Description of Work: John built us a beautiful home. Punctuality was a problem hence the overall B. He's a bit disorganized and would benefit from having an assistant. My biggest complaint is that I cant wipe the walls (the paint comes off) and I am VERY dissatisfied with the painter that he used. The price did not include the price of the land.

My experience with them went well. I love my house. If anything was not right, they would get on it immediately and get it fixed. I would use them in the future.

Do not use Hartwell for anything. He knew before he completed the project that there were major problems with almost all aspects of construction: flashing, roof, decks, windows, drainage, concrete. After agreeing to fix the problems through a mediated settlement with the HOA he did a few repairs and just walked away (some of the materials are still lying around the complex). The HOA has now sued Hartwell. Many units are up for sell but no one is interested in buying because of all of the unresolved problems. I bought my unit with a guarantee he would fix a drainage problem. After 3.5 years, more promises of a fix that I can count, and $15,000 in legal bills the problems still are not resolved. I wish I could turn back the clock and had walked away from the sale.

This was the second home my husband and I had built, but the first that was custom. The overall experience was very good. I felt John was very professional and easy to work with. At the time our home was being built we lived out of town which had it's own set of challenges. I have no horror stories to tell. Everything went smoothly, with no big surprises along the way. Our move in date, as I remember, was about one month later than scheduled, due to the weather, but we were informed well ahead of time. I loved the entire process, in large part, because I trusted John and his crew and felt we had very open communication.
Description of Work: John Hartwell built a home for us in a small sub-division in NW Portland.

It could not have gone better. Actually, we had high expectations based on the research we had done prior to hiring Hartwell Homes, going to see his homes, word on the street. And he met our expectations without a doubt. First, he does quality work, and never once did I feel he cut corners to save himself money. There were quite a few issues with adding-on to an older home, and even when these "surprises" came up, John handled them professionally and fairly every time. He never came backed to negotiate more money for such issues - he just handled them. Second, he has an outstanding crew of subs that he has worked with for a long time. It's clear they like him very much and enjoy working for him - trust me, this is a good sign. These are the workers that were in our home every day for 3 months, and I never worried about this. Next, he has been "in the business" for a long time - in excess of 25 yrs I believe. This was actually a factor in our hiring decision up front - experience has a lot of value. We've gone with 'green" and "cheap" in the past and gotten burned. John walked us through the project, was super knowledgeable, very responsive and communicative with us. No matter how small the issue, if it was important to us, then it was important to John. Sounds corny, but it was good, old-fashioned, excellent customer service. Kinda rare these days, it seems sometimes. From the day the first shingle was torn off to completion, it was as enjoyable an experience as a remodel can be. The finished result is beautiful, exactly what we wanted. Our friends and family offer us raves, and many told us their General Contractor/Builder horror stories. Well, we have none to share. I would not hesitate to recommend Hartwell Homes.
Description of Work: Hartwell Homes handled the extensive remodel and addition to our 1960's era home. This included: tearing the roof off the garage and extending the upper story over it to include a master BR, bath and WI closet; doubling the size of the FR by tearing down an exterior wall, excavating, pouring foundation, tying in to existing roof/structure; remove/replace hardwood floors; remove/replace all interior doors (prehung); all new trim inc baseboards, crown, casing; new stairs/stairway inc newell posts, ballusters, rail; lighting/electrical; relocate laundry; interior + exterior painting; built-in wine bar/storage under stairs; finished garage; etc. etc. His services encompassed all areas of the projects' needs, including structural engineering, permitting, design/planning, electrical, framing, foundation, painting, finish wood work, all of it. John Hartwell himself was on site almost every day, and was always a cell phone call away.
