This was a big project and we could not be happier with the end result. From start to finish we were working with a bunch of pros who have been doing this for years. Their pricing is not low but given the high standards of quality they have, it was extremely fair. A key positive is that every step of the way if alterations to the original bid happened (Our roof needed to be replaced due to unseen rot) then the communication was exceptional and there were zero surprises in the cost. The company employees from estimate to design to the actual work were great. They are not only pros but good people as well. Our on site project manager is an absolute treasure. His work and his communication was meticulous. Further, they pick the best subcontractors in town so all the various trades that work on the project added great value to the project in so many ways. The project did drag on as all of these major renovations do. That had nothing to do with the urgency of the team. It had to do with the industry right now where all subs are out for weeks. Bottom line if you are in need of renovating your house seriously consider these guys. I would recommend them in a heartbeat.
Description of Work: We did a big 3 bathroom, and full kitchen renovation on our main house. We also had them reconfigure out 2 car garage into a 1 car garage and home gym.

It took a little longer then anticipated and they only sent one carpenter...he really could have used a laborer especially when he did the roof. It was slow going but overall a very good job...little disappointed no vents were added but that is something that can be done with some help from my neighbor. It was stressful at times but that's to be expected as a home owner...Well house looks great! Looking forward in working with them again for my carport, hopefully very soon....will update once that is complete

I eventually had to fire them; this modest job went on for over a year, and my final request was a fixed completion date prior to the arrival of rug cleaners scheduled later that month). This was agreed to but missed. They also broke a light fixture and installed a shower stall window that was not to code so I will find others to complete the work. Occasionally a random worker would smell of something that initially I thought to be paint thinner but in retrospect perhaps alcohol. "Time and materials" contracts are a mistake with this firm, it will take forever and there may be additional charges related to broken fixtures or having windows done twice to get them right. When I finally fired them I expected some sort of reaction but he simply said "OK I will come by and pick things up today or tomorrow morning". We shall see.

Workmanship was outstanding. But a 3 week project took over 3 months to complete. They kept moving our crew to other projects. Then it took weeks for them to return.

OUTSTANDING!!!!!!!! I would highly recommend them to anyone and use them in the future. The crews were all hard working, dedicated to the job, and friendly. The job was originally contracted to be done by the middle of July. Instead, it was completed on 06/14/2016. They did a noteworthy job of cleaning up the job site. It was fascinating to watch how hard they worked. The crew had a great sense of humor and worked very well together. Dave the foreman was here every day working. The excavator did some extra work for us and did an outstanding job of grading the north side of our house. The price was very fair. I would highly recommend them to anyone. Wow! This work completely changed the look and convenience of the main bathroom in the house -- it is so much lighter and better built now. The work has been done to the highest standards and the foreman who oversaw the work was always communicative and easy to work with. The sub-contractors David Zarzycki uses are top-notch, prompt, courteous and easy to have in the house, and David himself is so cheerful and comfortable to talk things over with that it is like having a friend as our contractor. Certainly it is easy to ask questions if any come up! There was never any mess left at the end of the day and now that it is done, everyone raves about the style and beauty of the room. We used Zarzycki's for an addition to the house in 2013 including remodeling the kitchen, laundry and small bathroom, so we already had experience working with them and we knew we would be pleased with the result of this bathroom remodel. We will use this company in the future when we remodel the bedroom wing of the house. David Zarzycki has our highest recommendations.
Description of Work: Remodeled main bathroom: Took bathroom down to the studs, except the ceiling. Rebuilt floor with new heated tile floor. Installed new tub, sink, toilet, and mirror. Updated lighting, plumbing, windows. Custom tiled tub surround, including tile accent trim. Added granite counter top to custom cabinetry, new hardware throughout.

He was reluctant to do the work I wanted done as he felt that a different design plan would be better for my circumstance. I respected his opinion although while there are some slight accessibility issues, I felt comfortable that what I wanted would be able to accommodate my needs at this time. He agreed to provide a design and bid for the work he wanted to do and I was pleased at the effort he provided, design drawing, detailed estimate, etc. Also, his estimate seemed quite reasonable for what he was proposing. However, what he was offering wasn't what I was wanting, so I chose not to go with his bid.

Puzzling....at no cost to the prospective client we provided a safe, code approved design at a reasonable cost. The deck that she wanted us to rebuild had a number of safety and code violations. If the rebuild would have been done with a permit , it never would have passed the city building inspection. This deserves a "C"?? We did no work for this client; we only submitted a bid.

Basically it went well. However, some troubles with sub contractors could have been handled by using better craftsmen. Communication broke down from time to time which resulted in more $$ being spent.

They were great. They are very personable and I liked the various remodeling that they have done. They do things that look good once they are done with it. They were fantastic and cleaned up after everything that they did. They are more expensive than most people. Even thought I paid more in terms I got what I paid for. They did everything when they said they were going to do it and if there was ever a delay it was always my fault. I am going to be using them again when I am going to be remodeling my bathroom.

We could not be happier with the contractors. They are total professionals. The workmanship is excellent, the design help was great. All of the subs were prompt, efficient and polite. I would give only the highest ratings for David and his crew. They do great work and are great people. It was a very good experience.
Description of Work: We added approx 600 sq ft.to our existing home. This included foundation work all the way to finish work in the new areas. They added both a master suite, a new kitchen, laundry and part of the living room. This was a very extensive remodel.

This client had purchased a lot that contained two separate living units, one of which was built without any permits whatsoever. The other had fairly extensive work done that required permits that were never obtained. He hired our firm to bring the units into code compliance. These are tough situations. In this case the building department compliance division required us to do a considerable amount of destructive investigation. We had to open up various parts of the building to see whether or not the construction was done according to code. When we found non-code installations.... and we found plenty, we had to tear out the defective work and install the items correctly. This happened again and again. We didn't know what we would have to do until we opened up an area and discovered what defects were present. We could not possibly give the client and estimate of the cost when we did not know what we would have to do to until after the destructive investigation took place. We solved a ton of problems that we found, and brought his building into code compliance. The client spent more money than he wanted, but he bought the non-compliant unit, and we performed according to our contract. The client knew, at the outset, that we did not know the ultimate cost of the project, and could not even know the cost during the course of the job all the problems were uncovered. We fixed the problems one by one until all were taken care of. I am proud of the job that we did.

Watch out for change orders. Charged approximately 70 hours for installing trim in a normal sized house. I got subsequent bids for a small fraction of that. If I were trying to design a billing system that was more difficult to understand, I don't think I could do it. My own kitchen countertop contractor told me, "Hey, I thought you should know that the carpenter spent two hours just talking to us, and we didn't see him do any real work. Don't know if he's charging you for the time or not, but thought you should know." Yes, he was charging us. After that, I began videotaping the status of the build after every day's work. During the trim install period, I documented very little progress. Because of trim installation charges that seemed excessive, we asked for an adjustment on the final billing. He never got back to us on our settlement suggestion so we were unsure how much we owed. He promised to get back to us and never did. Rather than communicate openly, he intentionally failed to close out the building permit with the city so that we had to pay several hundred dollars to extend the permit and get the work completed with a different contractor. We did another remodel with the new contractor and the experience was night and day different. There are good guys out there.

The project ended on time, below budget. Workers were prompt and worked hard. The on site project leader coordinated subcontractors and was constantly in touch with them. I suspect that because Zarzycki does so much work with them they were eager to cooperate, so they had enough time to do their work properly but didn't waste extra time by being late or goofing off. Every single one did a good job. The project leader also was a remarkably talented carpenter who handled virtually all of the carpentry work. I was impressed with his professionalism and competence. The site project leader for the patio roof was equally professional and competent. The roof project was actually harder than it appeared because I wanted the illusion of space, openess and brightness. I didn't want a cover that closed in the patio. It came out better than I ever expected. It soars above the patio and draws your eyes up to the sky. The project leader, who was actually building what he had designed, was also very talented, both in the design and implementation. With any projects like these there are always things that aren't covered in the contract, I found that when there was ambiguity, they always chose to do the best, professional job, as if it were assumed. When needed, they talked with me to explain the options and find out what I wanted. The whole thing was expensive, but, for me, well worth it for the results. .
Description of Work: David Zarzycki Contractors moved a wall, gutted my kitchen, built a new one, and, separately, built a roof over my back patio. Initially a neighbor recommended a person who could draw up plans for a new kitchen. That person told me that he worked for Zarzycki but also designed projects on his own. He worked independently for me. His plans passed Building Dept. review with no problems. He recommended that I get at least 3 bids on the work. I did. Zarzycki was the middle bid, but I selected them. Their bid was very detailed and included bids from subcontractors so I could see where the costs were. I was assigned one supervisor in the office and one main person on the site. The project went smoothly from start to finish. It required moving a wall, reinforcing the attic and substrate, keeping some parts of the old kitchen and replacing some. There was no dead time waiting for subcontractors or supplies. The disruption to my house was minimal, considering the work. I knew exactly what was happening at all times. Any time I changed my mind, the changes were assimilated into the work seamlessly and I was always aware of costs and progress. The patio cover was similar except the supervisor on site was different. it was the person who had done the original drawings. Although the weather had changed the builders didn't think twice about working outdoors in torrential rain. All went smoothly and without interruption. The patio roof was raised off the house roof by about 3 feet and appeared to fly over the cement patio. It was composed of beams and clear plastic roofing material.

David and his crew were extremely professional and considerate, and made sure that everything was done in a professional manner, beginning with the overview of what we wanted done, and the estimate for the work. David was able to offer some really good, innovative ideas that helped make our new kitchen even more enjoyable. The subcontractors that he used were extremely good, and they provided first-rate, workmanlike service. His people took care of all the permits, and his project foreman was very good about keeping in touch and going over the progress of the remodel. We had a slight detour in the progress when it was found that the existing floor covering contained asbetos and had to be professionally removed (we were going to remove it anyway), but we were able to get that done fairly quickly and proceed. There were times when there was no work done for a day or two, but I would say that overall the work progressed satisfactorily, and we were extremely pleased with the results.
Description of Work: We had our kitchen entirely gutted to the walls and sub-floor, and rebuilt with new cabinets, countertops, flooring, lighting, plumbing, electrical, and appliances. When completed, there wasn't any portion of the old kitchen remaining.

I spent quite a lot. The kitchen remodel was about $50000, the bathroom remodel was about $50000 and the addition was about $60000 to $70000. They did good quality work. They seemed to contract the best contractors in the area. I have a fairly old house. I have old molding and they made the molding match with my house around all the windows and doors. They did a lot of detail work. Even though different flooring was put in, you don’t have to put in anything to even out the transition. So, I liked what they did even though my house is old and not exactly leveled and plumbed. The cabinets look great and they spent a lot of time with that. The tile guy that they hired was excellent because he did a bunch of fancy tile work.
Description of Work: David Zarzycki General Contractor did an addition like a master suite. Then they totally remodeled a kitchen and totally remodeled a bathroom for me. They did the work in 2008. They put in flooring and they also put in all new cabinets.

We were contracted to dig out and pour a footing (the lower bearing portion of a foundation) under an improperly supported existing portion of a residence. It was always our understanding that the footing would be covered with backfill after installation. Because the footing was to be covered, we had no reason to be concerned with the appearance of the margins of the concrete. The work was being performed on a cost-plus basis, which meant the homeowner was being charged for every hour we worked, and the less time that it took to do the job, the more economical it would be. The work was not bid, which means that we could have spent all the time needed to do any edge detail desired, but our aim was to get the job done for the owner, as inexpensively as possible. After we had poured the footing, which was sized properly and structurally sound, the owner insisted that he had always imagined that the footing was to be visible and was unhappy about the appearance of the margins of the concrete. This information was never communicated to us either before the project started, or during the preparation of the pour, when it could have been easily dealt with. It was an unfortunate case of miscommunication which we regret.
