HORRIBLY! In the end this project did not work out at all and the $2700 I spent was wasted. If you are working with Adair I would recommend finding out if they've built in your area before you let them convince you that their homes always appraise for more than they are built for. Mine appraised for much less than it was to be built for, meaning my down payment would have been almost $100k. In general, their service was terrible, they were late on every deliverable and in the end when the appraisal didn't come through they dropped me like I never existed. I wouldn't recommend them to my worst enemy.
Description of Work: I got through the appraisal process with Adair, which included purchasing drawings, picking out colors, completing a site visit and spending too much money on their terrible service.

Adair's roofing was questionable by all roofers inspecting the garage roof since Jan. 2008, but no inspections have ever been done by ADAIR Homes. Tom did not address our problem with the roofing stating that it appeared to be built properly and accepted the additional work proposed by others costing us an additional $2,500.00 At Tom's written recommendation, added venting through one of the roof vents and an industrial strength dehumidifier was added in our garage. We had a totally sealed, vented, electronic dehumidifier garage greenhouse installed in '07. Strangely, Tom blamed a perfectly dry and sealed garage greenhouse to be the total problem. Apparently, no ADAIR Home can have a professionally built indoor greenhouse in it; regardless of hiring the best licensed and bonded contractors to build it. This is problematic in that all other builders will approve indoor greenhouses when built properly by engineered licensed bonded builders. Tom refused to acknowledge the moisture coming from under the garage cement floor, wetting all stored materials as there was no cement underlayment in place. Tom's letter commended me for taking additional steps to rectify the situation at my cost and insured the validity of our warranty. Tom came to our home at a later time and viewed and approved all work done, but denied Adair responsibilities once again for Adair's carpenter installing most screws into the support hardware into drywall rather than the wood studs allowing the entire railing to collapse with the slightest pressure. Adair would not take responsibility though easily collapsed railings for we seniors can mean death. Even though we treated the OSB board with bleach in 2008 removing all mold etc. and installed recommendations, the water is still being introduced along the roofline in the garage and home. All structures under the roof continue to be wet and moldy but much worse than last year. I called again and told them that the roof was still leaking (exuding lots of moisture). Adair came out and wrote very fraudulent reports. They assumed we had a crack in the concrete, that I had a gas heater, and denied pertinent pages of all current licensed/bonded roofing and mold contractors. Adair disputes all licensed bonded businesses that clearly told Adair there is a problem. Adair uses the cheapest products available assuming they have no liability. Adair fraudulently writes documents when a homeowner questions them denying the right for the homeowner to check source of documents. The owner came up with thousands dollars of repairs because this company refuses to recognize their warranty. Because of their fraudulent observations, they have taken the warranty away. They are threatening to put me into mediation with their mediator if I sue, which I would have to pay $7,000 for as there is no owner input allowed in choosing a mediator. I consulted many (2009)licensed and bonded roofers, mold experts and they all agreed that Adair built a home guaranteed to create moisture problems in roofing and foundation, proper venting design, roofing materials guaranteed to leak; Adair accepts no responsibility, costing the homeowner thousands of dollars. Other home owner reports concur with mine. One needs only to research on-line complaints which Adair verified as true complaints. ADAIR consistently lies to the homeowner as evident in their response-all necessary reports were given to ADAIR by the homeowner. Owner response to company: There are many unhappy ADAIR Home owners?one needs to just surf the net. ADAIR clouds their response by inferring that ?Homeowners? approve, but who is ?Homeowners? ie. an organization or just ADAIR?s idea of how to hide behind the truth? ADAIR HOMES never has honored my warranties and insists on misleading ?talking points? instead. Their contract states ?Neither party (especially NOT the homeowner) may initiate, maintain, appear or participate in any court or legal proceeding...? and ?Any request by the Owner for mediation...personally delivered to....CAS (ADAIR?s chosen mediator, NOT an owner?s mediator)...with a copy of the request and payment of Owner?s..arbitration fees ($7,000)sent to CAS...? Again. Angie?s list is not a legally binding arbitrator as ADAIR alleges and refuses to utilize. Now, can you see why ADAIR Homeowners are threatened to NOT SPEAK OUT? ADAIR insures that their warranty is invalid.
Description of Work: Adair Home Builders completed our home and we moved in January 1, 2007. Cost of home: $107,000; cost of owner repair for negligent ADAIR work thus far: $10,000; cost of current ADAIR blunder $15,000. The ADAIR problem began last year when we noticed a lot of wet OSB board as well as rafters and beams covered in potentially hazardous mold growing and expanding in my garage. I called Adair at the time and the Aurora manager Tom came out to inspect the garage. My son, a civil engineer, had said there was a lot of moisture exuding from the entire roof line and moving from the roof going into the OSB and garage rafters and on walls and ceilings in the garage. The roof on the home was not inspected.

Response from ADAIR HOME BUILDERS
First, I would like to give you the background to this member’s complaint with Adair Homes. She and her husband’s occupancy of the home we built for them on their property on December 5, 2006. Adair Homes builds homes of outstanding value in joint effort with Homeowners, which is one reason why we have built more than 12,000 homes in Oregon, Washington and Idaho over the past years. The member requested service from Adair on March 27, 2008. We visited her home and found that they had installed a hydroponic greenhouse in the garage of the home which, for some time, had been generating uncontrolled moist air. This results in substantially more humidity than a homeowner’s normal uses in a garage. Based on our observations and experience, this moisture resulted in condensation inside the garage on the wall and ceiling surfaces, and what appeared to be mold growth in several areas of the garage. Various items stored in the garage had mold on them as well. It is clear to us that the garage roof is not leaking as she contends. Previously, by notice provided when we completed the home, we had warned them against generating unusual moisture within the structure of their new home. At the time of our service visit we repeated that advice. Rather than eliminate the source of unusual moisture the garage, she decided to install ventilation and de-humidification equipment. On February 26, 2009, she again contacted Adair to complain about moisture and mold in her garage. We visited her home a second time on March 6, 2009. Although she did not say so during our second visit, she now states that she cleaned the surfaces in between the two visits from Adair Homes. In comparing the photos we took in 2008 to the condition of the interior of the garage we found just over a month ago, the amount of mold growth and condition of the affected materials appears the same. After our visit we again informed the members that the installation of the hydroponic greenhouse was not a good idea. We recommended they remove it, and said Adair Homes would not remediate their moisture and mold problem in the garage because defective construction work did not cause the problem. She is correct that there is not a cement underlayment under the garage floor. Code does not require a vapor barrier under a garage floor in an unheated garage space, nor is one necessary under normal conditions, so Adair did not install one in this home. She earlier told us that she had inspections performed by experts, and had reports that prove Adair’s work is defective. On several occasions Adair offered to consider any expert reports, and told her if they demonstrate that the cause of this problem is Adair’s responsibility, then Adair will handle the problem under its 10-year warranty. Adair’s offer remains open. She has not provided us with any such reports. Adair and the subcontractors we work are not perfect. At times mistakes are made and some products do not perform as intended. As a benefit to Homeowners in such cases Adair provides a 10 year limited warranty. Service under that warranty for legitimate claims is gladly provided by Adair. In this case Adair Homes has concluded it constructed the member’s home according to code and to proper standards of workmanship, and that is not responsible to correct the problems she is experiencing. She sees the matter differently. While we hope it will not be required to resolve this matter, her contract gives her the right to bring Adair Homes before an unbiased mediator at minimal expense. To date, she has not done that. If Adair Homes does not voluntarily resolve the problem to her satisfaction through mediation, she then has the right to insist that the mediator make a binding decision that resolves the problem - again, at a minimal expense to her. If she wishes to use a different and less expensive mediation and arbitration service than the one selected in her contract, Adair Homes is open to considering it.
