Totally pleased as Hardline owner Adam Lucas was responsive to my pre-planned designs and very easy to work with as well as punctual and removed debris tidily. He also made useful recommendations about modifications required to meet code. Offered competitive bid, stayed within budget, finished in timely manner, took care of special orders as well as sub conbtractors and inspections.
Description of Work: [1] Master bathroom upstairs to replace attic space. Raised roof with new gabled dormer for entirely new major room with vaulted ceilings, slate counters and surrounds, and three graduated slate steps up to recessed whirlpool tub. Contractor drafted specialty designed cathedral window to north for correct lighting, as I also use room as art studio plus triple wide window to east in dormer by tulip tree, and installed oak hardwood floors. Built half-wall as per my request to shield commode from main part of room and installed all custom American standard fixtures. All new interior painting in room. ($40,000) [2] Downstairs addition across rear of house for laundry room with three-quarters bathroom and interconnected sunroom with half-vaulted ceilings, two skylights, double French doors with extra side lights for a wall of glass to back deck off sunroom. Installed large window facing north and single French door facing east off laundry room to back garden, and installed all fixtures plus new masonry floor throughout. All new interior painting in room. ($25,000)

We interviewed 5 contractors and decided to go forward with Adam for the project. Adam was quick to answer our questions and put in quite a bit of time talking with us about the project before we even knew if we were going to do it. Adam's bid was the most competitively priced and captured everything that we envisioned for the project. Unfortunately, we decided not to build the ADU and cancelled the project. If we have any projects in the future we will certainly contact Adam again.

We are in love with the space. Adam did a wonderful job of working along of us. We wanted to do some of the project ourselves and he was very flexible in working with us on this, making a good compromise. We appreciated how flexible he was. He was extremely knowledge with working with the city and its codes and was able to get the projects through without much time delay. Pros He was a very good value as he does very good work and is reasonable in cost and he knows how to manage cost and didn't try to push our costs up in any way. He was very fair and there were times he added things to the project that created more quality i.e. he added a better siding product on to the house which will work much better. He managed his subcontractors well. He was very responsive to feedback and returned our calls within the day. He was very knowledgeable about ADU's and their construction and he tried to be responsible about not wasting resources. He worked with several changes to the design that we suggested. We added two patins and poured two concrete slabs that he added on. He worked with a very complicated roof structure and was difficult to execute and it looks wonderful and is very functional. There was extensive electrical work that we had him do that was done very cost effectively. On the whole we recommend him as a very good value for your money. You can trust he will do a better than average job, and he will make sure things are done right. Cons The major difficulty with Adam was in clear communication. For example we were given a detailed timeline for the construction and we understood that it would change but when significant time delays happened these were not proactively communicated. He was responsive when we talked to him but he was not a proactive communicator. This was our major frustration as we would have liked more proactive communication and checking in. There were things that were in our original bid that were not done and we were not told directly why those weren't being and where the extra money was being spent. When we did talk with Adam he did explain this to our satisfaction and it made sense. The subcontractors that did the drywall did a below average job. Overall he was responsive when he did address problems and was clear but he is not proactive in communicating the plan.
Description of Work: We had Adam draw up two designs for improvements to our property (addition to our residence and design of an accessory dwelling unit.) We moved forward with the design and construction of the Accessory Dwelling Unit. In addition he added two porches both onto the main house and coming off the ADU. He created the design and executed all elements of construction up to the drywall.

Unfortunately after contacting in person and outlining the fairly extensive repairs I wanted to the house and garage, most of the rest of our contacts were by phone or email with one exception in March when I was able to visit the property. I had other contractors working on the property at the time and they reported that he was very sloppy, let leftover materials all over the property ( I saw photos) and was not a very efficient worker, largely leaving the work to young men he obviously had subcontracted the work. My daughter also had contact with this person (Adam) and sent me photos of the work he'd done and with which she was not satisfied. I had to have some of the work redone, when I finally arrived to live in the house permanently. I am also currently having more of that work redone. Be very careful with this person (Adam) if you do hire him but my recommendation is that you don't.
Description of Work: put in attic stairs, put concrete slab under old garage, put skylights (4) in roof & insulated roof.

I was impressed from the beginning with Adam Lucas's professional approach. When he came to give me an estimate he listened to what I wanted to do and gave me positive feed back about what would be necessary to make the project compliant with city code. His estimate clearly stated what he would do and what I would need to do. The subcontractors he engaged for plumbing and electrical work did quality work. The contract was clear about payment schedules and expectations. I was pleased and impressed with the ease of communication throughout the project. It was easy to make minor adjustments to the plan when necessary as Adam listened to my ideas, but also shared out of his experience and expertise. When timelines needed to be adjusted, those needs were reasonable and understandable. I could not be happier with the quality of the finished product and I would not hesitate to recommend his company and engage him for future projects in my home.
Description of Work: Remodeled a bonus room and storage area into a bedroom with walk in closet. The project involved moving two doors and installing a fire door as an entrance from the garage; installing cabinets and countertops with a sink and fixture; replacing light fixtures; adding additional outlets; stripping wallpaper, removing carpet and installing new flooring; retexturing walls and painting. All the work was done to code standards and properly permitted and inspected.

I would recommend Adam Lucas and Hardline Design to friends and family; my experience with them building our tree fort was great! Adam was responsive, flexible, creative and focused on quality, which was so important to me. I could have selected a kit tree fort, but I wanted to know that what my kids would be playing in was built of the highest quality and secure. I had no doubts about Adam's ability to hit it out of the park for us. And he did. I'd recommend Hardline Design over and over.

when you have a small repair job I feel that it gets less attention than large paying jobs. I found it difficult to get scheduled. weather can be a factor but I feel the size of the job was more the issue. I will have to research and reschedule this job for later.

I called to get an estimate on the work and sent photographs as well. It was a small bathroom which I didn't figure would take that long, only about 5' x 7'. He came back with an estimate saying it would take about a day and a half to complete the job and cost an additional $1950 to complete despite the fact that I'm providing tile. They were also booked out about 2 months at the time so I decided not to go with them and get a refund on the deal.
Description of Work: This was a Big Deal for four hours of tile work.

Adam was a great guy to work with. He had good ideas on where to spend a little extra and where it wasn't worth it. As with any project of this size, when an unexpected issue popped up he was very quick to address it. I was thankful Adam took the time at the end of his day each day to clean/tidy up as much as possible. This makes a huge difference when you are living with a remodel project going on. We had been putting this project off for years because we didn't want to have to deal with the nightmares of remodeling, but Hardline really made it painless. I appreciated that Adam had a complete timeline before the start of the project, he was very informative in keeping me updated where we were, what was next, etc. I absolutely love my new master bath!
Description of Work: Complete remodel of Master Bath; install wide-plank tile flooring, marble shower, frameless shower door, custom vanity, free-standing tub, slab marble countertop, mirrors, fixtures, and paint. Complete overhaul.

Adam was very professional. He was responsive, no nonsense, and did the job well. There was molding on top of the wall bed unit so the crown molding had to be cut carefully to match up with the molding on the wall bed. Adam was easy to schedule, reasonably priced and the finished product looks great.

Adam did a great job of installing a tile backsplash in my kitchen. He was extremely easy to communicate with, very clear and responsive. The reason I had to remodel now was because we had an old water closet-type toilet with a tank up by the ceiling and a chain to pull for flushing. The tank started leaking and I couldn't find a plumber to repair it. Adam had a good idea of how to preserve the style of the house (its an 1859 Victorian) by keeping the old tank for the water closet up by the ceiling for looks, but replacing the toilet with a modern one that works. Its a vintage-style toilet, but it has all the features included with modern plumbing. I appreciated that he respected the style of our house. I really like the tile floor that Adam's assistant Chris put in. We re-used a vintage marble sink. Adam had a subcontractor plumber rebuild the hot and cold water faucets because they were leaking. The hot water faucet was still leaking when I made the final payment and I assumed that fixing the faucets was part of the job, but Adam told me he was going to cover the cost for the repair of the hot water faucet that the plumber had to come back later and repair. I assumed that installing a working sink and faucets was included in the total price of his bid. The scheduling of the work was difficult because my husband was seriously ill and we had to cancel several times. Adam was flexible and we appreciated that. He was kind of hard to get in touch with sometimes though. His price was in the middle of the three bids that I got.

When I had contacted Adam he seemed personable enough. He had given me a start date, and then showed up weeks afterwards telling me that his crew was on another project, and he had to finish the work before starting on my project. He was terse, short, and rude about not starting when he said he would, and after having told the other four contractors that Hardline was doing the work I was stuck with his company. When Adam first showed up to begin the work he explained the process and informed me that the $5700 may be a start depending on the damage the water had done on the house. The demotion was completed, and we could see that the inner walls of the porch were moldy and needed to be replaced. Rather than replace the whole walls they cut away the damaged sections and added new lumber to the existing walls. This meant that little if any materials were needed, and it required less work. Adam never provided a list of materials for the project so I have no idea how much of the $5000 + was actually used for the repair. When Adam was finished prepping the torch down roofing, and had finished the front rail and sides the work looked like something you would have performed on a pole barn. The front railing is horribly designed, and the ends of the wood were screwed in using deck screws which split the wood. When I looked a the walls they were both out of plum by 4" even though Adam insisted that they were 1/4" off. Even now people look up at the porch and make comments about how badly the walls lean, and if we are going to finish the work. I've since hired a new contractor to repair most of the damage that Adam has done to my house. I will not allow him the opportunity to return to pound a single nail into my house again. I would rather the work be redone by someone else. Clearly Adam has no idea what he is doing, or does not care about the work he performs. Perhaps if I'd spent another $10,000 dollars he would have paused long enough to put my door in straight and not destroy it as he has done. No amount of restitution will ever convince me to let him do work on my homes again. As a Veteran I would not recommend his work to anybody, and question his character all together after the mess he made of my home. Live and Learn. PS these ARE the after pictures. Making up stories to hide your embarrassing work does not change the reality.
Description of Work: Hardline Construction was hired to repair my upper porch which measures about 8' x 12' square. They hired another contractor ABC Roofing Inc., to do a torch down for the decking.

The job went very well. Adam managed the job very efficiently, and the firms that he hired to perform the various parts of the job were excellent. He was on site nearly every day during the entire remodeling process. He began by designing a new kitchen and dining room in the area formerly occupied by a kitchen, dining nook, and family room. He asked for our input and listened to us at every step of the process. We especially appreciated his working with the designers at Cutting Edge Custom Cabinets to create exactly the kitchen we wanted. After the cabinets were installed, one section didn't turn out as we expected, and they built a new one that better suited our needs. Our biggest concern when we began the project was getting rid of the old brick wall and floor where we had taken out a wood-burning stove, and that area is beautiful. Outlets that had been high on the wall were lowered, the ceiling was repaired where the old chimney had been, and the walls were expertly drywalled and painted. The existing laundry closet was too shallow for our washer and dryer, and the new bumped out walls look seamless. Adam went above and beyond when it came to the range hood. The construction of the ceiling and attic did not lend itself to a standard installation, so he spent many extra hours on that problem, doing much of the work himself. Adam himself also installed the subway tile for the backsplash in the kitchen. He is exacting in his work, and it turned out beautifully. There are glitches in every remodeling job, and this was no exception, but at every turn extra effort was made to solve problems to our satisfaction. Adam does not consider the job completed until his customer is completely satisfied.
Description of Work: Removed brick veneer from walls and floor in an area where a wood-burning stove had been removed. Removed kitchen cabinets, countertops, and sink. Removed kitchen tile flooring and prepared floor for new wood floor. Installed new custom cabinets, including a new pantry cabinet, in kitchen. Installed new sink. Installed new granite countertops and tiled backsplash. Installed ducting for new kitchen vent hood and installed new hood. installed new can lights in kitchen. Moved outlets in kitchen and installed new outlet in garage. Re-installed existing appliances in kitchen. Framed in deeper laundry closet. Installed new drywall where brick was removed and at new laundry closet wall. Painted walls and ceiling in kitchen and new laundry closet. Adam and the team were always professional, efficient and hard working. They kept me up to date on progress and what to expect every step of the way. A couple of issues came up along the way, as they do with older homes, and Adam went the extra mile to keep us within budget and happy. Furthermore, his expertise in design and construction was evident early on and throughout the entire process. The finished product was fantastic and exactly what we were hoping for. When I first contacted the owner of Hardline Design and Contruction, Adam Lucas, and told him what we were looking for, he came out the same day to talk with us. He knew from our first meeting what we were wanted to accomplish and was able to give us an estimate within 2 days. He had the plans drawn within a week and submitted them to us for approval. Once we approved the plans, he submitted them to Clackamas County and had a permit within a week. We were amazed at how smooth everything went from the beginning to the end of the job. Hardline Design and Construction's crew provided us with superior work and service along with their sub-contractors. Together they were able accomplish what needed to be done in a very timely manner. If there's anything we would like to have done in the future to our home, I wouldn't hesitate to call Adam. BTW, I had 2 other contractors bid the work we wanted done and not only were their bids higher but they were very hard to pin down for appointments to discuss the job.

Adam removed the soffits in our kitchen so new cabinets would extend to the ceiling. Backsplash extended from the countertop to the bottom of the cabinets. Adam replaced our ceiling exhaust fan with a hood fan. Our existing fan exhaust was vented into the attic space and Adam corrected to vent through the roof. The subcontractors Adam used were excellent. Adam made sure when the project was completed we were happy with the results. We are very pleased with how the kitchen turned out.
Description of Work: Our house was built in 1977 and was due for new cabinets, lighting, and countertop and backsplash. Hardline Design produced CAD drawings for the kitchen keeping the existing footprint as we were keeping our hardwood floors.

My husband and I are purchasing our first home in Longview, WA, and a number of small issues were called out on the recent inspection that need to be repaired before we move in. We contacted approximately 20 different contractors for estimates of the repairs, and of those 5 offered their services. Of those 5, Hardline Design was the only one to actually follow through with an estimate. I let Adam know that because of his diligence he will be the contractor that we call once the home actually closes. :)
