working on it. But it didn't, and he only charged for the relatively straightforward repair. I would be very happy to use this company again.

Joel walked through and inspected all my pipes on Monday, saw what my plumbing looked like. I had called him when the hot water pipe came off of my 100 year old tub and I had hot water spraying all over my bath and hall. I have a shut off valve in the basement. He came back on Wednesday, suggested I put one right at the tub so I won't have to run downstairs to shut off the water. He put new pipes with shutoff valves looks and works Great.
Description of Work: He replaced the hot and cold water pipes going into my tub. along with installing shut offs at the tub gave me an est. of $400.00 but he said it was easier then expected taking less time and gave me a end cost of $250.00. Joel was very nice to work with. I would call him again.

I had a great experience working with Joel from Hawthorne Plumbing. Our clothes washer stopped working on Saturday night with a full load of clothes and water. Our basement area around the washer was completely flooded and so was the large sink that we have in the basement. Clearly something was backed up and things were a mess. I called a number of plumbers on Sunday and couldn't reach anyone who was actually open. Joel, on the other hand, answered his phone and was extremely kind and patient with me. He talked with me on the phone about the potential issues, and was out at my house within an hour. He explained that his Sunday rate is a little higher than his normal rate but I still found his rates to be very competitive. He spent a few hours down in my basement trying to uncover the root of the problem. He was very thorough as he explained his approach, and gave me a step by step review of how things were going. He even took the extra time to shop vac all of the water out of the basement and make it look like new before he left. I have since used him again and would highly recommend him to anyone with any plumbing needs.

He was the second Angie's List plumber to suggest a do-it-yourself fix and in this case, he was the straw that broke this camel's back, in terms of convincing me I could, indeed, do this myself. He said he could come but the fix would cost $300-$400, and suggested I do it myself and save the money. The fix itself was simple---buy a coupler and pipe-cutters at home depot, cut the leaky portion out and fit the two remaining parts of the pipe into each end of the coupler---job done! It would have been easy except that the hole ended up being all the way against the wall and near the hole in the floor where it entered the laundry room, so gripping the one side well enough to force it indo the coupler was nearly impossible---I finally called my wife on my cell phone from under the house and had her push down on the pipe from above, which popped it into place. In the end, I got the job done myself and it only cost me 30 minutes of my time, $15 (instead of several hundred), and, of course, the misery of wallowing in a mud puddle under my house (but it was WELL worth the savings). I have a larger pipe job under the house that will need to be done sometime in the next few years and probably WILL NOT be something I can do myself---but I know I'll definitely be getting a quote from these guys!
Description of Work: I had a leaky pipe that rats had chewed through in my crawlspace. Rather than coming and performing the service, he suggested an easy fix I could do myself to save myself a ton of money.

Joel actually listened to what I wanted to accomplish (what a concept!!!!) and then made a cogent and affordable plan that included my input at every stage. He was terrific at keeping me in the loop and explaining every step of the remodeling process. There were no shortcuts taken, no hidden costs or unpleasant surprises. Everything he did was done with skill, knowledge and he cleaned up after every task. This is the guy to go to when you want something done really well for a fair price. I highly recommend Joel and Hawthorne Plumbing without reservation!!!!

I was very pleased with the plumbing-related work done in my house by Joel of Hawthorne Plumbing. My mother also was pleased with the work Joel did for her on short notice. We both will use Hawthorne Plumbing in the future - if needed.
Description of Work: Joel opened a hole in the living room ceiling to assess the possibility of a leak in an upstairs bathroom. Luckily there was no active leak. He also installed a new pedestal sink and faucet. I used Hawthorne Plumbing when I needed plumbing-related assistance because Joel had previously done work for my The City of Portland was doing work on the sewers in front of my mother's house and they cracked her main water line by "accident." Joel responded quickly and did an excellent job fixing the problem.

Joel was great to work with. He does all the work himself currently. Stayed on schedule, was very professional, gave great advice, we enjoyed working with him. Our Tile Contractor (Rob from Creative Tile Solutions) reccomended him along with James from ElechTech. All 3 of these contractors were fantastic, did great work and were very pleased with the results. We acted as our own General Contractor (with no prior experience) and they were all instrumental in keeping our project on track. We weren't living in the house at the time, and start to finish has been about 7 weeks. We highly reccomend Hawthorne Plumbing. We interviewed 2 other Plumbers before deciding. His prices were in line, but he also gave us a high level of confidence in his work from teh get go. He is really conscious of making sure you are happy with the work and getting what you need.
Description of Work: Repiped our entire (approx 1000 sq ft) house. Added Gas line out to backyard patio for BBQ. Added additional hose bibs. Took out our water heater and installed a 96% energy effiencient tankless water heater in our basement/crawl space. We did a full remodel of our kitchen, bathroom, laundryroom/mud room.

An excellent experience from start to finish. Joel is very considerate and a pleasure to deal with and I am thrilled with the results of his work.
Description of Work: My house was built it 1924 and had original plumbing. I discovered some leaky pipes in the basement. I had used Joel before to install new pipes in the kitchen sink drain and was very happy with his work and very comfortable with him working in the house. He came over and gave me an estimate on re-piping the entire house from the meter, including re-doing the washing machine plumbing which had been installed incorrectly at some point in the life of the house. He was always on time and a pleasure to work with since I was at home during the entire process, he was very considerate and professional. The job was done in about 2 1/2 days and came in at the estimate price. I am thrilled with the new plumbing, the water pressure had improved dramatically. I will definitely use Hawthorne Plumbing again if I have other plumbing needs.

Joel showed up on time and on short notice (one day). He did the work carefully, giving us the estimate beforehand. He explained things to us as he went along, whenever we had questions. He answered a lot of our other questions as well, about how to plan for this old house's plumbing projects in the long term with an eye for avoiding emergencies.
Description of Work: Joel finished our install of a new kitchen faucet; the board under my sink had oddly shaped holes and we had trouble trying to complete it ourselves. He also replaced the shutoff valves, which were leaking, and installed new supply lines and flushed the lines (we have old pipes with some corrosion junk).

The current project is plumbing a sink in our DIY kitchen remodel -- I know when I go home today it will be working beautifully.
Description of Work: After working with a few different plumbers for our 1912 bungalow, we have settled on Joel at Hawthorne Plumbing. He's done a number of projects for us and I can't speak of him highly enough. The thing that stands out for me about Joel is his honesty and professionalism. When confronted with a complex issue with more than one possible approach, he always tries to give three options at different price levels, and explains the pros and cons of each. He places the homeowners' interests ahead of his own when he does this. A few months ago, we had him out to look at a leaky shower in a bathroom that we plan to remodel in a few years. He suggested that rather than hiring him for a temporary "band-aid" fix (which would require opening a tiled wall), it would be better addressed in a few years in the remodel, and gave me some pointers for controlling the leak on my own. In general, he's very punctual, responsive via e-mail, and fairly priced. On top of all that, he's also a homeowner himself who's a great source of recommendations for other trades (electrical, tiling, etc.). I always know that when I call Joel for a project, he'll talk with me to figure out the best approach, bringing up things that I haven't thought of / am not aware of, price it fairly, complete it in the agreed-on timeline, and that when he finishes the project, it will be done right -- no crooked dishwasher or misaligned faucet handles.

I needed to have some failing shower plumbing repaired or replaced. I would like to redo the whole bathroom in a few years so wanted to make it functional but keep the costs down for now. Joel was able to schedule a time that worked for me. He was willing to communicate with me via email (I am able to receive email but not phone calls in the middle of the day). He gave me a range of options and prices and explained the pros and cons of each. We came to an agreement on the best option for me and he completed the work quickly. This work was completed about a year ago-it has held up nicely and was the perfect solution. Joel seems interested in serving his clients immediate needs within their budget but maintaining a long term relationship. When it is time to remodel this bathroom, he will be the plumber I call.

Joel came by to begin on the first day and check out eveything he needed to do, explaining the process so even I could understand it! He worked with me to be sure I had the exact fixtures I wanted. Our house is about eighty-five years old, and he had quite the plumbing to work with! He replaced what he needed to, and suggested what we should think about doing in the future with all the plumbing underneath the house. He worked and installed everything perfectly, checking with me to be sure it was right for me! I did need a little work done under the kitchen sink, and he did that, aslo, but with no extra charge. I would hire Joel again if we needed a plumber's service; I wouldn't hesitate at all. He is a very kind, good man, and very personable.
Description of Work: When we had the tile in our bathroom replaced, we also replaced the vanity and needed new bath and sink faucets, which would involve new plumbing, also.
