Thorough, but inaccurate. They performed a buyer's inspection on the house I am selling. While some of the items found did need repair, there were several items on the inspection report that were simply incorrect. Items like "repair damaged and missing electrical covers" without identifying where they are. I looked all over the house and there are no missing covers. Worse, "repair damaged vinyl window" with the only noted damage being a picture of a damaged window that was not even on my house! "Missing window screens" was another item even though there is a picture later in the report that shows all of the screens. "Could not access attic to verify where kitchen vent hood exhaust terminates." Really!? The building code in my city requires them to be vented to the exterior, not the attic. Isn't that something that an inspector should know? Selling a house is stressful enough without having to explain to the buyer that no, you didn't fix the broken window because IT ISN'T ON MY HOUSE. And he left my exterior gas grill on all day. Can't wait for the gas bill.

They were very thorough. Inspection was scheduled for 11:00 am but they arrived at 10:20 am to start inspecting the roof. I felt the homeowner's were not expecting this and it was rather rude. Also, they do not get the serial numbers on the appliances for you so if there is a recall on anything you won't know about it. Also, he refused to work with my realtor after the inspection regarding any questions since my realtor knew what to ask. He would only speak with me. I did not like this as all.

Mr. Coburn was on time, he was very thorough, he showed us small items to follow up on, spoke very honestly and was very professional. My son is buying his first house, and Mr Coburn made the process better with his caring attitude and by taking his time to be sure he understood each area of concern.

Bud arrived before I did (and I was early) to get a head start. He immediately started showing me things he had found. We proceeded to go around and through the house. He was very detailed, pointed out potential issues, made recommendations, took pictures, etc. Among his recommendations were things he felt the appraiser might point out, allowing us to get a head start on those repairs. We're now several months into home ownership and still refer back to the inspection report he provided us via email. It's also worth stating we haven't had any surprises.

Action Plus Home Inspections has inspected multiple properties for me. In one instance, Bud was able to point out multiple major issues that I was not able to discern on my own. I ended up cancelling the contract for that property, based on the items found in his inspection. He provides balanced straight shooting advice about a property with pros/cons, and quickly sends a full report including useful pictures of the property. In a follow up property search, I hired him to perform another inspection. This property was in much better condition, but he was still able to locate multiple minor but important issues that would have been overlooked as well. That inspection allowed me to proceed to closing with the confidence that nothing major was to be discovered later. Thanks Bud Coburn, for providing reliable advice and a useful report for a reasonable price. Also, Bud generally schedules appointments for 10am or 1pm, and shows up early to get started on the external part of the inspection. This saves everyone time, and gives him more time to give you a verbal overview of the properties condition before leaving. You will not have complaints, if you go with Action Plus Home Inspections!

Bud showed up early and began the inspection right away. He gave great advice on easy fixes while performing the inspection and other energy saving ideas. Once the inspection was completed, he wrote a detailed report that I received the same day of the inspection. I recommend a home inspection for anyone seeking to purchase a home. It's a great negotiating tool and it also gives you an idea of what repairs you may want to consider once you own the home. For me, Action Plus more than delivered.

Douglas (Bud) Coburn actually arrived early to the inspection and he walked all the way around the exterior of the home. He even used a ladder to check the roof and the attached garage. When I arrived, he immediately greeted me and made me feel at ease. Bud told me he would be very honest about what the house needs and any problems he found. After we looked over the inspection agreement, Bud and I spoke for several minutes about the roof and other aspects of the exterior as well as the multiple foundation problems the house has. We walked together around the house and Bud explained his concerns and potential problem areas. Next we went inside the home and Bud inspected each and every corner and cranny. He even climbed down into the creepy dark cellar and inspected the cellar walls. I was very appreciative of how thoroughly and patiently Bud looked over the house and answered my questions. As a young first time buyer, I was impressed with Bud's ability to explain problems so that I could understand while being very respectful. Thank you, Mr. Coburn!!

Bud covered all the bases of a pre-purchase home inspection, see his website for all he does, I won't list them here. He is a very thorough, professional and kind man. He did a great job on the inspection. He was on time, friendly, but kept focused on the job he was doing. Did a great job of explaining anything he found and any recommendations he might have had and asked if we had any questions often and even though it was the last stop of his day, he didn't leave until he was convinced we were satisfied and all of our questions were addressed. We received our detailed inspection report in just about 2-1/2 hours after he left, and it wasn't a report like I've seen before that was nothing but a list of the negatives he found, but also positives and advice on what to monitor and watch for in the future. He also offers 1st time home buyers and military members and veterans discounts, which I thought was great. He was a pleasure to deal with and I would recommend him any time to any one in the area needing a home inspection.

Bud was at least 30 minutes early, performed a through inspection took about 3 hours, explained everything as he went along, answered every question I had. Exceeded my expectations.

Bud is very informative, professional and personable. He did a thorough check of all appliances, hvac, plumbing, electrical, structural, roofing and much more. He even gave advice on maintenance and upkeep on our home. I always make a habit of showing up early to appointments and when I arrived at our new home, Bud was already there with his tools on his side and ready to work. I would absolutely recommend him to anyone needing an inspection. Couldn't be happier and more confident after having action plus inspect our new home!

Excellent home inspector. He spent quality time reviewing every aspect of the home and took the time to show me everything that he found and explained his findings to me. I would highly recommend as he knew exactly what he was talking about, communicated clearly and wanted to make sure I knew and understood anything that he found that needed corrected.
