The experience was unacceptable from the beginning and I should have heeded the warning signs. The first home we were to rent fromvthe company was supposed to be move in ready. The day we went to sign the lease there was a giant pile of trash in the yard and holes in the walls to the outside from an incomplete rennovation job. We were told that all would be resolved by move in time. When I went to turn utilites on, I was informed that proper inspections had never occurred. As a favor to us the company offered us a second home to move into. The day we moved into that home it turned out that the bathtub drain was clogged due to tile grout having been poured down the drain. This was eventually repaired but the paint on the tub was destroyed. We were told someone would come and repair it, but one year later nothing has been done. The biggest problem with this company is the regular maintenance no shows. We were verbally abused on the phone from one maintenance person for not immediately answering the phone 24 hours after a call was put in while at work. After all of that and a promised time the maintenance person never showed up. We are now having sewage line issues. The first time we reported the sewage line issue we did not receive any return communication until 8 hours later. Call made at 7AM. Return call not until 3PM. Due to the severe/emergency nature of the issue we opted to call a plumber before maintenance returned our call. We told them this fact and received no appologies or interest. This issue has returned only a few weeks later and after putting in a call with maintenance we received a return call @10AM that day stating that maintenance was on their way. By 5pm after almost an entire lost work day and after several calls to the maintenance line and to the property management company with no response we were forced to call a plumber on our own in order to have the ability to use our toilets, sinks, and shower safely. Twenty four hours later we received a return call from maintenance stating they did not have the correct number for us. Please note that they successfully called us on the number we left them to tell us they did not have the correct number. Both plumbers that were called out by us stated that the problem is related to tree roots in the sewage line. This is nothing we as tenants can control and with the inability to get reliable maintenance services these will become health and safety issues. We hope to move ASAP.

I entrusted some really nice property to Tony Westlake at T&J Property Mgmt. The tenant they selected was a TWICE CONVICTED FELON (poss. of dangerous drugs w/ intent to distribute.) The tenant conviction record came up immediately after Googling the tenants full name (Not hard to find). The tenant was perpetually late with the rent and left the property so damaged and greasy, the black pigs of the U.K. would be repulsed. Badly stained carpet with cigarette burns & dark fluid(?) , front door knocked off frame and hinges, rotted food in refrig.(In garage)(due to having no electricity for weeks at a time). In trying to evaluate whether the odorous refrigerator in the garage was the one I had paid for new the previous year, I called the office. They had absolutely no information regarding warranty, serial numbers, date of purchase, etc. Oven had to be replaced. Walls were so dirty they had to be repainted. Mr. Westlake estimated the damages at around $10,000. The tenant owned a business that was losing money. Mr. Westlake informed me that he was not aware of the convictions and had made no attempt to verify the income of the business. Nor did the tenant show any past rental history other than the applicants present roommate. I found out later the tenant was getting checks from a federal entitlement program for people with mental problems (crazy money). The so called "manager" assigned to my property did not enforce the no pets rule(2 pit bulls) at another property and allowed the weeds to get approx. 5 ft high at the property refered to . After the tenant moved, I had arranged for a charity to pick up some abandoned property (toys, headboards, nightstands, lamps, bedding, chair, etc). Mr. Westlake's maintenance employees informed me they had been instructed to clear out the abandoned property. The employees took the abandoned property to 2 different close by dumpsters they use so they would not have to pay the fee at the city dump. Mr. Westlake's employees turned in an invoice stating it took them 12 hours (2 men X 6 hrs ea) to mow a small courtyard and dispose of a small amount abandoned property. They also claimed to do other things that were NOT done. Mr. Westlake deducted this felonious amount at $20.00/hr ($240) from remaining funds in my account. Evidently the tenant got behind on the rent more than once because Mr. Westlake charged me $305.70 in legal fees for this tenant for the year 2013 . The tenant did move out on their own, shortly before the eviction was executed. I do not recommend hiring this company to manage nice properties or ANY property.
