Building an Addition
Description of Work: We hired Adam and Chris to remove a detached one car garage, build a two car garage attached to the house via a mudroom and put two bedroom above it to be accessed from inside the house on the second floor. I had visions of exactly what I wanted and despite the challenges of working with a 1940s house, Adam brought them all to fruition. The design was exactly what I imagined and the quality of the addition is outstanding. With everything that 2020 threw at us, product delays due to COVID outbreaks at warehouses and project shut down due to the wildfires, we still managed to get it done when we needed it. Having people coming and going in your home (while working from home with a toddler and a dog), it is important to have people you trust and enjoy... needless to say we’ll be having them back for our next project on the existing house come Spring 2021. Thanks Adam, Chris and Tim!

First impression was that Adam, appeared a little arrogant and I thought it was unprofessional that he brought his girlfriend with him. He did not appear to be up to date with the new products for the backer boards. Both bids for the tile installation and the patio cover were on the higher side. Adam did arrive on time.
Description of Work: Received a quote for tile installation in the bathroom and 18x22 patio cover.

This home owner was requesting installation of bathroom tile over a "new" inferior concrete product she insisted on using. Some individuals may perceive confidence in using standard quality products as arrogant. We have to be able to stand behind our installation to warranty the project if preformed. The designer was along for this free project consultation. It is standard practice for Hardline to have the designer and construction manager on potential leads since Hardline is a Design & Build firm. We often find most home owners like this opportunity and it has worked well for Hardline in the past. We are sorry for any misunderstanding this individual may have had. We did give her a timely cost appropriate estimate for her potential project. (No work was preformed here.)

Very prompt initial response to come over to do an estimate. The walk-in tub was for my elderly mother. They were courteous and accommodating to her. Hardline was efficient and managed to get the job done a day ahead of the estimate which was a pleasant surprise!

I was having a new concrete patio installed, and when the concrete guy tore out the old one, he found dry rot in the sill at the top of the foundation, and so of course that needed to be fixed. He recommended Hardline, and so I called them as well as a few other contractors that I found via Angie's List. Only two contractors were able to come out quickly and give me estimates, and ONLY Hardline was willing to do the work RIGHT AWAY, and their estimate was far lower than the other place that came out and took a look. They started on a weekend and finished everything in just a couple of days, so I could get the concrete poured and get on with my life. Highly recommended.
Description of Work: Repaired/replaced dry rot in sill plate (between foundation and exterior wall), which had been found during excavation for a new patio.

First of all, I have a small house that was built in 1951. None of the rooms are square, the kitchen had never had a range hood that is vented outside, and the bathroom also never had a vent. Sarah dropped by with countertop and tile samples, instead of asking me to go to a showroom and pick them out. I deeply appreciated her doing this for me!! Adam and his crew helped move everything out of the way, which was also greatly appreciated! During the work, it was discovered that I had bought the wrong size kitchen sink and also that the toilet I bought wouldn't work in the space available. Instead of allowing this to cause a setback and delay, Sarah picked up both items and delivered them to the door! Amazing.... As for the completed job, I couldn't be any happier. The floors are perfect, as are the new sinks, countertop, vented (YAY!) bathroom, the new toilet, the vented microwave/range hood and, of course, the new kitchen doors. Being an older home, it's not always easy to access anything... and I do mean anything. But Adam and his crew made it look easy, they never complained about being inconvenienced even though because of the house being so small, they basically had to blaze a trail to go from room to room. Another point I need to make is that Adam and his crew never left a mess... even with all the dust from cutting the tile. The packaging for the microwave, sinks, as well as all the old flooring, old toilet, and sinks all just magically disappeared. Several years ago I was considering adding on to the house and when I contacted one of the better known "upscale" remodeling companies, I was astounded (and not in a good way) when it was suggested that I just demolish the house and start over! Hardline Design and Construction appreciated the fact that the house is older and, while small, very well built. They honestly gain their own satisfaction to see the improvements. This is a company that can do a remodel on a large, upscale home or on a small, older home and it won't make one bit of difference in their professionalism, their price, or their dedication to complete the job in a timely manner. To summarize, this is just a fantastic company to work with. Fair and professional and just overall good people!
Description of Work: After hiring Adam and Sarah from Hardline Design and Construction to build our garage, I was so thrilled with their work that I decided to hire them again to install new ceramic tile flooring in three rooms. And, being female, I also decided that I needed new counter tops in the kitchen, a new kitchen sink, a new microwave/range hood, a new bathroom sink and a new toilet. Oh! And a new kitchen door and screen door as well!

It went well. We had to have it done by August 10th. with just a month to do it in. We had out of town visitors coming that weekend so everything had to be working for them. Adam kept things going and the only glitch we had was our shower door was delayed, but Adam provided a shower curtain to get us by during the interim period.
Description of Work: Hardline Design and Construction [Adam Lucas] remodeled the two bathrooms in our home. He did the bathroom demolition and some minor flooring replacement. Most of the work was done by painting, plumbing, drywall, glass fabricator, custom marble fiberglass and flooring subcontractors. His main function was project management. He was very punctual and considerate of my wife's late morning sleeping schedule. He was responsive to all our requests. The project was completed within the estimated amount with no changes even though he could have charged for his flooring work that could not be estimated at the time of the original estimate.

Price was good but the detail finish work was poor. "Finished" drywall still had tape and exposed screws, even after I contacted him with pictures, he would not offer to fix it. They left the job without walking the work with me or even talking to me and emailed me a bill to send in the mail. Communication was poor and I would not use them again. very disapointed in how they worked and communicated... three major objections: 1) said he woul install a door lock but did not have the tools and just left it on the floor and said sorry in an email, 2) drywall work was done quickly and was poorly finished (I had to redo some of it), 3) I asked him to texture the small entire room (10/13) insted of just a single wall and I would pay for it - he flat out ignored my 3 requests .. it's ok to say no, just don't act like you are going to do it and then leave when we are gone without doing it or communicating you won't now. I had to hire another person to finish the work and redo his texture so it would match.
Description of Work: Hired them to build a raise floor, 14' of finished wall, hang a new door.

He did not address the need for any fixes to the work Hardline completed at any point. The door and lock he has referenced were not part of the job and we installed them for him at no charge. Adam and Sarah work as a team. Sarah does design work and Adam has lots of great ideas, too. I had other estimates from contractors who didn't want to hear that we are not a Street of Dreams house. Adam "got it", and together they proposed work that fit the house and the area where we live. They suggested excellent alternatives for cost savings, some of which I used. They kept me well informed of what work was happening on each day, who the workers would be, and how long it might take. I was perfectly comfortable with every worker to came into my house, which is important on a long project. Both Adam and Sarah were available quickly when I had a question or concern. The financial side of the project was also handled very professionally, with payments scheduled at sensible times, additional work order charges clearly explained in advance, and clear written invoices. Both Adam and Sarah stayed upbeat and positive and poised through the entire process. They are the epitome of what "small business" people should be. We will certainly use them on our next project.
Description of Work: They helped me re-design our disgusting outdated kitchen for better function and flow. They discussed multiple types of cabinets, countertops, flooring, lighting. While we were away they arranged for gutting the kitchen, taking out some internal walls, moving the sliding door, adding a Velux, rewiring, replumbing and hanging the sheetrock. After we returned the sheetrock was completed, flooring laid, painting done, cabinets installed, countertop installed, trim completed, final painting, fixtures and appliances installed. Of course there were a couple of surprises, as is usual in a remodel, but they handled them in a straightforward and professional manner.

After interviewing several contractors for our porch project, we selected Hardline. Adam Lucas met with us in person to discuss our plan. We provided him with pictures and sketches, shared input of ideas and suggestions, and he quickly came back with a draft design. We traded e-mails about the details and agreed on a final design and materials. He provided us with a two-week schedule, was able to start right away and kept to that schedule pretty closely. We were pleased by how quickly everything came together, and enjoyed watching the daily progress. Adam invited us to ask questions and was very responsive. His crew did a great job of cleaning up afterward, and we are very pleased with our new porch.

I emailed Adam and to see if he was interested in talking about my basement remodel. I did not hear back from him for about a week or so and when I did he said he was interested in looking at my project. I emailed back and asked if he could come out the following day or early the next week. I never received a response. I believe that it is most professional for people to at least acknowledge emails or phone calls and simply tell the requestor that they are not interested or available at the time.

My wife and I currently live in Ohio and my son bought a house in Milwaukee that had a large walk out basement that was separate from the main house . He and his wife ask if we would be interested in converting the space into an in law suite. Since I had no experience with contractors in the Portland area , We joined Angies list. I narrowed the list down to three highly rated contractors. and asked for bids . When we received the bids Adam's bid was by far the most complete. Since I was having the work done from Ohio I spent a month or more trying to get the other contractors to give me a more complete bid. I did not have any luck there was still that plus 10,000 - 20,000 extra depending on selections. We decided to give Adam the contract and sent the retainer. A few weeks later we got the first design plan and after a few revisions we got a workable floor plan. There was never a hurry for the project to be finished so the job took all winter . there were far more problems with the permits than we had with the construction. Adam was patient and spent a lot of time dealing with the government. Any time I e-mailed Adam or phoned him he got back to me and all problems were solved in a timely fashion. We got to see the completed space this summer for the first time and found it to be a great looking job with quality materials. This was a challenging job to get everything we wanted in the space at hand and I think it was done about as well as we could hope for since we were 2000 miles away and unable to oversee the project. We now have a space that is handicapped accessible with wide doors and large roll in shower and most importantly were we can see our grandchildren without a long drive. Adam will be at the top of the list when we have other projects to do.
Description of Work: Demolish and remove bar sump pump and existing bar , structural post coverings, all floor coverings and bathroom interior wall. Install rough and finish waste and supply plumbing for new kitchen area,new sump pump location , new bathroom shower and vanity and washer and dryer area. Old enclosed back porch and open front porch were removed and replaced with two totally new rooms. Hardline Design & Construction provided all designs, bids, materials, and arranged permits and inspections; all work was completed within budget to comply with building code on schedule. I was especially pleased, as working on an old house built in 1903 can be tricky, but the contractor worked effectively to compensate for structural problems and comply with my particular tastes.
Description of Work: Bath remodel with all new American Standard custom fixtures, slate counters, vaulted ceiling, skylights. New plant room and shower. New entry room across front of house with low-E window walls.

We had an ugly, unfinished, musty basement. It is now beautiful and an integral part of our house. We were pleased with all aspects of Hardline's service, communication, design recommendations and layout, and building process. In fact we hired Hardline again two years later to tear down our old single-car detached garage, lay a new foundation, and build a beautiful and well-designed new garage. Hardline did a great job with that project as well.

All of the construction work was done punctually to code and to meet my rather demanding standards. After I purchased the two-storey with daylight basement house over ten years ago that originally was built in 1903 in the historic Sellwood antique district of Portland, Hardline Design and Construction did all of the renovation, remodeling, and additions over the course of that decade through 2010. The general contractor, Adam Lucas proposed all bids, met all specifications, and finished work expediently within budget. As a single semi-retired university professor, I am sometimes difficult to please with regard to home remodeling while living in my home; nonetheless, work was accomplished with the least amount of dislocation and mess as possible and all debris was removed punctually. I am impressed that all of the work exceeded my expectations. It was done to harmonize with the original Old Portland style of the existing structure as well as to comply with my demanding aesthics.
Description of Work: Company has done repeated work at my 1903 Old Portland style home over the past ten years: demolished old front porch and built new enclosed front plant room, while matching existing design style; did all new siding and reeofing; built new garage from ground up; installed perimeter wood fence and back deck; did concrete aggregate patio; remodeled crawl attic on second floor by adding twenty feet of headspace and building entire new master bathroom with vaulted ceilings; did custom ceramic work with hand-painted tile, marble, and slate in kitchen and master bathroom; built addition with laundry room and bathroom with skylights at back of house; replaced all existing windows with low-e windows and exterior doors; did all new plumbing and wiring to code; subcontracted removal of carpet and retoration of original fir hardwood floors as well as interior painting throughout; did new wiring, lighting, and walling in basement.

Our experience with Adam at Hardline Design and Construction from start to finish was excellent. He arrived on time for our initial consult where he was receptive, courteous and professional. I chose Adam's bid over 4 other equivalent bids based on price and my impressions from our initial consult, and I'm glad I did. Construction was staged rationally, the project was completed within a reasonable time and on budget. Adam was prompt and an excellent communicator throughout the process. Although I did the structural design for patio covering, Adam was able to assist me in selecting appropriate connection details, prepare drawings required to satisfy permit revisions and make aesthetic recommendations; resulting in a quality final product that will be a lasting thing of beauty. I would not hesitate to call Adam at Hardline Design for any future projects.

I waited and never got an estimate. I called and they said they would mail it out. Friday May 11th they called and said they were booked for the summer and couldn't do the work. 2 days before this was when I called and he said it would be mailed. I had to have three estimates turned in into the Veterans Administration so I could apply for a grant to have my house renovated in order to allow my husband to come home who is disabled. They kept stringing me along. The other providers had their estimates back to me in a week. They have really held up the process for me. They should have been up front. It took 3 phone calls and each call I was promised an estimate.
Description of Work: Oh the 9th of April they came out and they were going to give me an estimate.

The entire staff was very professional and responsive to all our concerns. The work was done carefully and was of high quality. Any problem we had with a subcontractor was addressed in a timely manner. The only problem we had was in scheduling. Several times, the schedule had to be revised, eventually adding several weeks to the completion date. I understand that this is probably unavoidable in any project as complicated as this, but of course, it was inconvenient.
Description of Work: Complete design and remodel of three bathrooms.
