Home inspection failed to discover extensive dry rot to the laundry room/master bathroom floors. The inspector was negligent in failing to remove floor insulation to observe areas that had a high probability or potential for water-related problems. The dry rot extended 10-12 feet along the bottom plate of the laundry room wall, affecting the bottom 12 inches of each the wall studs and across three floor beams. Because the inspection report did not indicate any dry rot problems found, the seller is unwilling to compensate the buyer for any part of the repair costs.

We had Max Strasburg perform an inspection on our home we were purchasing. He was able to do the inspection during the time we needed and was also EIFS certified. We had another inspector we had used before and were happy with, however he was out of town for a couple weeks so we went with Max. This was our first mistake. The inspector missed several faults with the house that no inspector should miss. He caught minor ?problems? such as a lock hole that was not drilled deep enough, but missed the expensive issues that, later, became our expense. The following were missed that should be obvious to any inspector: Condensation within multiple windows, which would indicate a broken window seal. Sunken, rotted floor in the laundry room-- beams that were sunken were directly above a minor leak that he reported. Reported that tile shingles were repaired on the roof when they WERE NOT. We bought the house in September, it is now the following August, and we don?t imagine that approximately 8 tile shingles flew away in the meanwhile because they were never found in the yard or on the roof. Didn?t turn on the sprinklers at all. Later we discover a broken main line, and found that several sprinkler heads were buried underground from erosion. A burst pipe running to the front hose bib. When we turned on the water for the first time in the spring, the water came POURING out of siding rather than through the spigot. Didn?t find a leak behind the fridge which had rotten hardwood underneath. Didn?t turn on the 3 gas fireplaces, which don?t say lit longer than five minutes. We realize certain things are not ?covered? by a home inspector because they can be hidden from view or difficult to examine. However, these are obvious problems that, had he done his job, he should have found. We were paying for a home inspection so that these types of things would be found and fixed before making a very large purchase. The $700 spent for his inspection pales next to the many thousands we have spent and continue to spend to fix the many important issues that were missed. Don?t waste your money on Accredited Home Inspections!

Wow, this kind of report is very discouraging. All of the items that were presented were clearing indicated on the inspection report. As he mentions many items are not easily visible and may hidden. That is why home inspectors rely on clues that suggest something is not right. I clearly stated the water pipe leak inside the crawlspace was present and to investigate and make appropriate repairs. Unfortunately refrigerator leaks sometimes can't be seen because they are not moved due to potential flooring damage. I reported on broken windows and clearly indicated that sometimes window "clouding" can depend on the time of year and aren't always visible. Broken and missing shingles were clearly reported upon. Outdoor water faucets/sprinklers are not inspected and clearly stated. I reported on the fireplaces not functioning and that they should be demonstrated before closing. I'm sorry that this client had these issues. I wished he would have talked to me about his concerns before reporting his frustration on Angies list. What he doesn't say is the significant items that I did identify. The $5000 siding repair that was needed, the leaking pipe inside the crawlspace, broken shingle tiles, etc. which I believe was very valuable information. Home inspection is not 100%, there are some things that get missed from time to time. My goal as a confident home inspector is to provide the very best effort and information as possible and to give my "A" game. We have been in business since 1999 and have done more than 3000 inspections. I would like to say that I'm 100% but that is impossible. I do say that a I stand behind my inspections and utilizing my knowledge and experience provide the very best inspection service.
