Description of Work: Pat designed a two story garage that I hope to one day be able to convert into a ADU unit. She was very easy to work with and handled plan changes with ease. |Pat also offers the service of dealing with the City and pulling Permits. Thumbs up all the way.

Description of Work: I met with Pat to discuss enlarging my kitchen area, opening up my dining room, and raising a sunken living room. Pat Measured, evaluated, and crawled into the crawl space under my house, crawled through the attic, etc. to get a full picture of the effects that expanding my kitchen might have on walls being taken down. Amazing professional work. She submitted her work to a structural engineer who reviewed her work, gave some specifics for construction. She then gave me three options that would work for creating result that I wanted. She is waiting to meet with my contractor to discuss the architectural drawings. Above all that Pat also provided me with ideas that I did not think of in my plans. She covered everything in her design from plumbing to electrical to general construction, and aesthetic ideas. It is a great experience working with Pat. She also has the patience to wait while I get ready to do the work.

 + 1 moreWe met with Pat and I gave her a detailed list of all the features and spaces I wanted to squeeze into our first floor. These included moving the kitchen, adding a new back hall and a laundry room, and reconfiguring the entry, guest room and bathroom. We scribbled a few ideas on paper. Then a couple of weeks later, she came back with fabulous ideas for how to get what we wanted in the space and budget we had to work with. We tweaked it a number of times until we finally had exactly what we wanted. Once we agreed on the plan, we sent them to the engineer to get Engineering approval. The engineer made some notations on the plans about how it was to be built (like extra bolts for wind shearing). Once we had the engineering done, Pat took the plans to the department that hands out building permits and brought us all the permits we needed. What a relief. We gave the plans to the builder who part, the plans were self explanatory and we got everything we wanted. The house looks great now.
Description of Work: Pat is a designer, not an architect. But for single family homes, she provides about the same services at a much more reasonable cost than an architect. She completely redesigned my entire first floor including moving the kitchen, adding a back hall and hall closet, and reconfiguring the living room, bathroom and bedroom. Drew up preliminary and detailed plans for remodeling our entire first floor. Pulled all the permits. Provided sets of plans to the builder and coordinated with the builder, answering questions about the plans when needed. Pat is a great listener and was so receptive to all of my ideas, even the bad ones, which I really appreciated. She did the work on time, and in budget, which was important, and the plans she came up with were not only very workable and buildable, but look fabulous. She was so easy to work with that we have hired her for our next remodeling project.
