Timeline: The remodel was estimated to be completed within 2 to 3 weeks. The work was completed in under 2 weeks. That's right, under. Hooray!
Quality: The construction feels solid and looks great. The subcontractor who did our tile, Norm Loveland, deserves special thanks here. He has excellent attention to detail and pointed out a few areas where he noticed slight irregularities in tile placement that we never would have noticed on our own. He offered to redo any sections of tile that we did not like, but we declined since these irregularities were minor and due to our old house's structural quirks rather than Norm's workmanship.
Communication: Alex was extremely attentive, knowledgeable and helpful in all our interactions with him. He answered our questions promptly and gave excellent recommendations on materials and fixtures. Our project manager, Gary, kept us well informed on progress and hooked us up with a Port-a-Potty free of charge (thank goodness!). Gary did misunderstand that we wanted tile wainscot, which surprised us. We noticed this oversight just in time, and Gary and Norm took immediate action to give us what we had asked for. That was the "worst" part of the whole process, but we were easily able to talk it through and resolve it together.
Overall: Everyone we interacted with sincerely wanted us to be pleased not just with the work, but also with the process. We'd happily do business with Alex Freddi Construction again in the future, and we are recommending them to our friends.
Alex is personable, prompt, knowledgeable, and professional. We were excited to hire him even though his bid was quite a bit higher than a couple others we had received. Having read the reviews on Angie?s list before talking with him, we expected a lot of personal attention for the extra $$$. Unfortunately, our experience working with the Alex Freddi?s project managers was disappointing. We felt like we paid for layers of management rather than personal attention.
We paid Alex: $13800 for labor, $700 for basic supplies (cement board, thinset, etc.), $500 for shower permit/inspection, $325 for a mirror frame, and $570 for additional jobs in other rooms. The cost paid to Alex did NOT include: cabinets, countertop, shower door, mirror glass, light fixtures (and all electrical work which was done prior to the remodel), plumbing fixtures, tile, grout and caulk.
We live in Tigard, Oregon, but we were assigned a project manager in Vancouver, Washington. He came to our house a few weeks before the project started, and that?s the last time we saw him. He passed our project along to a different project manager who later quit, and then we finished with a third project manager who was in training. All of these project managers were located in Vancouver. The subs who actually did the work were unsupervised except by us. Some didn?t bring the right supplies or equipment for the job, didn?t come when scheduled, and didn?t clean up even when asked.
Perhaps our assigned project manager was just too busy for us. It probably would have been better to have worked with someone local which was what I expected since Alex?s business address is in Beaverton.
When I sent our final payment to Alex, I included a letter telling Alex about our experience and mentioning examples of work we liked or didn?t like, and he was nice enough to reply that he was disappointed to hear this and would like to talk to us about it. He does want to have happy customers. If there was something that he could arrange to fix, I believe that he would,One of the things that I most appreciate about this company is the responsiveness to our needs. When we explained that we wanted to create a playroom for our daughter, they responded. We weren't up sold on materials. They understood durability was key - and helped us pick materials accordingly. The room is perfect for a Toddler Tornado and we will be using Alex in the future!
We were responsible for picking out and purchasing all the fixtures (i.e. faucets, sinks, shower heads/tub spout, towel bars, lights, mirrors, vanity, door + hardware, etc. . .) and aesthetic elements (paint, tile, grout, countertops, etc. . .) for the job. This was a little more "hands on" and more work for us, but we preferred this arrangement because it gave us more choice and control over these details. We decided what price range we were comfortable with and could shop around as much as we wanted to get products that made sense for our home, our family, and our budget. Alex provided a list of recommended vendors (many of whom were very good), but we were free to go wherever we wanted so long as the parts were all at our house at the time Alex and his associates needed them to start work.
Once the contract was set, we worked mostly with our specific project manager, Kyle. Kyle was also great! He is smart, energetic, affable, and very thoughtful. He was well organized and efficiently scheduled subcontractors to keep the job on schedule. I appreciate how considerate he was about keeping our home as clean as possible and minimizing disruption during this very messy and invasive project. Kyle was a great communicator and kept us updated on progress and alerted us quickly about any unforeseen issues that arose throughout the project. He kept the whole process as transparent as possible and quickly earned our trust with his candid, professional demeanor.
The project was completed on schedule and on budget. We were especially interested in finishing work and moving back in on time because we were expecting a baby shortly after our estimated project completion date! The additional labor/material costs from discovering problem spots behind the walls (i.e. venting/insulation/drainage not up to code) after demolition was completed were consistent with the estimates Kyle communicated to us at the time the problems were found.
We are super happy with the work that was done (and the process wasn't too bad, either)! Alex and Kyle were outstanding. The work done by their lead plumber, Khoi, and their tilers also deserve special recognition. We have already recommended Alex Freddi to friends considering a home remodel and plan to call Alex Freddi for future projects at our home.
Because of the odd shape to our bathroom, many items such as the vanity and shower door had to be custom made. I was afraid this would really slow down the project but everything ran smoothly. Having Kyle on site almost every day was truly helpful. He was always available for questions, very considerate of our routines and dogs, and a tireless worker on our job. I can't imagine how we would have gotten through the job as easily as we did without him.
We chose to go through the subcontractors on the materials suppliers list provided by Alex and were extremely happy with their products and their help.
All through the job, care was taken to clean up as much as possible at the end of the and protect our carpet from stains. Our project has been completed in a timely manner and right on budget even with additions we requested after the job began.
I will never have to look for a company to help me on any future projects we may have. These guys are the best.
Based on bids for the prior work and other projects we've had done before, Alex's prices are very reasonable and quite accurate. Unless one changes one's mind halfway through a project, it's unlikely in our experience that you'll be surprised by hidden costs at any point; we have an older home, so it can be a bit unpredictable what one will find once the walls are cracked open, but everything went smoothly for us. You'll definitely find those who will bid a project for less than he will, but also those who will bid higher. For us the reasons we like to work with Alex, Bob, and Bill are that they are attentive to our goals and questions at all times, respond quickly and accurately, and the quality of their work is superb.
Alex surveys the project, figures out with the owners what they are looking for, and then coordinates the bigger picture issues; he remains in contact by phone, e-mail or in person if need be. That said, Bob and Bill - the guys doing the hands-on work - are such effective problem-solvers, that they're really on auto-pilot, and don't appear to need much oversight. Unanticipated issues always arise with any project and they readily consulted with us. Whenever we wanted something done a particular way (especially when it came to making sure the highest-quality materials could be used), they didn't balk. That said, I do think they collaborate well so that we were informed of the pros/cons of the various options (they are professionals so didn't blindly follow our lead).
The suppliers and subs seem to match their excellent service though we've not always been in direct contact with them.
We have several other larger projects planned for the next 18 months (two other bathrooms, and also a kitchen remodel). I guess we could shop around for someone else, but I can't imagine finding anyone better so it doesn't make any sense to us to roll the dice when we have been very happy with the work they have done for us. Given the trust they've earned, we unreservedly recommend Alex, Bob, and Bill to those seeking a low-stress, high quality, remodel to add value to their home.
This was a HUGE project that we had been dreading, and had waited 14 years to do. We bought the house when it was 10 years old, knowing we would need to remodel both bathrooms. We had remodeled the kitchen ourselves a few years after we bought it, without using a general contractor. We were comfortable with all that, but we knew the bathrooms would be difficult and not something we could do ourselves because of some design issues that needed fixing and because they are on the second floor (unlike the kitchen). We first interviewed Alex in early 2013, but after some initial discussions we needed to put the project on hold due to a family illness. In early 2014, we called him again, and he said he was super busy but would come anyway (after we told him that we were not in a huge rush, which I think helped him decide to keep talking with us). So he and his designer (Kathryn Renz) worked patiently with us for the next 5 months to figure out the design, put together a tight scope of work, and develop the cost estimate. (The long duration of time was due to us, not them.) At that point, we then hired this company formally and paid for some of Kathryn's time.
Kathryn did a GREAT job getting all the measurements correct on the original space, which had lots of weird angles. That was crucial to this project going well. She and Alex proved to be a great team - through her design knowledge (the "do's and don'ts" of design) and his knowledge of what would drive up cost versus be less costly. During that planning process, the onsite project managers (Bill and Bob) also made a visit, and spent considerable time in the attic crawl space with Alex to figure out if structural permits would be needed for various designs (turned out not to be needed). The attention to detail and practicality continued once the walls and floors were opened up. I was totally impressed when Alex, Kathryn, Bill, Bob, and the cabinet maker (Dan) all met onsite at that time to go over the plan again to verify it would still work and iron out small details (and figure out whether any major problems might arise, which didn't happen). That "reality check" meeting lasted an hour, and they were super thorough. I had already decided that I had hired the right firm, but that meeting just cemented it even more for me.
After that meeting, it was pretty much all Bill and Bob's show, plus their subs. They all did a fantastic job. Their work was technically sound. Bill and Bob really know their framing, ducting, etc. They also took care of two notable extra things that came up, which became really important to us once we were aware of them. One was a better engineered structure to support the weight of both tubs, which sit directly above the kitchen. (They mounted a 15-foot-long 2x12 beam to the outside wall, and put one side of each tub deck on that. Thank goodness both bathrooms were opened up, so we could do that!) The other major extra was fixing and upgrading the vent duct that runs from a downstairs shower; the original duct was venting way too high and not working well at all (which we didn't know until we started using that shower during this project). They plumbed a new duct for the downstairs bath into the new ducting they already were required to install for the upstairs baths (per code requirements). This major improvement to our downstairs bath cost us very little and solved a huge headache.
Bill and Bob communicated well, they and their subs contained their dust and mess very well, and they were a pleasure to have in our house. We gave them gifts afterwards because we were so pleased with the work, and with them as people. We especially appreciated that Bob would respond super quickly to texts or phone calls during evening or weekend hours whenever we had a question. He and Bill were both TERRIFIC communicators throughout the process. Bob also was very responsive in taking care of a couple of small things that needed attention after the work was substantively completed. The fact that we had already made our final payment didn't mean that we were off their radar screen; they were really responsive, and always prompt. The one or two times they were running late, they would let us know about that well before they were supposed to show up, and they would reschedule if they could see that this was necessary (rather than stringing us along).
I also want to point out the quality of the work by the subs and the vendors. See the attached pictures. Dan Adair did great custom cabinetry work (including custom medicine cabinets) for a very reasonable price. Koi, from Lotus Plumbing, was prompt, efficient, and attentive to detail. And Nick, the tiler, did AMAZING work! We had selected a single style of tile in a fairly large size (18-inches by 18-inches), which had to be laid throughout the entire master bath (floor, tub, shower, and toilet room). His precision and layout took my breath away when I saw it completed for the first time. The lines were clean, nothing was offset in a way that looked odd, and the grout lines and tile pieces flow well throughout the space. People who have seen it have commented on this as well.
Suzanne at ProDesign helped us pick out the tile, and was super patient with us as we kept changing our minds. We can't say enough good things about her and their selection. Another terrific source of help was Sierra at The Fixture Gallery, who helped us with the tubs, sinks, shower heads, faucets, and valves. We are really pleased with all those fixtures, which are much quieter and more water efficient than the original materials.
Lastly, I have to give a major thank you to Alex, for convincing us that in the master bathroom we should put the cabinets on legs and then install under-mounted LED lighting. That is one of my very favorite features in our new master bath.
One note on the cost ... the $46,200 was what we paid to Alex Freddi Construction for the design and construction work. That included tear-down, haul-away, and basic construction materials like drywall and new vent ducting. But it did not include the new finished materials (i.e., tile, counters, cabinets, fixtures), which can vary widely in price. We paid for those separately, though there were discounts because we were working with Alex. Also, this project took about 8 weeks to complete. And there were usually 2 people onsite at all times, and sometimes as many as 6. So this was a huge job, and we feel the cost was very reasonable given the effort and high quality of the people and the finished product.
We will hire this great little company again the next time we need to fix a chronic house problem. They were terrific.
We received excellent help with the referral Alex made for bathroom design, paint color and tile selection. The bathroom is beautiful, and we enjoy it every day! I would absolutely highly recommend Alex Freddi for your residential construction project.
Alex Freddi Construction is an outstanding company to work with. Alex was very prompt with his estimate, was easy to talk with about design ideas for our space and really wanted to make us satisfied customers throughout our project. He encourages you to ask questions and understand everything before starting the project. Our project manager Bob and his partner Bill were just top notch. They were on time, pros, clean and efficient. They both have extensive knowledge in the construction business and communication with them was easy. Bob and Bill's work ethic and daily attention to our questions and concerns was wonderful. We wouldn't hesitate to use them in the future.
Bob was easy to talk with, open to ideas and calm throughout the ups and downs of our remodel...which were very few considering the extent of it. Bob has experience in custom cabinets and woodworking. He was invaluable to us since we assembled Barker cabinets and then Bob installed the cabinets plus added gorgeous trim and crown molding. Bill is a pro and has installed hundreds of hardware floors and brings years of framing experience to a project. He worked long and hard making sure that the floor was done well. They used so many varied skills during our project - they were truly an amazing team. We had a kitchen remodel done plus other varied projects and after 9 weeks we still like them! Also, we want to include a special mention of our experience with ProDesign Solutions in Tigard - an Alex recommendation. They were just the best - Suzanne's and Jean's color sense was just spot-on as was their patience and excellent input while we were deciding what we wanted for flooring and tile. They are the best in customer service.
Because of Alex, Bob and Bill's professionalism and work ethic plus based on what we know of other remodels, we are incredibly happy to have worked with Alex's company.
We appreciated the way Kyle kept us informed of progress and any issues that arose. He would give us options and recommendations before moving forward. He pays attention to detail and is very good at his job. We were not quite prepared to be so involved with the selections of materials but now are glad we had that much input as it reflects our personal style. The cost quoted above is only labor and building materials. The total cost of the project was about double the number listed above. We did opt for many high quality fixtures and components. The end result was definitely worth it. We had other companies to choose from with lower bids but decided to go with Alex Freddi because of so many great Angie's List Reveiws. Thanks to Kyle, Alex and their crew. We will be having our second bathroom remodeled soon and we will be using this group again.
