 + -1 moreI ve requested $406.54 due to lost income, repetitive involvement and management of erroneous bookings, repair/completion of work to the venting for the hot water heater, and additional cleanup to return the home to rentable condition. This impacted not only my income, but income for my vacation rental company and future income for all involved. Additional chimney work was also to be done when the new roof was to be installed. This work was done when guests were in the home, prior to the roof being installed and was not completed, again without my permission and without notification to my vacation rental management company. It is my understanding they simply knocked on the door and entered disturbing the guests at the time or freely entered the home. This work was left uncompleted and I had to complete it in November. Gerry has/had keys to my home and early in 2008 Gerry entered my home without my permission and without it being an emergency. I regret that I did not file a compliant with the local authorities at the time. I believe he used his keys to again freely enter my home or knocked and requested access to due maintenance work in August which disturbed my guests and in turn caused issues with my vacation rental management company.
Description of Work: This is a vacation rental home where the majority of the income is during the peak season--summer months and holidays. New roofs were approved with installation to occur over a 6 to 9 month period of time, where Gerry Stearns was to manage the project. In addition to installing the new roofs chimney work was also to be performed. The initial date was the first week in November booked in June without my knowledge; further, I received no letter requesting appropriate dates for installation of the new roof, even though I questioned this repetitively. I validated the initial dates with the association and informed them to contact me if anything should change. This was not done. Multiple bookings were placed on my home without my permission. When the roofing date changed a new booking was placed without canceling the prior one. According to documentation sent to me I learned that 3 separate dates had been booked for the installation of the new roof, one week each three weeks in total; the last during peak season which would cost me income. I immediately notified my vacation rental company and canceled all bookings. Then notified the association that they had no authority booking the unit without my permission.
