Description of Work: Donough Construction, run by Tim Donough is the best contractor I've ever known. I've remodeled homes in New York, Savannah, and now Portland; and Tim is the first contractor who's ever finished ahead of schedule and under budget.

I own a rental house that needed several repairs. Mr Donogh came in with a competitive bid and offered several different options for me to consider regarding the heating and cooling system. He was helpful working with the mortgage company which was very demanding. Once the loan was approved he got right to work. Because it was occupied rental property and there were young children, he was very good at coordinating with the tenants and was conscientious about safety and cleaning up the site regularly. He finished quickly, even though there was a week of rain that delayed the roofing. Overall, he did a great job and made this process as painless as possible. I am very happy with his work and he would be the first person to call for future projects of this nature.
Description of Work: New Roof & gutters (complete tear down), new Velux roof window, 7 new windows, new hot water heater, new heat pump and replace old duct work, tear down old chimney to shoulders and replace with rebar and fill with concrete, some minor repairs inside and install new porch light.

"Outstanding" is how I'd describe the work Mr. Donogh and his team did for us on our home. This firm is run by a seasoned professional who is of the "measure twice, cut once" discipline. With skills passed down from his father (construction & design was their family business in the PNW), he has a wealth of experience and excellent people skills. Incredible attention-to-detail, and perfect execution. Mr. Donogh's experience spans from revitalizing rooms in cute little Craftsman homes to undertaking complex renovations and building 400 unit condos. He's not only knowledgeable and experienced - he has excellent communication skills as well. He truly listens. He will politely advise you of trade-offs and other options based on his experience (all of which saved us money and made the place look better than we'd imagined possible). The finished product is something you'll be proud of for years to come. Our experience began with Mr. Donogh blocking out the better part of a day to pick out finishes & materials the day after we closed on the house. I'd just flown into town to close (moved from out of state), so I was there Fri-Sun. We toured his suppliers and captured preferences on granite, sinks, sink hardware, appliances, carpets. Talked through every conceivable trade-off (cork vs. hardwood types, tile, etc.), granite design & cutting strategies, kitchen triangle / ergonomics, appliance brands, range/stove design, backsplash (including the genius of using 12x12 ceramic tiles accented by decorative glass/stone strip - saved us tons and FAR easier to maintain / clean). Carried that theme over to the fireplace for an integrated appearance. Also toured flooring places (carpet and hardwoods), etc. Highlighted pros/cons of faucet designs and manufacturers (parts replacement - long-term view); same for sinks. That's just the kitchen, and this is just one day of selections. Every aspect of the renovation plan was tallied up in a clearly-described, modular estimate that allowed us to make informed decisions. Kitchen, living room, garage, upstairs bedroom, etc. were all carefully scoped and executed. Mr. Donogh's work during the build phase was on-time and he communicated all aspects of the projects regularly. Very, very conscientious, reliable person who we trusted to manage all of these projects on a 6-week schedule before we even moved in. Apprised us of any changes to schedule or exceptions to plan. Kept a tight rein on costs throughout the process. Worked in such a manner that the neighbors never had to drive around any of the vehicles in our driveway or parked in front of our house. He even called us and gave us the report on our lawn service company we contracted and provided great security recommendations that we implemented for peace of mind. The finished product is a beautiful home that we're proud to be in, and every facet of the work Mr. Donogh did makes us happy whenever we see or use something he worked on. The granite is perfect, hardwood floors complement the decor exactly how we'd hoped, carpet/padding is just the right feel when you walk across it and shows no wear / vacuum marks, fireplace has just the right aesthetic to it, HVAC system (and thermostatically controlled roof vent) kept the rooms just the right temperature even during hot summer days, exterior painting and attic grills (to keep birds out - far more effective than the wire screens that came on the house) look great. It's simply the best work I've seen, thoughtfully planned and meticulously executed. We will definitely work with him again and give him the highest recommendation.
Description of Work: Donogh Construction Services managed the renovation in several rooms of our home including kitchen, living room and garage. While we were 2100 miles away, 6 weeks before we moved into the house which we just bought. On time. Every aspect correctly done with no re-dos. The first time. And below estimate. I'll save how amazing the work is for the "How did it go overall?" section, and will list out what work was done in this section. Total renovation of the kitchen while preserving the original blonde maple cabinetry to keep us within budget. This included installing dark hardwoods, moving the existing island for improved traffic flow & ergonomics (including wiring the island), new appliances, slab granite kitchen counters, backsplash with offsetting decorative inset, composite sink, faucet, insta-hot tap. Living room and formal dining room and hall entry and guest bathroom all were re-floored. Considerable attention-to-detail in this work, ensuring the hardwood sections run the proper direction and the carpeting is suitable for the traffic flow of the house, pets, furnishings, general decor of the house, fireplace hearth. 3-car garage with 12' ceilings had its doors raised to accommodate four-post lifts in bays 2 and 3. Square storage platform area (basically a second level in the garage, 7 ft high off the floor x 20 ft wide x 8 ft deep located in the forwardmost part of the garage) was trimmed from 8 ft deep to 5 feet deep and stretched from 20 ft wide to be 32 ft wide to preserve storage capacity - and matched to the aesthetic of the existing platform. Garage was also fortified with additional security and deadbolt locking mechanisms for the garage doors & integrated into the home security system. Existing concrete floor was sanded, stained and sealed in museum-grade semi-gloss black, which really sets off the vehicles while also being easy to keep clean. Also provided lighting recommendations. Built a hidden, second portion of the side gate which looks 100% like the rest of the fence, but can be unlocked and folded rearward into the back yard in order to accommodate wider lawn equipment. Assessed existing home ventilation system and recommended supplemental addition to HVAC approach for upstairs cooling, which saved us from having to replace the entire existing home ventilation system to manage cooling capacity during summers. Installed natural light / Solatube type fixture that lit up the guest bathroom perfectly.
