This was a good lesson in the need to carefully evaluate agents that you will work with, even if you don't need much and are confident your transaction will be "simple." During the initial meeting the agent told a few horror stories about previous clients, which friends have since told me should have been a Red Flag that there is a tendency to develop people problems but I did not recognize this at the time. We went out and looked at houses for about 4 hours one day, I found the one I liked and we successfully negotiated an offer within a few days. Other than a few annoyances (eg. we had to read every word of the real estate contract that didn't even apply but then the agent tried to interpret things she sent me later from the disclosures, HOA, etc as "no problem" so I wouldn't read them... nothing I couldn't manage to ignore and do what I needed to do to make sure I could accept the issues with the house and restrictions) this really was going along as a very smooth transaction. A few days before scheduled closing there was a delay in obtaining the loan documents which required a week extension to closing, and the agent just flipped out and sent me an incredibly nasty email blaming me for not being qualified for the loan and for not using her recommended lender. It was a very stressful time and it was amazing that my agent would add to this. Both my lender and I emailed her about this being inappropriate. I never heard directly from her again after this, she would just communicate with others and cc me. She actually sent the extension form to the escrow agent and referred to me in the third person as "the buyer" asking escrow to have me sign it, and referred to me as "the buyer" when she emailed the seller's realtor pretending she had passed on his communication about picking up the keys. It was a big relief to have this over with so I wouldn't be dealing with her again, but ... Caveat Emptor doesn't just apply to property!!
