I've known Bill for a while and consider him a trusted adviser although I've only started buying rental properties through him in the last few months. Bill sends me a daily e-mail listing of prospects that meet my criteria. If something looks like a hot deal, I'll sometimes write a contract before looking at the property. So far no one has accepted my offer without countering and by then Bill and I've gone to look at the property. I always write a 7-10 day option period in the offer where I can get out relatively cheaply for $50 if someone did take my offer before I saw the property. Bill is an excellent Buyer's agent for real estate investors. He has a lot of experience with rental properties that can help you avoid some mistakes. Bill is not a pushy person or if he is, I haven't seen it. He's pretty much willing to go at my pace and speed. He offers good advice but leaves the decisions up to me. I've worked with some realtors who don't like to work with knowledgeable buyers or those who question the status quo and want to do things a little differently than they way things have been done in the past. Bill is willing to put up with my quirks and an above average number of questions I ask about the properties, the buying process, financing, etc. The net is we bought a profitable property a couple months ago. We have a second one under contract and a third where we have an active bid. We've written a couple others as well but either there were multiple bidders and I was unwilling to raise my bid and then have it shopped with other buyers or in a couple cases, the houses we've looked at have had an active contract that came in a few hours or a day before ours was submitted. I trust Bill and feel that he is looking out for me vs. representing the Seller. Some agents in the past have pushed me to close deals when things are questionable. It seem once they have you on a signed contract, their mode is to overcome objections vs. honestly address questions and issues that come up. I don't feel Bill operates in that manner. I feel he stays on my side all the way through the process trying to get the best deal for me, his customer.
