Channon Elzner dba Beardsley Construction, LLC was hired in May 2013, to convert an existing 20x20 garage to a living space and add a 20x12 studio adjacent to that. I asked if he had a crew (yes). I asked if he was familiar with the county permit process. He assured me he knew the local building codes and timeframe for obtaining permits. I checked BBB and Contractors License board and the results appeared proper and free of worries. Work was to begin mid-July 2013 as he was finishing up another project prior to this one. He stated a completion date to be less than two (2) months. The contract was detailed wall to wall work to be done to create a living space as stated on the contract "remodel garage according to specs provided by customer." After many verbal and personal delays (too much personal information overall during this project), and being difficult to pin down on a start date, August went by. A second assurance was given that work would begin September 9, 2013. Ground really broke October 8. However, despite his constant assurance of understanding Linn County permit process, the permit was not secured until November to start on the framing project. By then summer was gone and winter weather was setting in. His 'crew' consisted of using a part time novice; or a couple fill-ins; and finally a man that did more of the work than he did. However, turns out this worker was not permitted to work correctly and Channon was cited and told to stop work on the project until such time that he was. Plumbing and electrical work were included within his bid. However, with the delays of starting the project, his scheduled guys were no longer available after four (4) months. Replacements were found but at a 300% (three hundred percent) increase in his 'allotted' price within the bid. "Friends" were his previous scheduled subs- His working hours ranged from arriving between 10 or 11, lunch break and leaving by 3 or 4. Adding to the initial start date delay there Never was a full day worked, nor a full week. Despite his promises to work 'sun up to sun down' due to the delayed permit. With the lack of work time on the site and the monies paid for a job not progressing I stopped the job the first week of December 2013 in order to take a break from the stress of no work being done and enjoy the holidays. As of that time, December 2013, the addition was framed and exterior sided (but not sealed), windows and doors in (but not sealed), roof on. Subbed plumbing and electrical began but not completed due to incomplete work by the contractor. When I contacted Beardsley Construction in January 2014 regarding when he would be back on the job, I received a text stating he would be back on project January 20 or 27. And a next text received: February 3. 2014 'for sure'. They are no longer under contract. As of today, February 2014-the space is not completed nor livable, the interior is as bare as it was in May 2013, the exterior siding is not sealed, the new roof has multiple water leaks, concrete was poured without vapor barriers and is wet, the trusses are incorrect with no overhang causing leaking into the wood frame, the frame bolts are not to code, the interior is a shell and one window is installed crooked. it is not habitable. Bottom line, this project did not need to be a rush job, but it was expected to be completed in a timely fashion for the size and scope of it. It was not a fancy job the required difficult details, simply to be completed well and by codes by an expert. Neither took place. I do not recommend the person representing this company. He spent More time on excuses for not working than actual working hours, he did an incomplete and needless to say poor job on the work that was actually done and obviously, does not meet his own set deadline.

During the course of the projects, it became clear to us that Channon (Beardsley Construction) was not great at checking in along the way. In fact, we were left with several areas of concern after the jobs were completed. The result is that these areas of concern will involve repair at additional cost. Summary: Channon Elzner of Beardsley construction was pleasant to work with as were the members of his crew. At the time he provided us with the estimate for the work, he indicated his goal was to make sure the customer is happy with the end result. In fact, he stated this many times throughout the term of the projects. Channon seemed attentive to our requests but failed in a areas as described above. He was willing to and did attempt to correct the issues we brought to his attention. However, in the case of the grated drain, the end result looks worse than prior to installation and will take additional funds and time to repair. There are several projects completed by Channon and Beardsley that we were happy with. These include the: concrete pad and the removal and installation of a new concrete walkway along the house and to the carport/garage. We were also happy with Channon's repair of our concrete porch as the photos will indicate. We were and remain unsatisfied with the concrete walkway adjacent to the carport/garage due to the non level angle toward the building. Although it is functional, we are unsatisfied with quality of the grated drain install by Channon. My rating of Beardsley Construction would certainly have been higher had Channon communicated with us about potential problem areas along the way and before going ahead to completion. The biggest detractors from the score are the poor quality install of the grated drain, the concrete walk adjacent to the carport/garage and the cutting of the soffits and inappropriate reinstall of same. In each case, I was not consulted prior to the completion of the work. The best part of the work was on the walkway along the front of the house and from the porch to the carport as well as the cement pad for the extended storage building as well as the overall construction of the additional building. The value for the work is lower because of the additional cost to us for the additional concrete, the cost for new soffits and the eventual costs to repair the grated drain system. The lack of communication is also a minus for the rating. While Channon did communicate well with the first two projects, he did not do as well with the last two. To that end, my recommendation to Channon is that he simply do the check-ins for each project, with future customers, to keep them on top of things and to avoid issues such as the ones we experienced. It is said a "picture is worth a thousand words". The following pics indicate the results of the work performed by Beardsley Construction at our location. You be the judge.
Description of Work: We hired Beardsley Construction, LLC because of price and stated ability to complete several different projects. Our decision was also based on the fact that Beardsley was recommended by Service Magic. Our project included clearing a 16x20 area for a concrete slab, installing a 16x20 dyed (red) concrete slab. Removing an existing concrete walk way and replacing same with new dyed (red) walkway. Installing a grated drain in concrete between new and existing slab; constructing a 16x20 addition (pole structure) to an existing metal framed enclosed garage structure.
