Colleen was great. She set us up immediately on her website so we could access information on potential houses. We received email daily as new places became available. After a couple weeks of seeing what was available in our price range, we met with her and started to tour homes on a weekly basis. She was always enthusiastic when viewing a home, pointed out potential problems, and discussed renovation ideas. She educated us on many topics concerning home design and improvement. She responded to our many phone calls, emails, and concerns in a timely manner (at night, on weekends, and even during vacation). Actually, if she has one fault it's that she's a bit of a workaholic. There were times when we really wanted to see a place and even when her schedule was full, she'd find a way to make it happen. I think she also has the ability to tune into a client's personality and needs and adjust accordingly. The whole home buying process was, at times, emotionally stressful for my wife. Colleen was very good at talking her through issues and helping her to put things in perspective. In the end both my wife and I felt very good about our purchase. Also important to note: Colleen was very good concerning the negotiation process. She left it up to us, of course, to make the decisions, but her opinion/experience was huge in helping us get a decent price for this home. Colleen's obviously very passionate about her work which made our whole experience that much more pleasant.

When my husband and I were ready to buy a home, I dreaded working with a real estate agent and dealing with the conflict of their objective (making money bound up with their personal aesthetic) against my objective (my aesthetic with a price limitation). Initially, we hired an agent who, unfortunately, confirmed those fears. She was rushed, did not consider our needs/tastes, and guided us into a deal that was turning out to be a real catastrophe. We backed out of that deal, and fired her. Just by chance, we had met Colleen at an open house and I immediately liked her. She was available, so we hired her, and it was the best decision we made in our first step towards owning a home. She was the complete opposite of our first agent: She was incredibly patient, detail oriented, highly knowledgeable, and concerned with our aesthetics. She led with the consideration of our spatial needs and financial constraints, and did all of this with warmth and excitement. Yes, she really loves her job! And after one year of her tirelessly working with us, viewing homes at every opportunity (did I mention she was patient??), we finally found THE home! She was a fantastic advocate during the negotiations, and got us a great deal, and we absolutely LOVE our house and are very appreciative of all of her hard work. If you would like to actually enjoy the experience of buying a home, then hire Colleen as your agent. She is a true professional. I highly highly recommend her!

I have bought or sold 5 different times so I have some familiarity with both sides of a transaction. Colleen Malone stands out heads and shoulders above any agent I have used in the past. Colleen spent considerable time understanding what I needed and wanted in a purchase. She kept that profile in the forefront at all times as she presented a variety of houses for me to consider. She provides a very useful home search tool on her website –displaying results in a far more useful manner than RMLS. From beginning to end of sale, Colleen was there with a professional tenacity looking out for my best interest. Her negotiating advice and skills are exceptional as is her knowledge of the current market. Her down to earth, easy going nature belies her tenacity and attention to detail. Everything went well. See above for more details. Bottom line is, thanks to Colleen, I have bought two houses for less money than other bidders and sold once, quickly, for more than I was asking. The negotiations have all been smooth and successful, with able guidance from Colleen.

The process went extemely smooth, from listing to closing. I had reviewed Moxie Realty Angieslist reports, from previous members, and was impressed, However, most of the reports were from buyers and we were in need of a listering agent/sellers agent. Colleeen Malone ended any concerns we might have had at our first visit. She was extremely professional and realistic in her advice, including selling price, positive aspects of our house and lot, difficulty for prompt sale in the current market, and potential drawbacks for buyers interested in our particular property. Colleen gave us pointers on how to "stage" our house for maximum showability. She developed superior marketing materials for the property, including professional photos, which were fantastic. She developed and executed a marketing strategy which included a description and how, where and to whom to market. The house sold in only 1 month (much quicker than we anticipated), with a fair offer and agreement. Colleen negotiated a rent back period after closing for us, as we needed and little extra time before our move out. The listing, selling agreement, contigencies, closing all went very smooth and on time. We could not have been more satisfied with Colleen and Moxie Realty. I would highly recommend this agency to all members.

We spent about six months looking at houses throughout the east side. Having just moved to Portland, Colleen?s knowledge of the areas of the city was invaluable. She was able to help us narrow down to specific neighborhoods that we would be most happy. Our schedules were often very busy, and Colleen had no problem meeting with us in the evenings or weekends. Her daily emails were great to keep an eye on what was popping up on the market each day and she was always willing to take a quick tour of any of the houses that I thought looked interesting. I knew I wanted an old home, and Colleen?s knowledge about everything from foundations, electrical panels, oil tanks, sewer lines... always impressed me. That knowledge allowed us to more fully understand what work was going to need to be done and keep within our set budget. When we finally found our perfect house, Colleen went through each line of the contract with us to be sure we understood what we were signing. Since this was our first home purchase, I felt lucky to have a realtor willing to spend the time to walk us through the process and answer our (many) questions. Our offer was accepted and I feel like we got a great deal on the house. She helped us find a very detail oriented home inspector as well as someone to come in to do a sewer video. Although I couldn?t be there for the sewer video, I got photos updating me while I was at work. I felt included in the process even though I couldn?t be there. She continued to be there from the closing, to the day she gave us the keys. The best thing about Colleen is that there is absolutely no pressure! My husband and I were about to give up and settle on a few houses that would have been okay (not ideal), but she encouraged us to have patience and wait for a house that was perfect. I never felt pressured to increase or reconsider our budget. And it amazes me that she found us a house that was the right size, in a great location, and within our budget (I never thought it would be possible). She continues to check in and see how things are going. Her enthusiasm about what she does is obvious, and contagious. Although I am happy to be finished with the house hunt, I will miss having her around!

I was executor for my father's estate and she was the agent for sale of his home. She was there every step of the way, advising on home improvements, helping locate and meeting with contractors, advising and providing options at evey step. She was very accessible and always returned my calls immediately. We put the house on the market in the fall, knowing that going into the holiday season the market wasn't in our favor. To our surprise we had an offer within two weeks that resulted in a closed sale at a very fair price. Because we sold within one month of going on the market, she reduced her commission by 1/2%. This was my second time purchasing a home. My first real estate agent came highly recommended, but I could tell he was just going through the motions to get me in a house as fast and with minimal effort as possible so he could get his check. So this was my expectation going into the second house purchase with Colleen. I figured she would be nice, and professional, but that I wouldn't necessarily trust her, and I would have to double-check things she told me, because that big paycheck at the end would be the main goal. Well, I couldn't have been more wrong. Colleen was AMAZING. Despite the fact that she was very busy, she always made time, always made it work, no matter what the crazy unexpected deadline, or if we suddenly decided to withdraw our accepted offer and get in on a different house (sorry Colleen!). On top of being a personable, fun person to poke around houses with, she is incredibly competent and knowledgeable about the real estate business. I never had to worry about any of the technical aspects of home-buying, I felt completely comfortable that she had all the details under control. All I had to do was decide if I liked the house. Colleen was always ready with valuable input and opinions, but only when asked or needed. I never felt pressured or "sold" on a house. She truly cares, and genuinely wants to put her clients in the right house for them, and won't stop until it happens. So then it did happen, and we found the perfect house, and she bargained hard but fair, and got us a great deal. You will not find a better real estate agent. (And she gives great housewarming presents, too!)

The house sold to the first couple who walked through after it was listed, at the asking price. From the offer through the inspection (which had a few surprises) and the appraisal, she was there for me as a representative and an advocate, with a very professional response to all questions and concerns. She trusted me to make the necessary decisions about money back to the buyers towards closing costs and was there as to support and guide me as needed. And for those who are curious, NO I don't think we priced the house too low (the most common question since it sold without a flyer, open house or sign at my request)! I think we priced it perfectly, which is why it sold and why the buyers made the offer they did! I couldn't have had a better experience.

We would not have gotten our house if Colleen had not gone out of her way on a holiday weekend to work around our schedule and get a bid in--the house got three bids in 24 hours, and, as the first, we were accepted. As first-time homebuyers we needed lots of information and reassurance, and Colleen was patient and informative. Colleen Malone is one of the most effective people we have ever met. We are from out of town, and we did not know much about the Portland real estate market when we started the home-buying process. Colleen was very knowledgeable about Portland real estate, and she helped us narrow our search down to find a home that suited us perfectly. She was creative and tireless throughout our search, she responded promptly and effectively to our many phone calls and e-mails, and she was remarkably tolerant of the many changes of heart that we experienced along the way. As our search progressed, she referred us to an excellent mortgage broker, and several other excellent professionals with whom she works, which made the whole experience go smoothly. Colleen was the best real estate agent I worked with. I interviewed several agents in order to represent us selling my father-in-law's house. We live 250 miles away and needed a dedicated and responsive person who displayed professionalism and we got that with Colleen! I found her via Angie's List and the comments from other sellers were accurate (again, also researched and interviewed others). Colleen isn't one of those agents who basically puts up a for sale sign with standard brochures and lists the house on the MLS waiting for a buyer agent to contact her with little work involved. I can honestly say she put a good amount of work marketing the property from all aspects. I especially was VERY pleased with her communication to us especially being out of state. She e mailed and called us on a regular basis through-out the entire process. She is very detailed orientated and organized. You will not go wrong having Colleen represent you either as a seller or buyer! I wish I could use her here to sell our home!! She is excellent.......

We began our house hunt in May. We were originally looking for something with an extra space that could serve as a wood working shop, 3+ bedrooms, good schools, a larger property and walking distance to an interesting area (ha ha). We were fairly new to the area, and our lack of familiarity combined with our very specific needs had us asking to look all over. Colleen patiently showed us many houses and helped us to prioritize our needs and narrow down locations. The house we finally purchased had been on our wish list from the beginning, but was priced out of our range. After working with us for about 3 months, Colleen took great initiative and called the listing realtor for our "dream house" and asked politely if the would accept a lower offer. The timing was perfect and we were able to negotiate an acceptable offer. We were so pleased that she took the extra step to make that bold call. Because the house was older and kind of a unique property, the inspection and closing process was troublesome, but again, Colleen did a great job for us. She met with numerous trades people and helped us through a difficult inspection. When the house did not appraise for the amount we had offered, Colleen was able to use the lower appraisal to negotiate a better price on the house. All in all we were happy with her understanding of our needs, her responsiveness and her experience as a realtor, and we enjoyed getting to know her as a person. I would highly recommend her.

I don't believe that we would have sold our previous house or be in our current house if Colleen had not been our realtor. She helped us sell our house for a price that we were happy with during a rough economic time and our house was also on a fairly busy street. I'm confident that she helped us sell our home because of her expertise and commitment to her clients. As I mentioned above, she always made sure that she or an associate was at our house for every showing to let out our dog and make sure our cats stayed indoors. She even made cute "warning" signs that informed people of our pets before coming inside. Her writing and teaching background definitely added a dynamic edge to the advertising and communicating she did for us. Also, Colleen did much more than help us buy our new home. Not only did she help us navigate through a messy loan with success, she also helped us get bids from contractors to get the work finished on our new home. All of the contractors (hardwoods, chimney repair, garage door maintenance, general contractor) she arranged for us turned out to be fabulous and did an excellent job finishing our home. She even helped us get multiple bids from several different contractors, to ensure we were getting the best work for the right price. We had no experience in hiring contractors, and Colleen saved us a ton of time and stress by helping us find the right help to make our home complete. We appreciated Colleen?s mix of pragmatism and optimism. She was genuine with us and didn?t just say us what we wanted to hear. This lady has no trace of the ?icky? vibe you might get from the worst realtor stereotypes (and we?ve unfortunately experienced this stereotype). We came to have a genuine affection for Colleen as a person, and in a way she became part of our family. She kept in communication with us on a constant basis and went above and beyond for us every step of the way. She did so much to help us, I?m sure I?m leaving something out. We will always recommend her to our friends and family, and if you?re looking for a friendly, knowledgeable, hard working and genuine realtor, we highly recommend Colleen Malone.

Colleen is everything you want in a real estate agent. She is experienced, knowledgeable, a good sales-person, well connected, and has strong integrity. All that and she is a pleasant and friendly person to work with. Colleen did a great job marketing our house and we got 4 solid offers in the first week. She is very knowledgeable of the offer/acceptance process and walked us through everything, including accepting an offer with contingency that we find a new home, including rentback while we finalized our purchase, etc. It turned out that we needed to replace the sewer line, and Colleen arranged for that to be done and even personally took the sewer video to the City permit office to prove that we were not on a party sewer when they thought they were. Colleen also helped us find a house that we are very happy with. She was very responsive through the search process and made herself or a co-worker available whenever we wanted to view a house, including on the 4th of July holiday. Again, she is very knowledgeable about the real estate process and walked us through the in-and-outs of making an offer, the inspection period, etc. We actually made an offer on a house that turned out to have a structurally unsound foundation, and we had to back out. Colleen's knowledge and guidance was crucial during that process and she used the situation to ask any questions and learn more. Colleen is skilled at guiding clients through the complicated real estate process in a good faith and decent manner.

As a first time homebuyer during a time of economic turmoil, I went into the world of house-hunting with trepidation. I chose Colleen as my realtor after reading all the reviews here, and I chose well! She is a delightful person who was a true ally in the process. We looked at plenty of houses, and she was always patient with me, imparting knowledge that proved very useful. It helped, too, that she's also a genuinely relaxed, interesting and fun person to spend time with -- so I didn't dread our appointments. When I finally found the house that I wanted, there were people crawling all over it and I despaired about getting my offer accepted, but she put together a package that was so astute in its understanding of the seller's situation that my offer won the day. After the offer was accepted, she took time to meet with contractors at the house when I was out of town, to help me get a sense of repairs needed, and she also gave me plenty of advice about restoration work. If you're looking to buy a home in Portland, I don't think you would go wrong working with Colleen.

We recently moved to Portland from the East coast. So in choosing an agent, we wanted someone who had the patience to teach us about the local real estate market and the enthusiasm to show us Portland s diverse neighborhoods. We couldn t have found a better teacher than Colleen. Colleen is incredibly knowledgeable about inner Portland neighborhoods. She took us to dozens of houses in the NE and SE, from Beaumont to Concordia to Hawthorne to Sellwood. But, she was also proactive, and frequently contacted us about new listings that looked promising. She really paid attention to our expressed list of desirable house features. However, she also paid attention to our reactions to the houses that we visited together. As a result, she always had some real insights into what was and was not important to us. When the time came to buy our home, Colleen helped us to procure thorough inspections, and she proved to be a professional and effective negotiator on our behalf. Colleen was absolutely great to work with! She and another broker met with us to discuss selling our home. They offered us great advice in getting our home ready for listing, reviewed the local market with us and identified potential issues that we might face in the sales process, including preparing us for needing to replace our siding as part of the sale. They held multiple open houses and kept us well informed throughout the process. Once we had viable offers on our home, they offered invaluable advice about the process and really helped lead us through that part of the process. Then Colleen really showed her value as we set out to buy a new home. We fairly quickly identified a home we were interested in but that didn't keep Colleen from really reviewing homes that were available that might also fit for us. Ultimately, we stayed with our original selection, and she was invaluable again in leading us through the problems and pitfalls that arose throughout the buying process. She helped lead us through many problems and issues that we neither would have identified nor could have foreseen. Having Colleen available to manage all the pieces in this process provided the real value for us. She was very pleasant to deal with, very knowledgeable about all issues, and very responsive.

I really couldn't have anticipated a better real estate agent. Colleen was knowledgeable of all things related to her profession. She is an expert and great at explaining the buying process and what to look for in a good house. She even is able to anticipate what may come up in an inspection and has great referrals for inspections. The first house we bid on her inspector found over 20k in repairs. As such we did not go through with the deal and I did not end up with a lemon...phew! She does NOT try to sell you and even talked me out of bidding on a few houses while I was still learning what to look for. She is incredibly trustworthy, patient and really fun to house shop with. I would recomend her to anyone!

We enjoyed working with Colleen throughout the process, which is no small thing given the problems that appear in pretty much any real estate transaction. Colleen maintains a good volume of business, which keeps her very busy, but we never felt she wasn't giving us enough time. She's remarkably straightforward about telling you how she works and what she will do, and then she does exactly that. She comes across as a genuine, down-to-earth, somewhat quirky person, which we enjoyed. She is fairly driven, works hard, and seems to genuinely care whether or not she is doing a good job. She can be pragmatic in a constructive way, which we also appreciated. My sense is that Colleen would not shy away from telling you something that she thinks you need to hear, but she also seems to make an effort to adapt to the communications style and needs of her clients, which is helpful. Finally, we felt Colleen always dealt straight with us and is a trustworthy person. She's also tough, so we never doubted that she could hold her own if things got difficult with the other agent. All in all, it was a very good experience. If you are looking for an agent, you should really talk to a few agents to find a person you mesh well with, and I highly recommend that you include Colleen among these few.
