We arrived approximately 30 minutes before the home inspection was completed, primarily to hear feedback from the inspector and have an idea of what would be necessary to fix to sell our home, although we had already done a pre-sale inspection with a different home inspection company. The inspector was in and out of the house several times. When she gave the verbal summary to the home buyers, she stated that she was uncomfortable with having us (the sellers) present. We didn't understand this, since the sellers for the home we had already purchased had done the same thing. We received a written report through our Realtor several days later. The report did not have the correct license number for Ms. Banks nor the correct business address. This became important when two weeks later we returned to the empty home to move items that had been left in the garage and discovered our chest freezer had been unplugged, resulting in several hundreds pounds of premium grass-fed Angus beef to go rancid. We also discovered that the heat pump had been set to over-ride the automatic settings and was set to 50 degrees with the air conditioning on. It was fortunate that we had no burst pipes as there had been 2-3 days of sub-freezing temperatures following a week or so of unseasonably warm November temperatures. Ms. Banks initially denied that she unplugged the freezer but accepted liability after we (our Realtor and us) explained that she was the only person that could have unplugged it: There are only 3 electrical outlets in the attached garage. The only accessible outlet for testing polarity was the one the chest freezer was plugged into. No person had entered the home since the day of the inspection. Ms. Banks turned the claim into her insurance company. Two months later, her insurance company sent us a check for the freezer contents and destroyed freezer. The freezer was prorated over 50% because of it being 10 years old, even though it worked fine until it was filled with rotting meat and blood. Her deductible was also held out of the settlement because it had not been received. We eventually received a check for $250, which was her deductible. Without going to small claims court, there is no way for us to recover the additional hundreds of dollars that the insurance company prorated. Word to the wise: When selling your home, be present each and every time a contractor of any sort (including a home inspector) is in your home! Liability insurance does not work the same as homeowner's insurance. We were out several hundred dollars as a result of this mistake.
