Matt was quick to respond to my inquiry and straight forward in all our business. He was very efficient with his work and his appraisal was thorough. The property I had appraised included a unique house on large acreage. I was aware it would be difficult to find comps for this evaluation. I believe Matt went to great lengths to find useful comps. I believe Matt's many years of experience made it possible for him to judge how to use far flung comps to arrive at an accurate sales value for the property evaluated. I don't know how his rates compare to others - I didn't call anyone else. Matt's depth of experience is rare and valuable. Matt delivered his appraisal within the timeframe he promised and returned supporting materials to me as promised.

Matt Gloege from Family Homes of Oregon agreed to appraise a rental home in Salem, Oregon. The appointment was set for June 3, 2014, less than one week after my initial call. Matt arrived on time and began his assessment immediately. He double and triple checked every measure and was extremely detailed in the inspection and with his documentation. Once he was finished inspecting he sat down with me. I had a list of upgrades I thought might be of benefit. From the inspection he knew I had a perimeter pump system but it was during the sit down he learned I had just replaced the pump one month prior, extending the warranty by 3 years. I'm not sure if any of the other receipts I produced increased my home's worth but I appreciate his patience and willingness to listen. I called Family Homes of Oregon because local real estate agents were unable to accurately assess my home's value. I was given valuations that varied by $100,000. Since my desire is to sell the discrepancy by the agents, each with over 40 years experience, made setting a price difficult. The appraisal was worth every penny because now I know my home's value. This affords me greater negotiating leverage and protects my interest from greedy agents. I am extremely impressed at the quality of the report. There is no doubt Matt is a pro. He knows this business inside and out and is extremely qualified. The report I received was professional, included color photos as well as suggestions for improvements. I would use Matt's services in the future and highly recommend him, especially with older homes. Thank you Matt!

It was not an easy job, as there are few "comParables" in the area and it is two large units on a difficult hilly lot. Matthew was quick to reply to my enquiry and able to conduct the appraisal quickly and throughly. I was happy with his method and thoroughness. I learned a bit from him about the property as I followed him around even. Appraisals are not cheap, so I didn't expect it to be. And I don't place a huge amount of stock in them in general. But this was a good and fair experience.

The experience has been very good. The first company I hired could not do the job, but Family Homes did the job so that is number one in importance to me. They got it done promptly and were timely. I met the guy and he was a good guy; I felt very comfortable using their service. I did not get the result I wanted to get, but that is not their fault.

The owner of the surrounding property was giving us a chance to purchase it before listing it with a realtor. We were especially interested in the value of the land and told Matthew that was our main interest. Matthew Gloege came out to look at the property and house. He took careful measurements and photos of the house, but did not spend much time looking at the land. He promised to get an appraisal of the neighboring property back to us within a week. When a week passed with no report, we phoned, only to get his answering machine. We left a message asking when the report would be available and he did not get back to us for two days. He claimed that he was ill, and had not been able to get the report finished, but would finish it and get it back to us within 2-3 days. The same thing happened after another 2-3 days, and the pattern repeated itself at least twice more. I think we got the final report more than 3 weeks after Matthew first looked at the property. The report did a thorough job on the house appraisals, but I do not think Matthew had much experience with land appraisal. The comparable properties he chose were not in the same area, even though we suggested several nearby properties which had sold recently to look at to compare. We would have appreciated more honesty from Matthew about his areas of expertise (houses, not land), and a call from him when the appraisal was not going to be delivered in a timely manner. We made many calls to his answering machine, and had to wait days for a reply. It was a very frustrating experience, and when the report was finally delivered, he had greatly undervalued the land. We later hired another appraiser whose work confirmed this.
Description of Work: Provided an appraisal of our home and .8 acre lot and an adjacent 5.91 acre property with a small house. We informed Matthew Gloege that we needed a timely and accurate appraisal of the adjacent property with emphasis on the land. We were considering purchase of this property since it surrounded us on three sides of our property. We also wanted an up to date appraisal of our house and land, but did not need it as soon as the appraisal of the neighboring property.

First I'd like the opportunity to clarify the cost of the appraisal. I did two simultaneous appraisals for the member which totaled $1,300.00 Not $13,000.00. This may well be an understandable typo on their part. I must refrain from using any other dollar amounts in the following due to confidentiality issues. While I did come down with a case of what was later diagnosed by my physician as Pertussis, (whooping cough). I do believe I returned all the member’s calls; sometimes, however, the next day. A short delay, but one which I apologize for. BTW, just a piece of advise DON"T GET whooping cough!! there is nothing good about it. Discussions with the planning department revealed that a major portion of the land was an environmentally protected area and would not support residential development; and, the remaining viable portion of the land was in such a configuration as to make development difficult. Additionally, the acreage in question was not fronted by municipal utilities necessary to permit development and comparisons with immediately usable development ground is improper. Planning personnel indicated there were no plans in the foreseeable future to extend these necessary services because the residents along Monner Road would have to approve such a measure. Subdivisions (land divisions) don't get approved without having the necessary infrastructure in place. Just to set the record straight, I have extensive experience in the valuation of bare ground. Appraisals are a snap shot in time and, in volatile times, usually hold up for about three months on the outside. Had I had the opportunity to appraise it again this year it may well have increased in value, maybe substantially. Mr. Gloege was here at the time expected. He performed his tasks with professionalism and competenance. He was thorough and knowledgeable. He was approachable and ready to answer any questions that we had. We received the results of the appraisal in the time expected. .
Description of Work: Mr. Gloege came to our home, did a thorough examination of our home, our outbuildings, and our property. He took all measurements, inside and out. He took pictures of the buildings, the property improvements, and all the mechanical devices, such as furnace, AC, newly installed plumbing, hot water tank, meters, etc. He then found nearby comparables recently sold. He also found comparables to help estimate land value for the extra size back yard which is much larger than other homes in this area. We were provided with a 34 page in depth report which included a copy of the information held in the county.

I was very pleased with his professionalism, the amount of time he spent to gather the information he needed and his timely preparation of his report. He is a personable knowledgeable appraiser and I would call on him again.He took many photos and asked questions to help fill out the impressions and facts he had at hand.
Description of Work: Mr. Matt Gloege came within the time frame he had established by phone. He was very thorough, taking photos of the outside of the property and home. He was very good at determining details that he felt added to the value of the home. Once inside, he thoroughly went through the house, again photographing, measuring and identifying special features that made the home interesting and desirable. He sat with me to gain additional information to fill in the history of the home. He was professional, knowledgeable, personable and spent quality time to gain information he needed. He was there about two hours and had a report to me in about 5 to 6 days.

He did a really good job of pricing out all those things that needed to be fixed and so far it looks like he was really close in his estimate of all the repairs. He estimated, I think, about $36000 in repairs and from what I have seen when he broke it down it looks like he was pretty close to accurate. Specifically, I like that he broke down the prices of all the repairs that we needed to be done. He charged $450 for the appraisal. I have heard that some people are doing it as low as $350 or $400 for an appraisal. I don't know for sure if that price is accurate, but I have had other people and they got an appraisal for $400. Another one said it was $350, but they thought it was for an inspection and not an appraisal. He seemed a little high. He really went around the whole house, did measurements everywhere, and was very thorough. He was very responsive and very professional. He was very quick to come out. One of the reasons I did go with him is because I couldn't get a hold of another one that I had called. He took a week or so. He was right on with what he told me as far as time. It took him about a week to do all his comps and all that. He was right on what he said he would be.
