"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

At Ram Jack West, we treat customers with respect and care. If you notice cracks, damages, or other issues with your foundation, our team is ready to help. We have innovative systems that have been refined over our 40+ years of experience.

"Purchased a 1906 home in North Portland with an uneven foundation that had been patched for 60 years, but needed serious stabilization work. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years. Big thanks to Pancho and Stephen, as well as the structural engineers and project managers; I'm very happy with the work."

"We hired SFW to repair our new home that had undisclosed water damage at the time of purchase. TJ was the supervisor assigned to our project and his work was exceptional. TJ is professional, knowledgeable, considerate, kind, thoughtful, courteous, detail oriented, punctual, and always adheres to safety standards. His interpersonal skills are excellent as well. Throughout the entire project, he kept me informed and was transparent about everything related our home restoration. Furthermore, he went above and beyond on multiple occasions to help my family navigate a water damage and new home experience. When we needed documentation of the damage, he helped us by taking 100s of photos. When other new home related projects popped up, TJ was gracious about facilitating the additional projects for us through SFW. We had a gate installed, new hardware installed throughout the house, our cement deck replaced with Timber Tech, and several other small projects that we kept adding to the list! We are extremely grateful to everyone at SFW who worked with us during this 8-month (unexpected) project. Shout out to Jerry, Jay, Jordan, Dominic, Richard, and Jonas! They were also incredibly professional, caring, and helpful during this journey. Jordan was transparent and patient with all things related to billing, Jerry was excellent at managing subcontractors and responsive to our needs as a family. Jerry also provided us a detailed report of SFW findings for our records. Dominic was respectful, professional, kind, detail oriented, and always went above and beyond. TJ and Dominic and other crew members were also incredibly kind to our two dogs and respectful of our privacy in the house. If you are going to have a crew in and around your home, it's sure nice to know they are genuinely professional and considerate human beings. Thank you, TJ, and everyone at SFW! Because of your exceptional work, our home has been restored beautifully. I highly recommend SFW for all your home improvement needs."

Advanced Vertical Solutions, LLC D.B.A. AVS Elevator is built on the life long experience as a 4th generation native Oregonian and 2nd generation elevator constructor. Frank A. Stalen and his father Paul J. Stalen have spent their elevator careers and lives in the City of Portland, contributing to its local communities. Their combined Oregon history brings AVS Elevator an in-depth study of the elevator industry dating back to the early 1950‘s and an understanding of its place in our ever growing economy and local communities. Home inspections FAQs

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
