If you want stucco or plaster work done in Portland, there is only one person to hire and that is Louis. He is a true craftsman in the old school tradition of home builders and contractors. For our home, we had issues with stucco that was applied by another contractor which resulted in water coming into the home. From the moment Louis looked at our home, we knew he was the person to do the job. Louis and his team were phenomenal. They did everything right and consistently went above and beyond to do it right. We had two walls replaced, but they resurface the entire home. He repealed every window and re-did all the flashing around the home. He repaired serious defects and cracks in the original as well. The result is absolutely stunning. The home is completely sealed and "new" but it looks like it's 95 years old. And his small attention to detail with molding around the windows and a "bell band" made the home stand out in ways that we never imagined. Louis is not the least expensive, but he is probably one of only two people in Portland who knows how to do stucco right. We will hire Louis again and again, for interior work on our NE Portland home. And on top of all that, he is one of the nicest gentlemen you could meet. If you go with Louis, you can be assured that the job will be done right.

Louis Warner stucco rescued us from a bad situation. I will be forever grateful for the way he went the extra mile for us. We had exceptional service from Louis Warner and his crew! They did an excellent job replacing and re-facing the stucco on our 1927 craftsman bungalow! Louis and his crew did an excellent job and I would highly recommend him! Easy to work with and very honest in his assessment of what was going on with the stucco on our house.

We contacted Louis to place flashing behind our stucco where water was seeping in. He removed the old stucco, rotted boards, and window. He then placed flashing, insulation, and new window before putting new stucco up. Once work was started it proceeded quickly. He responded quickly to all calls and questions. He was very busy so the time for work to start was quite delayed and he was not the most diligent at informing me about the delay. That being said when I did call he was very apologetic and went above and beyond to make sure we were happy with his work. One thing they could improve upon is the clean up.

They're very good. Service is very good, the quality is very good, cleanup, I'd give them a B. They're very good, they know what they're doing, they've got the right tools and they're knowledgeable.

Almost everyone in my large extended family has used Louis Warner for stucco work, and they all speak very highly of him. We called him for an estimate when our EIFS stucco began to leak. He fixed an immediate problem (overflowing gutter was directing water into a corner of a basement thru the stucco). Great guy, polite to a fault, very perfectionistic. As part of the process, it was discovered that we probably should replace the siding on our entire house. We asked Louis Warner for a bid. It seemed to take forever to get one, but then we discovered that his wife is/was sick and he was her caregiver. It is a small family business (I think their son is also part of the enterprise). Eventually, he called to say that he needed to do the right thing, which was to care for his wife, and therefore he was going to withdraw his bid. He gave us an alternate company to call. I have to respect his ethics and his honesty. I would still call him again in the future because he is so upstanding.

a super quick and neat repair: 1) scaffolding went up on day one 2) repair and replacement on day two and three. 3) clean up. work crew and Louis arrived on time, work was very high quality with great attention to detail. Clean up was exceptional as you couldn't tell that they were even there

I still was using him. I am not using him for one job. He is a good guy. He did a job for us last year. He did some plaster work and did some small repair work around the frame of my double door. He did a great job. The service price is very reasonable. He was the most reasonable quality other guys that I have quote with as to some guys who are double. I just say he is the guy. Reasonable quotes. Good work in and out. He does a good job.

Louis was very responsive and was able to schedule in a repair quickly. He did great work and cleaned up after he was done. Very good work by a quality craftsman.

On initial meeting, he certainly is an affable fellow. But that only goes so far. He does not used email - I don't understand any business who cares about responsiveness that doesn't have a email account in 2013. He laughed it off as being an unnecessary gimmick. He looked over the job, claimed numerous needs beyond what I wanted him to perform. After informing him the maximum I can spend, he said he will get back to me. He would drop off an invoice in my mailbox. Apparently even the mail is too high-tech. I called him back 10 days later and he had simply forgotten about me. He said so without apology. I then received a bid that was, surprise, exactly at my max. I sought out another stucco repairman, whose bid was greatly less. I pointed out the other "needs" Louis had insisted I fix, and his response was that all were optional except one - this was NOT even a stucco problem. Nice guy, and all, but I didn't trust him. I understand that this skill is "old school" but you still need a modicum of modern business professionalism. NOTE: if you need stucco work, there seems to be a small world on stucco repair in Portland. They all seem to know each other. Unless I am mistaken and I have been misled by the tunnel vision of Angie's list.

I can't say enough good things about Louis. He is a gem! We loved having him at our house and he will be back when we do more exterior repairs. You will love working with him. We hired him to make cuts to the stucco on the exterior of our house. Our Windows and Doors people that we hired were suppose to do everything else with the door installation. When they decided not to, Louis stepped in and did way more than he had initially planned. He was amazing about it too. We really appreciate the time he made for us in his schedule and his work looks great! Then our painters didn't want to patch four outlets that we had removed. Again, I ask Louis if he would be interested in helping us out and he jumped right in and did the work. This weekend my very particular contractor friend came into town. I made him try to find the patches and he couldn't! They are beautiful! In addition to Louis' willingness to help with project and the great work that he does, he is also an incredible wealth of knowledge. Upon meeting him, he told us SO much about our house and its stucco there was no doubt in my mind that he was the guy we were looking for!

Went well. We walked around to be sure we had found all places plaster failed. Neat and tidy, good clean up

Mr. Warner is a true Craftsman who takes stucco to an art form. He and his crew did a meticulous job of cutting away the old stucco ,applying new flashing and repointing the chimney to match the original details. They left no trace of debris and handled a very challenging job in a very efficient , masterful , timely and professional manner. We would definitely recommend his services to those who are interested in only the finest craftsmanship available.

I would recommend him. He basically knew right of the bat. This man has x-ray vision and he does the old fashioned stucco. His craftsmanship is immaculate, he has an incredible work ethic and he uncovered all of what the other building company is covering up. I would recommend him highly and his price is reasonable and he will go above and beyond the call of duty. He shows up at 7:30 every morning, he works cleanly; he is not noisy, does not smoke and listen to music and cleans up after himself. He is very formal, quiet and professional. He works a full 8-hour at no exceptions. He brought in a trained crew that he trained. A construction crew that does pretty much the building that he tells them to do to that quality and they all know each other. We are going to use him in the future, we have some projects planned. With this horrible mess going on with the other company, he was professional enough not to say anything until I asked him what he thought.

He inspected the stucco, which was only on one portion of the house over the garage door. He explained the kinds of problems that can occur, and stated the stucco looked to be intact. He then walked the perimeter of the house and noted a few things, and suggested some places that needed some caulking and small repairs. He was very informative and knowledgeable. He has had a number of years experience with stucco.

Louis was right on time and gave an honest and straight forward evaluation of t he stucco. We ended up not getting the house. But we would definitely call Louis if we needed him.

It was a very small job, but I'm going to bring him back to stucco my outside chimney because his quote was $2,000 to $3,000 less than anybody else. I had just some stupid quotes on stuccoing, but he came in great and has also offered to do some things on our deck that weren't done. I think he just does stucco and plastering, but he's a wonderful guy that does awesome work. He used some supplies that I had left over from the stucco that was done on the house. It's a small operation and him and another guy do the work and he did a great job. He was worried that he couldn't blend the colors right, but you couldn't tell where one ended and where one began as far as the color separation on the front. He did a fantastic job and it's real stucco and not the fake stuff. It was really expensive to do that because the house is about 5,000 square feet and has a lot of original stucco and it was really nice to be able to get someone to be able to match the color. He does it for a very fair price and he's clean and in and out. I would definitely recommend him. I'm also going to bring him back because we had some plants on the upper terrace bled over onto the stucco. There are small gutters on two sides of the house where the upper patio is and it goes down at an angle and so all the water has to go to one end which is the right way, but the goofballs who did the construction originally didn't put in the small gutter and when you have plants if it rains hard something will bleed down and onto the front of the stucco. He said he'll clean all of that out for me and insert a drainage part on each end of the upper patio. He's a wonderful guy.

Great work, communication and on time completion. From the initial estimate to the final walk through we were pleased. We have used Lou and his team for additional projects and will continue to use him in the future.

Everything from start to finish was great. We put in a set of double doors. I got Louis from Angie's list. He was very quick to respond. He came out and gave me his bid on the spot. He finished the job on time and it looks great.

Louis plastered some basement walls that had surface deterioration and also repaired wood basement stairs and replaced a couple of wood sills and a wood threshold. His work was excellent and he even worked through the weekend to finish the job so that he would be able to start a new job on time. Cleanup was good and he is meticulous with regard to his work and letting you know if he spots any other problems. He has a wide range of knowledge about all facets of home repair so his advice is also very valuable. I definitely recommend him and will use him again in the future.

I called Louis Warner regarding EIFS siding on our property that showed signs of water penetration. He was so knowledgeable and helpful! He pointed out areas of inadequate caulking, improper installation and gave us general information regarding EIFS. We are leaning toward replacing the siding instead of repairing it and therefore did not have him perform services. However, if you have stucco or EIFS, I would highly recommend Louis Warner. He's knowledgeable, experienced, professional and honest.

He was great. The work was excellent. He was very professional. His crew was timely. They cleaned up; communication was great. It took a little longer than expected, but they made sure I knew about it. They did a very thorough job. They ended up doing about three weeks of work.

He did a fabulous job. He is excellent. He is an extremely conscientious contractor and does a great job. He specializes in stucco and those things. He has a lot of skills involving the things that are impacted like windows or wood structures that are rotting or gutters. He does a great job. His quality of work is excellent and I think pricing is about the right range. They are in the 55-75 dollar an hour range.

Our foundation stucco (about 2 1/2 feet tall on all sides) started cracking apart - so much so that you could see the foundation inside. Also the chimney looked like it was cracking away from the siding on one side. It looked like previous owners had try to patch that work but that it was getting worse. It was a pleasure working with Louis and his crew. They responded quickly, got the work done fast and professionally. They were personable and answered all my questions. They removed all the cracked stucco and any other stucco that wasn't tightly bound to the foundation. They also bridged some parts of the foundation that was starting to wear away with mesh and fixers. Louis was candid about the state of the foundation and whether any other work was required (none was). Louis found the dry rot in the basement window frames while giving his initial estimate, and added that and the chimney work as an additional (but optional) part of the estimate. We had everything done, it seemed best to fix this now before the dry rot got worse - and the windows were probably 50 years old. The new sills will hopefully prevent future water drainage problems. The work looks fantastic and they cleaned up thoroughly. Their price was good and better than competitive with the other bid we received. I wouldn't hesitate to recommend Louis Warner to anyone.
